Examples of Assignments

Offices General Electric wanted to acquire six office buildings with a surface area of approximately 4,000m2 each and to entrust them to an asset manager. General Electric asked Bureau Veritas to assess the technical condition of these buildings, specifically regarding their soundness and fire safety.

The client needed Bureau Veritas to conduct an audit of the properties. He required a report on their technical condition, accompanied by a portfolio of photographs together with an estimate of the investment required to achieve technical and regulatory conformity.

General Electric obtained fully documented, technically reliable information, which was delivered on time, enabling the organization to position itself favorably among competing investors for the acquisition.

Circumstances Assignment Customer benefits

Hotels Starwood Capital is an asset management company with private capital and specializing in real estate investments. It wanted to obtain accurate data in relation to the technical condition of 290 hotels located in 10 European countries that it was considering acquiring.

Bureau Veritas assessed the technical condition of the buildings and installations within a one-month period. It included an assessment of the technical condition of the structure and renovation work, and the introduction of a uniform reporting process that would enable various properties to be compared.

The reporting system that was developed by Bureau Veritas contributed to Starwood Capital’s analytical and decision-making process.

Public buildings

The Quai Branly Museum authorities decided to outsource all functions of the museum (excluding the core museum activity). It was therefore imperative to ensure the functions performed by the associated organizations were audited regularly and independently and using a service reference document.

Bureau Veritas inspected the conformity of construction and technical installations and now supervises the quality of all services, including receiving the pubic, managing machines, computer equipment, fire safety, cleaning, heating and air conditioning, gardens and maintenance.

The museum now relies on Bureau Veritas to ensure the safety of the public and its workforce, prevent risk, maintain the quality of catering and food safety, the safety of technical installations, their performance and the quality of maintenance. Reports containing performance indicators are sent to the management at agreed intervals.

Retail An international investor was interested in buying five commercial centers in Krakow, Warsaw, Gdansk, Torun and Lodz, Poland. Each center comprised a global surface of approximately 30,000 m2.

The investor needed a technical audit of each of the potential acquisitions to accurately evaluate future repair and renovation costs. Bureau Veritas achieved technical due diligence to make sure the buildings involved met relevant health, safety and environmental regulations.

Bureau Veritas’ technical audit provided the investor with a timely and clear view of the property condition. Non-compliance issues were identified early, avoiding unexpected costs for the client.
