When watching the design shows on TV or reading the latest home and lifestyle magazine you may fi nd many design “buzz words” thrown around. There are some very trendy design styles that are taking over the industry. You will hear them talked about time and time again… But what do they really mean? How can you choose the style that best suite you and your space when there are so many interpretations of each. Here are a few common design styles that are currently all the rage!

WEST COAST: We live in one of the most

amazing environments in Canada, and are lucky enough to be able to pull from the elements surrounding us. The West Coast style is represented in our homes by a casual elegance that focuses on the textures and natural fi nishes occurring everyday in our natural setting. Exposed fi r beams, live edge furniture, river rock fi replaces and tile are all a few examples of

the British Columbia elements. It is about bringing in the texture of wood and the elegance of stone to an interior space. Many clients feel that the Whistler look is very much a representation of this style.

BEACH COTTAGE:This look is very much a low

maintenance, comfy, shabby chic version of the West Coast look. The barn wood or reclaimed elements of this design allow for wear and tear from the ocean and beaches nearby. Colour pallets are inspired by the soft grays and blues of the ocean, while sandy tones can complement the space and keep it clean and comfortable feeling. White wash wainscoting, and kitschy “beach signs” can really add to the look. The Beach Cottage is all about displaying your treasures pulled from the rough waters, like glass fl oats, sea shells or interesting pieces of driftwood. The furniture and elements of the space can take wear and tear, in fact it really just adds to the charm and character.

INDUSTRIAL:From commercial to residential

spaces, the industrial look is taking the world by storm. Old metal piping, rough fi r boards, and bare Edison bulbs are all part of the charm. We are seeing sleek or rough metals paired with warm brick facades. While all of this may be a bit much for your average home, there are many cool elements that you can add into your space sparingly. How about an old hand car coffee table, resembling something pulled from the rubble of an old round house? Or an old electrical spool turned into an end table? Adding just a few of these elements to your space can create a great conversation starter.

Many people are mixing these genres to make them work for their space. Give it a shot, have some fun with the various design styles until you fi nd that which is your own!

Will real estate sales in Victoria continue the upward trend into 2015?

351 properties sold in the Victoria region this January, an increase of 2.6% when compared to the 342 properties sold in the same month last year.

We don’t expect to see big numbers in January. It’s a slower month traditionally for real estate. Even this slight increase after the 11.67% year over year increase in sales we saw in 2014 shows the continued stability of our market. There’s also a good balance of inventory available for sale, which will likely appeal to buyers as the spring season hits. Last month while we saw 10 single family homes sold for over a million dollars, there were also 95 homes sold for under $500,000.

At the end of January there were 3,283 active listings for sale on the Multiple Listing Service®, a slight decrease from the 3,489 in January 2014. This continues a trend that started in mid-2013 where there are fewer listings in the market than there were in the same month of the year previous.

The Multiple Listing Service® Home Price Index benchmark value for a single family home in the Victoria Core this time last year was $548,500. The benchmark value for the same home this month has increased by 2.39% to $561,600.

With the change in mortgage rates surprising some, and the continuing low oil prices and Canadian dollar, the spring real estate market should be an interesting one to watch.
