To ensure the best poss ib le f i t between the d iverse funct ional programmes and the i r surrounding urban env i ronment , and to avo id any poss ib le d is turbing effects on the ex is t ing uses and funct ions, the 22@ Plan does not in i t ia l ly spec i fy deta i led p lanning for each par t of the ter r i tory, i t is through the der ived p lanning ins t ruments that the f ina l p ic ture o f the t ransformat ion of the d i f ferent areas is developed. In i t ia l ly the 22@ plan prov ides for s ix areas to be developed by publ ic in i t ia t ive. The 22@Barcelona corporat ion has draf ted the respect ive p lanning in c lose co l laborat ion wi th the Barce lona Ci ty Counci l Town Planning Depar tment . The s ix areas in quest ion - L lu l l Pu jades L levant , Perú-Pere IV, Audiov isual Campus, Parc Centra l , E ix L lacuna and L lu l l Pu jades Ponent - cover a tota l sur face area of 925,482 m², represent ing 47% of the tota l area to be t ransformed. The ob ject is for the s ix areas to conf igure new e lements o f urban s t ructure, thus act ing as a motor to the t ransformat ion of the d is t r ic t as a whole and enabl ing the implantat ion of act iv i t ies that wi l l p lay a s t ra teg ic ro le in estab l ish ing the new dynamics of the sector. The 22@ Plan l ikewise prov ides for the p lanning areas not inc luded in the above s ix areas to be developed by e i ther pr ivate or publ ic in i t ia t ive. To ensure that such re furb ishment meets the town p lanning, economic and soc ia l requi rements of the d i f ferent par ts o f the ter r i tory, i t prov ides for d i f ferent types of p lans: p lans cover ing one c i ty b lock, p lans cover ing p lo ts o f over 2 ,000 m², p lans for consol idated indust r ia l bu i ld ings, p lans for bu i ld ings of in terest and p lans for consol idated hous ing f ronts .
