DRPILLA offers optical and vibration monitoring services as required by the NYC Department of Buildings as they relate to the parameters of the Landmark Preservation Commission and a project’s neighboring building as to ensure no negative effects are created due to the construction process. We use an Instantel Minimate PlusTM Advanced Vibration and an Overpressure Monitor to complete weekly surveying and analysis.

In accordance with NYC Building Code 3309.16, DRPILLA provides our client and/or governing agency with the monitoring results/ reports documenting time-histories of measured conditions with conclusions and any recommendations based on our analysis. With that information, potential modifications are taken into account as needed by the design team.

Mr. Rona brings 40 plus years of experience in the field of structural and civil engineering. His most notable work includes major international airports, educational facilities, museums, hospitals, and high end private residences. Mr. Rona’s work spans internationally across multiple locations. His attention to detail, insightful design techniques, and personable nature makes him an ideal leader for our DRPILLA structural team.

Mr. Kaniuczok joined DRPILLA upon graduation from Rensselaer Polytechnic Institute in 2003. His technical skills have enabled him to analyze and provide designs for complex structural systems. His experience includes projects ranging from wood and masonry residential structures to steel and concrete commercial structures. He has significant experience in the design of both private, high-end single family residences and multi-family affordable and supportive housing.

With twelve plus years of experience as a structural engineer for major engineering firms, Mr. Feldman is extensively familiar with the design of concrete, steel, and masonry structures. His background in long span structures and bridge design has transitioned fluently into building rehabilitation and new construction. Mr. Feldman’s straightforward design approach utilizes his skill set in a way that allows him to manage and communicate effectively while overseeing projects of various sizes and scopes.

With ten plus years of experience as a structural engineer for major engineering firms, Mr. Solovey’s expertise lies in the design and inspection of bridge projects throughout the New York metro area. This extensive background is transferred as proficiency in the rehabilitation and retrofit design of steel, concrete, and timber structures. The former manufacturing building located at 53 Downing Street, originally built in 1857, was fully gut renovated into a six-story, 8,260-square-foot luxury townhouse. DRPILLA was the structural engineer for the re-envisioned design which features a grand staircase, an elevator, multiple terraces and a private garage. The structural work consisted of new floor framing and the removal of the existing rear wall to accommodate a two-story steel bay window. The building was vertically expanded and includes a new penthouse with a rear landscaped roof terrace.

Known as “The Gianna,” this new six-story luxury townhouse features five units spread across 10,740 square feet of space. The project involved the horizontal and vertical expansion of an existing five-story building on the Upper East Side. DRPILLA provided structural engineering services for the foundation and building design, as well as special inspections and support of excavation services which included temporary shoring and underpinning.

DRPILLA currently provides structural and geotechnical engineering as well as monitoring services for three existing five-story, wood framed, masonry buildings. The landmark protected buildings are receiving significant modifications and additions that include 33,166-sf of new floor structure, including terraces, new basement and sub-basement levels. Both permanent and temporary structural supports are necessary to retain the stability of the facades during demotion and construction. Particular attention is being paid to the order in which the shoring occurs. By providing comprehensive sequencing, our office is able to systematically transfer the supporting loads to the new structure and minimize the interference of temporary supports.

DRPILLA provided structural design services for a new six-story building designed to create a sense of community among veterans of all eras. The brick faced building features common rooms, gardens, gyms and computer labs. The total building floor area is 43,000-ft and comprises the main and upper levels (approximately 16,500-ft), and a basement level (approximately 10,000-ft). The basement has a walk-out façade on one elevation. The building is constructed of concrete block walls and pre-cast plank floors. Sustainable design features include green roofs, pervious hardscapes, energy efficient HVAC systems and appliances, a micro-turbine for waste energy capture and reuse, and low impact materials such as local, recycled, and renewable resources.

FERRY ROADSAG HARBOR, NY

DRPILLA provided fulldesign services for an 8,000-sf residence on a two-acre bay-front site. The site design limits irrigation demands by reducing conventional turf with a blend of indigenous and drought tolerant plantings, and utilizing a harvested rainwater system for irrigation. The building design offers shading on all sides by balcony overhangs and roof projections to limit heat gains. The design utilizes FSC wood products, automated day lighting systems, and automated HVAC sensors. The mechanical system utilizes ground-source geothermal heating and cooling, radiant flooring, and solar-thermal water heating for the domestic hot water and pool water. The residence is LEED® for Homes gold certified.

SCHOOLHOUSE TERRACEYONKERS, NY

DRPILLA provided structural engineering and site/civil design services for a 172,000-sf supportive housing complex. The project was the first phase of a revitalization effort to replace outdated public housing in the Cottage Gardens community as well as the surrounding neighborhood. The project comprises a 51-unit senior housing building and a 70-unit family building. There are community spaces throughout the buildings, including a computer lab and commercial meeting spaces. The project is set to receive LEED® Silver certification.

FLORENCE GOULD HALLNEW YORK, NY

DRPILLA provided full design services for the renovation of Florence Gould Hall, operated by the French Institute Alliance Francaise. The 5,370-sf theatre offers visitors new ergonomic seating from renowned French manufacturers Quinette Gallay, as well as added legroom and improved sightlines. The total number of seats was reduced from 398 to 361 in order to achieve the client’s goals of both comfort and accessibility. The doors in the rear of the auditorium were centered to create a grand entrance with a dramatic overall perspective, and a new cross aisle and entry doors in the rear provide unobstructed views from handicapped-accessible seating areas.

CLASSIC CAR CLUB, PIER 76NEW YORK, NY

After years of operation in Soho, the Classic Car Club moved into its newly renovated 40,000-square-foot industrial space. The former NYPD Mounted Unit stable was transformed into a state-of-the-art clubhouse for classic car enthusiasts at Manhattan’s Pier 76. The renovation featured an expanded showroom which flaunts 31-foot-high ceilings, minimalistic steel framing and giant windows overlooking the Hudson. The space is outfitted with a 3,200-square-foot terrace, private lounge, restaurant, bar and simulator room. DRPILLA preformed comprehensive remediation design for the deck’s structural system incorporating a wearing surface. Our design successfully integrated the extensive remediation of the existing concrete structural slab and the wearing surface of the 8,000-square-foot gallery room.

CLAREMONT PREPARATORY SCHOOLNEW YORK, NY

DRPILLA provided structural engineering design for the conversion of a former Bank of America headquarters in the heart of Wall Street. The 120,000-sf structure is now a private school for 1,000 students. The project involved the renovation of an existing 11-story building to receive a new three-story addition featuring a gymnasium with rooftop playing field. The project also encompassed the addition of an olympic-sized swimming size pool located within the building. The addition included 5,000-sf of new classrooms and an additional 14-story stair well. The building is fitted with geo-thermal heating and has no fossil fuel emissions.

DRPILLA provided the structural, geotechnical, and civil/stormwater design services for this ten-story, 62,535-sf building complex which holds 66-units of affordable housing in the Bronx. The structural framing of the building consists of eight inch hollow core concrete plank floors and roof without concrete topping supported on CMU walls. The building was developed by Volunteers of America-Greater New York and the Housing Collaborative.

THE ANDREWS HOTELNEW YORK, NY

Acquired by Common Ground, this six-story cubicle hotel built on Manhattan’s Bowery circa 1900 was extended to nine stories to accommodate 146 First-Step housing units, while partially occupied by ground floor tenant and residents on upper floors. The original building was not a likely candidate for augmentation due to the Bowery’s soft soils, cast-iron columns, lack of existing documentation, known assemblies and present condition. DRPILLA thoroughly investigated the building and, with specific consideration of construction phasing, created a cost-effective design and program to meet the project’s ambitious goals.

FLYING POINT ROADWATER MILL, NY

This project involves the structural design of a new two-story ultra-modern residence in the Hamptons. The luxury home will include 18,200 square feet of living space and includes retractable glass walls, guest quarters, an entertainment room, a gym, an elevator and a six-car garage. Outdoor terraces and patios are staged over a series of levels to create numerous spaces, but the primary one will be the elevated 3,142-square-foot space that’s set to hold a heated infinity pool. DRPILLA’s diverse and in-depth knowledge of materials and structural integration enabled us to evaluate and develop a system that balanced the design intent for both aesthetics and performance. The lateral system is comprised of steel moment frames integrated with engineered lumber, designed to an extremely high degree of tolerance / performance.

CRESTWOOD LAKE APARTMENTSYONKERS, NY

DRPILLA provided structural and building envelope rehabilitation, as well as comprehensive energy analysis for the repair and remediation of a total of 61 buildings containing 1,085 units within the 1,100-unit apartment complex. Originally built in the 1960’s, the apartment buildings are two-story, wood-framed structures with multiple apartments per building. Due to the magnitude of the project, work was completed in two phases. We provided a comprehensive evaluation of the buildings’ attics and facades to determine the most cost-effective and efficient design approach for repairs. Additionally, DRPILLA conducted a comprehensive energy-use analysis to investigate opportunities for energy efficient improvements, develop an energy reduction plan, and determine available NYSERDA incentives for energy efficient design and implementation. An energy reduction target of 22 percent was achieved for this project upon completion of construction
