1.0 INTRODUCTION
This Planned Unit Development is located on the west side of Lakeside Drive between Hefner Road and Britton Road and consists of two sections.
Section 1 being lots 12-15, Block 4 of Lakeside Estates to be re-subdivided into 11 Single Family Residential lots to be known as Mulford Estates.
Section 2 being Lots 7 & 8, Block 4 of Lakeside Estates to be re-subdivided into 7 Single Family Residential lots to be known as Mulford Gardens.
2.0 LEGAL DESCRIPTION
The legal description of the property is Lots 7 & 8 and Lots 12, 13, 14 & 15 all in Block 4 of Lakeside Estates a subdivision of part of the NE ¼ of Section 25, T13N, R4W, I.M. Oklahoma County, Oklahoma.
A metes and bounds legal description is attached as Exhibit A.
3.0 OWNER/DEVELOPER
The Owner and Developer of this PUD is:

4.0 SITE AND SURROUNDING DEVELOPMENT
The property consists of 5.77 acres surrounded by residential uses on the north, east and south and by Lake Hefner Parkway and Lake Hefner on the west.
5.0 ZONING
The subject property is currently zoned Single Family Residential. The surrounding properties are also zoned Single Family Residential except for the Lake Hefner property which is in the City of Oklahoma City and is zoned as Lake Reserve.
The relationship between the proposed uses and the adjoining land uses is compatible. The proposed uses of the subject property are in harmony with surrounding zoning and uses.
6.0 PHYSICAL CHARACTERISTICS
The subject property has 6 older homes on it which will be demolished and new homes constructed. The property generally drains from east to west to a drainage channel that runs along the east side of Lake Hefner Parkway.

7.0 CONCEPT
The concept for re-development of this property is to provide two quality single family residential communities.

8.0 SERVICE AVAILABILITY
8.1 STREETS – The streets within this PUD will be public.
8.2 SANITARY SEWER – There is an existing sanitary sewer main running through the property which will provide access for sewer services for the proposed lots.
8.3 WATER – There are two dead end water mains on the east side of Lakeside Drive. A new water main will be constructed on the west side of Lakeside Drive that will provide a loop for the existing dead end mains and will be extended to serve the subject properties.
8.4 ELECTRICAL, GAS AND COMMUNICATION SERVICES – Proper coordination with the various utility companies will be done in conjunction with this development.
8.5 DRAINAGE – Development of this project will comply with the City of the Village drainage regulations. Site re-grading is anticipated and allowed to address drainage issues.
9.0 DEVELOPMENT REGULATIONS
All use, area and development regulations of the of the A-1 “Single Family Residential” District shall apply to this PUD except as herein modified, including conditional, special permit, special exception, and/or accessory uses subject to their appropriate conditions and review procedures for public hearings where applicable, unless otherwise noted herein.
9.1 LOT SIZE – Lot sizes in this PUD may be less than 45% of the size of adjacent lots. The minimum lot size of Mulford Estates shall be 9,000 square feet. The minimum lot size in Mulford Gardens shall be 7,500 square feet.
9.2 LOT COVERAGE – Structures within this PUD shall have a maximum lot coverage of 50%.

9.4 HEIGHT – One (1) three-story structure shall be allowed on Lot 3, Block 2 of the Mulford Estates Addition. The maximum height of the highest part of the roof of this three-story structure shall not exceed 38 feet. All other structures in this PUD shall comply with the height requirements of the A-1 Single Family Zoning District.
9.5 RETAINING WALL AND FENCING – A stone, brick, or concrete block retaining wall no more than 5 feet in height shall be constructed along or adjacent to the northern lot lines of Lots 1–4, Block 3 of the Mulford Estates Addition, to assist with site grading and drainage. A wood privacy fence between 6 feet and 8 feet in height, as measured from the top of the retaining wall, shall be constructed above the retaining wall. The fence shall have either two finished sides or the finished side facing north.
10.0 SOIL CHARACTERISTICS – See Exhibit D
11.0 PLATTING REQUIRED
Re-subdividing of the existing lots via a new plat shall be a requirement of this PUD.
12.0 PUBLIC IMPROVEMENTS
Public improvements shall be made by the Developer throughout the planned unit development as required by the City of The Village. All Local, State, and Federal ordinances and regulations as they apply to this site will be adhered to fully.

Description
Hydrologic soil groups are based on estimates of runoff potential. Soils areassigned to one of four groups according to the rate of water infiltration when thesoils are not protected by vegetation, are thoroughly wet, and receive precipitationfrom long-duration storms.
The soils in the United States are assigned to four groups (A, B, C, and D) andthree dual classes (A/D, B/D, and C/D). The groups are defined as follows:
Group A. Soils having a high infiltration rate (low runoff potential) when thoroughlywet. These consist mainly of deep, well drained to excessively drained sands orgravelly sands. These soils have a high rate of water transmission.
Group B. Soils having a moderate infiltration rate when thoroughly wet. Theseconsist chiefly of moderately deep or deep, moderately well drained or well drainedsoils that have moderately fine texture to moderately coarse texture. These soilshave a moderate rate of water transmission.
Group C. Soils having a slow infiltration rate when thoroughly wet. These consistchiefly of soils having a layer that impedes the downward movement of water orsoils of moderately fine texture or fine texture. These soils have a slow rate of watertransmission.
Group D. Soils having a very slow infiltration rate (high runoff potential) whenthoroughly wet. These consist chiefly of clays that have a high shrink-swellpotential, soils that have a high water table, soils that have a claypan or clay layerat or near the surface, and soils that are shallow over nearly impervious material.These soils have a very slow rate of water transmission.
If a soil is assigned to a dual hydrologic group (A/D, B/D, or C/D), the first letter isfor drained areas and the second is for undrained areas. Only the soils that in theirnatural condition are in group D are assigned to dual classes.
