The original 4,356 s.m. K - 9 School was constructed in 1991 with a capacity of approximately 300 students. Anaddition of approximately 1,344 s.m. Consisting of a gymnasium, 7 classrooms and a science room along withwashrooms and custodial areas was completed in 1999 bringing the total area to approximately 5,700 s.m. Addingapproximately 200 students to the capacity of the base building bringing the capacity of the main school building at thattime was approximately 500 students. Through the years 16 portables have been added, bringing the total capacity to900 students.
General Summary:
Structural Summary:Concrete slab on grade (150mm to 200mm) Concrete piles and grade beams with wood stud or 190 block exterior wallsand interior block walls supporting wood trusses. The gymnasium is concrete piles and grade beams with 290 block wallswood trusses. The mechanical mezzanine is a concrete slab supported by concrete beams. Overall the structure is in acceptablecondition.
Envelope Summary:Exterior is is primarily brick veneer with metal fascias around the clerestory windows. The appear to be in goodcondition with no apparent problems The roof is mostly clay tile with veral gutters around the outside. There are also low slope portions that are SBSroofing. Staff has indicated that there have been ongoing problems with roof leaks. Overall the envelope is inacceptable condition.
Interior Summary:The building interior is a combination of drywall and concrete block walls. Ceilings are primarily acoustic tile in asuspended t-bar grid system with some acoustic panels, textured drywall and painted drywall. There is a large crack in the mortar joint in one wall of mechanical room 201, the door closer on the musicalinstrument storage has been disconnected and there is staining on some of the ceiling tiles possibly due to roof leaks.Overall the interior is in acceptable condition.
Mechanical Summary:Following site services are provided: 150 mm diameter sanitary sewer gravity drain, 300 diameter storm sewer from roof and area drain by gravity to cityservice, 150 diameter water service and pressure gas service. Plumbing fixtures, water supply, and drainage system inside building are in good condition. Hot water heating system consists of boilers and pumps which supply heat to perimeter radiation, fan coil units andreheat coils. Four air handling units inside building provide ventilation for entire school. Air condition units are recommended forcomputer rooms. The systems are in acceptable condition.
Electrical Summary:The primary service is 120/208V, 3 phase, 4 wire which is fed underground from an utility supplied transformer.Distribution panels in the building are mainly full. Lighting is T-12 florescent fixtures throughout the school with metalhalide fixture in the gym. There are HID light fixtures at the external exit doors and for the parking lot. There is Cat 5data communication cabling throughout. The school has a Nortel telephone system and a Dukane PA system. TheFire alarm system is a Edwards system and is tested yearly.
