PARTIAL HVAC SYSTEM REPLACEMENT

AZLE PRE-K CENTER
AZLE INDEPENDENT SCHOOL DISTRICT
ADDENDUM NO. 1
June 18, 2020
The following items modify the Plans and Specifications, and shall become a part of the Contract Documents:
ITEM NO. 01 GENERAL ITEMS
A. See attached pre-bid sign-in sheet.
ITEM NO. 02 MEETING MINUTES FROM PRE-BID MEETING
A. All documentation and paper work has to go through Beverly Easter with Azle ISD. All
bids and other required documents must be submitted in person. Azle will not accept electronic submissions.
B. All questions shall be directed to Beverly Easter with Azle ISD and copy Randy Spiker
with Azle ISD and Kyle Sparwasser with RWB. C. It is understood that work in the finger classroom wings of the building will be able to
occur during normal working hours even when the building is occupied. The kitchen and
the remainder of the scope of work in the main building will need to occur after hours, on
weekends, or during breaks. D. Azle ISD finds Trane and Lennox as the two acceptable RTU manufacturers. The basis of
design is the Lennox Energence unit with two stage cooling and two stage heating where
noted WITHOUT HOT GAS REHEAT. E. Controls scope of work is directly with district and it is Entech controls. The contractor
does not need to carry for the controls scope but does need to carry coordination,
patching of walls, etc. Refer to drawings for delineation of what is in the contractor’s
scope of work. F. RWB noted there is a concurrent project that is occurring at the Pre-K Center and there
will need to be coordination between the two projects. The contractor for the other
project is Buford Thompson. The majority of their scope is in the north finger wing and several restrooms throughout the school.
G. The schedule is currently shown for a substantial completion date of Jan. 4th, 2021. On
the bid form, there is a location to note if the contractor believes they can be substantially complete at an earlier date and this will be considered in evaluating the bids.
H. The contingency allowance for the project is $30,000.
I. There are three test and balance allowances that need to be carried by the contractor. The
base bid TAB allowance for this project is $27,750. The alternate bid TAB allowance for this project is $2,250. The contractor is to include in the base bid a TAB allowance for
the concurrent project of $5,800. The contractor will only be responsible for paying the
TAB contractor for the concurrent project. All TAB comments regarding the concurrent project will be addressed by Buford Thompson and their sub-contractors.
J. All commissioning work will be completed by the owner.
K. The district approved fire alarm contractor will be Pro-Action. This will be noted in the addendum.
L. Azle ISD noted that some of their roofs are under warranty. The roofing contractor
information will be updated in the addendum.
M. The total scope includes 30 RTUs (3 of which are alternates), a high wall ductless split system, and one exhaust fan replacement. There will also be several non-freeze roof
hydrants installed as well as miscellaneous ductwork revisions and electrical work to
accommodate the new RTUs. There will be one ceiling replaced in the northwest
classroom wing as noted on the plans. All other ceilings are to be salvaged and re-used. N. Any power or water shut downs need to be coordinated with the district.
O. All bids are due by 10AM on June 30th, 2020. Late bids will not be able to be considered.
ITEM NO. 03 QUESTIONS ASKED DURING PRE-BID MEETING
A. What is the required percentage for payment and performance bonds? a. In the specifications, it states that the payment and performance shall be in the full
amount of the contract. Refer to specification section 006100 and 006200.
B. Does the condensate drain piping need to be copper or PVC?
a. The specifications call for UV protected PVC on the roof and copper piping below the roof.
