Reading is a hub of activity with leisure facilities including the stunning Forbury Gardens and Reading Abbey, ten screen cinema and an endless selection of bars and restaurants.

Kitchens

Each kitchen has been individually designed with a range of high-quality wall and base units, complemented by an inset one and a half bowl sink and drainer with matching mixer taps.

Needless to say many of the energy-efficient appliances you will need are already in place, an electric fan double oven with a gas hob and cooker hood. Plots Five and Ten have 5 burner hobs.

Further convenience is afforded by the integrated dishwasher and fridge/freezer and washer/dryer. Plots Five and Ten have a separate washing machine and tumble dryer.

The perfect finishing touch is provided by ceramic floor tiles.

Contemporary bathrooms and en suites

Contemporary classic white Roca style bathroom furniture is fully fitted throughout. The en suites and bathrooms (where applicable) have half tiled walls above the sanitary ware with full tiling to shower areas. Mirrors are fitted to bathrooms, en suites & WCs.

Chrome towel rails with shaver light are fitted as standard and vanity units provide an exceptional integrated finish and useful storage facility.

Electrical and heating

Each home is supplied with a generous number of power sockets. Light fittings include energy-efficient bulbs and downlighters to cloakrooms, kitchens, family rooms (where attached to kitchens), bathrooms and attic rooms (Plots Five and Ten only). also bedrooms 2 and 3 in Plots Six to Nine, plus additional under-unit lighting in the kitchen.

Convenient hot water and economical, gas fired central heating, coupled with individual thermostatic controlled radiators enable you to adjust room temperature independently, keeping every part of your home energy efficient.

Decorative finishes

Each home is superbly finished throughout, with moulded architraves and skirtings painted white. Interior walls are decorated with Dulux emulsion, ceilings have a plain plaster finish as standard. Internal doors throughout are oak veneer or multiglazed with chrome effect door furniture. Adding a distinctive finishing touch are fitted wardrobes, where indicated on the plans.

Safety and security

For peace of mind, mains electricity powered smoke alarm systems have been fitted to all floors, which have a battery back up in case of a power failure. Security locks are standard to all windows.

Televisions and telephone

TV/Sky points are fitted to the living room and to all bedrooms. Telephone points are fitted to the hall and living room. There is an aerial fitting point within the roof.

Gardens

The rear gardens of the houses are seeded/turfed and enclosed by fencing. There is also a patio area and an outside water tap.

Car parking

All houses have a block paviour driveway. The plots have garage and driveway or driveway parking, as shown on the site plan.

Tenure

Each property is sold freehold.

NHBC

Each new home is sold with a full ten year National House Builders’ Warranty (NHBC).
