1. Reframe openings as needed to install new vinyl replacement windows

Project Introduction and Overview Description Two family home with 2200 sq/ft and 4 bedrooms and 2 bathroom. House built in 1977 on a 4200sq/ft lot in Pacific Beach community of San Diego, CA. The home has ocean views and is located just a few blocks from the beach. Rehab Overview Property was in need of extensive interior and exterior renovations. New exterior stucco, windows and landscaping were needed. The house was gutted to the studs and in need of major repairs. The kitchen was completely renovated with new cabinets, Quartz countertops, and appliances. The bathroom was completely renovated with custom glass tile and fixtures. All new plumbing and electrical were need throughout both floors as well. Contractor Overview Multiple contractors were needed to complete this project. A licensed general contractor was hired for the flooring, kitchen, bathroom, painting and all carpentry. A licensed plumber was hired for all new plumbing upgrades and finishing. A licensed electrician was hired for all new electrical upgrades. Licensed contractors were hired for the new windows and exterior stucco. EXTERIOR:

GARAGE

1. Remove wall in center of garage and convert back to 1 car space 2. Close 2nd

3. Paint garage door and trim (see color chart) side door in carport, patch and paint

4. Repair interior lighting and remove fan ELECTRICAL EXTERIOR:

1. Remove old exterior lighting, wiring and old dead service in back yard 2. New exterior light fixture by each entry door and 2 on garage 3. Exterior outlets to code 4. Re feed electrical underground to garage to code 5. All final installs, connections and inspection

INTERIOR 1. Upgrade main panel as needed 2. Install 2 new sub panels – one in each unit to code 3. Re wire both floors with new Romex to code 4. Add outlets to code 5. Add cable outlets (2) for each unit 6. Refer to lighting plan for all rooms

KITCHEN (2) 1. Install recessed cans in kitchen- as per lighting diagram 2. Install circuit for disposal, dishwasher, stove 3. Install under cabinet lighting 4. Refer to lighting plan for placement

BATHROOM (2) 1. Install GFCI to code 2. Install bath fan 3. Install 2 vanity lights for each bathroom – 1 over each sink 4. Refer to lighting plan for placement





PLUMBING EXTERIOR:

6. Inspect existing gas lines and meters 7. Install 3 hose bibs – front, side and back yards 8. Supple gas line to back yard and to roof 9. Supply and install outdoor shower on west side of house (will discuss at property) 10. Supply and install gas, water and drain lines to new laundry room 11. Supply and install (2) on demand , tankless water heaters – 1 for each floor

INTERIOR 7. Re pipe entire house for water and drain lines – use cpvc 8. See attached layouts

KITCHEN (2 each) 5. Install new plumbing for kitchen sinks 6. Install gas line for stoves 7. Install water line for refrigerators 8. Refer to layouts for exact locations on each floor 9. All final installs and connections and inspections

BATHROOM (2) 5. Install new plumbing for 2 sinks, toilet and stand up shower in each bathroom 6. Install body spray system in each shower (will discuss placement at property) 7. Refer to layouts for exact location toilets and sinks 8. All final connections and installs and final inspections
