SpeedNetworking

When Real Estate Investors attend meetings,training and networking events they tend tobreak up into “cliques” just like high schooland don’t always meet new individuals orbusiness contacts. There are always one ortwo folks who work the room, but the rest oftalk to people they already know – they feelsafer. While you may be going to networkingevents, you may not be making theconnections you really want to make and forthe shy person, they are really stuck.

As business people, real estate investorsjuggle busy schedules and still try to spend alot of time making all the needed contacts togrow their circle of influence and grow theirbusiness. As with most business, the morepeople you know, the more business you willdo.

There are solutions, learn how to meetpeople. Practice networking. But theeasiest way to meet new people and learnmore about the people you have alreadymet is Speed Networking. It forceseveryone on the room to talk to everyoneelse. And the shy folks, well you are forcedto get over it and it’s not very hard. Butwhat is it?

Speed Networking is like your averagemonthly networking meeting combinedwith speed dating. The room and theevening program is designed to get youtalking to other people and doing it inshort periods of time. You get theopportunity to introduce yourself andpitch your company, your service, yourproduct to other people. Likewise, they

get to do the same. In one short 90-minutesession for example , the averageparticipant in an event will meet morepeople, make more contacts, and generatemore business ideas in one short eveningthat they will probably by attending anentire year of monthly meetings.

Mechanics:The room is set up so all the attendees areseated in pairs. The Master of Ceremonieswill set the time and start each session.During each fast-paced session of about 3minutes, each participate will be able tonetwork face to face. Each side of the pairreceiving about 90 seconds. Then the timersounds and the pairs will change to networkwith someone else.

Connections:The main purpose of speed networking is tomeet new people who could be of directbenefit to you in your business. However, itmay not be an optimum time for you to dobusiness today, but they possibly in thefuture. And keep in mind that everyone youmeet at a speed networking may not be ofdirect benefit to you, however you might beable to make key connections to people thatthey know through referrals. You neverknow when that person you meet in 90seconds could integral to your business orwhen they could be a key player in referringyou business.

MAREI holds their Annual SpeedNetworking event in December. The eventin 2016 will be on Tuesday the 13th from6pm to 9pm. Speed Networking Rounds arefrom 7pm to 8pm. This event is open to thepublic and is a charity event to collect toysand cash donations for Toys for Tots.

• Usually attire is either business or businesscasual.

• Remember that you have a few seconds tomake a positive first impression.

During the Event:

• Participate. It might sound scary at first, butit’s really not, it’s actually kind of fun.

• Move when the moderator tells you andstay on topic, no chit chat.

• Shake hands with each partner, make eyecontact and listen to what they have to say.

• Have a system with your cards in onepocket and the cards you receive in another.

• Pay attention to time so each person gets aturn to speak. Remember you can always talkafter the event or the next day.

After the event is over, take time to review allthe business cards and brochures collected. Add them to your database and send them anemail in the way of follow up. And for thoseyou really want to connect with, make phone

introduce yourself and your purpose for beingthere, your goal for the event. Also, share yourbusiness card and possibly a brochure. Answer afew clarifying questions and possibly scheduletime to follow up. About half way through besure to switch the conversation and let yourpartner introduce themselves.

Once the 3 minutes are up, the group leader willsignal it is time to change partners.

Preparation:

• Write out and practice a 60-second statementthat includes your name, title or occupation, andwhat you are looking for, such as information,leads, a job or internship.

• Be sure to bring business cards to exchange. For about an hour event you will need about 30,for a 90-minute event maybe 45. But bring extraas you might need more and it’s better to beprepared.

• Assemble brochures, flyers or other hand-outsyou might want to share.

• Bring a pen, notepad, and your appointmentcalendar with you.

I knew that I had a serious problem. I couldn’t juststop everything I was doing, I just couldn’t afford todo that (business-wise); I just wasn’t designed to be afull time caregiver for my mom. We had to go find thatsolution and I could not find what I was looking for.All I could find were the big boxes with a hundredpeople, two hundred people, a hundred yards just toget to breakfast, and that’s not what I wanted for mymom. She had lived in a home all of her life. You want your parent(s) to live the rest of his/herdays comfortably,in a homelike situation, right? Since I couldn’t find what I was looking for, I

Why did I get into assisted living?

When my mom was eighty two years old I went tovisit and I said, “Mom, did you take your medicationtoday?” She said, “No, I can’t remember.” That’s whenI knew I needed help, she needed help, and that’s when

Before Iget into the incredible businessside, let’s talk on the personal side,let’s start at the end.

The Personal Side All of us are going to getinvolved whether it’s you, or aparent, or a loved one; you’regoing to get involved in this.There’s three mistakes if you or afamily member are going to moveinto an assisted living facility thatyou must avoid. The First Mistake - "The HappyGilmore Mistake." In this film Ben Stiller is acaregiver in a home. HappyGilmore's grandma has beenmaking quilts for hours forBen. Ben is selling the quilte for aprofit. Grandma comes up withher fingers bent, she says "Ah, myfingers hurt." Ben looks at her anssays "Oh grandma, your fingershurt do they? Well guess what,that outburst just earned you two

hours of yard duty. How do yourfingers feel now grandma?" Ithighlights the point, You need toknow who the caregivers are ,what the activities are and what'sgoing on inside that home. The Second Mistake - "The BadNews Bears Blunder" Those kids couldn't win a gametill they came together as a team. Taking care of a parent is a teamsport. It's not just you, it's thedoctors, the nurses, thecaregivers, and you workingtogether as a team. The Third Mistake - "TheBarbara Streisand Syndrom" Barbara's latest moving, "GuiltTrip", was all about putting a guilttrip on the kids. Hey when itcomes to assisted living and ourparents, we don't need a guilt trip,we already feel guilty. Are wedoing the right thing, did we doenough, are we doing it soonenough?

The Business Side Seventy seven million babyboomers, ten thousand people aday turning sixty five, fourthousand people a day are turningeighty five, and seventy percent ofall of us will need help with theactivities of daily living as we age.That means all of us are going to

get involved one way or the other,and the average person today ispaying thirty six hundred dollarsper month to live in that home. With the aging demographicsin our country, and the lifeexpectancy that is increasingvirtually daily, this is a massiveopportunity. With the silver tsunami that iscoming, the crisis in seniorhousing and the need for assistedliving is an entrepreneur’sopportunity of a lifetime. This is it. What I do and what my studentsdo is convert single family homesinto assisted living facilities, andthe bottom line is a single homecan net, net profit of fivethousand, ten thousand, up totwenty five thousand dollars permonth from a single home. This issignificant residual income thatdoesn’t require you to be there ona daily basis. Water or Gas Department billing Landlords for Tenants Unpaid Water Bills. Landlordsbeing required to have interior inspections. Renting to felons illegal. All issues incitiers across the State of Missouri

We can all fight all of these little city ordinances as they come along, that is if we live inthe city where our rental property is located. However what can you do if you live insay Belton and the rental property and the issue is in Independence or St Louis . . notmuch. What if you own rental property in Kansas City or St Louis or at the Lake of theOzarks and you live in California . . again at the local city level, there is not much youcan do . . . unless your name is Clay Chastain and you are a light rail advocate . . . butthat is a story for a different day.

So MAREI and several members as well as other Kansas City area metro landlords andinvestors have decided that we need to find a way to fight the individual city issues atthe state level. We are exploring the creation of a State Wide Real Estate InvestorAssociation where everyone can do something.

We are inviting all landlords and real estate professionals who live in MO to join us soyou can be informed of the issues and help with calling, writing and all the othergrassroots efforts that will be needed. We are also asking all landlords and real estateprofessionals who have an interest in how laws affect property owners in the state ofMissouri to join us and take part as well. How can you help without being a registeredvoter? Well we will also need membership dues from everyone to help fund some ofthe bills that a state wide orgaization will have such as office overhead, a telephoneand quite possibly a lobbyist to promote our interests.

We are in the set up stages and we need your help. We need to get every landlord,owner of property or anyone else with an interest in what happens in the state ofMissouri to join us. Right now we are not asking for anything more than your nameand a click of the mouse. We need to know who you are and if you can help us.

A “Real Estate Investor Association” or REIA is a

tremendous source of knowledge, networking and

inspiration. You need to make these meetings part of

your monthly schedule.

Every club operates a bit differently, but the basics are

all the same. They are a great place to meet other

people in the business. People who can educate you,

sell you deals, buy deals from you and recommend team

members and services. The other people there are the

number one reason you should go to the meetings.

Being around others in the business and learning about

how and why they are successful will help you succeed

in your business faster.

While at a meeting, don’t be shy. Shake hands with the

people around you and give everyone you meet your

business card (you do have cards on you at all times,

don’t do?) Be sure to get their card as well. If they do

not have one, have them write their name, phone

number and email address down. You will want all thisinformation to build your database. These are the peoplewho will buy your wholesale deals or the people that youcan call when you are putting a deal together.

If you are the shy type, try to make a game out of it. Seta goal and tell yourself you want to leave the meetingwith no less than three people’s cards. Then force yourselfto say hello to the person sitting next to you. It will geteasier every time. The conversations will be basic andremind you of your freshman year in college, wheneveryone asks the same old questions like ‘where are youfrom?’ and ‘what are you studying?’, but now it will be‘what kind of investing do you do?’ and ‘how long haveyou been doing it?’

Want to learn how to estimate repair costs? Ask one ofthe renovators at the meeting if you can go see one oftheir projects and have them explain how theydetermined their costs. Offer to take them to lunch inreturn and tell them you’ll be happy to wholesale deals tothem. Be respectful of their time though, they are busyand aren’t getting anything in return from you at themoment (other than lunch). Be sure to know the basics,you don’t want to waste their time on things that youshould have already learned from books, you’ll get moreout of it too!

Want to find a good attorney or accountant, ask theregulars at the meeting who they use. What better placeto get good team member recommendations that frompeople actually in the business?

Some groups have a ‘deal makers’ section, where they letpeople stand up and announce deals. Others have a‘success stories’ section where anyone who has done adeal in the past month can stand up and give the detailsand then be applauded. Pay attention to who stands upduring these sections month after month. They are theplayers in your local market and people you should makean effort to know.

The clubs are not usually free and there is a charge permeeting or on an annual basis. I highly recommendbecoming a member. The $200 you spend will be well

worth it. Where else can you get all these benefits in oneplace? It is a totally deductible expense as well.

Some of the associations have websites packed withgreat information. Some have on-line bulletin boards aswell. This is another great source for info or foradvertising deals. Some of the websites are for membersonly.

Most meetings will also have a speaker, usually a nationalspeaker. These are gurus who come to town to teach youabout their particular real estate investing specialty andto offer you their home study course. The speakers varywidely but we find that we always get a few great ideasfrom each one and it is well worth listening to them. If youresent being sold to, get over it. They are there to makemoney and they have given you free advice andinspiration in return for being able to pitch you. There isnothing wrong with that. Especially if you walk away witha great idea.

We will often buy their courses if we think it will give usgreat ideas that we can apply in our own business. Mostof the courses that we’ve bought we’ve made the moneyback many times over from the great ideas that thecourses taught us.

Buying courses is fine as long as you plan to read themand put the ideas into action. Don’t fall into ‘analysisparalysis’. You won’t make your money back by letting itsit on the shelf unread and unused.
