Description

This property comprises two exceptional dwellings, Mela and Ysbugor Mela, both in the perfect position to enjoy their superb location, with extensive uninterrupted coastal and mountain views towards Snowdonia and the St Tudwal’s Islands, soaking up all available sunshine – now that really takes some beating!

Mela and Ysgubor Mela each have their own unique appeal, as well as separate entrances with electrically operated gates. The accommodation of Mela has been enhanced greatly by the owners’ extensive renovation programme with such highlights as the fabulous sun room – you really will enjoy this space immensely whilst the spacious landing has a good sized balcony where the views are simply stunning. The walled garden adds privacy and tea on the lawn is a definite possibility!overview

Ysgubor Mela offers less constraints in terms of layout. It was built just over seven years ago to a very high standard using traditional materials where possible, with large rooms very much the order of the day. Certain key rooms enjoy wonderful easterly views towards the Snowdonia mountains – dramatic indeed and picking out the snow-capped peaks during winter time just adds to the drama of the location. Underfloor heating is installed throughout with all rooms therefore having their own temperature control, very handy indeed.

Attached to Ysgubor is a superb barn, including stables - room aplenty for all the boys’ toys in the world – seriously though, this is a great space for all manner of things that you’d care to mention. Just beyond the rear entrance yard, adjacent to the stables is a floodlit riding arena. If you wish to venture beyond the confines of the arena, the country lanes beckon you to explore the local landscape on horseback. This is a fine example of two properties presented to the highest standards. Viewing is absolutely essential to truly appreciate the unique ambience of this outstanding property.

Mela and Ysgubor Mela are two beautiful family homes that sit in an idyllic location, nestled amid the rolling countryside of the Llyn Peninsula in North Wales. “We bought

the property around twelve years ago,” says

Dawn, “and at that time it consisted of the main

house, Mela, which was in need of quite extensive

renovation and a collection of outbuildings.” “We

had relocated from Caernarfon,” says Simon, “and

we wanted to find a place where Dawn’s parents

could also live and so this property, with the main

house and the potential to develop some of the

outbuildings into a separate home, was ideal.”

Mela is a handsome farmhouse that dates back to 1864, making it one of the oldest properties in the area. It is

beautifully presented throughout and incorporates a wealth of

original features that give it great character and charm. “The house

had obviously been neglected over the years,” says Dawn, “and so it

had to be stripped right back and refurbished throughout to bring it

up to modern standards. The bathrooms were renovated and a new

kitchen was fitted. My parents also had a sunroom built, which has

the most incredible views. On a clear day you can see right the way

across the countryside all the way to the sea and the St Tudwals

Islands, it’s just beautiful.”

“We converted a collection of outbuildings into Ysgubor Mela just over seven years ago,” continues Dawn. “It’s not overly modern, just a very spacious and

extremely comfortable family home. The rooms are large, but there’s a lovely cosy feel throughout and it’s a fabulous house to entertain in.” “We always have lots of guests to

stay because of our exceptional location,” says Simon, “and it has proved to be a very adaptable house. When its full we don’t get the feeling of being on top of one another,

and then when it’s just the three of us we never feel as if we are rattling around the place; it’s perfect.”

Although part of the same property, hedging and fencing separate the two houses and both have their own driveways, services and gardens. The entire

property boasts around 11 acres of sprawling

grounds, which also incorporate pastureland, a

manège and stables. “If I had to choose the best

aspect of the property,” says Dawn, “it would have

to be the spectacular panoramic views; we have it

all in terms of beauty.”

“Whenever someone comes to visit us their reaction is always ‘wow’,” says Simon.

“It’s peaceful, open and beautiful.” “But we’re

not in the slightest bit isolated here,” adds Dawn.

“The Caernarfon Road is very easy to get to, we’re

almost equidistant from Nefyn and Pwllheli, and

both Abersoch and Llanbedrog are within easy

reach, so we have a good selection of shops and

amenities close by.”

LocationMela and Ysgubor Mela are located roughly one mile north of Llannor, midway between the two coastal conurbations of Nefyn to the north and Pwllheli to the south. The A497 is just a minute or so drive away allowing access to a choice of amenities, beaches, leisure facilities and schools. The coastal resort of Pwllheli offers quaint narrow streets, numerous independent retailers, a regular open air market and a choice selection of restaurants, pubs and eateries. The marina makes Pwllheli a popular destination for those who enjoy sailing and water sports whilst further along the coastline lies the village of Abersoch which has a distinct cosmopolitan feel and plays host to numerous outdoor events/festivals throughout the year.

Nefyn to the north, is often associated with the fabulous headland of Porth Dinllaen where the Ty Coch Inn resides in a truly remarkable location offering a welcome meal or pint! If you’ve weakness for golf, the peninsula has numerous courses at Pwllheli, Nefyn and Abersoch. The area is steeped in history being situated on an ancient pilgrim’s route that led to the monastery on Bardsey Island. Dotted along the Peninsula are three historic hill forts situated on the hills of Yr ‘Eifl’, Garn Boduan and Garn Fadryn.

There are a number of other interesting towns and villages slightly further afield such as Criccieth with its dramatic cliff top castle and Porthmadog. Like Pwllheli, Porthmadog also has a marina and golf course and is home to the famous Ffestiniog mountain railway. At the far tip of the peninsula the sight of Bardsey Island is quite dramatic, itself a unique location and worth a visit when the season’s allow.

Links to the city of Bangor with its university and the administrative centre of Caernarfon are made easy with the excellent road network. Bangor provides national rail links direct to London and the A55 expressway creates road links to the airports at Liverpool and Manchester including the ferry terminals at Holyhead, providing links to Ireland. This part of North Wales is so beautiful – miles of fine beaches and coastline, castles, narrow gauge mountain railways, the Snowdonia National Park, fishing, sailing or even pony trecking – the area is just perfect for all of the above.
