work for exterior filler walls, wood, metal and extensively horizontal ferro cement panels are use as shading and privacy. The total building is divided into two different functional use, basement and ground floor car parking area, 1st to 5th floor corporate office for envoy group and 6th to 15th typical rentable office space. Large office spaces design as a single open space and exterior lager glass openings invites maximum day light which makes the building energy efficient.

Features With the introduction of Floor Area Ratios (FAR) in the building bye-laws, since 2008, it has become somewhat possible to try and achieve this. Creating a ground-level-oasis which apartments can look into and go to is a much welcome reliefAs cast RCC column beam structure, unplaster pointing brick work, ferro cement panel mixing with brick dust use as an exterior cladding material for heat sink, wood and glass, natural quota stone use as ground floor and lift lobby materialGround floor use for green plantation and open children play area and also use as community space. residential buildings going taller. The 150 feet height ceiling set by the airport right in the middle of the city allows only mid-rise, twelve to thirteen storied buildings.The lower floors can enjoy the ground level landscaping and vegetation. The more expensive higher floors enjoy more light and airflow; have longer views, but these views too, are constituted mostly of roofs of other buildings. Again views need to be created “in-situ” at those levels.As cast RCC column beam structure, unplaster pointing brick work, terracotta clay tile use as an exterior cladding material for heat sink, wood and glass, natural quota and travertine stone use as ground floor and lift lobby material

resident a large open space for recreation, proper ventilation, more light, vegetation a community space for their own parties/program. In this building we try to incorporate those elements very successfully. In the three units of each floor have enough lights for every functions and proper cross ventilation inside. Uninterrupted large ground floor divided in to two court yards, an outer court at front and an inner court at back with enough vegetation and trees. Unplaster pointing brick is extensively use as an exterior filler walls, the structure is as cast concrete column and beam.

place for every person and also very much challenging to design. In our concept, we try to incorporate open double height terraces for every apartment units in each floors on lake side for bring more light, vegetation, enough ventilation and a mesmerizing view to the lake. It is our pleasure to create a large open ground floor with a 27’height volume for children play area and a general common space for recreations. It has also a dedicated community space, gym, swimming pool and other ancillary facilities at roof top.Fare face as cast RCC concrete shear walls for uninterrupted view to the lake are first introduce in this project.

07. GF + 2 Basement + 14 Storied Residential Apartment Building “SHL Gulshan 47”For Shanta Holdings Ltd. on Plot: 26, Road : 47, GULSHAN - 2, Dhaka.

Client Shanta Holdings Ltd. Built area 1, 15,000 sft (approx.) on a 20 Katha land Features this building is situated in a regular urban plot. The concept is

very simple. Two units in each floor placed side by side longitudinally on North – South direction and at middle general lobby and stairs. We are given more heights 210’from civil aviation and green open terraces which are free from total building areas. Therefore we design a simple technique, slides the units longitudinally on North – South direction one after another and vertically it creates a large open terraces for each floor which gives more light and ventilations for the units. We give the ground floor a big height 30’, enough trees and vegetation to create an urban park for the tenant.

open spaces of its surroundings. In design it placed enough set back at front road side and make a longer distance entry drop off through the project. The total setback except the inner road we create a raised green platform for the building. There is another couth yard on the back side holds the total ground floor from the both side, it gives the two units in each floor a large open space, enough setback through surroundings.
