Definitions of BIMThe AIA defines BIM as:

“A model-based technology linked with a database of

project information”.

The AGC has described BIM as:

“An object-oriented building development tool that

utilizes 5-D modeling concepts, information technology

and software interoperability to design, construct and

operate a building project, as well as communicate its

details”.

And then there is GSA’s definition of BIM…

GSA’s BIM Definition

Homework reading assignment: Building Information Modeling is the development

and use of a multi-faceted computer software data

model to not only document a building design, but to

simulate the construction and operation of a new

capital facility or a recapitalized (modernized)

facility. The resulting Building Information Model is a

data-rich, object-based, intelligent and parametric

digital representation of the facility, from which

views appropriate to various users’ needs can be

extracted and analyzed to generate feedback and

improvement of the facility design.

Challenges in Implementing BIM

You may not have the right people! Staff need tech savvy, with significant D&C experience

Ability to work in integrated team environment is key

Interoperability of BIM tools is still an issue Models often end up re-drawn at handoffs

Delivery approaches can limit ability to select right tools

Model size limitations / model crashes

Estimating from the BIM is not that easy! Estimate and model must be built together

BIM for facility lifecyle still a work-in-progress
