AHaving your property managed by an agent alleviates the stress of having to deal with any
maintenance problems that may arise with your property, while giving tenants total peace of mind and security in the knowledge that their rental property is
being managed by a professional company. At Savills, a dedicated property manager will liaise with
your tenants on all day-to-day maintenance issues, directly representing your interests. Many tenants and landlords prefer to speak with a third party rather than having to address the issues directly. Corporate tenants, particularly those coming via a relocation agent, will often ask to view only managed properties.
Statistics show that properties managed by Savills are more likely to renew at the end of the agreed fixed term and also tenants will usually stay for a longer period of time than those properties managed directly by the landlord. Across South West London, managed properties have a longer tenancy length, with our longest tenancy in Barnes just renewing for a 12th year. In 2011, 73 per cent of Savills managed tenancies renewed with an average tenancy length of 22 months, compared to 58 per cent of non-managed tenancies, with an average tenancy length of 14 months.
Tenants prefer to stay longer in managed rental properties because the property is well maintained and any maintenance issues are responded to quickly and efficiently. When South West property managers deal with renewals for managed tenancies, they are in the best position to advise landlords regarding the condition of the property and what the landlord needs to do in order to maintain a high standard.

TOP STREETS There are many pockets of lovely roads with Victorian and Edwardian houses in Earlsfield. The most popular areas tend to be off Penwith Road, Earlsfield Road and Magdalen Road and include Strathville Road, Brocklebank Road, Bucharest Road and Bassingham Road, with larger houses in Westover Road, Crieff Road and Swanage Road. Off Magdalen Road at the Trinity Road end are sought-after Loxley Road, Lyford Road and Herondale Avenue, not forgetting the prestigious ‘Toast Rack’ at the top of Magdalen Road.
RESTAURANTS AND PUBS Earlsfield is not short on choice and has something for every taste: the Thai Amaranth, Italian Carluccio’s, Indian Nazmins, Korean Cah

TRANSPORT Opening this summer is the newly revamped Earlsfield train station, one stop from Clapham Junction and 13 minutes from Waterloo. Excellent busy bus routes too.
LOCAL CELEBRITIES Louis de Bernières lived in Earlsfield while writing Captain Corelli’s Mandolin. His book and play Sunday Morning At the Centre of the World “is a homage to the diverse community of Earlsfield”. And apparently The Stig of Top Gear lived on Penwith Road!

the Paralympics, writes Cheryl Markosky.Right? Not according to local agents, who point out the rump of the summer is the time to take action whether you’re a buyer or seller.
There’s always quite a lot of turnover for different reasons, so keep on top of it, advises Luke Pender-Cudlip of Knight Frank Wandsworth. “If you’re putting your home on the market, get everything prepped (photos while the garden is at its best, brochure, energy performance certificate), along with locating deeds, painting window sills and laying that new kitchen flooring.”
And despite the quiet aura, buyers should still keep looking, he suggests. “Some homes won’t be openly marketed, but you can take a look on the QT. Also, there won’t be the same frenzy and agents have time to show you the neighbourhood. And even if the Brits escape to Cornwall or Bermuda, the French and Italians will be keen to show you their property.”
The best way to sell during a traditionally quiet period is to market your property at a sensible price, believes Alister Shaw of Hamptons International Putney. “With low levels of quality stock and high demand, there’s a good chance sensible pricing will generate multiple offers and sealed bids. For example, we’ve just sold a property in Coppice Drive priced reasonably at £975,000 that had nine sealed bids and exchanged at substantially over the guide price.”
Tips for vendors from Laura Wilcox Chandley, Marsh & Parsons Balham, include keeping the garden in good order. “And if you’re away on holiday, make sure your agent knows and has keys to access your property at all times. It’s much easier to sell a property when it’s vacant.”
Her tips for buyers are: “Build a good relationship with agents and don’t be afraid to view homes above your budget. The market’s quiet and vendors will be keen to accept offers and sell before September when the school rush occurs.”
Buying agent Gabby Adler says: “Canny purchasers can beat strong competition for good family homes south of the river by house-hunting in August when there are fewer buyers, and committed sellers willing to do a deal if they’re worried their property didn’t sell in the spring. Now’s a good time for them to negotiate any offers from such buyers.”

a safe haven in turbulent economic times. Despite the all-pervading economic gloom cast by the ongoing eurozone debt crisis, the average London home now costs £365,000, almost eight per cent higher than a year previously, according to the Land Registry.
The increase also suggests that the market has shrugged off the impact of measures by the Chancellor in the March Budget that some commentators warned would depress prices. They included a new seven per cent stamp duty rate on properties costing more than £2 million and a 15 per cent rate for properties bought through offshore companies.
However, there still seems to be a nervousness and uncertainty in the air. I stress to every vendor that you should take what you read in the newspapers, hear on the radio and watch on the news with a pinch of salt. These articles can cover the whole of the UK housing market and therefore regional variations do not always convey the picture of the South London Market.
Throughout our three offices, our figures for sales, exchanges, instructions and new applicants have been the best for many months now. The only real difficulties
we have faced in this market was as a result of HSBC stipulating that mortgage customers must report to one of 43 law firms on its panel, which of course has caused delays.
At present, there is in fact a shortage of properties compared to the demand from buyers. The main areas our three offices cover – West Dulwich, East Dulwich and Honor Oak – are almost bulletproof to any negative or external problems. The fantastic schools and phenomenal transport links make this a great place for both families and those commuting into the city.
The market is looking far healthier than many articles seem to indicate. Indeed, summer can sometimes be notoriously quite, however we are not seeing any signs of it quieting down. And taking into account the vast number of overseas visitors converging on London for the Olympics, we are expecting it to be the busiest ever. Go, Team GB!

Grade II listed Brockwell Lido opened in 1937, closed in 1990, and reopened in 1994 after a local campaign. The park has been updated in a lottery-funded restoration programme.

Battersea the futureJoint sales advisers Knight Frank and Ernst & Young Real Estate Corporate Finance announced the £400m exchange of contracts on the 39.1-acre Battersea Power Station site.
Following a global marketing process that started in February, the successful buyer is a consortium comprising SP Setia, Sime Darby and the Employees’ Pension Fund of Malaysia.
Stephan Miles-Brown, head of residential development at Knight Frank, said: “We have found a skilled and extremely professional purchaser who we feel can take on this site and produce the best result for London.”
Current planning consent is for 3500 homes and 1.7 million sq ft of office space, as well as hotel and retail units. It will also provide two new underground stations, extensions from the Northern Line.

Report by David Smith, head of marketing for developer Octagon Traditionally this is usually a quiet time in the property year. However, tradition and the property world do not always go hand in hand.
With overseas buyers still flocking into the capital and Home
Counties, many of my agent friends report all shore leave has been cancelled, as this is often the month that extraordinary sales can take place.
Robert Leigh of Featherstone Leigh told me he had his busiest month of the year in gilt-edged Richmond. At Octagon our August came early when we sold a Surrey property for just under £30m in April, and sales have been pretty good since at the very top end.
However our bread and butter homes, at around £2m to 3m, are taking a more leisurely pace, which is a pattern emerging in our area of operation. Nonetheless, we are pretty confident that from the several hundred
viewers who have who have checked out our latest releases, a small discerning number will be sidling back with offers. They know a brand like ours holds up in unpredictable times like these.
Purchasers today want reassurance that they are making a sound investment, and that they are going to love living in a property for a considerable time. House builders with any foresight are making sure their properties are up to the mark if they want to snare a sale. That goes for all sectors of the market – even starter homes.
This means the buyers are getting a better home for their money than in the boom years of the 1980s and 1990s. My company is busy reviewing and upgrading specification for the next tranche of developments. We too have to offer an excellent product as purchasers of £1m-plus houses are as determined as any first-time buyers to get maximum value.

Residential developer London Square has unveiled its first collection of 10 family homes in Wimbledon Village with a show home by Honky interior design consultancy.
Named after London squares, the homes are set behind a gated entrance in mature landscaped grounds on the corner of Wimbledon’s Ridgway and Edge Hill, half a mile away from the All England Lawn Tennis Club.

The green dealA former engineer crafts a technologically clued-up house in Wimbledon, reports Cheryl MarkoskyWith the man behind this month’s project always hunting the latest industrial marvel, it’s no surprise his newly built, four-bedroom, detached creation in Clifton Road is awash with the latest energy-saving gizmos.
“I spent my life on the cutting edge as an engineer and my hobby is futurology. So I stewed over how best to build this house for years before going ahead with it,” says developer Edward Kalfayan.
After meticulous research, he rejected heat pumps – “all smoke and mirrors,” he says dismissively – and eco-panels, opting instead for underfloor heating, centralised heat recovery ventilation and vacuum cleaning systems, and highly effective insulation.
“Good insulation makes a huge difference to energy-saving,” remarks Kalfayan, who demonstrates its efficiency to potential buyers by walking over with a kettle and pointing out the house can be heated with something with its equivalent power.
On a plot measuring only 60ft by 50ft, Kalfayan got round planning problems by coming up with a lawful argument for a house this size being allowed as infill in a conservation area. He argued successfully that a coach house of this size would probably have existed on this spot in days gone by.
The other restrictions he had to beat were those limiting the house to only two storeys (ground and first floor) by fashioning a sizeable subterranean basement with its own entrance, family room, bedroom and shower room – ideal for a teenager, au pair or granny.
Kalfayan is quite rightly proud of other technical goodies, such as the iPod dock, oven big enough to hold a suckling pig, built-in Miele coffee-maker and lava grill. The triple aspect kitchen that’s ablaze with light is “perfect for someone who wants to cook and entertain in the centre of the house, rather than be hidden down in the basement, as is often the case with new houses,” he points out. Another neat addition is an electronically controlled gate that slides behind the flowerbed, so you don’t lose valuable parking space.
Designed by local architect Brian Smith, this Clifton Road arrival is good for someone desiring a light, modern, lock-up-and-leave property, suggests selling agent John Keeble from Hamptons International in Wimbledon. “It would suit downsizers keen to be the proud owners of a place that’s not too rambling and difficult to maintain, but that still has rooms big enough to hold their larger pieces of furniture.”

The good news is that swap rates – the rates lenders pay to borrow from each other – have fallen to all-time lows, with two and three-year swaps below 1pc for the first time and five-year swaps approaching 1pc.
Lenders expect a quiet summer, particularly once the Olympics start, so those who want to boost business will
need to offer some decent rates to entice borrowers. A number of lenders have already reduced their fixed rates in response to cheaper funding costs.
Smaller lenders with limited tranches of money are dipping in and out of the market with some attractive rates, such as Nottingham Building Society, which has launched a five-year fix at 3.69pc. Deals this good won’t be around for long so borrowers will need to move quickly.

Unlimited funds offer may help mortgages, says Duncan Farmer The latest row surrounding the banking industry and its manipulation of the Libor interest rate has overshadowed
some extremely good news for mortgage borrowers and even better news for homeowners in the prime parts of central London.
The Libor rate-fixing scandal, which began at Barclays but is now widening to many other banks, has actually had little impact on ordinary savers and borrowers. Barclays was predominantly fixing the rate downwards, and as Libor is mainly attached to sub-prime and buy-to-let loans, few mainstream borrowers will have suffered.
Likely losers are big institutions, such as large charities and local authorities, who put money on short-term deposit at rates tied to Libor, and investors with shares in Barclays, either directly or indirectly through a pension fund or ISA, who have watched the bank’s shares tumble in recent days.
While all this chaos has grabbed the
headlines, homeowners in the most sought-after areas of London and its surrounds have enjoyed bumper returns from their own house or flat. According to the latest research paper from Knight Frank, a house or flat in these areas bought in 2009 for £1m is today worth a staggering £1.48m. That equates to an average daily rise in value of £408, or £12,400 a month. If you paid cash, that’s a very healthy rise of 48 per cent, but if you put down a 50 per cent deposit – as most London buyers do – then the return on that investment is almost 100 per cent.
The other piece of good news came in a speech from Bank of England governor Mervyn King at the Mansion House. King announced that ‘unlimited funds’, believed to be about £80 billion, will be made available to banks at low rates on condition that it is lent to small businesses to help them through these ‘turbulent’ times. The announcement had an instant impact on, ironically, the Libor rate and swap rates, at which banks lend to one another and which are key to levels of fixed-rate mortgages.

RElAxing lEnding cRiTERiABorrowers may soon find it easier to obtain a mortgage after Mervyn King, governor of the Bank of England, said he wants banks to focus on the overall safety of their operations rather on the minutiae.
“The spirit of our approach is simple: less focus on unnecessary details and more on the big risks. If banks have adequate capital and low leverage, and are resolvable, we won’t need to focus on the details of their day-to-day business,” he said.
This contrasts with pre-credit crunch lending when banks seemed to ignore both the detail and risk of its loan book, and his approach will be welcomed by borrowers who have no problem affording a loan but simply cannot secure one because of lenders’ increasingly strict criteria.
However, the EU has plans to interfere with the UK mortgage market from 2015, so King’s optimism may be short-lived.

earmarked for businesses, Ray Boulger of mortgage broker Charcol expects some of it to trickle through to the home loan market, particularly the low-risk end, which of course includes London.
“As residential mortgage lending is generally the least risky type of bank lending, it would be surprising if some of this extra funding is not allocated to the residential mortgage market,” said Boulger. “If only £10 billion finds its way to the mortgage market, that will be enough to make a difference in the current constrained funding environment. To put this in context, net lending has been under £10 billion in each of the last two years.
Add all this to the increase in the number of overseas buyers bringing cash to the capital from troubled European economies, notably Greece and Italy, and spending it on property, and the outlook for the London market is bright.
The feeling is mutualMore borrowers have been turning to building societies, according to latest lending figures from the Building Societies Association. These show that gross mortgage lending by building societies and other mutual lenders rose 54 per cent to £2.8 billion in May 2012 compared with £1.8 billion May 2011.
In the first five months of 2012, lending rose 40 per cent compared with the same period in 2011. “Other data collected by the BSA shows that nearly a quarter (24 per cent) of new lending this year by mutuals was to first-time buyers,” said Adrian Coles, director-general of the BSA.
“The mutual sector is giving a strong signal that it is open for business to all types of borrower whether buying a property for the first time or remortgaging. Approvals by mutuals were up significantly in May, both compared with last year and the previous six months, which demonstrates the mutual sector’s commitment to lend in the coming months.”
METRO TRACKERBritain’s newest Bank, Metro Bank, launched in 2010, is to start offering its mortgages through a small number of brokers. With a range of tracker and fixed-rate loans at rates ranging from 3.09 to 3.65 per cent, it is expected to draw custom away from more established players.
The bank, which has just 80,000 customers, currently has an exclusive deal with broker John Charcol, but is now in talks with a broader range of intermediaries. Metro sets itself apart from rivals by keeping its branches open until 8pm, offers credit cards, personal loans and savings accounts, and will lend to borrowers with a minimum deposit of 20 per cent.

Louise Shaw-Brown, lettings manager for John D Wood & Co Battersea, reportsAlmost as long anticipated as the London Olympic Games, the shift in the rental market from a landlord market to an applicant market has finally happened. Now is an ideal time to be house hunting as
we have plenty of properties available to let and there is reduced competition from other interested parties.
Landlords are also keen to avoid long void periods and so they are taking offers, especially considering the Olympics and the potential disruptions they will bring.
The rental market has generally been short of stock since early 2009. This shortage ensured that rental prices rose steadily to reach an all-time high in September 2011. Prices have been maintained because of continued high demand and the lack of properties available to let.
During January 2012 we saw a rush of rental property onto the market, which was met with delight by the many applicants who had lost out on other properties in 2011. The market and prices stabilised as stock levels and applicant enquiries balanced each other out.
Since May we have had an increased number of properties available to let which has coincided with
an apathetic applicant market. In June it is normal, in this market mostly driven by families, to see applicant activity dip over the summer half term. This year it started early thanks to the extended Diamond Jubilee bank holiday and uncharacteristic rainy weather.
To maximize the rental potential in the current market, I would advice landlords to price their properties competitively, particularly if they have been on the market for a month or more, to make them as attractive as possible. Properties should maximize space and light and be clean, free from clutter and well maintained. A good first impression can make all the difference in the world, so if the front of the property looks attractive you are halfway there.
I am sure we will see an increase in applicant enquiries in the coming weeks as people look towards being settled for the autumn and brighter summer weather brings people out house hunting. Uncertainty over how disruptive the Games will be should provide a spur to both landlords and applicants to agree terms quickly.
As they say in sports psychology, it’s not about being the best, it’s about beating your competitors.

Families sell up to go liquidMore uncertainty in the general economy has been fuelling the busy rentals market, reports Ruth Barr, head of lettings at Knight Frank Wimbledon.
“We have interest from a number of families who have sold and are looking to go liquid and rent for the next 12 to 24 months. A private family is often able to pay rent in advance and will commit to a longer period,” said Barr.
A property currently attracting family interest is a three-bedroom ground floor flat at Ridgway in Wimbledon Village, close to Wimbledon town centre and mainline station. Space includes a large open reception and an open plan kitchen and breakfast room.

Tell us how you joined the property industry and briefly describe your career to date.My brother and I worked in the family retail business, which we both hated, and in 1962 we decided to enter the mysterious world of residential property, working from a room in my parents’ house.
In those early days, residential letting was the gut end of the industry and few agents could be bothered. Self-containment was not a necessity and two people sharing a room was the norm. Restrictive Acts of Parliament raised all sorts of hazards for the investor and we both studied the laws in depth to avoid too many pitfalls.
We started a revolutionary policy in letting: supplying flats with fitted carpets, fridges and hoovers! Local agents thought we were mad and we realised they were not very proactive, and so we opened our own office in the basement of 75 Herne Hill, SE24.
What do you enjoy most about working in this market and what have been your highlights so far?I still enjoy the adrenalin rush of closing a deal – that has never changed from year one. The highlight for me was in 1965, moving to 65 Herne Hill and having a shop window to display our properties.
Describe the biggest challenges you face on a day-to-day basis.Commuting from Stanmore to Herne Hill constantly irritates me, but within the business, my biggest challenge is taking a back seat and letting my daughter Wendy
run the show, while still keeping a strong interest in what’s going on and offering advice when needed.
What advice would you give anyone considering a career in estate agency?They should be qualified in estate management or be a member of one of the recognised bodies within the business.
How difficult is the market for sellers and what advice would you give them?Providing the seller listens to the advice of the agent and puts the property on at a sensible price, a sale will take place. All too often vendors have an over-inflated opinion of the value of their property, which leads to it being unsold for a considerable time.
In your view, how does the South London market differ from other areas of London?Location, location, location is more relevant than ever before. London and the South East are not representative of the depressed market in the rest of the UK, and with the lack of quality properties for sale – both flats and houses – and the number of people unable to purchase and looking to rent, demand will only grow and prices will increase.
If you were Prime Minister for the day, what would you change or what new measures would you introduce?I would introduce legislation to reduce employment law red tape, encouraging employers to take on more proactive staff and not fear employment tribunals. I would
reduce stamp duty and ensure that all estate agents belong to a regulated body.
Where, in your view, is the best place to live south of the river and why?Dulwich Village. It has a lovely village feel and offers excellent schools, parks, and restaurants.
If you were not an estate agent, what career would you choose and why?Lawyer. I was accepted by a City law firm when I left school, but when I went to the Law Society to present my matriculation certificate, they turned me down as Latin was not one of my subjects. Nobody at Alleyn’s School had advised me that I needed Latin to become a lawyer. My father thought enough time had been spent on my education and he needed me in the family business. Who knows, I may have become another Tony Blair?
