In The Market Construction projects are driving the economic growth of the Sunshine Coast. Developers are focused on attracting national and international service based industries, particularly around the Kawana medical precinct, for those looking to locate with the Sunshine Coast Public and Private Hospitals. It is creating green shoots of activity across the market and the level of enquiry is an encouraging glimpse into the future for the precinct.

Construction on Pratt Property’s two tower Kon-Tiki project on Maroochy Boulevard is underway. The development will complement its ground floor retail spaces in each tower with high calibre office spaces starting from 70sqm to impressive suites, over six floors. The suites are big enough to attract and accommodate larger floor plate users looking to expand or move to a regional area like the Coast. Services and knowledge based businesses are expected to take up this space once construction is completed in 2016.

B and C Grade office space is still great value and easy to come by across the region, including Nambour. The town’s ongoing revitalisation is mapping well and rates are an average $200 per sqm. Activity and vacancies continue to be relatively subdued across the Moreton Bay region, as industrial and bulky goods continues to preside the market.

Maroochydore is on track to becoming the business hub of the Sunshine Coast as part of the State government’s regional growth plans. It is predicted office spaces will be factored into development plans in a bid to spark interest and attract businesses looking to locate in a regional market.

Already, Ocean Street’s rejuvenation has generated enquiries on available office space across the precinct. Occupancy rates are higher than they have been in years although a number of first floor level vacancies are on the market from 40sqm.

In The Market - Industrial

The Sunshine Coast Industrial market has picked up in investment demand during 2013 and 2014. The period post 2007 saw a swift reduction in investment activity, 2011 achieved strong results off the back of a number of larger logistic type transactions however reduced again in 2012. During 2013 a combination of low interest rates, an influx of Self-Managed Super Funds (SMSF) looking for small investment properties together with infrastructure investment has improved sentiment fuelling this increase in transactional activity. 2014 results have yet to mirror the high of 2013, however considering the lag in data we expect total investment during this period closer to $30 million off the back of an uptick in confidence across the broader Sunshine Coast market which has resulted in improved employment projections and favourable increases in the residential market.

Considering sales in this region, the largest volume in investment over this period from January 2013 has come from the suburbs of Caloundra and Noosaville. The average sale prices in these regions represent $1,000,000 and $630,000 respectively due to a handful of larger sales within Sunshine Coast Industrial Park. However suburbs such as Kunda Park, Coolum Beach, Moffat Beach and to some extent Maroochydore highlights the strong private investor, owner occupier and SMSF activity for the region with sale prices ranging from $210,000 to $580,000. The following chart highlights the volumes in each region, we note the high Other suburb section which includes larger sales such as Kennards Self Storage in Alexandra Headland for $10,050,000 and warehouse facility in Palmwoods for $9,400,000 both selling in late 2013.

Leasing in this market has been tough over the last couple of years resulting in some compression in rental rates, an outlook of stability is expected while investment yields maintain within a similar broad range depending on size and lease covenant. Industrial land values are also expected to remain steady averaging in the region of $150/sqm for mid size lots in the 2,500sqm range.

Now Is The Time To BuyThe decision by the Reserve Bank to lower property interest rates, coupled with the banks’ willingness to pass on the savings means that for lots of business operators in the region currently leasing, it is a great time to purchase their own premises. And there is no better time to do so, than now.

Depending on the set up of your lending criteria and how your loan is structured with your bank, it can mean in some instances, paying off the mortgage on your business premises, will save money, in comparison to current rental rates.

The residential market has seen big improvements with Brightwater, Peregian, Riverbank, North Harbour, Parklands and Pelican Waters housing estates contributing to growth. As construction continues to drive the employment market, demand for housing maintains steady momentum.

Additionally, the Sunshine Coast Public Hospital and other infrastructure improvements are impacting the

region’s growth. Although this hasn’t translated across the board in commercial product, there are signs of improvement. We are realistic in expectations and are forecasting prices will start to improve closer to the time of the hospital’s completion mid-2016, when it is at full operation, and supply and services businesses in the medical precinct, are up and running.

Increased activity and focus on diversifying and driving the creation of employment and job opportunities will continue to benefit the region as it grows.

Lower fuel prices, a lower Australian dollar and a slowing of wages growth continue to be topical, and in conjunction with lower interest rates, will continue to instil business confidence. The combination of lower cost of entry into the market, and the positive forecasts of growth due to demand increasing over the next few years across the region, are positive reinforcers that now is the perfect time to invest in commercial property whether it is as an occupier, or as an investor.

Use It!At this stage of the interest rate cycle, I am constantly amazed and frustrated by business owners who don’t explore every opportunity available to them to purchase their business premises, and investors who are locked in a residential mindset. Let’s face it with commercial and industrial rental yields around 60% greater than borrowing costs, owning your own property should be cashflow positive.

If you have cash equity of 25% plus costs, you’re well placed to explore this opportunity. • When assessing the equity, you can gear a residential property to 90% of its value for investment purposes

• The greater the portion of the commercial investment debt that can be secured by residential property, the cheaper the interest rate.
