INSTRUCTIONS AND CONDITIONS 1. Bid Submittal. Bidders must provide three (3) complete sets of all bid documents at time of

submission of bid documents. Each bid must be wholly completed in the form prescribed in the bid documents and must be submitted in a sealed envelope which shall be marked “Bid Summer of 2020 Replacement of Roofing” and include the name and address of the bidder. Sealed bids must be delivered by hand or mail and received up until 11:00 a.m. on December 14, 2021 by and at the following address: District Operations Facility, 14812 S. Eastern Avenue, Plainfield, Illinois, 60544, Attn: Paul Gonzalez, Director of Facilities.

2. Pre-Bid Meeting. All bidders are encouraged to attend a mandatory pre-bid meeting, which will

be held on December 2, 2021 at 9:00 a.m. at the District Operations Facility, 14812 S. Eastern Avenue, Plainfield, Illinois. If any changes to these bid documents and specifications result from the pre bid meeting, the changes will be delivered to the prospective bidders in advance of the bid deadline. Failure to attend this meeting may affect availability and access to the roof areas within the scope of work.

3. Late Bids. Unsigned bids or bids received after 11:00 a.m. on December 14, 2021, will not be

accepted. The method of transmittal of the bid proposal is at the bidder's risk of untimely receipt by School District 202.

4. Bid Guarantee. Each bid must be accompanied by a Bid Guarantee in the form of a bid bond,

certified check or bank draft in an amount equal to not less than ten percent (10%) of the bid and made payable to the Board of Education of Plainfield Community Consolidated School District No. 202, Will and Kendall Counties, Illinois. Checks or drafts of unsuccessful bidders will be returned as soon as practical after opening and checking the bids. If the successful bidder refuses to enter into a contact with School District 202, the amount of the Bid Bond will be forfeited to School District 202 as liquidated damages and not as a penalty.

5. Timing of Project: The Summer of 2022 ROOFING PROJECTS is to be completed by FRIDAY,

JULY 29, 2022. All work is to be coordinated with Mr. Curtis Alsip, the Assistant Director of Maintenance and Grounds (815) 693-4880. The Bidder is required to state and affirm in his Bid the number of working days he required to substantially complete the Project.

A. The contractor is to submit graphic (bar chart) construction progress schedule as

stated on the bid form. B. Construction shall start as directed by the Owner in the Notice of Award of Contract

or Letter of Intent.

C. Project coordination shall be as directed by the Owner. 6. Warranty. Bidder shall warrant the roof to be free of defects in material and workmanship for a

period of 15 years from the date of substantial completion. This warranty shall obligate the bidder to repair or replace the roof at no additional charge to School District 202.

7. Responsibility for Equipment/Materials Shipped. The contractor shall be responsible for the

equipment or supplies covered by this contract until they are delivered at the designated point, but the contractor shall bear all risk on rejected equipment and supplies after notice of rejection. Rejected equipment or supplies must be removed by and at the expense of the contractor promptly after notification of rejection.

Upon failure to do so within ten (10) days after date of notification, the District may return the rejected equipment or supplies to the contractor at his risk and expense, or dispose of them as its own property.

8. Inspections. Inspection and acceptance of supplies and materials will be made after delivery. Final

inspection shall be conclusive except as regards to latent defects, fraud, or such gross mistakes as amount to fraud. Final inspection and acceptance or rejection of the materials or supplies will be made as promptly as practicable, but failure to inspect or accept or reject materials or supplies shall not impose liability on the District for such materials or supplies as are not in accordance with the specifications. All delivered materials shall be accepted subject to inspection and physical count.

9. Inclusive of all Costs. Prices quoted shall be all inclusive of all costs including transportation, prep,

etc., F.O.B. destination. 10. Taxes. School District 202 is exempt from Illinois State sales and use taxes and Federal Excise

tax, therefore, bids should not include sales or excise tax. 11. Withdrawal. A bidder may withdraw or change a bid if written notice of the withdrawal or change

is received by School District 202 before the latest time specified for submission of bids. Any change may be made only by substitution of another bid. The successful bidder may not withdraw, cancel, or modify their proposal after the bid has been opened.

12. Award of Contract. School District 202 reserves the right to reject any and all bids or portions of

bids, and to waive informalities or irregularities in any bid, and to award the contract in the best interest of School District 202. The contract will be awarded, if at all, to the lowest responsible bidder meeting specifications as determined by School District 202. While the financial responsibility of the bidder is a significant concern, School District 202 is equally concerned with the proven ability of the bidder to satisfactorily perform his contract so that the service will be provided in accordance with proposed contract documents.

13. Bids. The signing of the Bid Submittal Form shall be construed as acceptance of all provisions

contained herein. All bids shall be submitted with each space properly completed. Any explanation or statement which the bidder wishes to make must be placed in the same envelope with the bid. Unless the bidder so indicates, it is understood that the bidder has bid in strict accordance with the specification requirements. Bidder acknowledges that any deviation from the specifications will be grounds for School District 202 to reject the bid, although School District 202 may accept the bid with the deviation if, in its sole discretion, it determines that such bidder’s bid is in School District 202’s best interest. All bids shall be deemed final, conclusive, and irrevocable. No claim for relief because of errors or omissions in the bidding will be considered, and bidders will be held strictly to the bids as submitted. When an error is made in extending total prices the unit bid price will govern. Carelessness in quoting prices, or in preparation of bid otherwise, will not relieve bidder. Erasures or changes in bids must be initialed. Should a bidder find any discrepancies in, or omissions from any of the documents, or be in doubt as to their meanings, the bidder shall submit questions in writing to Mr. Paul Gonzalez, Director of Facilities, who will issue any necessary clarifications to all prospective bidders by means of addenda. Bidders must satisfy themselves upon examination of these specifications, as to the intent of the specifications. The School District shall not accept any further questions after 3:00 p.m. on December 10, 2021. After the submission of the proposal, no complaint or claim that there was any misunderstanding in regard to items listed for bidding will be entertained from either party.

14. Addenda. Addenda in connection with the bidding of this work/supplies/equipment may be issued

by School District 202 by public posting at the Plainfield School District Richard Eldred Operations

Facility, 14812 S. Eastern Ave. Plainfield, IL 60544 and by transmission by regular mail and/or facsimile to those interested bidders who have requested notice of addenda in writing addressed to:

It is the responsibility of the bidder to determine whether addenda have been issued by the School District. Lack of knowledge of addenda will not be grounds for a bidder to withdraw a bid after the bid opening or to fail to enter into the contract after the award of the bid.

15. Qualified Bidders. Bidders must have a minimum of five years of ROOFING PROJECTS with at

least 15 completed projects of similar scope of work. T h e b i d d e r shall list three major projects for the past five years that have work similar to what this bid solicitation is requesting.

16. Financial Stability. School District 202 may require, upon request, evidence as to the financial

stability of the bidder. Upon request, the bidder shall provide the following information to School District 202 within 48 hours:

A. The name of any owner or co-owner, equity of each co-owner or corporate offices of the

entity submitting the bid, and the name, address, and business telephone number of each such person.

B. The last financial statement and balance sheet of the bidder, including a specification in

detail of all loans outstanding, or a copy of the last certified annual audit.

17. Bid to Remain Open. No bids shall be withdrawn for a period of 90 calendar days after the date of the bid opening without the consent of School District 202.

18. Investigation of Bidders. School District 202 will make such investigations as are necessary to

determine the ability of the bidder to fulfill bid requirements. The bidder shall furnish such information as may be required which will assist School District 202 in making such determination.

19. Compliance with Laws. The successful bidder shall at all times observe and comply with all laws,

ordinances, regulations and codes of the federal, state, county and other local government agencies, which may in any manner affect the performance of the contract and in particular any such laws pertaining to safety. In addition, the successful bidder shall comply with all School District 202 policies. It shall be mandatory that the successful bidder will not discriminate against members of the public, any employee or applicant for employment because of race, color, religion, sex, national origin, ancestry, age, marital status, physical or mental impairment unrelated to ability, or unfavorable discharge from military service; and further that the successful bidder will comply with all the provisions of the Illinois Human Rights Commission as required by the rules and regulations for public contracts.

20. Prevailing Wage. It shall be mandatory upon the successful bidder and upon any subcontractor thereof to pay all laborers, workmen, and mechanics employed by them not less than the general prevailing rate of wages as found by School District 202 or the Department of Labor for each craft or type of worker or mechanic needed to execute the contract and the general prevailing rate for legal holiday and overtime work as ascertained by the Illinois Department of Labor. The prevailing wage rates are revised by the Department of Labor periodically and are available on its website.

The Contractor shall comply with all provisions of the Illinois Prevailing Wage Act, 820 ILCS 130/0.01 et seq., applicable to the Work. Payment of any contractor shall not be processed without receipt of certified employee records required by 820 ILCS 130/5.

21. USDOL Apprenticeship. Bidding Contractor must be affiliated with a USDOL approved

apprenticeship training program for trades that will be used on this contract. Contractor shall include documentation with their bid:

A. Laborers B. Operators

22. Criminal Background Check. The successful bidder shall authorize School District 202 to execute

fingerprint/criminal background investigations of any employee or successful bidder regularly assigned to perform work at School District 202 and shall provide School District 202 with a list of the names and addresses of each employee who may be so assigned. Costs related to criminal background investigation of the successful bidder’s employees are the responsibility of the successful bidder.

23. Sexual Harassment Certificate. Each bid must be accompanied by a Certificate Regarding Sexual

Harassment Policy certifying that the bidder has a written sexual harassment policy as required by section 2-105 of the Illinois Human Rights Act (775 ILCS 5/2-105). The form of the Certificate Regarding Sexual Harassment Policy is included within the bid documents. No bid shall be considered responsive unless accompanied by a Certificate Regarding Sexual Harassment Policy.

24. Bid-Rigging Certificate. Bidders must certify that they are not barred from bidding on this project

as a result of a conviction for either bid-rigging or bid rotating under Article 33E of the Criminal Code of 1961. The provided certification form must be signed by a duly authorized agent of the bidding company and returned with your proposal. Failure to do so shall disqualify your bid.

25. Drug-Free Workplace Certificate. Each bid from a company with 25 or more employees must be

accompanied by a Certificate of Compliance with the Illinois Drug-Free Workplace Act certifying that the bidder shall provide a drug-free workplace for employees engaged in the performance of work under the contract and that the bidder is not barred from bidding on public contracts due to a violation of the Illinois Drug-Free Workplace Act (30 ILCS 1 et seq.). Each bid from an individual must be accompanied by the Certificate of Compliance with the Illinois Drug-Free Workplace Act certifying that the successful bidder shall not engage in the unlawful manufacture, distribution, dispensation, possession, or use of a controlled substance in the performance of the contract and that the successful bidder is not barred from bidding on public contracts due to a violation of the Illinois Drug-Free Workplace Act. The forms of the Certificate of Compliance with the Illinois Drug-Free Workplace Act are included within the bid documents. No bid shall be considered responsive unless accompanied by a signed certificate where applicable. The contract award shall be subject to suspension of payments or termination, or both, if it is determined that the bidder has made false certification or that the bidder has violated the certification by failing to carry out the requirements of the Illinois Drug-Free Workplace Act.

26. Drug and Alcohol Testing. Each bid must be accompanied by a copy of the successful bidder’s

current drug and alcohol testing procedures, which must be in strict compliance with State and Federal regulations.

27. No Assignment. The contract shall not be assigned, nor shall any part of the same be

subcontracted, without the written consent of School District 202, and in no case shall such consent relieve the successful bidder from its obligations, or change the terms of the contract.

28. Independent Contractor. The successfu l b idder shall not be held or deemed in any way to be an agent, employee, or official of the District, but rather an independent contractor furnishing services for the District.

29. Removal of Employees. School District 202 reserves the right to request that the successful bidder

remove any employee for unsatisfactory performance, appearance, behavior, or attitude.

30. Termination. School District 202 reserves the right to terminate successful bidder upon ten days written notice if in the judgment of School District 202 the successful bidder has breached any provision of the contract or failed to perform to the satisfaction of School District 202.

31. Insurance. During the term of this Agreement, the Consultant, at its sole cost and expense, and

for the benefit of the School District, shall carry and maintain the following insurance:

A. Comprehensive general liability and property damage insurance, insuring against all liability of Contractor related to this Agreement, with a minimum combined single limit of One Million Dollars ($1,000,000.00) per occurrence and Two Million Dollars ($2,000,000) general aggregate;

B. Professional Liability Insurance with limits in the per claim amount of not less than Two

Million Dollars ($2,000,000.00) and the annual aggregate of not less than Three Million Dollars ($3,000,000).

C. Automobile liability Insurance with a combined single limit of $1,000,000;

D. Worker’s Compensation: Statutory

Employer’s Liability: $1,000,000 each accident-injury; $1,000,000 each employee-disease; $1,000,000 disease-policy.

Such insurance shall evidence that coverage applies to the State of Illinois and provide a waiver of subrogation in favor of School District 202; and

E. Umbrella liability insurance with a minimum combined single limit of One Million dollars

($1,000,000.00) per occurrence and One Million Dollars ($1,000,000) general aggregate. The insurance shall include sexual abuse and molestation coverage. All insurers shall be licensed by the State of Illinois and rated A+-VII or better by A.M. Best or comparable rating service. The comprehensive general liability and property damage insurance policy shall name School District 202, its Board, Board members, employees, agents, and successors as an additional insured on a primary noncontributory basis with a waiver of subrogation in favor of School District 202. The successful bidder shall provide School District 202 with certificates of insurance and/or copies of policies reasonably acceptable to School District 202 evidencing the existence of the coverage described above, including form and deductibles, during the duration of the contract. The failure to provide acceptable insurance shall be deemed a breach of the contract entitling School District 202 to terminate the contract immediately. All policies of insurance shall provide by endorsement that no coverage may be canceled, terminated, or reduced by the insuring company without the insuring company having first given at least 30 days prior written notice to School District 202 by certified mail, return receipt requested. The successful bidder must furnish to School District 202 all required insurance, and other documents, all within seven days after signing a Contract with the Owner.

32. Indemnification. To the fullest extent permitted by law, the successful bidder shall defend, indemnify and hold harmless School District 202, the Board of Education, its members, employees, agents, officers, officials and successors from and against any and all liabilities, taxes, tax penalties, interest, losses, penalties, damages and expenses of every kind, nature and character, including costs and attorney fees, arising out of, or relating to, any and all claims, liens, damages to person (including death) or property, obligations, actions, suits, judgments, settlements, or causes of action of every kind, nature and character, in connection with or arising out of the contract and bid documents and any acts or omissions of the successful bidder or its employees or agents. The indemnities set forth herein shall survive the expiration or termination of the contract.

33. Performance Bond. The successful bidder shall furnish a Performance Bond in the amount of one

hundred percent (100%) of the Contract Sum. The bond surety must carry a BEST RATING of A. Such bond shall be in a form and with a surety acceptable to School District 202 and shall not include a limitation period shorter than provided by Illinois law. The Performance Bond shall guarantee the performance of the duties placed on the successful bidder under this Contract and its compliance with any applicable laws, and shall indemnify School District 202 and its Board members, officers, employees, and agents (the “Indemnitees”), from any liability or loss to the Indemnitees from any failure of the successful bidder to fully perform each or all of said duties.

Bidders must not have had claims or actions against a bond in the past five (5) years.

34. Permits. The successful bidder shall pay for all permits, licenses and fees and file all notices

and comply with all laws, ordinances, rules and regulations of the local government. 35. Damage to Property. In the event School District 202 ’s property or any of the surrounding areas

are destroyed or damaged as a result of the successful bidder’s work under the contract, the successful bidder shall, at successful bidder’s sole cost, restore the property or any surrounding area. Such restoration shall be to a condition at least equivalent to the condition of the affected area immediately before the destruction or damage. In addition the successful bidder shall protect School District 202 against latent defective material or workmanship and repair or replace any damages or marring occasioned in transport or delivery.

36. Subletting Contract. It is mutually understood and agreed that the Contractor shall not assign,

transfer, convey, sublet, or otherwise dispose of its contract or its right, title or interest therein, or its power to execute such contract, to any other person, firm or corporation, without the previous written consent of the District, but in no case shall such consent relieve the Contractor from its obligation, or change the terms of the Contract.

37. Subcontractors. Within 48 hours after the Bid opening, the apparent low bidder shall submit a complete list of Subcontractors and the amount of their bid. The competence and responsibility of all Subcontractors shall be considered in awarding the Contract. If Subcontractors are unknown to School District 202 or if their competence is questioned, it is understood that such Subcontractors shall file with School District 202, upon request, evidence of facilities, equipment, experience, financial and other data and references for investigation and qualification of said Subcontractors. School District 202 reserves the right to reject any Subcontractor who fails to meet aforementioned requirements, and to reject the bid of a bidder for failure to provide competent Subcontractors. After the award of the contract, the aforementioned list of subcontractors shall be modified as discussed and directed by School District 202, and shall be resubmitted.

38. Contractor’s Use of the Property. Regarding use of School District 202’s property during the project, the successful bidder shall:

A. Limit use of School District 202’s property to work in areas indicated.

B. Not disturb portions of project site beyond areas in which the work is underway. Contractor shall keep driveways parking garage, loading areas, and entrances serving premises clear and available to School District 202, its employees, and emergency vehicles at all times.

C. Not use School District 202 property for parking or storage of materials.

D. Schedule deliveries to minimize use of driveways and entrances and to minimize space and time requirements for storage of materials and equipment on-site.

E. Maintain existing building in a weathertight condition throughout construction period.

Repair damage caused by construction operations. Protect building and its occupants during construction period.

39. School District 202’s Occupancy Requirements.

A. Full Occupancy: School District 202 will occupy the site and existing adjacent building during the entire construction period. The successful bidder shall Cooperate with School District 202 during construction operations to minimize conflicts and facilitate School District 202 usage. The successful contractor shall perform the work so as not to interfere with School District 202's day-to-day operations and shall maintain existing exits, unless otherwise indicated. 1. Maintain access to existing walkways, corridors, and other adjacent occupied

or used facilities. Do not close or obstruct walkways, corridors, or other occupied or used facilities without written permission from School District 202 and authorities having jurisdiction.

2. Provide not less than 72 hours' notice to School District 202 of activities that will affect School District 202's operations.

B. School District 202 Occupancy of Completed Areas of Construction: School District 202

reserves the right to occupy and to place and install equipment in completed areas of building, before Substantial Completion, provided such occupancy does not interfere with completion of the Work. Such placement of equipment and partial occupancy shall not constitute acceptance of the total Work.

1. The successful contractor will prepare a Certificate of Substantial Completion for

each specific portion of the work to be occupied before School District 202 occupancy.

2. The successful contractor shall obtain a Certificate of Occupancy from authorities having jurisdiction before School District 202 occupancy.

3. Before partial School District 202 occupancy, mechanical and electrical systems shall be fully operational, and required tests and inspections shall be successfully completed. On occupancy, School District 202 will operate and maintain mechanical and electrical systems serving occupied portions of building.

4. On occupancy, School District 202 will assume responsibility for maintenance and custodial service for occupied portions of building.

40. Governing Law. The contract shall be governed by, construed, and enforced in accordance with

the laws of the State of Illinois without regard to conflict of law principles. Jurisdiction and venue

for all disputes hereunder shall be the Circuit Court located in Cook County, Illinois, or the federal district court for the Northern District of Illinois.

41. Bidder’s Agreement. The bidder hereby declares understanding, agreement and certification of

compliance to provide the roof services to School District 202, at the prices quoted, in accordance with all terms and conditions, requirements, and specifications of the original Bid Specifications, and any issued amendments. The bidder further agrees that the language of this document shall govern in the event of a conflict with (1) his/her bid or (2) any subsequent purchase order between the bidder and School District 202. The bidder should, as a matter of clarity and assurance, also sign and submit all amendment(s) issued by School District 202 with this bid. A written award (or Acceptance of Bid) mailed (or otherwise furnished) to the successful Bidder with the time for acceptance specified in the Invitation to Bid shall be deemed to result in a binding contract without further action by either party.

SECTION 00 20 00 INSTRUCTION TO BIDDERS

1. PROJECT

Bids are invited for: Restoration coating of the Gymnasium Barrel and the replacement of the steep-slope shingles of Lincoln Elementary School and the replacement of the steep-slope shingles of Ira Jones Middle School.

2. BID DELIVERY AND TIME DEADLINE

A. Sealed bids, mailed to Mr. Paul Gonzalez; Director of Facilities, Plainfield CCSD 202 Business Operations 14812 Eastern Ave., Plainfield, Il. 60544 no later than 1100 AM prevailing time on Tuesday, December 14th 2021 at Plainfield SD202 Operations, Maintenance and Transportation Building (aka; ‘OMT’) located at 14812 S. Eastern Avenue, Plainfield, Illinois 60544. This time constitutes the date of the Bid Opening. The ‘Bid Opening’ will occur at the OMT building meeting room at 11:00 AM.

B. Bids must be made in full accordance with these "Instructions to Bidders." Failure to

conform, shall constitute grounds for bid rejection.

3. SITE VISIT/PRE-BID MEETING A. Attendance of the Mandatory Pre-Bid Meeting at 9:00 AM, Thursday, December

2nd is mandatory for all Contractors intending to submit a Bid. The meeting will take place at the Plainfield SD202 Operations, Maintenance and Transportation Facility (aka; ‘OMT’) at 14812 S. Eastern Ave., Plainfield, IL 60544.

B. Failure to attend this meeting may affect availability and access to the roof areas within the scope of work.

4. EXAMINATION OF DOCUMENTS AND PROJECT SITE A. Before submitting a Bid, carefully examine the Construction Contract Documents

and the existing conditions and limitations of the Project, under the requirements of the Constructions Contract Documents, are included in the Bid.

B. After the Bid Opening, no allowance will be made to any Bidder for any change

in the scope and/or price of the Project due to items which would have been apparent by the Bidder's proper examination of the Documents and at the Project Site during the bidding period.

C. Should Bidders, upon examination of Documents and Site, discover any

discrepancies, omissions, or duplications in the Construction Contract Documents, they must immediately report these to the Owner in writing, no later than (5) working days prior to the date of Bid Opening.

5. PREPARATION OF BID FORM A. On the Bid Form all blank spaces must be filled in, including Alternates and

Addenda, if any are issued during the bidding period. B. All Bid amounts shall be given in both words and figures. 1. In the event of a discrepancy between the words and the figures, the

words shall govern.

C. Each Bidder must base his Bid on materials and equipment described in the

Construction Contract Documents. This will constitute the Base Bid and the Alternates, as noted.

1. The Substitution of materials other than those specified shall not be

considered in the Base Bid. D. The amount of the Base Bid and Alternates must include, but is not limited to,

the following items of cost: 1. All taxes, excises, permit fees, or other charges by Federal, State,

County, Township or Municipal Governments, unless the Owner is a tax exempt institution, See Supplementary Conditions.

2. All fees for royalties and patents.

3. All temporary facilities as specified or as otherwise required by the General Condition.

4. A Bid Bond in the amount of 10% of the Contract Sum is required. 5. A Performance Bond in the amount of 100% of the Contract Sum is

required.

E. All major Subcontractors must be listed in the Bid Form. Subcontractors listed in the Bid Form cannot be changed without the consent of the Owner.

6. BASIS OF AWARD A. The Owner reserves the right to reject any or all Bids in which an informality

exists, to waive any and all informalities in any or all Bids, to reject all Bids for any reason, and to accept any one Bid deemed most favorable to the best interest of the Owner and to accept the lowest responsible bid.

B. The successful Bidder shall be required to enter into a Contract, covering the

Entire Work of the Bid, and must furnish to the Owner all required insurance, and other documents, all within seven (7) days after signing a Contract with the Owner.

C. The successful Bidder must be a Contractor, who must perform at least two (2)

major portions of the Work with his firm's own labor forces. These two (2) portions of the Work shall be indicated in the appropriate space on the Bid Form.

1. Supervision and coordination does not constitute major Work. D. The successful Bidder must employ a full-time Superintendent, who shall be

responsible for all the Work performed at the Project Site, and who shall be on site whenever work is being performed.

E. In determining the lowest responsible Bidder, the Owner shall consider the

following: 1. The Base Bid.

2. Information which the Owner may obtain through an independent investigation.

F. Competence of Subcontractors:

1. As soon as possible after Bid opening, the Owner shall request the apparent low bidder to submit a complete list of Subcontractors and the amount of their bid. This list shall be submitted to the Owner within 48 hours.

2. The competence and responsibility of all Subcontractors shall be considered in awarding the Contract. If Subcontractors are unknown to the Owner or if their competence is questioned, it is understood that such Subcontractors shall file with the Owner, upon request, evidence of facilities, equipment, experience, financial and other data and references for investigation and qualification of said Subcontractors.

3. The Owner reserves the right to reject any Subcontractor who fails to

meet aforementioned requirements, and to reject the bid of the General Contractor for failure to provide competent Subcontractors.

4. The Contractor shall submit the signed Contact to the Owner.

5. After the Award of Contract, the aforementioned list of subcontractors

shall be modified as discussed and directed by the Owner and shall be resubmitted.

7. CHANGES AND WITHDRAWALS OF BID A. A Bidder may withdraw his Bid at any time before the deadline set for Bid

Opening, either personally or written. In such case, no Bid may be resubmitted. B. No Bid may be modified after submittal and no Bid may be withdrawn after the

Bid Opening, unless the award of the Contract is delayed for a period exceeding thirty (30) days.

8. SUBSTANTIAL COMPLETION A. The Bidder is required to state and affirm in his Bid the number of working days

he required to substantially complete the Project. 9. CONSTRUCTION PROGRESS SCHEDULE

A. The contractor is to submit graphic (bar chart) construction progress schedule as

stated on the bid form.

B. Construction shall start as directed by the Owner in the Notice of Award of

Contract or Letter of Intent.

C. Project coordination shall be as directed by the Owner.

1.5 USE OF PREMISES

A. General: Contractor shall have full use of premises for construction operations, including use of Project site, during construction period. Contractor's use of premises is limited only by Owner's right to perform work or to retain other contractors on portions of Project.

B. General: Contractor shall have limited use of premises for construction operations as indicated on Drawings by the Contract limits.

C. Use of Site: Limit use of premises to work in areas indicated. Do not disturb portions of Project site beyond areas in which the Work is underway.

1. Owner Occupancy: Allow for Owner occupancy of Project site and use by the public.

1.6 OWNER'S OCCUPANCY REQUIREMENTS

A. Full Owner Occupancy: Owner will occupy site and existing adjacent building during entire construction period. Cooperate with Owner during construction operations to minimize conflicts and facilitate Owner usage. Perform the Work so as not to interfere with Owner's day-to-day operations. Maintain existing exits, unless otherwise indicated.

1. Maintain access to existing walkways, corridors, and other adjacent occupied or used facilities. Do not close or obstruct walkways, corridors, or other occupied or used facilities without written permission from Owner and authorities having jurisdiction.

2. Provide not less than 72 hours' notice to Owner of activities that will affect Owner's operations.

B. Owner Occupancy of Completed Areas of Construction: Owner reserves the right to occupy and to place and install equipment in completed areas of building, before Substantial Completion, provided such occupancy does not interfere with completion of the Work. Such placement of equipment and partial occupancy shall not constitute acceptance of the total Work.

1. Obtain a Certificate of Occupancy from authorities having jurisdiction before Owner occupancy.

2. Before partial Owner occupancy, mechanical and electrical systems shall be fully operational, and required tests and inspections shall be successfully completed. On occupancy, Owner will operate and maintain mechanical and electrical systems serving occupied portions of building.

3. On occupancy, Owner will assume responsibility for maintenance and custodial service for occupied portions of building.

1.3 DEFINITIONS

A. Unit price is an amount proposed by bidders, stated on the Bid Form, as a price per unit of measurement for materials or services added to or deducted from the Contract Sum by appropriate modification, if estimated quantities of Work required by the Contract Documents are increased or decreased.

1.4 PROCEDURES

A. Unit prices include all necessary material, plus cost for delivery, installation, insurance, applicable taxes, overhead and profit.

B. Measurement and Payment: Refer to individual Specification Sections for work that requires establishment of unit prices. Methods of measurement and payment for unit prices are specified in those Sections.

2.1 WOOD PRODUCTS, GENERAL

A. Lumber: DOC PS 20 and applicable rules of lumber grading agencies certified by the American Lumber Standards Committee Board of Review.

1. Factory mark each piece of lumber with grade stamp of grading agency. 2. Where nominal sizes are indicated, provide actual sizes required by DOC PS 20 for

moisture content specified. Where actual sizes are indicated, they are minimum dressed sizes for dry lumber.

B. Wood Structural Panels:

2.2 WOOD-PRESERVATIVE-TREATED MATERIALS

A. Preservative Treatment by Pressure Process: AWPA C2 (lumber) and AWPA C9 (plywood), except that lumber that is not in contact with the ground and is continuously protected from liquid water may be treated according to AWPA C31 with inorganic boron (SBX).

1. Preservative Chemicals: Acceptable to authorities.

B. Kiln-dry material after treatment to a maximum moisture content of 19 percent for lumber and 15 percent for plywood. Do not use material that is warped or does not comply with requirements for untreated material.

C. Mark each treated item with the treatment quality mark of an inspection agency approved by the American Lumber Standards Committee Board of Review.

D. Application: Treat items indicated on Drawings, and the following:

1. Wood cants, nailers, curbs, equipment support bases, blocking, stripping, and similar members in connection with roofing and flashing.

2. Wood framing members less than 18 inches (460 mm) above grade.

2.3 DIMENSION LUMBER

A. General: Provide dimension lumber of grades indicated according to the American Lumber Standards Committee National Grading Rule provisions of the grading agency indicated.

2.6 FASTENERS

A. General: Provide fasteners of size and type indicated that comply with requirements specified in this Article for material and manufacture.

B. Nails, Wire, Brads, and Staples: FS FF-N-105.

C. Power-Driven Fasteners: CABO NER-272.

PART 3 - EXECUTION

3.1 INSTALLATION, GENERAL

A. Discard units of material with defects that impair quality of carpentry and that are too small to use with minimum number of joints or optimum joint arrangement.

B. Set carpentry to required levels and lines, with members plumb, true to line, cut, and fitted. Fit carpentry to other construction; scribe and cope as needed for accurate fit. Locate nailers, blocking, and similar supports to comply with requirements for attaching other construction.

C. Securely attach carpentry work as indicated and according to applicable codes and recognized standards.

D. Use fasteners of appropriate type and length. Predrill members when necessary to avoid splitting wood.

3.2 WOOD BLOCKING, AND NAILER INSTALLATION

A. Install where indicated and where required for attaching other work and to accommodate increased insulation elevation. Form to shapes indicated and cut as required for true line and level of attached work. Coordinate locations with other work involved.

B. Attach items to substrates to support applied loading. Recess bolts and nuts flush with surfaces, unless otherwise indicated.

3.3 PANEL PRODUCT INSTALLATION

A. Wood Structural Panels: Comply with applicable recommendations contained in APA Form No. E30K, "APA Design/Construction Guide: Residential & Commercial," for types of structural-use panels and applications indicated.

PART 1 - GENERAL

1.2 SUMMARY

A. This Section includes the following: 1. Scope of Work:

2. Roof re-coating preparation including roof patching and cleaning preparation for coating. 3. Rehabilitation or replacement of base flashings. 4. Application of fluid-applied roof membrane and flashings over existing built-up asphalt

roofing.

B. Related Requirements: 1. Division 00 Document “Available Information,” including the following pre-construction test

1.3 MATERIALS OWNERSHIP

A. Demolished materials shall become Contractor's property and shall be removed from Project site.

1.4 DEFINITIONS

A. Roofing Terminology: Refer to ASTM D 1079 and glossary in NRCA's "The NRCA Roofing Manual" for definition of terms related to roofing work in this Section.

B. Existing Roofing System: Built-up asphalt roofing, and components and accessories between deck and roofing membrane.

C. Roofing Re-Coating Preparation: Existing roofing that is to remain and be prepared to accept restorative coating application.

D. Patching: Removal of a portion of existing membrane roofing system from deck or removal of selected components and accessories from existing membrane roofing system and replacement with similar materials.

E. Remove: Detach items from existing construction and legally dispose of them off-site unless indicated to be removed and reinstalled.

1.5 PERFORMANCE REQUIREMENTS

A. General: Provide recoated roofing membrane and base flashings that remain watertight; do not permit the passage of water; and resist specified uplift pressures, thermally induced movement, and exposure to weather without failure. 1. Accelerated Weathering: Roofing system shall withstand 2000 hours of exposure when

tested according to ASTM G 152, ASTM G 154, or ASTM G 155.

B. Material Compatibility: Provide roofing materials that are compatible with one another under conditions of service and application required, as demonstrated by roofing manufacturer based on testing and field experience.

C. Flashings: Comply with requirements of Division 07 Sections “Sheet Metal Flashing and Trim”. Provide perimeter flashings that comply with requirements and recommendations.

1.6 ACTION SUBMITTALS

A. Product Data: For each type of product specified.

B. Inspection Reports: Daily reports of Roofing Inspector. Include weather conditions, description of work performed, tests performed, defective work observed, and corrective actions required and carried out.

1.7 QUALITY ASSURANCE

A. Installer Qualifications: An employer of workers trained and certified by manufacturer, including a full-time on-site supervisor with a minimum of five years experience installing products comparable to those specified, able to communicate verbally with Contractor, Architect, and employees, and the following: 1. Qualified by the manufacturer to install manufacturer's product and furnish warranty of type

specified. 2. Licensed to perform asbestos abatement work in Project jurisdiction.

B. Manufacturer Qualifications: Approved manufacturer listed in this Section with minimum five years experience in manufacture of specified products in successful use in similar applications. 1. Approval of Other Manufacturers and Comparable Products: Submit the following in

accordance with project substitution requirements, within time allowed for substitution review: a. Product data, including certified independent test data indicating compliance with

C. Roofing Inspector Qualifications: A technical representative of manufacturer not engaged in the sale of products and experienced in the installation and maintenance of the specified roofing system, qualified to perform roofing observation and inspection specified in Field Quality Control Article, to determine Installer’s compliance with the requirements of this Project, and approved by the manufacturer to issue warranty certification. The Roofing Inspector shall be one of the following: 1. An authorized full-time technical employee of the manufacturer.

D. Roofing Rehabilitation Preinstallation Conference: Conduct conference at Project site to comply with requirements in Division 01 Section "Project Management and Coordination." Review methods and procedures related to roofing system.

1. Meet with Owner; roofing re-coating materials manufacturer's representative; roofing re-coating Installer including project manager and foreman; and installers whose work interfaces with or affects re-coating including installers of roof accessories and roof-mounted equipment requiring removal and replacement as part of the Work.

2. Review methods and procedures related to re-coating preparation, including membrane roofing system manufacturer's written instructions.

3. Review temporary protection requirements for existing roofing system that is to remain, during and after installation.

4. Review roof drainage during each stage of re-coating and review roof drain plugging and plug removal procedures.

5. Review and finalize construction schedule, and verify availability of materials, Installer's personnel, equipment, and facilities needed to make progress and avoid delays.

6. Review base flashings, special roofing details, drainage, penetrations, equipment curbs, and condition of other construction that will affect re-coating.

7. Review HVAC shutdown and sealing of air intakes. 8. Review governing regulations and requirements for insurance and certificates if applicable. 9. Review existing conditions that may require notification of Owner before proceeding.

1.8 PROJECT CONDITIONS

A. Owner will occupy portions of building immediately below re-coating area. Conduct re-coating so Owner's operations will not be disrupted. Provide Owner with not less than 72 hours' notice of activities that may affect Owner's operations.

B. Protect building to be rehabilitated, adjacent buildings, walkways, site improvements, exterior plantings, and landscaping from damage or soiling from rehabilitation operations.

C. Maintain access to existing walkways, corridors, and other adjacent occupied or used facilities.

D. Weather Limitations: Proceed with rehabilitation work only when existing and forecasted weather conditions permit Work to proceed without water entering into existing roofing system or building. 1. Store all materials prior to application at temperatures between 60 and 90 deg. F. 2. Apply coatings within range of ambient and substrate temperatures recommended by

manufacturer. Do not apply materials when air temperature is below 50 or above 110 deg. F.

3. Do not apply roofing in snow, rain, fog, or mist.

E. Hazardous Materials: It is not expected that hazardous materials such as asbestos-containing materials will be encountered in the Work. 1. If materials suspected of containing hazardous materials are encountered, do not disturb;

immediately notify Owner. Hazardous materials will be removed by Owner under a separate contract.

1.9 WARRANTY

A. Special Warranty for Roof Rehabilitation: Written warranty in which Manufacturer agrees to repair roof rehabilitation installations that fail in materials or workmanship within specified warranty period. 1. Failures include, but are not limited to, the following:

a. Membrane failures including rupturing, cracking, or puncturing. b. Deterioration of membranes, coatings, metals, metal finishes, and other associated

materials beyond normal weathering. 2. Limit of Warranty Coverage for Repair of Roof Rehabilitation: Not to exceed original

purchase price of manufacturer's recoating materials, except that manufacturer may elect to apply the limit amount toward the following:

a. Purchase of a new replacement roof within the first 5 years following completion of rehabilitation work.

3. Qualified Installer Requirement: Installer must meet requirements of Quality Assurance Article.

4. Installation Inspection Requirement: By Roofing Inspector in accordance with requirements of Part 3 Field Quality Control Article.

5. Manufacturer Inspection and Preventive Maintenance Requirement: By manufacturer's technical representative, to report maintenance responsibilities to Owner necessary for preservation of Owner's warranty rights. The cost of manufacturer's annual inspections and preventive maintenance is included in the Contract Sum. Inspections to occur in Year 2 and 5 following completion.

6. Warranty Period: 20 years from date of completion of rehabilitation work.

PART 2 - PRODUCTS

2.1 MANUFACTURERS

A. Basis-of-Design Manufacturer/Product: The roof system specified in this Section is based upon products of Tremco, Inc., Beachwood, OH, (800) 562-2728, named in other Part 2 articles.

2.2 MATERIALS

A. General: Re-coating materials recommended by roofing system manufacturer for intended use and compatible with components of existing membrane roofing system.

B. Temporary Roofing Materials: Selection of materials and design of temporary roofing is responsibility of Contractor.

C. Infill Materials: Where required to replace test cores and to patch existing roofing, use infill materials matching existing membrane roofing system materials, unless otherwise indicated.

2.3 FLUID-APPLIED ROOFING MEMBRANE

A. Polyurethane Elastomeric Fluid-Applied System: ASTM D 7311, elastomeric, two-coat single-component moisture triggered polyurethane fluid-applied roofing formulated for application to existing built-up roofing, with the following minimum physical properties: 1. Polymer Modified, Water Based Primer:

a. Basis of Design Product: Tremco, AlphaGuard WB Primer. 2. Aliphatic Urethane 2-part Base Coat:

a. Basis of Design Product: Tremco, AlphaGuard Bio Base Coat. 3. Aliphatic Urethane 2-part Top Coat: UV-stabilized, chemical-resistant top coat:

a. Basis of Design Product: Tremco, AlphaGuard Bio Top Coat. b. Color: White, with Solar Reflectance Index meeting performance requirements.

B. Polyester Reinforcement: Medium to fine fiber, rapid wetting chopped strand glass mat for fluid-applied membrane and flashing. 1. Basis of Design Product: Tremco, Permafab Polyester Reinforcing.

2.4 AUXILIARY ROOFING COATING MATERIALS

A. General: Auxiliary materials recommended by roofing system manufacturer for intended use and compatible with existing roofing system and fluid-applied roofing system.

B. Metal Surface Primer: Single-component, water based primer to promote adhesion of base coat to metal surfaces.

PART 3 - EXECUTION

3.1 EXAMINATION

A. Examine existing roofing substrates, with Installer present, for compliance with requirements and for other conditions affecting application and performance of roof coatings. 1. For the record, prepare written report, endorsed by Installer, listing conditions detrimental

to performance. 2. Verify compatibility of approved re-coating system with and suitability of substrates. 3. Verify that substrates are visibly dry and free of moisture. 4. Verify that roofing membrane surfaces have adequately aged to enable proper bond with

re-coating system base coat. 5. Verify that existing roofing membrane is free of blisters, splits, open laps, indications of

shrinkage, and puncture damage or other indications of impending roof system failure. 6. Application of fluid-applied re-coating membrane indicates acceptance of surfaces and

conditions. 7. Identify air intake portals, louvers, etc. in equipment and surrounding structure. Coordinate

shut-down and/or temporary covering with Owner on a daily basis.

3.2 PREPARATION

A. Protect existing roofing system that is indicated not to be rehabilitated, and adjacent portions of building and building equipment. 1. Comply with warranty requirements of existing roof membrane manufacturer. 2. Mask surfaces to be protected. Seal joints subject to infiltration by coating materials.

Provide, install and remove acceptable temporary covering or diversion apparatus to prevent odors from entering interior.

3. Limit traffic and material storage to areas of existing roofing membrane that have been protected.

4. Maintain temporary protection and leave in place until replacement roofing has been completed.

B. Shut down air intake equipment in the vicinity of the Work in coordination with the Owner. Cover air intake louvers before proceeding with re-coating work that could affect indoor air quality or activate smoke detectors in the ductwork. 1. Verify that rooftop utilities and service piping affected by the Work have been shut off before

commencing Work.

C. Maintain roof drains in functioning condition to ensure roof drainage at end of each workday. Prevent debris from entering or blocking roof drains and conductors. Use roof-drain plugs specifically designed for this purpose. Remove roof-drain plugs at end of each workday, when no work is taking place, or when rain is forecast. 1. Do not permit water to enter into or under existing membrane roofing system components

that are to remain.

3.3 WET AREA REPAIR

A. Removal of designated wet insulation identified by infrared analysis.

1. Cut-out and dispose of anomalies down to mechanically attached base sheet, or structural tectum deck.

2. Install new insulation fill, matching existing type and thickness. Adhere with Low Rise Foam.

3. Fully adhered new EPDM single ply matching mill thickness. Extend 1’ onto primed and prepared existing roof membrane.

4. Install 6” wide seam around perimeter tie-in.

3.4 ROOFING RE-COATING PREPARATION

A. Membrane Surface Preparation: 1. Remove blisters, ridges, buckles, wrinkles and other substrate irregularities from existing

roofing membrane that would inhibit application of uniform, waterproof coating. 2. Repair membrane at locations where irregularities have been removed. 3. Broom and blow clean, existing substrate. 4. Clean substrate of contaminants such as dirt, debris, oil, and grease that can affect

adhesion of coating by power washing at minimum 2,000 psi. Allow to dry thoroughly. 5. Inspect prepared surface with manufacturers representative prior to application of

restoration coatings. 6. Verify that existing substrate is dry before proceeding with application of coating. Spot

check substrates with an electrical capacitance moisture-detection meter. 7. Apply manufacturers polymer modified, water based primer at 225 sqft/gal. ± 10%. 8. Verify adhesion of new products.

3.5 FLASHING REPAIR

A. Repair flashings, gravel stops, copings, and other roof-related sheet metal and trim elements. Reseal joints, replace loose or missing fasteners, and replace components where required to leave in a watertight condition.

B. Roof Drains: Remove drain strainer and clamping ring. Grind metal surfaces down to clean, bare, metal. Application of coating to clamping ring not necessary.

C. Prime metal surfaces with manufacturers recommended primer.

3.6 FLUID-APPLIED MEMBRANE APPLICATION

A. Mixing: Both the Base Coat and Top Coat are 2-part products requiring mixing with heavy duty drill and ‘Jiffy Mixer’ attachment. Mixing time is approximately 4 minutes per kit, follow manufacturers specific mixing requirements. Pot-life is 20-25 minutes at 77 deg F/50% RH. Increased temperatures significantly reduce expected pot-life.

B. Base Coat: Apply base coat to flashing surfaces in accordance with manufacturer's written instructions. Back roll to achieve minimum wet mil coating thickness of 48 mils; verify thickness of base coat as work progresses. 1. Apply base coat on prepared and primed surfaces and spread coating evenly at a rate of

3 gal./square (48 wet mils). 2. Embed fiberglass reinforcement into wet base coat. Lap adjacent flashing pieces of

fiberglass minimum 3 inches along edges and 6 inches at end laps. 3. Roll surface of fiberglass reinforcing to completely embed and saturate fabric. Leave

finished base coat with fabric free of pin holes, voids, or openings. 4. Allow base coat to cure prior to application of top coat. 5. Following curing of base coat and prior to application of top coat, sand raised or exposed

edges of fiberglass reinforcement. Cut away any protruding fabric wrinkles, ends, edges.

C. Fluid-Applied Flashing Application: Complete base coat and fiberglass reinforcement at parapets, curbs, penetrations, and drains prior to application of field of fluid-applied membrane. 1. Extend coating minimum of 8 inches up vertical surfaces and 4 inches onto horizontal

surfaces. 2. Roof Drains: Install base coat onto surrounding membrane surface and metal drain bowl

flange. Install target piece of fiberglass reinforcement immediately into wet base coat and roll to fully embed and saturate fabric. Reinstall clamping ring and strainer following application of top coat. Replace broken drain ring clamping bolts. Re-tap/replace any missing or broken bolts/ladder clamps. Four working bolt/ladder clamps required.

D. Top Coat: Apply top coat uniformly in a complete installation to field of roof and flashings. 1. Prime base coat prior to application of top coat if top coat is not applied within 72 hours of

the base coat application, using manufacturer's recommended primer. 2. Apply top coat to flashings extending coating up vertical surfaces and out onto horizontal

surfaces 4 inches. Install top coat over field base coat and spread coating evenly at a rate of 2 gal./square (32 wet mils).

3. Avoid foot traffic on new fluid-applied membrane for a minimum of 24 hours.

3.7 WALKWAYS

A. Over areas designated on drawing, in a 3’ wide path, apply 20-40 mesh silica at 15 lbf/square and back-roll into fresh application of top coat. Vacuum loose excess granules after cure. 1. Mask walkway location on roof surface with masking tape. 2. Prime first top coat prior to application of walkway top coat if walkway top coat is not applied

within 72 hours of the first top coat application, using manufacturer's recommended primer. 3. Back roll to achieve wet mil thickness of 20 mils unless otherwise recommended by

manufacturer. 4. Broadcast 20 to 30 lbs. per 100 sq. ft. of Slip-Resistant Top Coat Aggregate in wet top

coat. 5. Back roll sand and top coat creating even dispersal of sand. Remove masking immediately.

3.8 FIELD QUALITY CONTROL

A. Roof Inspection: Contractor shall engage roofing system manufacturer's technical personnel to inspect roofing installation , and submit report to the Architect. Notify Architect or Owner 48 hours in advance of dates and times of inspections. Inspect work as follows: 1. Upon completion of preparation of first component of work, prior to application of re-coating

materials. 2. Following application of re-coating to flashings and application of base coat to field of roof. 3. Upon completion of re-coating but prior to re-installation of other roofing components.

B. Repair fluid-applied membrane where test inspections indicate that they do not comply with specified requirements. Sand any exposed reinforcing, re-prime and reapply Top Coat.

3.9 PROTECTING AND CLEANING

A. Protect roofing system from damage and wear during remainder of construction period.

B. Correct deficiencies in or remove coating that does not comply with requirements, repair substrates, and reapply coating.

C. Clean overspray and spillage from adjacent construction using cleaning agents and procedures recommended by manufacturer of affected construction.

1.5 QUALITY ASSURANCE

A. Installer Qualifications: Manufacturer's authorized representative who is trained and approved for installation of units required for this Project.

B. Fire-Resistance Characteristics: Where indicated, provide asphalt shingles identical to those of assemblies tested for fire resistance per test method below by UL or another testing and inspecting agency acceptable to authorities having jurisdiction. Identify products with appropriate markings of applicable testing agency.

1. Exterior Fire-Test Exposure: Class A; ASTM E 108 or UL 790, for application and roof slopes indicated.

C. Pre-installation Conference: Conduct conference at Project site.

1.6 DELIVERY, STORAGE, AND HANDLING

A. Store roofing materials in a dry, well-ventilated, weathertight location according to asphalt shingle manufacturer's written instructions. Store underlayment rolls on end on pallets or other raised surfaces. Do not double stack rolls.

1. Handle, store, and place roofing materials in a manner to avoid significant or permanent damage to roof deck or structural supporting members.

B. Protect unused underlayment from weather, sunlight, and moisture when left overnight or when roofing work is not in progress.

1.7 PROJECT CONDITIONS

A. Environmental Limitations: Do not deliver or install asphalt shingles until spaces are enclosed and weathertight, wet work in spaces is complete and dry, and temporary HVAC system is operating and maintaining ambient temperature and humidity conditions at occupancy levels during the remainder of the construction period.

1. Install self-adhering sheet underlayment within the range of ambient and substrate temperatures recommended by manufacturer.

1.8 WARRANTY

A. Special Warranty: Standard form in which manufacturer agrees to repair or replace asphalt shingles that fail in materials or workmanship within specified warranty period.

1. Failures include, but are not limited to, the following:

a. Manufacturing defects. b. Structural failures including failure of asphalt shingles to self-seal after a reasonable

time.

2. Material Warranty Period: 40 years from date of Substantial Completion, prorated, with first five years nonprorated.

3. Wind-Speed Warranty Period: Asphalt shingles will resist blow-off or damage caused by wind speeds up to 110 mph (33 m/s) for 10 years from date of Substantial Completion.

4. Algae-Discoloration Warranty Period: Asphalt shingles will not discolor 10 years from date of Substantial Completion.

B. Special Project Warranty: Roofing Installer's Warranty, or warranty form at end of this Section, signed by roofing Installer, covering the Work of this Section, in which roofing Installer agrees to repair or replace components of asphalt shingle roofing that fail in materials or workmanship within specified warranty period.

1. Warranty Period: Five years from date of Substantial Completion.

1.9 EXTRA MATERIALS

A. Furnish extra materials that match products installed and that are packaged with protective covering for storage and identified with labels describing contents.

1. Asphalt Shingles: 100 sq. ft (9.3 sq. m) of each type, in unbroken bundles.

PART 2 - PRODUCTS

2.1 GLASS-FIBER-REINFORCED ASPHALT SHINGLES

A. Laminated-Strip Asphalt Shingles: ASTM D 3462, laminated, multi-ply overlay construction, glass-fiber reinforced, mineral-granule surfaced, and self-sealing.

2.2 UNDERLAYMENT MATERIALS

A. Base Sheet Underlayment: ASTM D 4601-98, Type II, trilaminate reinforced coated ply sheet.

B. Self-Adhering Sheet Underlayment: ASTM D 6163, Type I, Grade S, 80 mil thick sheet; glass-fiber-mat-reinforced, SBS-modified asphalt underlayment, with release film backing; cold applied. 1. Basis-of-Design Product: Subject to compliance with requirements, provide or comparable

product by one of the following:

2.3 RIDGE VENTS

A. Rigid Ridge Vent: Manufacturer's standard, rigid section high-density polypropylene or other UV-stabilized plastic ridge vent with external deflector baffles; for use under ridge shingles.

1. Manufacturers: Subject to compliance with requirements, provide products by one of the following:

a. Air Vent, Inc.; a Gibraltar Industries company. b. GAF Materials Corporation. c. Certain Teed Corporation. d. Owens Corning.

2.4 ACCESSORIES

A. Asphalt Roofing Cement: ASTM D 4586, Type II, asbestos free.

B. Roofing Nails: ASTM A 153; Hot-dip galvanized-steel wire shingle nails, minimum 0.120-inch- (3-mm-) diameter, ring shank, sharp-pointed, with a minimum 3/8-inch- (9.5-mm-) diameter flat head and of sufficient length to penetrate 3/4 inch (19 mm) into solid wood decking or extend at least 1/8 inch (3 mm) through OSB or plywood sheathing.

1. Where nails are in contact with metal flashing, use nails made from same metal as flashing.

C. Felt Underlayment Nails: Aluminum, stainless-steel, or hot-dip galvanized-steel wire with low-profile capped heads or disc caps, 1-inch (25-mm) minimum diameter.

2.5 METAL FLASHING AND TRIM

A. General: Comply with requirements in Division 7 Section "Sheet Metal Flashing and Trim."

1. Sheet Metal: Zinc-tin alloy-coated steel.

B. Fabricate sheet metal flashing and trim to comply with recommendations in SMACNA's "Architectural Sheet Metal Manual" that apply to design, dimensions, metal, and other characteristics of the item.

1. Step Flashings: Fabricate with a headlap of 2 inches (50 mm) and a minimum extension of 4 inches (100 mm) over the underlying asphalt shingle and up the vertical surface.

2. Drip Edges: Fabricate in lengths not exceeding 10 feet (3 m) with 2-inch (50-mm) roof-deck flange and 1-1/2-inch (38-mm) fascia flange with 3/8-inch (9.6-mm) drip at lower edge.

C. Vent Pipe Flashings: ASTM B 749, Type L51121, at least 1/16 inch (1.6 mm) thick. Provide lead sleeve sized to slip over and turn down into pipe, soldered to skirt at slope of roof, and extending at least 4 inches (100 mm) from pipe onto roof.

PART 3 - EXECUTION

3.1 EXAMINATION

A. Examine substrates, areas, and conditions, with Installer present, for compliance with requirements for installation tolerances and other conditions affecting performance of the Work.

1. Examine roof sheathing to verify that sheathing joints are supported by framing and blocking or metal clips and that installation is within flatness tolerances.

2. Verify that substrate is sound, dry, smooth, clean, sloped for drainage, and completely anchored; and that provision has been made for flashings and penetrations through asphalt shingles.

3. On OMT Steep-slope Entry roof replacement, replace all plywood/OSB substrate.

B. Prepare written report, endorsed by Installer, listing conditions detrimental to performance of the Work.

C. Proceed with installation only after unsatisfactory conditions have been corrected.

3.2 UNDERLAYMENT INSTALLATION

A. General: Comply with underlayment manufacturer's written installation instructions applicable to products and applications indicated unless more stringent requirements apply.

B. Single-Layer Felt Underlayment: Install on roof deck parallel with and starting at the eaves. Lap sides a minimum of 2 inches (50 mm) over underlying course. Lap ends a minimum of 4 inches (100 mm). Stagger end laps between succeeding courses at least 72 inches (1830 mm). Fasten with roofing nails.

1. Install high-strength underlayment on roof deck not covered by self-adhering sheet underlayment. Lap sides of felt over self-adhering sheet underlayment not less than 3 inches (75 mm) in direction to shed water. Lap ends of felt not less than 6 inches (150 mm) over self-adhering sheet underlayment.

2. Install fasteners at no more than 36 inch (900 mm) o.c.

C. Self-Adhering Sheet Underlayment: Install, wrinkle free, on roof deck. Comply with low-temperature installation restrictions of underlayment manufacturer if applicable. Install at locations indicated, lapped in direction to shed water. Lap sides not less than 3-1/2 inches (89 mm). Lap ends not less than 6 inches (150 mm) staggered 24 inches (600 mm) between courses. Roll laps with roller. Cover underlayment within seven days.

1. Prime concrete and masonry surfaces to receive self-adhering sheet underlayment. 2. Nominal thicknesses allow for lapped edges. Do not butt edges to achieve width

dimensions. 3. Eaves: Extend from edges of eaves 36 inches beyond interior face of exterior wall. 4. Rakes: Extend from edges of rake 36 inches beyond interior face of exterior wall, but no

3.3 METAL FLASHING INSTALLATION

A. General: Install metal flashings and other sheet metal to comply with requirements in Division 7 Section "Sheet Metal Flashing and Trim."

1. Install metal flashings according to recommendations in ARMA's "Residential Asphalt Roofing Manual" and asphalt shingle recommendations in NRCA's "The NRCA Roofing and Waterproofing Manual."

B. Apron Flashings: Extend lower flange over and beyond each side of downslope asphalt shingles and up the vertical surface.

C. Step Flashings: Install with a headlap of 2 inches (50 mm) and extend over the underlying asphalt shingle and up the vertical surface. Fasten to roof deck only.

D. Open-Valley Flashings: Install centered in valleys, lapping ends at least 8 inches (200 mm) in direction to shed water. Fasten upper end of each length to roof deck beneath overlap.

1. Secure hemmed flange edges into metal cleats spaced 12 inches (300 mm) apart and fastened to roof deck.

2. Adhere 9-inch- (225-mm-) wide strip of self-adhering sheet to metal flanges and to self-adhering sheet underlayment.

E. Rake Drip Edges: Install rake drip edge flashings over underlayment and fasten to roof deck.

F. Pipe Flashings: Form flashing around pipe penetrations and asphalt shingles. Fasten and seal to asphalt shingles as recommended by manufacturer.

G. Expansion Joints: Replace to match existing.

3.4 ASPHALT SHINGLE INSTALLATION

A. General: Install asphalt shingles according to manufacturer's written instructions, recommendations in ARMA's "Residential Asphalt Roofing Manual," and asphalt shingle recommendations in NRCA's "The NRCA Roofing and Waterproofing Manual."

B. Install starter strip along lowest roof edge, consisting of an asphalt shingle strip with tabs removed with self-sealing strip face up at roof edge.

1. Extend asphalt shingles 3/4 inch (19 mm) over fasciae at eaves and rakes. 2. Install starter strip along rake edge.

C. Install first and remaining courses of asphalt shingles stair-stepping diagonally across roof deck with manufacturer's recommended offset pattern at succeeding courses, maintaining uniform exposure.

D. Fasten asphalt shingle strips with a minimum of six roofing nails located according to manufacturer's written instructions.

2. Where roof slope is less than 4:12, seal asphalt shingles with asphalt roofing cement spots. 3. When ambient temperature during installation is below 50 deg F (10 deg C), seal asphalt

shingles with asphalt roofing cement spots.

E. Open Valleys: Cut and fit asphalt shingles at open valleys, trimming upper concealed corners of shingle strips. Maintain uniform width of exposed open valley from highest to lowest point. 1. Set valley edge of asphalt shingles in a 3” inch wide bed of asphalt roofing cement. 2. Do not nail asphalt shingles to metal open-valley flashings.

F. Ridge Vents: Install continuous ridge vents over asphalt shingles according to manufacturer's written instructions. Fasten with roofing nails of sufficient length to penetrate sheathing.

G. Ridge and Hip Cap Shingles: Maintain same exposure of cap shingles as roofing shingle exposure. Lap cap shingles at ridges to shed water away from direction of prevailing winds. Fasten with roofing nails of sufficient length to penetrate sheathing.

1. Fasten ridge cap asphalt shingles to cover ridge vent without obstructing airflow.

3.5 ROOFING INSTALLER'S WARRANTY

A. AND WHEREAS Roofing Installer has contracted (either directly with Owner or indirectly as a subcontractor) to warrant said work against leaks and faulty or defective materials and workmanship for designated Warranty Period,

B. NOW THEREFORE Roofing Installer hereby warrants, subject to terms and conditions herein set forth, that during Warranty Period he will, at his own cost and expense, make or cause to be made such repairs to or replacements of said work as are necessary to correct faulty and defective work and as are necessary to maintain said work in a watertight condition.

C. This Warranty is made subject to the following terms and conditions:

1. Specifically excluded from this Warranty are damages to work and other parts of the building, and to building contents, caused by:

a. Lightning; b. Peak gust wind speed 110 mph (m/sec); c. Fire; d. Failure of roofing system substrate, including cracking, settlement, excessive

deflection, deterioration, and decomposition; e. Faulty construction of parapet walls, copings, chimneys, skylights, vents, equipment

supports, and other edge conditions and penetrations of the work; f. Vapor condensation on bottom of roofing; and g. Activity on roofing by others, including construction contractors, maintenance

personnel, other persons, and animals, whether authorized or unauthorized by Owner.

2. When work has been damaged by any of foregoing causes, Warranty shall be null and void until such damage has been repaired by Roofing Installer and until cost and expense thereof have been paid by Owner or by another responsible party so designated.

3. Roofing Installer is responsible for damage to work covered by this Warranty but is not liable for consequential damages to building or building contents resulting from leaks or faults or defects of work.

4. During Warranty Period, if Owner allows alteration of work by anyone other than Roofing Installer, including cutting, patching, and maintenance in connection with penetrations, attachment of other work, and positioning of anything on roof, this Warranty shall become null and void on date of said alterations, but only to the extent said alterations affect work covered by this Warranty. If Owner engages Roofing Installer to perform said alterations, Warranty shall not become null and void unless Roofing Installer, before starting said work, shall have notified Owner in writing, showing reasonable cause for claim, that said alterations would likely damage or deteriorate work, thereby reasonably justifying a limitation or termination of this Warranty.

5. During Warranty Period, if original use of roof is changed and it becomes used for, but was not originally specified for, a promenade, work deck, spray-cooled surface, flooded basin, or other use or service more severe than originally specified, this Warranty shall become null and void on date of said change, but only to the extent said change affects work covered by this Warranty.

6. Owner shall promptly notify Roofing Installer of observed, known, or suspected leaks, defects, or deterioration and shall afford reasonable opportunity for Roofing Installer to inspect work and to examine evidence of such leaks, defects, or deterioration.

7. This Warranty is recognized to be the only warranty of Roofing Installer on said work and shall not operate to restrict or cut off Owner from other remedies and resources lawfully available to Owner in cases of roofing failure. Specifically, this Warranty shall not operate to relieve Roofing Installer of responsibility for performance of original work according to requirements of the Contract Documents, regardless of whether Contract was a contract directly with Owner or a subcontract with Owner's General Contractor.

1.3 MATERIALS OWNERSHIP

A. Except for items or materials indicated to be reused, reinstalled, or otherwise indicated to remain Owner's property, demolished materials shall become Contractor's property and shall be removed from Project site.

1.4 DEFINITIONS

A. Roofing Terminology: Refer to ASTM D 1079 and glossary in NRCA's "The NRCA Roofing and Waterproofing Manual" for definition of terms related to roofing work in this Section.

1.5 SUBMITTALS

A. Product Data: For each type of product indicated.

B. Temporary Roofing: Include Product Data and description of temporary roofing system. If temporary roof will remain in place, submit surface preparation requirements needed to receive permanent roof, and submit a letter from roofing membrane manufacturer stating acceptance of the temporary membrane and that its inclusion will not adversely affect the roofing system's resistance to fire and wind.

C. Fastener pull-out test report.

D. Photographs or Videotape: Show existing conditions of adjoining construction and site improvements, including exterior and interior finish surfaces, that might be misconstrued as having been damaged by reroofing operations. Submit before Work begins.

E. Landfill Records: Indicate receipt and acceptance of hazardous wastes, such as asbestos-containing material, by a landfill facility licensed to accept hazardous wastes.

1.6 QUALITY ASSURANCE

A. Installer Qualifications: Installer of new membrane roofing system approved by warrantor of existing roofing system to work on existing roofing.

B. Regulatory Requirements: Comply with governing EPA notification regulations before beginning membrane roofing removal. Comply with hauling and disposal regulations of authorities having jurisdiction.

C. Reroofing Conference: Conduct conference at Project site.

1. Meet with Owner; Architect; Owner's insurer if applicable; testing and inspecting agency representative; roofing system manufacturer's representative; deck Installer; roofing Installer including project manager, superintendent, and foreman; and installers whose work interfaces with or affects reroofing including installers of roof accessories and roof-mounted equipment.

2. Review methods and procedures related to roofing system tear-off and replacement including, but not limited to, the following:

a. Reroofing preparation, including membrane roofing system manufacturer's written instructions.

b. Temporary protection requirements for existing roofing system that is to remain during and after installation.

c. Existing roof drains and roof drainage during each stage of reroofing, and roof drain plugging and plug removal requirements.

d. Construction schedule and availability of materials, Installer's personnel, equipment, and facilities needed to make progress and avoid delays.

e. Existing deck removal procedures and Owner notifications. f. Condition and acceptance of existing roof deck and base flashing substrate for

reuse. g. Structural loading limitations of deck during reroofing. h. Base flashings, special roofing details, drainage, penetrations, equipment curbs,

and condition of other construction that will affect reroofing. i. HVAC shutdown and sealing of air intakes. j. Shutdown of fire-suppression, -protection, and -alarm and -detection systems. k. Asbestos removal and discovery of asbestos-containing materials.

1.7 PROJECT CONDITIONS

A. Owner will occupy portions of building immediately below reroofing area. Conduct reroofing so Owner's operations will not be disrupted. Provide Owner with not less than 48 hours' notice of activities that may affect Owner's operations.

1. Coordinate work activities daily with Owner so Owner can place protective dust or water leakage covers over sensitive equipment or furnishings, shut down HVAC and fire-alarm or -detection equipment if needed, and evacuate occupants from below the work area.

2. Before working over structurally impaired areas of deck, notify Owner to evacuate occupants from below the affected area. Verify that occupants below the work area have been evacuated before proceeding with work over the impaired deck area.

B. Protect building to be reroofed, adjacent buildings, walkways, site improvements, exterior plantings, and landscaping from damage or soiling from reroofing operations.

C. Maintain access to existing walkways, corridors, and other adjacent occupied or used facilities.

D. Conditions existing at time of inspection for bidding will be maintained by Owner as far as practical.

1. A roof moisture survey of existing membrane roofing system is available for Contractor's reference.

2. The results of test cores from existing membrane roofing system are available for Contractor's reference. However, Contractor has sole responsibility for existing construction and should verify prior to submitting their bid.

3. Construction Drawings for existing roofing system are provided for Contractor's reference. Contractor is responsible for conclusions derived from existing documents.

E. Limit construction loads on roof to rooftop equipment wheel loads and for uniformly distributed loads.

F. Weather Limitations: Proceed with reroofing preparation only when existing and forecasted weather conditions permit Work to proceed without water entering existing roofing system or building.

1.8 WARRANTY

A. Existing Warranties: Remove, replace, patch, and repair materials and surfaces cut or damaged during reroofing, by methods and with materials so as not to void existing roofing system warranty. Notify warrantor before proceeding.

1. Notify warrantor of existing roofing system on completion of reroofing, and obtain documentation verifying that existing roofing system has been inspected and warranty remains in effect. Submit documentation at Project closeout.

PART 2 - PRODUCTS

2.1 TEMPORARY ROOFING MATERIALS

A. Design and selection of materials for temporary roofing are responsibilities of Contractor.

B. Roofing Base Sheet: ASTM D 4601, Type II, tri-laminate reinforced SBS modified base sheet.

2.2 AUXILIARY REROOFING MATERIALS

A. General: Auxiliary reroofing preparation materials recommended by roofing system manufacturer for intended use and compatible with components of existing and new membrane roofing system.

B. Base Sheet Fasteners: Capped head, factory-coated steel fasteners, listed in FM Approval's "Approval Guide."

PART 3 - EXECUTION

3.1 PREPARATION

A. Protect existing membrane roofing system that is indicated not to be reroofed.

1. Loosely lay 1-inch- minimum thick, molded expanded polystyrene (MEPS) insulation over the roofing membrane in areas indicated. Loosely lay 15/32-inch plywood or OSB panels over MEPS. Extend MEPS past edges of plywood or OSB panels a minimum of 1 inch.

2. Limit traffic and material storage to areas of existing roofing membrane that have been protected.

3. Maintain temporary protection and leave in place until replacement roofing has been completed. Remove temporary protection on completion of reroofing.

B. Coordinate with Owner to shut down air-intake equipment in the vicinity of the Work. Cover air-intake louvers before proceeding with reroofing work that could affect indoor air quality or activate smoke detectors in the ductwork.

C. During removal operations, have sufficient and suitable materials on-site to facilitate rapid installation of temporary protection in the event of unexpected rain.

D. Maintain roof drains in functioning condition to ensure roof drainage at end of each workday. Prevent debris from entering or blocking roof drains and conductors. Use roof-drain plugs specifically designed for this purpose. Remove roof-drain plugs at end of each workday, when no work is taking place, or when rain is forecast.

1. If roof drains are temporarily blocked or unserviceable due to roofing system removal or partial installation of new membrane roofing system, provide alternative drainage method to remove water and eliminate ponding. Do not permit water to enter into or under existing membrane roofing system components that are to remain.

E. Verify that rooftop utilities and service piping have been shut off before beginning the Work.

3.2 LOW-SLOPE ROOF TEAR-OFF

A. General: Notify Owners Representative each day of extent of roof tear-off proposed for that day.

B. Partial Roof Tear-Off: Remove existing roofing membrane and wet insulation based on moisture survey.

1. Coordinate with Owner's inspector to schedule times for tests and inspections immediately after membrane removal.

2. Remove wet or damp boards and roof insulation. Removal will be paid for by adjusting the Contract Sum according to unit prices included in the Contract Documents.

3. Remove fasteners from deck or cut fasteners off slightly above deck surface. 4. Patch replacement area with compatible membrane material acceptable to restoration

coating manufacturer.

3.3 DECK PREPARATION

A. Inspect deck after partial tear-off of membrane roofing system.

B. If broken or loose fasteners that secure deck panels to one another or to structure are observed or if deck appears or feels inadequately attached, immediately notify Architect. Do not proceed with installation until directed by Roof Inspector.

C. Provide additional deck securement as necessary.

3.4 EXISTING BASE FLASHINGS

A. Remove existing base flashings around parapets, curbs, walls, and penetrations.

1. Clean substrates of contaminants such as asphalt, sheet materials, dirt, and debris.

B. Do not damage metal counterflashings that are to remain. Replace metal counterflashings damaged during removal with counterflashings of same metal, weight or thickness, and finish.

C. Inspect parapet sheathing for deterioration and damage. If parapet sheathing has deteriorated, immediately notify Architect.

D. Remove existing parapet sheathing and replace with new pressure-preservative-treated plywood sheathing, 19/32 inch thick. If parapet framing has deteriorated, immediately notify Architect.

1. Plywood parapet sheathing is specified in Division 6 Section " Miscellaneous Carpentry."

3.5 DISPOSAL

A. Collect demolished materials and place in containers. Promptly dispose of demolished materials. Do not allow demolished materials to accumulate on-site.

1. Storage or sale of demolished items or materials on-site is not permitted.

B. Transport and legally dispose of demolished materials off Owner's property.

2.5 FABRICATION, GENERAL

A. General: Custom fabricate sheet metal flashing and trim to comply with recommendations in SMACNA's "Architectural Sheet Metal Manual" that apply to design, dimensions, metal, and other characteristics of item indicated. Shop fabricate items where practicable. Obtain field measurements for accurate fit before shop fabrication.

B. Fabricate sheet metal flashing and trim in thickness or weight needed to comply with performance requirements, but not less than that specified for each application and metal.

C. Fabricate sheet metal flashing and trim without excessive oil canning, buckling, and tool marks and true to line and levels indicated, with exposed edges folded back to form hems.

1. Seams for Aluminum: Fabricate nonmoving seams with flat-lock seams. Form seams and seal with epoxy seam sealer. Rivet joints for additional strength.

D. Sealed Joints: Form nonexpansion but movable joints in metal to accommodate elastomeric sealant to comply with SMACNA recommendations.

E. Expansion Provisions: Where lapped or bayonet-type expansion provisions in the Work cannot be used, form expansion joints of intermeshing hooked flanges, not less than 1 inch (25 mm) deep, filled with elastomeric sealant concealed within joints.

1. Joint Style: Butt, with 12-inch- (300-mm-) wide concealed backup plate. 2. Fabricate copings from the following material:

2.8 FINISHES

B. Protect mechanical and painted finishes on exposed surfaces from damage by applying a strippable, temporary protective covering before shipping.

C. Appearance of Finished Work: Variations in appearance of abutting or adjacent pieces are acceptable if they are within one-half of the range of approved Samples. Noticeable variations in the same piece are not acceptable. Variations in appearance of other components are acceptable if they are within the range of approved Samples and are assembled or installed to minimize contrast.

PART 3 - EXECUTION

3.1 EXAMINATION

A. Examine substrates, areas, and conditions, with Installer present, to verify actual locations, dimensions and other conditions affecting performance of work.

1. Verify that substrate is sound, dry, smooth, clean, sloped for drainage, and securely anchored.

2. Proceed with installation only after unsatisfactory conditions have been corrected.

3.2 INSTALLATION, GENERAL

A. General: Anchor sheet metal flashing and trim and other components of the Work securely in place, with provisions for thermal and structural movement. Use fasteners, solder, welding rods, protective coatings, separators, sealants, and other miscellaneous items as required to complete sheet metal flashing and trim system.

1. Torch cutting of sheet metal flashing and trim is not permitted.

B. Metal Protection: Where dissimilar metals will contact each other or corrosive substrates, protect against galvanic action by painting contact surfaces with bituminous coating or by other permanent separation as recommended by fabricator or manufacturers of dissimilar metals. 1. Bed flanges in thick coat of asphalt roofing cement where required for waterproof

performance.

C. Install exposed sheet metal flashing and trim without excessive oil canning, buckling, and tool marks.

D. Install sheet metal flashing and trim true to line and levels indicated. Provide uniform, neat seams with minimum exposure of solder, welds, and elastomeric sealant.

E. Install sheet metal flashing and trim to fit substrates and to result in watertight performance. Verify shapes and dimensions of surfaces to be covered before fabricating sheet metal.

1. Space cleats not more than 12 inches (300 mm) apart. Anchor each cleat with two fasteners. Bend tabs over fasteners.

F. Expansion Provisions: Provide for thermal expansion of exposed flashing and trim. Space movement joints at a maximum of 10 feet (3 m) with no joints allowed within 24 inches (600 mm) of corner or intersection. Where lapped or bayonet-type expansion provisions cannot be used or would not be sufficiently watertight, form expansion joints of intermeshing hooked flanges, not less than 1 inch (25 mm) deep, filled with elastomeric sealant concealed within joints.

G. Fasteners: Use fasteners of sizes that will penetrate substrate not less than 1-1/4 inches (32 mm) for nails and not less than 3/4 inch (19 mm) for wood screws.

1. Galvanized or Prepainted, Metallic-Coated Steel: Use stainless-steel fasteners. 2. Aluminum: Use aluminum or stainless-steel fasteners. 3. Copper Use copper or stainless-steel fasteners. 4. Stainless Steel: Use stainless-steel fasteners.

H. Seal joints with elastomeric sealant as required for watertight construction.

1. Where sealant-filled joints are used, embed hooked flanges of joint members not less than 1 inch (25 mm) into sealant. Form joints to completely conceal sealant. When ambient temperature at time of installation is moderate, between 40 and 70 deg F (4 and 21 deg C), set joint members for 50 percent movement either way. Adjust setting proportionately for installation at higher ambient temperatures. Do not install sealant-type joints at temperatures below 40 deg F (4 deg C).

2. Prepare joints and apply sealants to comply with requirements in Division 7 Section "Joint Sealants."

I. Soldered Joints: Clean surfaces to be soldered, removing oils and foreign matter. Pretin edges of sheets to be soldered to a width of 1-1/2 inches (38 mm) except where pretinned surface would show in finished Work. 1. Do not use open-flame torches for soldering. Heat surfaces to receive solder and flow

solder into joints. Fill joints completely. Completely remove flux and spatter from exposed surfaces.

J. Aluminum Flashing: Rivet or weld joints in uncoated aluminum where necessary for strength.

3.3 ROOF DRAINAGE SYSTEM INSTALLATION

A. General: Install sheet metal roof drainage items to produce complete roof drainage system according to SMACNA recommendations and as indicated. Coordinate installation of roof perimeter flashing with installation of roof drainage system.

3.4 ROOF FLASHING INSTALLATION

A. General: Install sheet metal roof flashing and trim to comply with performance requirements, sheet metal manufacturer's written installation instructions, and SMACNA's "Architectural Sheet Metal Manual." Provide concealed fasteners where possible, set units true to line, and level as indicated. Install work with laps, joints, and seams that will be permanently watertight.

B. Roof Edge Flashing: Anchor to resist uplift and outward forces according to recommendations in FMG Loss Prevention Data Sheet 1-49 for specified wind zone and as indicated.

1. Interlock bottom edge of roof edge flashing with continuous cleats anchored to substrate at 24-inch (600-mm) centers.

2. Install self-adhering underlayment prior to installation of metal fabrications.

C. Copings: Anchor to resist uplift and outward forces according to recommendations in FMG Loss Prevention Data Sheet 1-49 for specified wind zone and as indicated.

1. Interlock exterior bottom edge of coping with continuous cleats anchored to substrate at 24-inch (600-mm) centers.

2. Anchor interior leg of coping with screw fasteners and washers at 24-inch (600-mm) centers.

3. Install self-adhering underlayment prior to installation of metal fabrications.

D. Counterflashing: Coordinate installation of counterflashing with installation of base flashing. Insert counterflashing in reglets or receivers and fit tightly to base flashing. Extend counterflashing 4 inches (100 mm) over base flashing. Lap counterflashing joints a minimum of 4 inches (100 mm) and bed with elastomeric sealant.

1. Secure in a waterproof manner by means of interlocking folded seam or blind rivets and sealant.

E. Roof-Penetration Flashing: Coordinate installation of roof-penetration flashing with installation of roofing and other items penetrating roof. Install flashing as follows:

1. Turn lead flashing down inside vent piping, being careful not to block vent piping with flashing.

2. Seal with elastomeric sealant and clamp flashing to pipes penetrating roof except for lead flashing on vent piping.

3.5 MISCELLANEOUS FLASHING INSTALLATION

A. Equipment Support Flashing: Coordinate installation of equipment support flashing with installation of roofing and equipment. Weld or seal flashing with elastomeric sealant to equipment support member.

3.6 CLEANING AND PROTECTION

A. Clean exposed metal surfaces of substances that interfere with uniform oxidation and weathering. Clean and neutralize flux materials. Clean off excess solder and sealants.

B. Remove temporary protective coverings and strippable films as sheet metal flashing and trim are installed. On completion of installation, clean finished surfaces, including removing unused fasteners, metal filings, pop rivet stems, and pieces of flashing. Maintain in a clean condition during construction.

C. Replace sheet metal flashing and trim that have been damaged or that have deteriorated beyond successful repair by finish touchup or similar minor repair procedures.

PART 1 - GENERAL

1.01 DESCRIPTION

A. This section provides requirements for the repair, replacement or initial installation of sealant joints to provide a barrier against passage of air and moisture.

1.02 QUALITY CONTROL

A. The Owner reserves the right to cut open joints, to ensure compliance with the specifications, at random locations throughout the job. The Contractor shall be responsible for repairing the test areas:

1. Cut out section of sealant joint at an angle to form watershed surfaces at top and bottom of repair section. Take care not to cut the backer rod or bond breaker tape.

2. Install new sealant and tool to match shape of adjacent joint.

PART 2 - PRODUCTS

2.01 ACCEPTABLE MANUFACTURERS

A. Tremco Inc. , Cleveland, OH. or approved equal

2.02 ACCEPTABLE SEALANT

A. For use in masonry to masonry joints or metal to masonry joints: One-part

polyurethane sealant conforming to Federal Specification TT-S-OO227E,

Type 2, Class A, and ASTM C920(86), Type M, Grade NS, Class 25.

1. One-Part Low Modulus General Purpose Sealant.

B. For use in metal to metal joints: One-part polyurethane sealant conforming to Federal specification TT-S-OO230C, Type 2, Class A, and ASTM C920(86), Type S, Grade NS, Class 25.

2.03 JOINT BACKER ROD

A. Use only those materials, which are specifically recommended by the manufacturer of the sealant used. Backer rod is to be used to control the depth of sealant and to prevent three-sided bond. Backer rod shall be:

1. Closed cell, non-gassing, expanded polyethylene, complying with ASTM C1330.

2. Non-absorbent and non-staining.

3. Forty (40) percent larger diameter than joint width to provide support during sealer application and tooling.

B. Polyethylene backer rod:

1. Ethafoam, (by Dow, above).

2.04 JOINT CLEANER

A. Cleaner: Xylol, toluene or other commercial solvents as recommended by the sealant manufacturer for the specific joint surface and condition.

2.05 JOINT PRIMER

A. Primer: As recommended by the sealant manufacturer for the specific joint surface and condition.

2.06 BOND BREAKER

A. Bond breaker: Polyethylene tape, width equal to joint opening. Provide where backer material is not necessary for depth control, or where a type is used that does not have release properties.

PART 3 - EXECUTION

3.01 EXAMINATION

A. Installer shall:

1. Examine joint surfaces and backing, including their anchorage to the structure, and conditions under which joint sealer work is to be performed.

2. Verify that conditions are satisfactory for proper installation of the work. Do not proceed until all unsatisfactory conditions have been corrected.

B. Weather Conditions:

1. Do not apply sealant if it is raining, misting, or if there is any evidence of moisture at the joint.

2. Proceed with the Work only when forecasted weather conditions are favorable for proper cure and development of high early-bond strength.

3. Where joint width is affected by ambient temperature variations, install elastomeric sealants only when temperatures are in the lower third of the manufacturer's recommended installation temperature range. Do not apply sealant if outdoor ambient air temperature is below 45° F.

3.02 JOINT PREPARATION

A. All joints to be sealed shall be cut or ground out to a depth which shall achieve a finished sealant thickness equal to one half (1/2) of the joint width. The total thickness shall be maintained, to include the depth required to properly install the sealant backer rod.

B. The removal of existing mortar or sealant from joints shall be done with suitable tools, in such a manner as to avoid damaging the surface material or the edges of the joint.

C. After the joint has been properly prepared, remove all loose material by brush and/or compressed air.

D. Clean joint surfaces immediately before installation of sealant:

1. Remove dirt, insecure coatings, moisture and other substances which would interfere with bond of sealant.

2. Etch concrete joint surfaces as recommended by the sealant manufacturer.

3. Use clean rags to wipe solvent, not brushes.

E. Prime or seal joint surfaces as recommended by the sealant manufacturer. Do not allow primer/sealer to spill or migrate into adjoining surfaces.

3.03 INSTALLATION OF BACKER ROD, BOND BREAKER TAPE

A. Install the approved backer-rod or bond-backer tape in the joint cavity to prevent three-point bonding of the sealant, which might impair performance of the sealant.

1. Compress the backer rod material 25% to 50% to secure a positive and secure fit.

2. Take care to avoid twisting or braiding of the backer rod.

3. Take care to avoid lengthwise stretching of the backer rod.

4. Do not leave voids or gaps between ends of backer rod.

B. Install bond breaker strip where depth of joint does not permit the use of backer rod.

1. Take care to avoid twisting or braiding of the bond breaker tape.

2. Take care to avoid lengthwise stretching of the bond breaker tape.

3. Do not leave voids or gaps between ends of bond breaker tape.

3.04 SEALANT APPLICATION

A. General requirements:

1. Sealing materials specified herein shall be used in strict accordance with the manufacturer's printed instructions, and sha11 be applied only by workmen specially trained or experienced in their use.

2. Employ only proven installation techniques, which will ensure that sealants will be deposited in uniform, continuous ribbons without gaps or air pockets and with complete "wetting" of joint bond surfaces equally on opposite sides.

3. Except as otherwise noted, fill sealant rabbet to a slightly concave surface, flush with adjoining surfaces.

4. Where horizontal joints are between a horizontal surface and vertical surface, fill joint to form a slight cove, so that joint will not trap moisture and dirt.

5. Surface of sealant shall be smooth and uniform.

6. Install sealant to depths as recommended by sealant manufacturer, but within the following general limitations, measured at center (thin) section of bead.

a. Fill joints to a depth equal to 50% of the joint width, but not more than 1/2-inch deep or less than 1/4-inch deep.

B. Apply sealant under pressure with hand or power-actuated gun or other appropriate means. Guns shall have nozzle of proper size and shall provide sufficient pressure to completely fill joints as designed.

C. Thoroughly and completely mask all joints where the appearance of sealant on adjacent surfaces would be objectionable.

D. Install the sealant in strict accordance with the manufacturer's recommendations, thoroughly filling joints to the recommended depth.

E. Tool joints to the profile shown on the Construction Drawings. Tooling to be done immediately after sealant application.

3.05 CLEANING

A. Remove masking tape immediately after joints have been tooled.

B. Keep adjacent surfaces clean and free from sealant as the installation progresses. Use solvent or cleaning agent as recommended by the sealant manufacturer.
