Camrose High School is located in the City of Camrose, Alberta. There are 668 students enrolled. School wasconstructed in 1964 and additions added in 1968, 89 and 92. There are a mixture of single story and 2 story sectionswith concrete vaulted barrel roofs in the 64 and 68 additions. School faces street on the east elevation with a large pavedparking lot with good access and bus lanes. During roof inspection it was noted that pigeons are nesting in air handling unit on mechanical roof area of westgymnasium. Recommend screening off this location to prevent bird nesting. Periodic water entry noted in service tunnel adjacent to gymnasium, concrete repair scheduled (negative waterproofing)further monitoring and investigation needed to determine cause and long term correction. Facility meets current accessibility requirements.
General Summary:
Structural Summary:1964 structure; below grade foundations and poured in place structural columns flooring and roof decks. Concrete slab ongrade in 1968 and 92 additions. 1989 addition has preserved wood foundation on concrete piles and grade beam. Lateradditions a mixture of concrete block and steel framing tied to existing structures. Water entry concerns noted in service tunnel through cracks in foundation wall against tie-in at gymnasium. High watertable and/or roof drainage to be investigated to determine source of moisture load. No structural concerns noted or reported. Overall condition is acceptable.
Envelope Summary:Exterior finishes mixture of masonry face brick, cementitious stucco and EIFS with acrylic finish. Control joints andperimeter sealants require replacement. Roof replacement required due to failed membrane on 1964 hallway and 2storey wing along entrance walkway. Preventive maintenance indicated for several roof areas to repair blisters andridges. There is approximately 30% of existing roof due for replacement. Exterior windows primarily commercial aluminum in acceptable condition. Remaining wood framed windows (1964) inbarrel roofs are nearing the end of their expected life. Repairs have been scheduled. Replacement can be expected inthe next 7 to 10 years. Heavy snow loading and drainage concerns from west gymnasium barrel roof to adjoining flat roof causing water entryalong construction tie-in. Further review required to determine corrective repairs. Overall condition is acceptable with some life cycle replacements needed.
Interior Summary:School has been modernized in stages with millwork and architectural fittings meeting current needs. 1964 building sections still have original flooring and windows in various locations and scheduled replacement of theseitems will be occurring over the next 3 to 10 years. Overall condition is good.

The heating system is supply by 2 - Cleaver Brooks boilers producing hot water for heating. The heating water iscirculated by 5 pumps to perimeter radiation and air handler units. The air system is made up of 9 indoor air handlers and 5 roof top units ( Eng-Air units) which services the west gym, thegathering area, cafeteria, tech lab, & the services wing. The controls are Dimex BMCS, maintaining set points and sensing with pneumatic actuator on dampers & valves.Boiler on indoor outdoor reset. The exhaust systems separate for -- washrooms, food lab, beauty culture, automotive's, 3-kitchen systems (dishwasher,ranges, general ) & 3 dust collectors in 3 shops. Items carried from 1999 report remain : 1. roof top units still require to be refurbished (operation is trouble free) energy side the dampers and linkage requirereplacement, should have side & shafts seals and neoprene edge seals on blades. 2. still require back flow protection.
Electrical Summary:Upgrade the fire alarm system to current technology and add devices to meet code, Upgrade emergency lighting andexits lights with current technology and add units to meet codes. School has upgraded the lighting to T8 lamps. Themain distribution panel should be replaced due to age. Overall rating is acceptable.
