How Craig & mirella FOUND a developer!Craig and Mirella bought their family home in Mornington 25 years ago. They had originally purchased the property as an investment while living and working in Switzerland, then knocked over the old house and re-built when they returned.Although they had a sizable block of over 1000m2 close to Main Street, they wanted acreage for their teenage children to ride horses and motorbikes.I met Craig and Mirella after they had contacted several other agents for an appraisal. One of them didn’t return their call and another told them to spend tens of thousands on their home to prepare it for sale - Ouch!I knew properties with large land content like Craig & Mirellas are in high demand from builders who are riding the crest of a unit development boom. My database is full of builders looking for their next

building project so I advised Craig & Mirella that it was likely their proud family home was destined for the wrecking ball! We advertised the property with aerial photos to effectively show off the development potential and location. Using my database of buyers AND advertising covered all bases so we knew we’d get the best price.

The result was a Sale price of $860,000 in 7 days.

How I HELPED Claire SELL HER ACCIDENTAL INVESTMENT UNITClaire downsized into a well located 2 bedroom unit in Mornington from nearby Mount Martha. Not having to maintain a house anymore would give Claire more time to enjoy with Artie, her pet dog. Having a large park opposite and Fishermans Beach just down the road was very appealing. After a year living in the unit, Claire realised she wanted more space so she moved out and rented it. Claire, the unintentional landlord, had problems with the tenant and decided to sell.I had met Claire several years earlier when she viewed another unit I was selling so was pleased she sought my advice. We discussed ways to maximise the value of the unit, then using my knowledge from managing over 500 units, I advised Claire of the likely buyer groups and created a marketing plan to reach them.

Chris & Melly had just moved from Coffs Harbour and were looking for their next home to live in. The unit caught their eye first on our extensive internet advertising. Being a young and enthusiastic couple and with plenty of renovation know-how, I revealed the potential in Claires unit.

The result was a Sale price of $306,000.
