Situation:
The three lots are located at Berrydown Farm, St Neot in areas of the farm known
as “Berrydown”, “Higher Bowden”, and “Bowden” all as shown on the attached
Field and Location Plans.
Description:
The attached Schedule shows the acreage of the respective lots, extending in all
to approximately 74.00 acres (29.95 Ha).
The Lots are available for grazing and/or mowing from early May 2019, with a
Vacation Date of 29th February 2020. It is intended that the land will be
available again in subsequent years, subject to the agreement of the parties,
however the Licensors reserve the right to choose whether or not renew the
agreement, or to offer by tender again, as appropriate.
The grass is in good heart after a fair winter and viewing is recommended.
Basic Payment Scheme & Environmental Stewardship:
The Licence for Grazing and/or Mowing is on the basis that the Licensor will submit
their own claim under the Basic Payment Scheme.
For the sake of complete clarity, the Licensee will not be entitled to any payment
under the Basic Payment Scheme and will indemnify the owner for any breaches
that may result in deductions to payments under the Scheme due to his actions.
The land is NOT within any Environmental Stewardship Schemes.
Access:
Each of the Lots enjoy good access direct from the Council highway.
Application and Tender Form:
The highest or any other tender will not necessarily be accepted, entirely at the
Licensors’ discretion.
Tenders must be submitted to the Agents using the attached tender form only.
Licences:
Each Lot will be subject to a Licence for Grazing and/or Mowing with payment for
the full Term due in full, in advance, plus Agent’s Commission of 5% + VAT. The
Term will be from early May 2019 through to 29th February 2020.
The Licensee will insure his own crops and animals and carry adequate third party
liability insurance.
Viewing:
Viewing may take place at any reasonable time. Please take a copy of these
Particulars with you, and respect the usual Countryside Code.
