Observations:

1. This is a well landscaped lot with large trees and well drained sandy soil.

2. House main water valve is located at the meter.

3. Sewer cleanout is located in the flower bed at the right front corner of the garage.

4. A screened inground pool graces the rear yard.

Observations:

1. Few cracks observed are considered normal and cosmetic, and do not appear structurallysignificant, at this time.

2. This type of wood frame construction, the entire rear patio wall, where the exterior finish coversthe entire frame and foundation down to the ground does not allow for inspection of the lowersidewalls. This design is also prone to termite infestation and wood decay. Regular inspectionand treatment by certified pest control services is highly recommended. Termite repair bonds arerecommended.

3. Evidence of subterranean termite treatment is seen with bored holes that have been filled. If thereis a termite bond available, it is recommended that this bond be assumed by the new owners andcontinued thereafter.

4. There is a “Sentricon” style termite baiting system installed around the perimeter of the home.

5. The sliding screen panels need some attention. The rubber spline is loose in many places and

the screen material is loose from the frames. .

6. There is an animal burrow next to the foundation behind the bushes to the right of the poolequipment.

Recommendations

A. Roof (especially valleys and flat portions) and gutters should be kept free of leaf debris, toprevent water backup.

B. Black staining seen on the shingles can be cleaned off using a chlorine solution. Do notuse high pressure when cleaning shingles as the granules can loosen and shorten the lifeof the roof.

Observations:

1. This original 12 year old roof covering shows normal wear and loss of granules, consistent withits age. It remains in serviceable condition at this time but no estimate of remaining life can begiven. This type of roof covering generally offers a life expectancy of 15 to 18 years, in this area.

2. There are subsoil drains for downspouts. The effectiveness of these cannot be determined.Several of the green cover grates were off and leaf debris buildup is observed in the drain pipes.

3. Squirrels have chewed tops of lead plumbing vent flashings. The small leaks resulting have notcaused any damage at this time.

5. Master bath vanity cabinet has one damaged pull knob.

6. Master bedroom patio door: lower bayonet lock will not engage with the threshold.

B. This water heater is equipped with an energy management system which is controlled bythe utility company, FLORIDA POWER.

C. The water heater was turned off at the circuit breaker in the electrical panel at the start ofthe inspection. It was turned on for the inspection, then turned it off when the inspectionwas completed.

2. Laundry tub: supply valves were turned back off after the inspection.

3. Hall bath: toilet tank is loose on the base but is not leaking at this time.

Recommendations

A. It is recommended that all receptacles in wet areas be GFCI protected. GFCI breakers andreceptacles usually have a “test” button built in. These should be tested about every threemonths for proper operation. Refrigerators, freezers, and aquariums should never beplugged into a GFCI protected receptacle. A GFCI receptacle by its design is verysensitive to tripping and will occasionally trip for no apparent reason and shut off the powerto that circuit. For more information on GFCI protection, please call and we will gladly sendyou a brochure with an in depth explanation, free of charge.

B. Operable smoke detectors should be in place at all times, including in the garage.

Observations:

1. Inoperative lights: hall bath shower; hall bath vanity - 1 bulb; master bath vanity flourescent light; deck fan (near the grill) lights; one light above the breakfast table; garage ceiling fixture

2. Family room ceiling fan dimmer switch is inoperative.

3. There is a whole house fan installed which operated normally.

4. Whole house surge suppressor is installed on the electric panel in the garage. This does notmean you can throw away your individual protection strips or UPS systems. This is just anadditional level of protection.

1. Temperature measurements indicate operation is within the acceptable ranges.

2. This system is provided with an energy recovery unit which will provide hot water when the a/c isin operation. However, it does not appear to be working. Recommend further investigation bylicensed HVAC contractor. When these recovery systems are operating properly, they not onlysave energy, they more importantly save you money by preheating the water to your water heater.

3. The dryer vents out sidewall behind a/c. This location will deposit lint on the a/c coils which is verydetrimental to proper air flow across the coils and will shorten the life of the a/c as well as degradeefficiency. Recommend occasionally monitoring this area.

B. Verifying the proper operation of each piece of pool equipment is beyond the scope andtime limitations of this inspection. Should an in depth operational analysis of theequipment and pool shell be required, it is recommended that you contact a Floridalicensed swimming pool contractor.

4. The solar system was shut off for the summer and not evaluated as to operation. Recommendfurther investigation by licensed pool contractor.

5. Pool deck pavers at the “light” end of the pool are loose and resent a potential falling hazard.

PRIOR TO CLOSING

A good deal of time may have passed between the inspection and the

closing. Your contract probably affords you the right to inspect the

property “prior to closing”. You should make the time to do so. Walk

through the house and re-create the original inspection with report in

your hand. Run appliances, heat, water air conditioning, check

windows, doors, walls, ceiling, plumbing fixtures, cabinets, closets and

after the interior is checked, walk around the exterior. If problems are

discovered, they should be reported to your agent and can likely be

adjusted at the closing. If there is an alarm system in the property, make

sure to have it recoded as soon as possible.
