COMMUNITY OUR BELLA PONTE CINO [email protected] BOARD OF DIRECTORS: Mike Zellers Brian House Danette Dickerman Tract D Volunteer Clean-Up: The board worked through several opinions and estimates regarding the noted erosion. Based on geotech opinion, a retaining wall will be installed after Thanksgiving. Thank you to Sterling Management for assisting with getting various estimates and expert opinion next steps. The board will be scheduling some additional clean-ups in 2017. We are hopeful that home owners will be willing to assist so that a larger dent can be made. Additionally, Sterling will be reaching out to PGE to work with them to complete their required work. Safe Driving: With it getting darker earlier and winter weather quickly approaching – just a quick reminder to slow down as you drive through the neighborhood. Please obey stop signs and circle the round-abouts correctly, slowly and carefully. Watch for pedestrians through our streets. Holiday Décor: The board is looking forward to the holidays, and wishes everyone the best during the festive season. We also look forward to seeing the various displays of lights and decorations. We will try to capture photos, to include in the next newsletter. Annual Meeting – Recap Despite low attendance (two homeowners plus the board), quorum was met due to receipt of proxies. Mike Zellers was unanimously elected to a one year term. Next year, two position will be open. Brief Re-Cap of Meeting: * Review of 2015 minutes * Discussion regarding Tract A, B and D. Erosion work in Tract D to take place following Thanksgiving. * Dues collection going well - only a couple outstanding but on payment plan. * Board has decided to continue with Sterling Management due to challenging issues such as Tract D and overall lack of participation from the members. * Reserves – per 2016 Reserve Study, we are behind in building our reserve funds. The board will continue to act financially responsible until reserves are in a more solid position. * Board review member requested agenda items – request to avoid having vehicles blocking sidewalk on driveways, request to keep all vegetation out of traffic sight lines, and reminder to owners of their yard clean-up responsibilities. * Meeting was held on a weeknight this year, due to requests from members at last year’s meeting. However, attendance was roughly 20% of last year’s meeting, which was held on a Sunday afternoon. The board will re-visit day and time for next year’s meeting. ------------------------------- 2017 Annual Fee ------------------------------- 2017 dues will be invoiced in the coming weeks. Payment can be taken now and no later than the end of January. If you would like to make payment arrangements, please do so before 1/31/17 to avoid late fees. We are willing to work with everyone – we just need communication. Owner Responsibilities: Please remember that yard mainte- nance is the responsibility of each home owner. This includes front yard, back yard, parking strips and areas surrounding fencing. HOA limited budget only covers common areas – Tracts A-D.
