The last month of the year 2013 is here and I simply can’t believe how fast the year has gone past. RE/MAX Metro had an excellent year with New Associates, New Clients and New Businesses. We have done all kinds of deal in this year starting from Plots, Land, Commercial, Residential and adding new branch to our tree by providing Service Apartment to our Inter-national client.

This month we have closed 4 Deals out of which 3 has been rental with our International clients and 1 of Sale. We are happy to let you all know that we have given our 1st fully furnished service apartment to our client and details for the same will be found in ‘deal of the month’ section of this Newsletter. According to a press release the Government is also going to take a deci-sion on relaxing the FDI norms for the housing sector which will include easing conditions for exit before the 3 year lock-in period. This proposal in past was deferred. The minimum built up area of 50,000 sqmt will be reduced to 20000 sqmt. Looking at these changes it looks a good year 2014 for real estate industry as more FDI investment will come to India.

We at RE/MAX Metro had some brainstorming training sessions given by RE/MAX Gujarat, RE/MAX India and RE/MAX International and with the help of this we are learning lots of new things which is helping us to serve our client to the best of our ability.

HEALTH SECTION :NEW YEARS EVE SAFETY TIPS

Drinking: While this goes under the “common sense” rule, it still must be said, DON’T SIT YOUR DRINK DOWN ANYWHERE! A lot of times people are too trusting within their surrounding and tend to put their drink down where anyone can get to it, keep your drink with you. Even if you have to go to the bathroom, either take it with your or give it to a close friend of yours. Whatever you do, don’t leave your drink at a table and then come back to it. While New Year’s Eve is super fun it’s also super danger-ous when it comes to someone spiking your drink while it’s unattended. When you are popping cham-pagne bottles, aim the cork away from people. This may sound funny, however; it’s a serious issue, it’s all fun and games until someone loses an eye!

Driving: Whatever you do this New Year’s Eve, DON’T DRINK AND DRIVE! Even if you’ve had only a couple of drinks, have a designated driver to drive you around. You many think that you’re not that “buzzed up”, however you’re wrong! To avoid prob-lems with accidents and the law, have someone

“sober” drive for you. This doesn’t count if your designated driver had drinks along with you; make sure your driver is alcohol free for the night.

Public Events: Being that it’s New Year’s Eve I’m sure you’re going to want to attend all of the parties and New Year’s festivities. When attending these events, beware of your surroundings at all times! This is extremely important since you may be

drinking around tons of people you don’t know in a place you’ve probably never been. Never go to these types of places by yourself. This doesn’t just go for women it also goes for men! When at public events make sure you have a communication device such as cell phone or laptop just in case anything negative occurs. Be prepared!No Fireworks or Guns: This will be enforced to the fullest by law enforcement when it comes to New Year’s Eve festivities. If you are going to engage in fireworks, leave it up to the professionals. If you are caught with fireworks this New Year’s Eve, it may be more than just a fine; it may possibly lead to jail time!

Friends: If you plan on going anywhere for the New Year’s Eve holiday, take friends with you! When going to any type of party or function, don’t go alone! This is really important when it comes to females going out, always stay in groups!

Pet Safety: Nothing frightens pet’s more than sudden loud noises. Extra attention must be given so your pets won’t run away in a panic. Scared, running pets can be hit by cars, cause accidents, and become lost...not to mention, frequently bite people.

AHMEDABAD: Ahmedabad is the second most affordable city to buy home among the top eight cities in India beating Mumbai and Delhi, says a survey. On the scale of affordability to rent, the city is ranked 5th showing higher rental value of the city. Ranking first, Hyderabad is the most affordable city both in terms of buying and renting a home. The other cities in the survey include Pune, Bengaluru, Kolkata and Chennai.

According to the survey, individuals who earn more than 12 lakhs per annum should opt for buying a property over renting in Ahmedabad. However, due to higher rental rates, it is the fifth place on the scale of affordability to rent. A middle income individual needs to save for at least five years to afford the down payment for the house. The city also offer good value for buyer's money who can get around 20.18 sq.ft for every 1 lakh spent.

The average price of a 1,000 sq.ft. property in Ahmedabad can cost a buyer Rs.49.55 Lakh. On the other side, the average price of Rs.17,286 makes it less favorable to look for rent option. The NHB Residex (residential index) increased by 86 points since 2007 and recorded a 6 basis points increase over the last year. This is in sync with the increasing demand for residential properties in the city.

At income levels of as low as Rs 13 Lakh to as high as Rs 25 Lakh, a person can afford buying a house in Hyderabad. But those who earn less than Rs 8 Lakhs per annum are advised to rent.

Mumbai remains the most costly real estate market in India. It is ranked as the least afford-able city both in terms of renting and buying a home. "One can afford to rent but cannot afford to buy a home in Mumbai", reveals survey.

The survey was conducted by Hyderabad based financial advisor company ArthaYantra. The survey is based on the data collected from over 100 real estate agents across the eight cities and data from public sources such as National Housing Board (NHB) and real estate reports.
