LOCATION, LOCATION, LOCATION is

still the mantra of real estate. But there

is a significant number of buyers for

whom design is just as important as

location in making their final decision.

We are finding there are people who

come to see a house because of the

design, and then discover they like the

neighborhood and not the other way

around, said Todd Goddard, a spe-

cialist in Modernist-style architecture

and associate broker with Houlihan

Lawrence Country Property. They

come for the architecture first, as if

they were buying a piece of art within

nature.

Lawrence, along with Goddard, is mar-

keting a Modernist home on 18 acres

perched on a quarry ledge above a

spring-fed lake at 28 Baylis Lane in

Bedford, N.Y. Built in 1985, and then

completely redone from 2005 to 2007,

the home has all the Modernist design

elements the walls of glass; the

clean, rectilinear lines; the large, open

spaces that connect with the outdoors

along with an abundance of natural

teak, cedar, mahogany and lapis lazuli

floors that soften what some see as

the somewhat sleek but sterile Mod-

ernist aesthetic. The asking price for

this striking new listing is $5,950,000.

The design here is minimalist and

Zen-like, where less is more. That is a

sign of the times. Not only is the bed-

room of Quarry Lake [aka 28 Baylis

Lane] entirely walled with glass, where

you look out at the tops of trees over a

quarry and a waterfall but the mas-

ter bedroom shower is cantilevered

over the quarry and spring-fed lake

so that you have a feeling of stand-

ing over the quarry, added Shepherd.

The shower is glassed in as well: it is

like being on an exterior, glassed-in

elevator, except in this case, you have

nothing but nature surrounding you.

We are seeing a real resurgence of

people wanting to live close to nature

like this, but with high design and lots

of glass to bring the outdoors in.

The buyers reactions to good de-

sign are not always easy to pinpoint,

but cumulatively result in a general

positive impression to which they

react. The attention we pay to win-

dow placement and size, how the

rooms are trimmed, or how we put

the mechanical services in so that

there arent vents in the middle of a

wall somewhere that is what we call

good design, said Bill McGuiness, a

partner with Palmer Hill Partners,

developer of the 20-acre Nantucket-

inspired Palmer Hill Homes in

Stamford, on the Old Greenwich bor-

der. Taken together, these elements

create an atmosphere an overall

emotional reaction that this is some-

thing they prefer, although they may

not understand exactly why.

Palmer Hill has flourished in this dif-

ficult residential market at least in part

because of the attention to design de-

tail in each of its condo and townhouse

units. Often, design creates the first

impression when they walk in when

the layout of a place just feels right.

floor plan, and not as much about curb

appeal as you might think, McGuiness

continued. Sales have continued

strongly for us through the bad market

because people feel they want to live

here when they first walk in while

other communities, with less attention

to detail and a less design-oriented ap-

proach, have suffered.

Good design can even coax a pre-

mium price out of a sophisticated

buyer. Located on the Connecticut

River in Essex, Conn., 20 Benson Lane

is a relatively small (1,631-square-foot)

home that is filled with compelling

design elements a vaulted curved

ceiling, a wall of windows, an infinity

pool and a sweeping curved staircase

that stretches up to a covered obser-

vatory all on a 1.67-acre lot with 200

feet of direct waterfront on the river.

Designed by Centerbrook Architects,

the home is perfect as a second home,

or a weekend retreat.

The windows make you feel like you

are floating, and the curved spaces

give a unique affect, as if you are walk-

ing inside a piece of art, said Karen

Stephens, a broker with Page Taft Real

Estate in Guilford, Conn. In this price

range, where you are paying almost

$1,495,000 million for a 1,600-square-

foot home, it will take a special buyer

who recognizes the value of quality

construction and good design with a

great view and graceful architecture.

It is a very simple house, but when

you see the windows and the curves in

the interior, the design elements really

take over.

Bauhaus is almost synonymous with

Modernist 20th-century design. Built

in 1937, 39 Penny Lane in Scarsdale

is the oldest and largest of the three

remaining examples of Bauhaus archi-

tecture in Westchester. Built by Paul

Doering, who studied at the German

Bauhaus School of Art and Design, the

5,400-square-foot house is notable

for its stainless steel floating staircase

ascending next to a wall of Italian glass

block, and its original cherrywood

details throughout, including a spec-

tacular fireplace mantel in the living

room. There is also a floating

tracks to open the living room and

dining room into one large dramatic

space for entertaining. The original

finished basement comes with the

original pizza oven.

With an asking price of $1,850,000,

the house also comes with eight bed-

rooms, of which six are on the second

floor. We are seeing Modernist archi-

tecture coming back in a strong way,

especially with potential buyers com-

ing up from the city, noted Angela

Retalny, an associate broker with Julia

B. Fee Sothebys International Realty.

They are interested in Modernist

design and open, expansive layouts.

The fact that you have six bedrooms

on the second level that is really

hard to find for a house that is priced

under $2 million.

Another modern home, this one

on 5.5 acres along Howland Lake in

Bedford Corners, was designed by

the New Canaan firm of Eliot Noyes,

one of the renowned Harvard Five.

Built in 1987, 20 Deer Knoll is notable

for its stone-walled art gallery, which

runs the length of the approximately

4,500-square-foot home.

Originally listed at $8 million during

the real estate boom, 20 Deer Knoll is

now listing for $5,995,000. Four or

five years ago, when the nesting con-

cept was popular, everyone seemed to

want the traditional Colonial, said Ca-

mille Branca, a real estate sales agent

at Ginnel Real Estate in Bedford Hills.

I see a trend now toward more mod-

ern homes and to modern design

concepts shown in places like the

Decoration & Design building in Man-

hattan, where you will find designers

reaching back into the 1970s and early

1980s for their inspiration. The buyers

are looking for these same clean and

natural elements natural stone, nat-

ural wood and lots of glass instead

of the more traditional 10,000-square-

foot Colonial with more luxurious

interior fabrics.

A new listing, this one in Mama-

roneck for $1,295,000, is located

directly in nature on the famed

Leatherstocking Trail, which links New

Rochelle to Mamaroneck with a net-

quiet cul-de-sac, 18 Leatherstocking

Lane is a contemporary home itself

unusual for the neighborhood with

a large 29-by-30-foot pool with at-

tached spa surrounded by a three-level

garden. This really has a Hamptons

feel, except it is less than a 40-min-

ute train ride to Grand Central, said

the pool area, and a suspended dining

room that overlooks the downstairs,

it is a perfect place for entertaining

and, with all the windows, enjoying the

passing of the seasons. It is contempo-

rary and warm at the same time, a

tribute to the design sense of the

owner, and a wonderful escape from

the city.

One of the most highly regarded

homes in Greenwich went on sale ear-

lier this summer. Located on 18 acres

at 408 North Street, the chteau was

built from 1910 to 1913 by the heiress

to the Diamond Match and Goodyear

Tire fortune as a French government

sanctioned replica of the Petit Trianon

on the grounds of the Palace of Ver-

sailles. It is probably one of the most

dramatic houses in Greenwich, said

Brad Hvolbeck, owner of Prudential

Brad Hvolbeck Real Estate, who cur-

rently has four Greenwich listings on

the market worth a total of more than

$100 million. This is not new architec-

ture, but, as a faithful reproduction of

one of the worlds most recognizable
