Consumers love ‘smart’: smartphones, smart cars and now smart homes. As lives

get busier than ever, homeowners want convenience and control at their fi ngertips. They want to dim the lights, turn off the oven and monitor home security from a distance.

Looks like the industry is listening.

In years past, the dream automated home was just an aspiration that existed as a prototype. Not anymore. At this year’s Consumer Electronics Show, the industry’s largest annual event, home technology was prominently featured. It’s a trend that organizers say would continue.

“Innovation fuels our economy, and we project that the consumer electronics industry will have grown by nearly 3 percent in 2013 reaching a record $209.6 billion,” says Erica Corley, spokeswoman for Consumer Electronics Association. “Home technology will be a major part of that.”

Automated devices such as temperature-controlled water heaters, timer-enabled lights and stoves and programmable thermostats have made life easier for homeowners for a while now, says Leonard Kady, an architect and former chair of the American Institute of Architects, small projects committee.

“Today, remote access to such

devices and a host of intermediate control devices is what makes automation real,” Kady says. “The use of these remote-access devices by a growing user group is largely a function of ease of integration and ease of use.”

Question:

We have always paid our VA mortgage just before the third Wednesday of the month, since that’s when the bulk of our money arrives. I have always added the extra interest with payment whether it fell on the 16th or after. This is my question: Are the banks now forced by the government to start calling the mortgage holder from 8:00 in the morning to 9:00 at night every 1.5 hours from the 16th of the month until the current monthly check is deposited by the bank?

Answer:

The government is not forcing lenders to call. While the mortgage servicer’s behavior is obnoxious, this is a case where you can save money by listening to your callers.

The Department of Veterans’ Affairs says that lenders must have a “reasonable” grace period before a late fee becomes due. Typically, mortgage payments are due on the 1st of the

month but there is a 15-day grace period in case payments are delayed in the mail. After the grace period, the borrower may then face a late fee.

By paying on the third Wednesday of each month you apparently are making payments far past the grace period. The result is that, unless waived, you are paying needless and costly late fees.

How can this problem be solved?One option is to speak with the

mortgage servicer and ask if the payment schedule can be changed to accommodate your monthly fi nances. This may not be possible, but it can’t hurt to ask. If you get a “yes,” make sure the new payment schedule is confi rmed in writing.

The best solution is to change your timetable so that payments are made earlier in the month, a choice that will be tough the fi rst month but easy thereafter. This is the quickest, easiest and surest way to make your unwanted callers and fi nancial penalties go away.

Also, ask your lender if you can make payments online. This may result in a faster credit to your account and the avoidance of monthly penalties.

Many homeowners who were once underwater now fi nd that not only are they high and dry, but that their home sits above

a well of cash.

Home equity – defi ned as the difference between a home’s current value and the amount of principal owed on any mortgage – took a big, $2.2 trillion leap from 2012 to 2013, according to U.S. Federal Reserve statistics.

The recovery in housing prices means that many owners’ mortgage balances no longer loom above their home’s value, a situation known as being “underwater.” Many homeowners might be able to do the unthinkable a few, economically distressed years ago: Take a second mortgage.

Indeed, Moody’s Analytics predicts the dollar volume of equity credit will rise about seven to eight percent in 2014.

Right and Wrong

But just because you can doesn’t mean you should take on added mortgage debt, warns Ellen Schloemer of the Center for Responsible Lending, a nonprofi t consumer protection group.

“Some reasons for borrowing from home equity are better than others,” adds Cleveland fi nancial planner Kenneth Robinson. Spending on a home improvement that will provide a lasting boost to a home’s value could be a “better” use, he says.

On the other hand, says Dublin, Ohio-based fi nancial planner Carol Friedhoff, if the borrowed funds are spent on something that’s quickly consumed – like a vacation – and doesn’t provide a lasting value, “then it’s ‘bad debt.’”

Truth Be Told

Consumers are somewhat protected from “bad” debt, since lenders have a stake in ensuring the equity

won’t sink their fi nances, says Keith Gumbinger of mortgage data fi rm HSH.com.

Expect questions on what the equity funds will be used for, says Dan Gjeldum, senior vice president of mortgage fi rm Guaranteed Rate.

Then, lenders will try to ensure that funds are used

for their stated purpose and don’t enable a borrower to fall into deeper debt. For example, Gjeldum says, “If someone is consolidating credit card debt, they may be told to bring in their statements and the credit card accounts will be paid at the closing.”

During the boom preceding the housing crisis,

lenders didn’t worry much about what borrowers did with their funds. “One of the biggest reasons these loans went bad was because people said they were going to pay off a credit card but didn’t,” Gjeldum explains.

Now, lenders try to ensure borrowers aren’t able to get into more debt because of the equity credit. All debt shouldn’t exceed about 40 to 43 percent of a borrower’s income, Gjeldum says.

Still, lenders can’t know if borrowers might open new credit accounts later. Robinson advises using equity to consolidate credit cards only if people “have demonstrated – not resolved, but demonstrated – that they no longer use the credit cards for over-spending.”

Hold It There

Here’s another housing crisis lesson: If home values drop, so does the amount of equity an owner has, and a second mortgage could be the added debt that pushes an owner underwater.

Owners now need a relatively large amount of equity in a property to borrow against it, Gjeldum says. At least ten percent – usually 20 percent – of the value of a home should still be mortgage-free after the equity loan.

Most equity lending is in the form of a “line,” Gumbinger says. “Equity loans are harder to fi nd.”

In the case of a home equity line, the borrower pays a variable interest rate on the money he or she has drawn. In contrast, an equity loan is one lump sum usually with a fi xed interest rate charge.

In some cases, the lines require interest-only payments for an initial period, like fi ve years, and then the balance is due, says Charles Chedester, past president of the Mortgage Professionals of Iowa.

Yes, lending rules are more restrictive, but consumers should still be careful. “Anyone who doesn’t read the documentation could get a surprise,” Gumbinger says.

A frequently asked question is whether or not landlords and property managers can

require that their tenants have renters insurance. Yes, in Washington State and many other states, any landlord or property management company CAN require that their tenants have renters insurance for the entire length of their lease or agreement, but may not require a specifi c company, agent or amount of coverage.

But the next question is do renters need to insure their personal property. The short answer is yes, and once they understand how much protection and value it is for them, tenants who can afford to add the small cost to their budget almost always get renter’s insurance. If the tenant has a car, the cost is usually around $5-$7 a month added to the auto policy. If the tenant has no auto insurance, the cost may be about $10 a month.

If you are the renter, imagine for a moment that you have just returned home to fi nd there has been a burglary or fi re that has left you without a TV, furniture, clothing, jewelry, and other belongings. How will you replace all of that? And if you can’t stay there, where will you go and who will pay for that?

Another scenario could be that your dog has a once-in-a-lifetime moment and bites someone or your party guests cause some damage. Or your toaster oven or the beautiful candle display starts a fi re that impacts other units. In these cases, it isn’t just a matter of replacing your possessions, but dealing with the losses or claims of others against you.

Tenants often mistakenly believe that their landlord carries insurance which covers them and all their belongings, so fewer than 30% of all renters have some kind of insurance to protect themselves. But the owner’s insurance covers the building and liability for the landlord. Landlords do not know the contents of their tenant’s units and it would be too intrusive for them to inventory each apartment or house they rent out, so the contents of individual units are not included in the landlord’s policies.

Renters insurance covers only the tenant’s own belongings and

the tenant’s liabilities, which is why the cost of the policy so low. Most Renters Insurance costs typically between $8 -$15 a month for around $25,000 worth of coverage and personal liability coverage of about $300,000, enough to give real protection for very little money.

Most big general insurance companies offer Renters Insurance and a quick check of the phone book or going online will reveal a large number of choices. The payment may be made in installments in most cases, and there may be discounts for apartments or houses that have deadbolt locks, a smoke alarm, fi re alarm, sprinkler system or fi re extinguisher present and in working order.

A Renters Policy covers much more than just fi re or water damage. It may cover stolen or damaged personal items, property losses even when off premises (such as items stolen from a car or while traveling), items lost during a mugging, forged checks or stolen credit cards. It may also cover personal liability for non-auto bodily injury claims brought by others. Should your rental unit become unlivable due to water damage, smoke or fi re damage, tenants would receive some living expenses, too.

One decision to make is whether you want a policy that covers actual cash value or replacement cost. Actual cash value coverage will pay only for what the item(s) were worth at the time they were damaged or stolen. Replacement cost coverage will cost a bit more in premiums, but will also pay out more if you ever need to fi le a claim. Be sure to take an inventory of all furniture, electronics, jewelry, and kitchen items. If something isn’t on the inventory, it’s unlikely the insurance company will pay for its replacement.

Just remember that when it comes to disasters, renters face most of the same risks as homeowners, and should protect themselves accordingly.
