NEWSAUCTIONS SLOW - MIXED RESULTS

Auctions held during the last week in the Illawarra indicated a possible slowing in the clearance rates.Only one sold under the hammer on the day, while several sold either pre or post auction.A property offered by Sally Absalom at One Agency, Fairy Meadow was the only one we were aware of at the time of going to press, to sell under the hammer.Sally said a good crowd of around 30 people attended the auction for 5 Hudson Avenue, Balgownie.She said it was an exciting auction with “very active” bidding, with the property selling for $955,000.This was a great result as the price guide was over $890,000.

A great deal of interest was created with 46 groups attending Open houses during the course of the campaign, said Sally.

Marnie Oppenauer from LJ Hooker Wollongong said genuine interest was generated in 100 Lakeview Parade, Primbee. This waterfront property, with an impressive marketing campaign, included quarter page ads in the Real Estate World Magazine. After receiving unprecedented telephone enquiries from both the local and the Sydney market, over 20 groups inspected the property. In the end two parties engaged in private negotiations prior to the auction. Contracts were exchanged prior to auction to a Wollongong couple for an undisclosed sum. “

MMJ North’s 3 Lassiter Avenue, Woonona sold two weeks prior to the scheduled auction date.

Ben Baaner from Ray White Wollongong said there was plenty of interest in his property, 19 Bassett Street, Fairy Meadow. While it didn’t sell on the day there were still 51 viewings at open for inspections, five registered bidders and a large crowd of around 60 people at the auction.It was passed in and is on the market for $449,00 and now under contract.

Bevans Wollongong had their two properties, 41 George Avenue, Bulli and 25 Branch Avenue, Figtree passed in and they have returned to the market. George Avenue is for sale for offers between $480,000 and $520,000, while Branch is Offers above $385,000

A relatively modern property at 145 Headland Parade, Gerroa (Harcourts Kiama) was passed in despite a good crowd and four registered bidders. Andy Wharton from that office said the property presented well and there were good numbers to the Open houses and while bidding didn’t reach great heights, the vendor is now in negotiation with the highest bidder.
