It’s officially summer here in south florida. the kids have finished their final days of school and the hot, humid weather is here again. It’s time to seriously think about summer activities and

vacations. We live in the perfect place to enjoy all that summer has to offer. It does not matter whether you take a short trip to the breathtaking Florida Keys or prefer the magic of Orlando, or simply spend the lazy days of summer relaxing with friends

and family at backyard barbecues and picnics at the beach. It’s not where you go, but rather what you do that is important. Summertime

fun is when many precious family memories are made. That big project at work or the never-ending chore list at home can wait. The little things you do with your children, your siblings and your friends are what really matter and create memories for a lifetime. Take the time this summer to enjoy life and each other.

I hope you are also enjoying reading our monthly magazines. Some of our readers may have noticed a new logo and a new name on the front cover. Don’t be confused. We are still the same team, the same owner/publisher, and the same great local community news magazine. With six magazines, covering all of West Broward, we wanted to be consistent with one common name – so welcome to Our City Media.

PS: Don’t forget to wish dad a Happy Father’s Day this month!

Sincerely,

Sven BudzischPublisher/Owner

community news

San francisco. seattle. Portland. When one thinks of places that are at the cutting-edge

of protecting the environment, those cities may come to mind first. However, Miramar has proven itself to be a munici-pal leader in preserving our natural resources while also being responsible stewards of the city’s budget.

Miramar’s leadership has ambitiously taken on several projects in their efforts to ‘go green’. Ongoing and completed projects include converting some city vehicles to run on biodiesel fuel, building an eco-friendly community center, and planting a community garden.

Most recently, Miramar took advan-tage of living in the Sunshine State by having solar panels added to the roof

of the building that houses the city’s engineering and building departments. The solar panels cost approximately $75,000, with the money coming from a $960,000 grant the city received from the U.S. Department of Energy. The roof will hold forty-two panels, enough to provide energy for the building’s lighting and air condition-ing systems for the next twenty-five to forty years.

As a city on the move, Miramar took the initiative to help the earth while also saving money. The city will be powering sixty of their vehicles using biodiesel, a combination of diesel fuel and plant by-products that has lower carbon emis-sions than standard diesel fuel. As the biodiesel powers vehicles that are used by places like the Senior Center, the fuel also cleans engine parts, lowers repair costs, and reduced the wear and tear on engines.

Miramar residents looking for a place to take their eco-friendly vehicles can visit the colorful and vibrant Community Garden. The 3,150 square foot garden can be found at Fairway Park at 3700 Largo Drive. The garden is currently grow-ing kale, collards, broccoli, tarragon, basil, and so much more using rain barrels and drip irrigation to conserve water. Volunteers who do not mind getting their hands dirty are always welcome to help out with various gardening projects, like weeding and tending to the irrigation lines. Volunteering allows residents to learn

about growing fruits and vegetables while also meeting people they might not otherwise meet.

“People are often sharing information on growing,” said Scott Lewis, a com-munity garden volunteer. “Our neighbors from the Caribbean give tips on growing things like callaloo and pigeon peas and we can all learn from that exchange.” Lewis even brought some pickled daikon radishes from his own garden to the most recent community garden meeting, and this writer was impressed with their freshness and crunch.

Another physical testament to Miramar’s commitment to environmental stew-ardship can be found at the Vizcaya Park Community Center, located at 14200 Southwest 55th Street. The center is the first city building that’s Leadership in Energy and Environmental Design (LEED) certified by the U.S. Green Building Council. This state-of-the-art building was constructed using a host of recycled content and has features like low-flow faucets and energy-efficient lighting to minimize its environmental footprint and cost. Visitors can be forgiven for not notic-ing all of these environmental aspects of the building, as the center hosts a wide range of activities, from Jazzercise classes to a youth chess club.

For these efforts, Miramar has won an Emerald Award for Environmental Excellence from the Broward County Board of County Commissioners. The city was recognized in the category of “Green Products or Practices/Innovation”, but they are not resting on their laurels. Miramar continues to be ecologically-minded by having some municipal employees save energy, fuel, and water by working four, ten hour days instead of the usual five day workweek. The city is also heating city pools using geothermal energy, and designating select child care centers as

“EcoHealthy”.

community news

“l’union fait la force” or “in unity there is strength” is the motto

displayed on the Haitian flag, and the unity and strength of Miramar’s Haitian community was on full display at the Festival D’Haiti on Saturday, May 10th. The festival was held at the Miramar branch of the Broward County Library as a precursor to the Haitian Flag Day.

“The Haitian culture is so rich, but it also shows how American we really are and how we all live in harmony,” said Miramar City Commissioner Alexandra Davis.

“With Haiti being the first Caribbean island nation to be independent, it gives me the strength and inspiration to do what I do.”

The festival was organized by the Friends of the Miramar Library, the Haitian Unity Foundation of Coral Springs, the City of Miramar, the Real Haiti photography exhibit, and Costco. Flag Day’s significance lies in recognizing Haiti’s success-ful struggle for independence and the unique place the country holds in the Caribbean.

“We want to do something for the Haitian community, and it’s the right thing to do,” said Lisa Jackson, Adult Services Coordinator for the Miramar branch of the Broward County Library. “Flag Day is about independence and freedom.”

Last year was the first time that a Festival D’Haiti was held in Miramar, and the event’s organizers learned how to deal with South Florida’s notoriously unpredict-able weather. There was lots of activities for families to enjoy both inside and out-side the library grounds. As soon as people walked up to the library, the smell of Haitian food tempted the taste buds. Chef Ariette Desrivieres from Fusion Melange

Catering served up griot, a traditional Haitian dish of fried pork with rice and beans, and pikliz, a spicy cole slaw.

Once inside, visitors found that the library’s lobby was transformed into a marketplace full of Haitian art, books, and memorabilia. A Writer’s Row of local authors touted a variety of books, including some memoirs of life in Haiti. Nearby, vendors sold Haitian goods, with flags and jewelry seeming to be the most popular items. Once inside the library, there was a colorful display of Haitian artwork and photography. The library even created a special display for their Haitian book list in honor of May being Haitian Heritage Month.

The program began with master of ceremonies Yvette Leblanc leading the crowd in both the Haitian and American national anthems, as more chairs had to be brought in to accommodate the growing audience. The music continued as people were treated to Eddy Martinez on the steel drum, and then the interpretive dance of Ovida Alva. Parents who brought their children also participated in mak-ing paper mache Haitian flags, face painting, and story time.

“It’s important to celebrate the culture of Haiti,” said Broward County Commissioner Barbara Sharief. “Miramar has a large Haitian population, and this event is getting larger each year. The fundamental principle is that we’re a melting pot.”

Haitian Heritage Month celebrations continued throughout May with a “Haiti in Literature” Book Display at the Pembroke Pines/ Walter C. Young Resource Center, and art exhibitions at the African-American Research Library and Cultural Center in Fort Lauderdale and the West Regional Library in Plantation.

A crowd of more than 500 attended the film screening of Whale Sharks of the Yucatan, A Guy Harvey Expedition at the Miramar Cultural Center on May 1. The 45 minute film offered viewers an up close

and personal experience with the gentle yet massive animals which grow to as large as 45 feet as they mass in the hundreds for a few days for feeding off of

Mexico’s Yucatan peninsula. Prior to the film, a reception was held where guests enjoyed Jamaican cuisine

and live music. Following the film Guy Harvey himself participated in a question and answer session and signed autographs for fans. Miramar’s Mayor Lori C. Moseley presented Harvey with a proclamation naming May 1, 2014 Guy Harvey Day in Miramar.

Guests also had the opportunity to view Harvey’s exhibition Celebration of the Sea: A Guy Harvey Exhibit, currently on display in the Miramar Cultural Center’s Ansin Family Art Gallery. The exhibit showcases original famed pieces and an eclectic collection of Harvey’s vibrantly visual and authentically depicted marine works of art on tile, canvas and giclees.

Harvey said he hopes the pieces on display will inspire those who view them and cause them to appreciate and respect our ocean resources in a way they had not, prior to seeing the exhibit.

“As South Florida is one of the sport fishing capitals of the world, we were extremely pleased to showcase both Guy Harvey’s artwork A Celebration of the Sea and Whale Sharks of the Yucatan film documentary at the Miramar Cultural Center,” said Maureen Kohler, Executive Director. “This was a great opportunity for the community to meet Mr. Harvey and learn about his passion for the ocean.”

Proceeds from the event on May 1, benefit the Guy Harvey Ocean Foundation and cultural arts programming in Miramar. Presented by the Miramar Cultural Trust, White Sharks of the Yucatan: A Guy Harvey Expedition, was sponsored by 99.9 Kiss Country Radio, The Ansin Foundation, Novus Realty, Sun Bergeron, Cartaya & Associates, Pirtle Construction, Garth Solutions and the Guy Harvey Ocean Foundation.

The competitors were from Non-Carifta Member Federations, including Canada, Costa Rica, Dominican Republic, El Salvador, Guatemala, Honduras, Mexico, Nicaragua, Puerto Rico and the United States.

The USATF selected the Ansin Sports Complex because it is structurally viable to track & field events. It is a 24-acre property with a stadium that seats over 4,000 spectators. The 8-lane oval/9-lane straightaway track boasts a Mondo surface and is certified by the International Association of Athletics Federations (IAAF). In

addition to the appeal of the sporting complex, the City of Miramar offers all of the desired amenities for an event of this scale including proximity to Fort Lauderdale-Hollywood International Airport and the availability of hotels, restaurants and

other local charms. “The City of Miramar

was proud to be able to host such a promi-nent sporting event,” said Terry Griffin Director of Parks and Recreation for the City of Miramar. “USATF was very pleased with the success of the event and is, in fact, considering our location for bigger, international events in the future.”

USA Track & Field (USATF) is the National Governing Body for track & field, long-distance running and race walking in the United States. USATF encompasses the world’s oldest organized sports, the most-watched events of Olympic broadcasts, the #1 high school and junior high school participatory sport and more than 30 million adult runners in the United States. Led by President Stephanie Hightower and CEO Max Siegel, USATF is a volunteer-driven, not-for-profit organization with a staff of professional program administrators at the National Office in Indianapolis. As the evolving real estate market becomes increasingly intricate, buyers and sellers are seeking experts who understand

the industry and are positioned to stay ahead of the game. Patrick Simm and The Simmsational Group at Keller Williams Realty have become well known for their outstanding level of Real Estate Sales Mastery. Within the last 12 months, the Simmsational Team has closed over 150 transactions and generated approxi-mately $26 million in sales volume. They are ranked in the top 1% of all Realtors nationwide.

The Simmsational Real Estate Group has been helping Southwest Broward’s buyers and sell-ers accomplish their real estate goals since 2001. Managing Director/Team Leader Patrick Simm, along with Kimberlee Hernandez and Jose Rodriguez, joined Keller Williams four years ago with the vision of creating an international team of specialized list-ing and buyer specialists. The team has since grown to a total of nine associates.

“We are thrilled to have Patrick and his team here at Keller Williams,” said Natascha Tello, Broker and Operating Partner for Keller Williams Realty Partners SW. “Patrick is a bona- fide real estate superstar. He truly understands property values, positioning, and what it takes to get a home sold in today’s market. His customers, as well as real estate agents, are con-sistently impressed by his professionalism and high standards.”

A single father of a thirteen-year-old daughter, Ariana, Patrick (known by many as

“OneCoolRealtor”) was born in Kingston, Jamaica and has been a South Florida resident since 1973. After earning a Master of Business Administration Degree in Finance, he acquired his Real Estate License in 2001. He quickly became a graduate of the Realtor Institute, earning a GRI designation (along with only 9% of all Realtors). Patrick also holds other note-worthy designations from the National Association of Realtors that includes the ABR, Accredited Buyer Representative; CRS, Certified Residential Specialist (only 4% of all Realtors worldwide) and CDPE,

Certified Distressed Property Expert. Patrick also serves on the Executive Board of

Directors of the South Florida Chapter of the National Association of Hispanic Real Estate Professionals (NAHREP) and is a Florida Realtors State Director.

Additionally, he serves as the head of training and education for Keller Williams Realty in Pembroke Pines, an office consisting of over 250 real estate professionals. Patrick also keeps the public informed by writing real estate blogs and editorials for local magazines.

Patrick Simm and the Simmsational Real Estate Group have become one of South Florida’s most prominent and informative sources for Cooper City, Davie, Miramar, Pembroke Pines and Weston Real Estate. The group consistently closes over $20 million in sales every year.

“As a team, our goal is not only to meet our custom-ers’ expectations, but to exceed them,” said Patrick.

“As a trusted real estate partner, we help customers find the best home in the area within their price range. Together, we sell their home for as much as the

market will bear and as quickly as possible.”

The majority of Patrick’s business is generated from past customers and their referrals.

“We treat our clients like family and take excellent care of them,” said Patrick. “We trust that they will come back to us for all their real estate needs and recom-mend us to their family, friends and associates.”

Sue Aviles hired the Simmsational Real Estate Group to list and sell her home in Miramar. “Patrick and his team were extremely professional and knowledgeable,” said Sue.

“They understood my needs and were quick to resolve any issues. This is the sixth time that I have listed a house and it was the best experi-ence I have ever had. I give them an A+. I would never use another Realtor to buy or sell a home.”

Raymond Lowe, distressed and house hunting for 18 months prior, turned to the Simmsational Team for assistance. “Working with the Simmsational Team was an absolute pleasure!” said Raymond. “I highly recommend them to anyone who is in the market for a house. We got our dream home as promised due to the Team’s diligence and hard work during a difficult Seller’s market.”

The Simmsational Team partners with attorneys and mortgage professionals to make the process as smooth as possible. “There is an absolute added value when choosing the services of the Simmsational Real Estate Group,” said Patrick, “Our Team’s Real Estate Attorney accommodates all our clients and is always available for consultation throughout the buying and/or selling process.”

Patrick says that he is grateful to the residents of Southwest Broward, especially those in Miramar and Pembroke Pines, for their continuous support through-out the last twelve years that the Simmsational Real Estate Group was established to ultimately serve the residents of Southwest Broward County.

“As a consequence of each and every buyer and seller’s unremitting confidence in our professional-ism and knowledge of the local real estate market, we respectfully continue to achieve remarkable results beyond expectations,” said Patrick. “As the Team Leader/Managing Director, I am surrounded by a core group of skilled and dedicated real estate professionals. This is an accomplishment that merely started as a small “dream” just a little over 12 years ago. With continued assurance in our ability to fully accomplish your real estate goals, we look forward to serving the residents of Southwest Broward for many years to come.”

School news

On saturday, april 26th, hundreds of students and commu-nity members gathered at Miramar Regional Park for the inaugural Everglades Earth Day Festival. The purpose of the event was to raise

awareness of environmental issues while providing a place for fellowship amongst the people of Miramar. The festival was hosted by nearby Everglades High School (EHS) and the City of Miramar.

“We wanted to bring the community together and showcase the school,” said Janet Rubinson, Humanities Department Head and Art Teacher at EHS. “We are here to talk about our values: kindness and taking care of our relationships with each other and with the earth.”

In addition to celebrating the earth, the festival was also a chance to show-case Miramar’s youth and their various artistic talents. Groups like the EHS Color Guard, Gator Band, and the Franklin Academy Band were among the many musi-cians and dance troupes that had the crowd on their feet.

“(The festival) has lots of kids participating and gets the community involved,” said Robert Whittinham, who was watching his daughter play in the Franklin Academy Band. “It’s good to see all the different activities that are here for the children.”

For the festival-goers looking for a hands-on experience, there were plenty of opportunities to get involved with art for a good cause. EHS teachers laid out a centerpiece of the festival; a large, painted mural of the earth where people were adding their handprints. The 4 H Club was selling “upcycled” wine bottles that they had converted into beautiful flower vases. The high school’s National Honors Society and the Environmental Club had ceramic pots and pinwheels, and were giving out candles in exchange for people pledging to be more ecology-minded through simple acts like recycling more or picking up litter. Members of the Foreign Language National Honor Society (FLNHS) teamed up with the Miramar Cultural Center to offer face-painting, balloon animals, a wishing well, and Henna, a temporary tattoo made from plant dye.

“Some people have come here to relax and we want to have fun, but we are also here to help the earth and promote a love of language,” said Ariadna Natteri, an eleventh grader at EHS and Vice-President of FLNHS.

In addition to some of the school-based organizations in attendance, the Sierra Club, the nation’s oldest and largest environmental group, had an information

booth there to engage the public around wildlife protection and clean water.“It is our civic responsibility to educate the people of Broward County about

issues like our coral reefs.” said Stan Pannaman, Conservation Chair of the Sierra Club’s Broward Group.

Perhaps the most popular display at the Everglades Earth Day Festival belonged to a group that brought along many four-legged, and even some no-legged, animal friends. Vanishing Species is a local non-profit agency that teaches children about wildlife while also managing an animal sanctuary. As part of their educational mission, the group had several critters there that people could see and hold. Attendees got up close and personal with a European legless lizard, a bearded dragon, Kenyan sand boa, hedgehog, leopard gecko, blue-tongued skink, Hermann’s tortoise, and a rose hair tarantula.

“I like teaching people about animals, and I like the kids to know how to respect the animals,” said Kathryn Saiano, an EHS English teacher and a volunteer with Vanishing Species. “Some of the kids here had never picked up an animal until today.”

While Earth Day celebrations typically happen throughout the world on April 22nd of every year, the event’s organizers must have known that April 26th would have ideal weather. Attendees enjoyed a gorgeous, sunny day, and there were lots of cold drinks available to cool people off. Anyone looking for some great food to pair with those beverages found an abundance of local food trucks around. Inspir-Asian, Veggie Express, On the Slide, Los Godos, and Tropical Shaved Kona Ice were all on hand to feed the hungry masses.

While this was the first time that EHS and the City of Miramar coordinated this festival, the event’s success had people already looking to the future. “(People who attend the festival) are going to meet like-minded people who care about generos-ity, kindness, and walking gently on the earth,” said Rubinson. “We’re steaming ahead.”

“If we start with the children, maybe in twenty years we won’t need to save the earth, maybe the earth will already be saved,” said Chantal Apollon, an EHS French teacher, as she debated whether or not to get a temporary Henna tattoo.

Further information can be found by contacting the organizers at [email protected].

Ask us about how to keep your child from becoming more nearsighted.

Autism In FlightFew of us would de-scribe flying with children as particularly enjoyable or stress-free. Yet for parents of children with

autism, some parents would rather drive their child halfway across the country than try to deal with the special challeng-es that airplanes and airports create for a child with autism. The lively crowds, loud, unfamiliar sounds, TSA officers in uniform and foreboding security ma-chines can be very threatening to children in general, and could cause sheer panic in a child with a disorder in the autism spectrum. Nevertheless, traveling by air is something most people need to do at least occasionally.

When I was contacted by two families in my district with children with Autism and I learned of the potential challenges they faced when using airports, I embarked on an effort to change that for all children and set out to create the “Autism in Flight” program.

Besides making families feel comfort-able, I also want airline and airport staff

to know more about autism. Au-tism Spectrum Disorder (ASD) and autism are both general terms for a group of complex disorders of brain development. These disorders are character-ized, in varying degrees, by difficulties in social interaction, verbal and nonverbal communi-cation and repetitive behaviors. ASD can be associated with intellectual disability, difficul-ties in motor coordination and attention and physical health issues such as sleep and gastrointestinal disturbances. Some persons with ASD excel in visual skills, music, math and art. Autism appears to have its roots in very early brain develop-ment. However, the most obvious signs of autism and symptoms of autism tend to emerge between 2 and 3 years of age.

The Centers for Disease Control and Prevention (CDC) indicate that approxi-mately 1 in 68 American children are on the autism spectrum. More specifically, it’s estimated that 1 in 42 boys, and 1 in 189 girls are diagnosed with autism in the US. Autism does not discriminate across cultures or ethnicities.

The “Autism in Flight” exercise is a learning experience to help reduce every-one’s level of stress and make traveling a more pleasurable experience. If these children and their families know what to expect, they’ll be more prepared and at

ease; the same goes for airport personnel.During the event, children will check there luggage, be screened by TSA, and will be issued a boarding pass at the gate prior to boarding a JetBlue airplane. The plane won’t actually take-off, but announcements will be made and the children and families will be served “in-flight” snacks and beverages. They will also get a

tour of the cockpit. This experience out-lines what the expectations are, it gives them a very clear vision of what they need to do step by step, because our kids like to know in sequence what they need to do, and it gives them that repetition of doing it over and over to get used to the experience.

A number of entities and staff have worked together to make the “Autism in Flight” program a success including the Broward County Board of County Com-missioners, the School Board of Broward County, the Broward County Aviation Department, TSA, JetBlue, the Broward Sheriff’s Office, Superior Hospitality Management and the Hudson Group. This was our second annual Autism in Flight program. This year we partnered with five Broward County Elementary Schools: Silver Trail, Panther Run, Park Springs, Everglades and Dania. We had 10 students (4th-5th grades) from each school plus teachers and the students

parents.

“The Autism in Flight” program will be a recurring educational event at Broward County’s Fort Lauderdale-Hollywood International Airport. “It is my hope that with this program, it is possible for every child’s airplane trip to be an exciting and joyous event for all”!

More than 400 students at Everglades High School came dressed for success to a huge job

fair at the school on April 9th. The students, interested in gaining after school and sum-mer employment, met with 15 local employers and many were offered jobs.

“I was so overwhelmed with pride to see our students dress in their business attire with resumes in hand ready to show that they are employment ready, wanting to work and can be just as professional as the adults,” said S.B.B.C. job employment coach Michelle Mcintyre. “The employers were amazed by the turnout and outcome.”

Mcintyre said she is looking forward to an even bigger, better job fair next year and hopes to interest even more employers to attend. “Many of the companies offer volun-teer opportunities and that’s great too,” said Mcintyre. “Any experience our students can get is invaluable.”

Days on market increasing for Listed homes for sale

It’s easy to forget how it was a few years ago, when homebuyers had the upper hand and were getting everything they asked for from sellers. This began back in

2006 and extended into the latter part of 2010. There is now a sense of change in the local real estate market. There is no cause for alarm, as the market is still healthy and thriving. Homes are still selling, just at a more realistic rate.

Until a few months ago, home sellers have had full advan-tage. They experienced double-digit annual appreciation in

home values in both Miramar and Pembroke Pines for the last several years. In spite of low inventory levels pressured by strong buyer demand that has fueled the market over the past eighteen to twenty-four months, the market has slowed somewhat to date.

The average number of days that a property sits on the market has increased month after month since the beginning of the year. Single family homes now sit on the market an average of 72 days in Pembroke Pines and an average of 105 days in Miramar. A major factor that fueled the recent change is that the handful of huge institutional investors that were purchasing an average of 600 homes per month in cash transactions throughout the County have recently pulled out of the market. Home prices have risen to the point that makes the return on the invest-ment they are seeking infeasible.

The average price of a single-family home in Miramar and Pembroke Pines has risen to approximately $285,000. The median price now stands at approxi-mately $250,000. Homes listed at or below these price points still have the highest percentage of buyers and are still in demand.

The challenge in selling seems to occur with homes listed at or above the $400,000 price point. The sellers of these homes compete against each other with a much smaller pool of buyers. The sellers with homes in great condition and with upgrades priced at fair market value usually win. My advice to current home sellers is to price the property realistically at fair market value to sell. Pricing out of the market value range to test the market and or to “seek a cash buyer that will fall in love with your home” is simply not realistic.

Although it may seem at times that I own a crystal ball when it comes to real estate in the cities of Pembroke Pines, Miramar and the surrounding areas, I actually don’t. What I do know for sure and have always mentioned time after time is that real estate appreciation historically hovers around 4% to 6%. So to say that the double digit appreciation that we’ve been experiencing will continue for a much longer period of time does not makes sense. We are now experienc-ing home prices at the levels of 2008. So, expect the local real estate market to become much more realistic!

D id you know that age related macular degen-eration (AMD) is one of the foremost causes of vision loss in individuals over the age of 65? AMD is a condi-

tion that affects the macula of the retina which is responsible for clear central vision.age related macular degeneration indicationsThe first warning signs of AMD are often fuzzy vision and spots in the center of vision. Since the symptoms typically come on slowly without any pain, symptoms may not be detected until

more severe vision loss is apparent. For this reason, it is very important to sched-ule a routine eye examination, particularly after the age of 65.What are the risk factors for age related macular degeneration? If you are of Caucasian decent, over 65 years of age, a smoker who consumes a diet low in nutrients or has family members that have had AMD, you are at higher risk of developing the disease. Any individual that is at increased risk should make certain to have a yearly eye exam. Discussing proper nutrition with your optometrist can also help lower your risk of developing AMD.dry amd and Wet amdIn general, AMD is typically diagnosed as either dry or wet. The dry form is found more frequently and may be a result of advanced age and macular tissue thinning or pigment build-up in the macula. The wet form is also known as neovas-cular age related macular degenera-tion. It results from the growth of new blood vessels beneath the retina, which leak blood that destroys the retinal cells and results in blind spots in the central vision. Often wet AMD is the more serious of the two.macular degeneration treatmentWhile there isn’t cure for AMD, certain treatments exist that can delay the progression. Depending on whether one has dry or wet macular degeneration, the course of treatment may involve laser surgery or medical injections or in some cases, dietary supplements. In either case, early detection and treatment is essential. Dr. Chesen will also be able to recommend devices to help you deal with any visual difficulty that you have already sustained. Vision loss that cannot be corrected by eyeglasses, contact lenses or surgical procedures is called low vision. There are a growing number of low vision devices that can be used today that can make everyday activities easier.

You can save your vision by being aware of the risk factors and signs of AMD. Visit Dr. Chesen to learn more about AMD and low vision. To make an appointment with Dr. Michael Chesen, call 954- 437-9733. Pearle Vision is located at 2909 SW 160 Ave., in Miramar.

arthroscopy of the foot and ankleBy rOBert h. sheinBerg, d.p.M., d.a.B.p.s., f.a.C.f.a.s.

Foot and ankle injuries are very common in sports or in general activities of daily living. Many struc-tures including bone, ligament, cartilage and joint lining

may be injured. Injuries may occur from a single traumatic event or from overuse. Injuries may occur during the teenage years that may manifest themselves later on.

These injuries may cause stiffness and pain in the foot or the ankle joints, especially after getting out of bed first thing

in the morning to walk. This stiffness and pain will be present for a proportional period of time usually to the degree of joint injury. With weightbearing the joint usually loosens and the person is able to ambulate. This stiffness and pain will redevelop if the person sits for a period of time and tries to get up and walk. As the day goes on, the foot or ankle may ache, especially with excessive weight-bearing. Swelling may be present over the area that is injured. Instability may develop if the ligaments have been injured causing the foot or ankle to constantly twist.

When these injuries are unresponsive to conservative treatment which may include orthotics, medica-tion or rehabilitation, arthroscopic sur-gery may be neces-sary to remove the damaged tissue in the foot and ankle.

A miniature cam-era is placed into the injured joint allowing an image to be seen on a television screen. The joint is visualized and small instruments, includ-ing laser, are introduced into the joint to clean out and repair the damage. Fragments of bone and cartilage are often removed. Suctioning of debris and smoothing rough surfaces will often allow a joint to resume its normal gliding motion.

Arthroscopy can be used to treat conditions such as: chronic joint pain and swelling; arthritis and bone spurs; loose bone and cartilage fragments; stiff, scarred joints; chronic instability; and ankle fractures that have not completely recovered.

The advantages to arthroscopy include: faster recovery; less pain and swell-ing; avoids large incisions; low risk of infection; outpatient procedures; and quicker return to activities.

Joints are designed to give our bodies freedom of movement. Wear and tear of a joint due to injury or due to aging may alter the lifestyle of an individual. When conservative treatments fail to alleviate the pain and deformity of a joint, arthroscopic surgery should be considered. The surgery is especially helpful for a fracture that has occurred to the ankle even after the ankle has been fixed surgically. The cartilage in the ankle joint may have been damaged during the injury causing chronic stiffness and pain that may be mild but never goes away completely. Patients often think that this is a very livable condition. However, once treated arthroscopically a full return to activity may be possible.

28 June 2014 | Our City MiraMar

Thousands of homeowners in our community are 20-50% upside-down on their home mortgages and are looking for a way out. Some are frustrated in their attempts to modify their home loans, and others sim-

ply choose to give up their home because they don’t know their rights. Wouldn’t it be much easier to save your home if you only had a first mortgage to worry about? Also, since the real estate market is improving, think of all the equity you could build up years from now if you could wipe out your second mortgage or credit line today?

For homeowners who have taken out a second mortgage on their home and lines of credit, facing our current economic climate can be challenging. This is especially true if the second mortgage or credit line has converted from an interest only to a principal plus interest payment. Additional liens on your home beyond your initial mortgage, however, can be wiped out through a Chapter 13 personal bankruptcy. When mortgage liens are removed from a property during bankruptcy proceedings, it is referred to as “stripping” the lien.

Bankruptcy courts permit a second mortgage or line of credit to be eliminated if the total amount owed on the first mortgage exceeds the market value of the home. For example, if you owe $200,000 on the first mortgage of your principal residence, and $150,000 on your second mortgage of that same residence, BUT your principal residence is only worth $195,000, the $150,000 second mortgage is wiped out in a Chapter 13 bankruptcy, tax free. In a Chapter 13 bankruptcy, you can also reduce the total amount owed down to the appraised value on invest-ment properties.

Tax liens and association liens can also be stripped off in Chapter 13 proceed-ings. More importantly, you will be able to catch up on any past due mortgage payments through affordable installments spread out over 3-5 years, or even modify your mortgage through a loss mitigation program offered in South Florida bankruptcy courts. This allows you and your family to stay in your home, and none of your creditors will be able to contact you with annoying phone calls, or proceed with a foreclosure.

The attorneys at the Arcia Law Firm have more than 40 years of combined legal experience, and we are privileged to successfully represent hundreds of homeowners in our community. We have foreclosure defense, loan modification and bankruptcy departments all in one office.

Detailed explanations of different options available to homeowners are also discussed in a one-of-a-kind DVD developed by the Arcia Law Firm entitled

“Fight For Your Home.” If you mention that you heard about the DVD through this magazine, you will receive a complimentary copy during your free consultation to discuss your case in detail with a member of our highly experienced legal team.

If you are struggling to make your monthly mortgage payments, if you are in the middle of a frustrating loan modification process, or if you just received a foreclosure summons, contact the Arcia Law Firm today at 954-437-9066 to schedule a free personal consultation with an attorney, or visit www.arcialaw-firm.com to schedule your appointment.
