t is amazing how days are running fast and we are already in the second quarter of 2015, and journey continues. This speed not only is on the number of days, but also the ever growing needs of real estate industry services. The Tanzania population is one of the fastest growing in the world and many people are moving to
the urban areas looking for employment opportunities and better life including education, health services, social services and many more.
In 1970 the Dar es Salaam population was around 520,000 which was 6% of the total country population. But now it is more than 4,000,000 which is almost 10% of the total country population. This ever growing population in the cities is a great opportunity for property developers and other services providers to come up with tailor-made packages that carter for each segment needs. The segments include foreigners to locals each with its own needs based on many economic and social factors mainly being income and location.
In the recent period, we have noticed that the demand for low cost properties including offices and homes has taken the lead of all the packages, and the other area that has emerged so strongly is the demand for installments payments be on purchasing or renting.
This is a clear indicator that low cost and installment payments are the areas to go. On properties purchasing many prefer higher purchase option than bank financing because the interest rate is still on the higher side which at the end of the financing contract the total paid amount is considered to be very high. And this is an area banks need to look into very carefully and come up with friendly package options that will attract many customers, hence more profit (economies of scale).
On the rental section, property owners need to re-think on their strategy. The market has already changed the direction from big houses, annual rent payment and long term stay. The new way to go is family size homes (one to three bedrooms), monthly or quaterly rent payment, lower rent and short term stay. On this new direction, the rental business is no longer easy to manage. You need professional real estate agents who will always keep you informed on the market trends and make sure your property is occupied throughout, otherwise the rental revenue and profit will never be the same.On the commercial properties section, apart from multinational companies who can afford to rent in United

The psychology of color is based on the mental and emotional effects colors
have on sighted people in all facets of life.
There are also commonly noted psychological effects of color as it relates to two main categories: warm and cool.
Warm colors – such as red, yellow and orange - can spark a variety of emotions ranging from comfort and warmth to hostility and anger. Cool colors – such as green, blue and purple – often spark feelings of calmness as well as sadness
The concepts of color psychology can also be applied in everyday life. For example, maybe you’re planning on re-painting your walls or redecorating a house or room with a new color scheme. Well, you might want to consider some of these suggestions about colors and how they might affect your emotions and mood:
Psychological Effects of Cool Colors.Try utilizing the color purple. Purple utilizes both red and blue to provide a nice balance between stimulation and serenity that is supposed to encourage creativity. Light purple is said to result in a peaceful surrounding, thus relieving tension. These could be great colors for a home or business office.
Are you looking for a peaceful and calming environment?You might consider using green or blue.
These cool colors are typically considered restful. There is actually a bit of scientific logic applied to this – because the eye focuses the color green directly on the retina, it is said to be less strainful on your eye muscles.
The color blue is suggested for high-traffic rooms or rooms that you or other people will spend significant amounts of time.Blue is typically a calming and serene color, said to decrease respiration and lower blood pressure. The bedroom is a great place to use these colors as they should help you relax.
Psychological Effects of Warm Colors.You might consider utilizing the colors yellow or orange. These colors are often associated with food and can cause your tummy to growl a little. Have you ever wondered why so many restaurants use these colors?
You do want to be careful about using bright colors like orange and especially yellow. They reflect more light and excessively stimulate a person’s eyes which can lead to irritation.You also probably don’t want to paint your dining room or kitchen these colors if you’re a calorie-counter.

Composting is a gardener’s way of recycling. The benefits of compost are far reaching and cost effective and as mentioned in my previous article it also helps to make your garden water wise. The secret to good compost is to have the correct ingredients mixed together in the correct proportions. Some materials rot quicker than others such as lawn clippings and leaves, whereas smaller sticks and hedge clippings can take longer. Ideally mix ‘greens’ with ‘browns’
Good compost should have no unpleasant odours, so i advise against using kitchen waste as it can also attract unwanted visitors such as rats and crows.
WHY SHOULD YOU COMPOST
Serving as a Mulch. By placing compost in a 4cm layer on top of the soil, evaporation rates are drastically reduced by up to 70%. A compost mulch is particulary beneficial for smaller plants such as seedlings and groundcovers, as they have shallow root systems and therefore their water reserves are small. But be careful not to let the mulch touch the stems of teh plants as it may casue stem rot.
Improves the quality of sandy and coral soils. These tend to be low in nutrients and often dry because water and rainfall drains away easily and too quickly. Digging in compost helps to improve the moisture retaining quality of the soil and increases the nutrient content of your garden.
Improves clay type soils. These tend to become waterlogged after heavy rains or excess watering. Compost adds nutrients to the soil and helps to improve drainage due to the higher fibre content.
SUGGESTIONS FOR COMPOST HEAPS
Use PLASTIC BINS. These come in various sizes. Be sure to make breathing holes in the sides so that the excess heat from the decomposition can escape. The bin should have a lid to retain the heat.
Make a WOODEN BIN. These are better than plastic ones as they hold the heat better and do not perish as easily. Be sure to treat the wood with DKO 30E (available at Nabaki Africa and Shamba Land Garden Centre) to prevent termite infestations. Be sure to have slits up the

sides to allow the compost to release the heat, and thus decompose quicker. Ideally the wooden structure should be 1m x 1m x 1m.
FREE STANDING PILES If you have a large garden and space is not an issue, then I suggest simply pile your excess garden waste in a neat pile in a back corner, Although this method may take longer due to the larger loss of heat caused by the larger exposed surface area it is a cheaper option.
