SCOPE OF SURVEYActing at the request of Mr. Buyer, the attending surveyor conducted a Marine Survey of the 1999 Sumerset 74' Houseboat, "Pokin A' Long" on June 23, 2013 from 1030 hours to 1500 hours where she lay afloat at slip #: E-43 at Park Marina, 651 Park Marina Road, Cartersville, Georgia 30121 (770-974-2628). The reason for the survey was to ascertain the physical condition and value of the vessel for insurance consideration. The Hull Identification Number (HIN), XXXXXXXXXX, was verified from the transom. The state registration papers were sighted on board; the state validation sticker and state registration number were sighted on the port and starboard bow. A sea trial was not performed. The engines and generator were operated at dock only. An out-of the water inspection of underwater machinery and the exterior of the hulls wetted surface area was not performed. Moisture readings taken and referenced throughout the body of the report were taken with the Electrophysics Moisture Meter Model GRP33. Images supplied with this report were produced with a Canon PowerShot A1400 digital camera and represent a true and accurate representation of the subject at the time the image was taken. AC (shore power) and DC (battery power) was used to check operation of the electrical systems specified in this report only.

No reference or information should be construed to indicate any of the following:

1. Evaluation of the internal condition of the engine(s) or the propulsion system's operating capacity.

2. Electronic equipment was checked for ''power up'' only and was not field or bench tested.

Unless specifically stated otherwise in this report, this surveyor visually inspected this vessel without removal of any fasteners, fixed or semi fixed structures or equipment, and has not dissembled any hull structures. Therefore, due to this visual inspection this survey report does not cover latent defects not readily discovered without such removals and disassemblies. Locked compartments or otherwise inaccessible areas would also precluded visual inspection. The buyer is advised to open up all such areas periodically for self-inspection. Further, no determination of stability characteristics or inherent structural integrity has been made and no opinion is expressed with respect thereto. This survey report represents the condition of the vessel on the above dates, and is the unbiased opinion of the undersigned, but it is not to be considered an inventory or a warranty either specified or implied.

NOTE: It is recommended that an out-of the water survey on the underwater machinery and the exterior of the hull's wetted surface be performed. It is also recommended that a sea trial be performed to further inspect the physical condition and performance.

VESSEL DESCRIPTION"Pokin A' Long" is Sumerset houseboat that is consistent with other type vessels of the same year. The cabin layout is considered custom with a covered foredeck, main salon, dinette area, full equipped galley, stateroom, individual head, master stateroom with head and shower, and covered aft deck with access to a large swim platform. Stair cases from the aft deck and from the bow starboard side deck allows easy movement to and from the upper party deck. The party deck consists of a flybridge with helm station, seating, bimini, and radar arch. Also, a covered party hut with seating and a large open party/sun lounging area.

THE MANDATORY STANDARDS PROMULGATED BY THE USCG, UNDER THE AUTHORITY OF TITLE 46 UNITED STATES CODE (USC); TITLE 33 AND TITLE 46, CODE OF FEDERAL REGULATIONS (CFR), AND THE VOLUNTARY STANDARDS AND RECOMMENDED PRACTICES DEVELOPED BY ABYC AND THE NATIONAL FIRE PROTECTION ASSOCIATION (NFPA) HAVE BEEN USED AS GUIDELINES IN THE CONDUCT OF THIS SURVEY, BUT COMPLETE COMPLIANCE WITH SUCH STANDARDS IS BEYOND THE SCOPE OF THE SURVEY AND VARIES WITH THE INTENDED SERVICE OF THE VESSEL, AND IS NOT GUARANTEED.

This self-contained report is in compliance with the Recommended Survey Content of the Society of Accredited Marine Surveyors® and carried out in accordance with the Codes and Ethics of the Society of Accredited Marine Surveyors®.

II. GENERAL INFORMATION

DEFINITION OF TERMS


The terms and words used in this report have the following meanings as used in this Report of Marine Survey:

APPEARS:Indicates that a very close inspection of the particular system, component or item was not possible due to constraints imposed upon the surveyor (e.g. no power available, inability to remove panels, or requirements not to conduct destructive tests).

FIT FOR INTENDED USE:Use which is intended by Survey Purchaser (present or prospective owner).

SERVICEABLE: ADEQUATE:Sufficient for a specific requirement.

POWERS UP:Power was applied only. This does not refer to the operation of any system or component unless specifically indicated.

EXCELLENT CONDITION:New or like new.

GOOD CONDITION:Nearly new, with only minor cosmetic or structural discrepancies noted.

FAIR CONDITION:Denotes that system, component or item is functional as is with minor repairs. (MONITOR OFTEN)

POOR CONDITION:Unusable as is. Requires repairs or replacement of system, component or item to be considered functional.

USE OF *:Use of * in the body of this report will indicate that a finding will be listed in the ''Findings and Recommendations''section pertaining to the * item.

III. SYSTEMS


HULL DECK AND SUPERSTRUCTUREHULL CONSTRUCTION

TYPE: Semi-Displacement, Modified-V, non-planing MATERIAL/CONSTRUCTION: Welded aluminum plate over aluminum frame. EXTERIOR HULL: Appears in excellent condition above the static waterline. BULKHEADS: Athwartships reinforcement enhanced by main and partial aluminum bulkheads welded to the hull. Appears

serviceable where sighted from the engine space and foredeck storage area. STRINGERS: Hull stiffness provided by aluminum longitudinal stringers welded to hull. Complete inspection not possible due

to limited access. Serviceable where sighted from engine space and bilge area beneath main salon. FRAMES (RIBS): Athwartships hull stiffness provided by aluminum frames welded to hull. Appears serviceable where sighted

from bilges. BOW: Appears to be double plated aluminum with welded on bow eye. Excellent condition. TRANSOM: Aluminum transom with welded on aluminum swim platform. The swim platform is covered with gray carpeting that

is in good condition and is equipped with a swim ladder/reboarding ladder that appears to be deployable by person in the water. Below the swim platform the transom is fitted with two outdrives.

* BILGE: [C1] Engine space bilge is clean overall and dry, only minor oil residue and alkaline ash around batteries noted. The other bilges areas, where sighted from access hatches, are clean and dry.

LIMBER HOLES: Limber holes clear where sighted in engine space. Note: Limber holes need to be kept clear and open to allow drainage of bilge water.

DECK CONSTRUCTIONTYPE: Fore and aft decks are covered by the upper deck and the upper party deck is open to the weather except for the areas

covered by canvas tops. MATERIAL: Fore and aft decks are aluminum plate over aluminum frame and covered with gray carpeting that is in good

condition. Upper party deck appears to be fiber reinforced plastic (FRP) over plywood. The upper deck finish appears to be a white gelcoat that is in good condition. Unremarkable results from random percussion sounding and moisture meter testing of upper deck.

HULL-TO-DECK JOINTNOTE: Inaccessible for inspection throughout the principle length of the vessel. Where sighted in the bilges, the joint appears

secure and is protected on the exterior by a stainless steel rubrail with a black polymer insert. The rub rail is in good condition and serviceable.

DECK FITTINGS* LIFE RAILS: [C2] Welded aluminum rail system, with gates and chains for access and exiting, runs the perimeter of the foredeck

and aft deck to the superstructure and is well secured. The gates and chains are serviceable. The upper party deck is encompassed by a welded aluminum rail system up to the flybridge and is well secured. No safety chains sighted at the stair case exits from upper deck. Attached to the rail systems are burgundy canvas coverings that are well secured and in good condition.

TOE RAILS: FRP covered toe rail on edge of upper party deck and in good condition. SCUPPERS: The upper party deck drains by channelling rain and moisture accumulations overboard by scuppers and openings in

the toe rail. Appears serviceable. CLEATS: Aluminum cleats are placed strategically on vessel. Well secured and serviceable. HATCHES: Two (2) aluminum hatches on the fore deck to access storage area/bilge and three (3) aluminum hatches on the aft

deck for easy access to machinery/bilge in engine space. The hatches are held open with pneumatic cylinders that are serviceable.

GRAB RAIL: Aluminum grab rails are mounted to the exterior span of the superstructure and the spiral stair case on aft deck has an aluminum hand rail. All are well secured.

SUPERSTRUCTUREMATERIAL: FRP (fiber reinforced plastic). The structure appears to be in good condition with unremarkable results from

percussion sounding and moisture meter. The white gelcoat is good condition and the black and burgundy striping is in good condition with only minor wearing and scratches.

WINDOWS/PORTS/DOORS: The sides have fixed windows of various sizes, sliding windows, and curved windows on bow corners. The windows are serviceable, sealed, and in good condition. The two (2) entrance doors to the main salon and the one (1) to master stateroom from the decks are sliding glass doors that are serviceable and in excellent condition.

BRIDGE DECKMATERIAL/TYPE: FRP (fiber reinforced plastic) molded flybridge with helm station, well secured to upper party deck. The white

gelcoat and black and burgundy striping is in good condition. The helm station is in good condition and serviceable. SEATS: The helm seat is a non-fixed Garelick quad base, aluminum framed chair, with white vinyl and cushioned. The chair is in

good condition. Molded bench seating on the port and starboard of flybridge and cushions are white vinyl, in good condition.

BIMINI: Burgundy canvas type material with stainless steel tubular support structure. Good condition. WINDSHIELD: A curved glass windshield is mounted to the front on the flybridge. Good condition. RADAR ARCH: Well secured to the rear of the flybridge and mounted atop is an anchor light and VHF antenna. Good condition. PARTY HUT: Located aft of the flybridge is a large party hut that is aluminum framed with a burgundy canvas top, good condition

and well secured. Several moveable chairs and sun loungers are currently under the party hut and in good condition. ADDITIONAL EQUIPMENT AND ACCESSORIES

ACCESSORIES: Ceiling fans throughout interior of vessel and decks. Various manuals, operators guides, air purifier, dock hook, and spare parts sighted stowed. Note: Recommend that all spare parts, filters, and fluids are checked against manuals for correct type and that an appropriate supply is inventoried and stored for when needed.

FENDERS: Sighted in use on port and starboard side. Serviceable. DOCK LINES: Dock lines of various sizes and lengths sighted and appeared serviceable.CLOTHES WASHER/DRYER: General Electric Spacemaker is installed on the starboard side in the dinette area. Powers up.

CABIN APPOINTMENTSINTERIOR DESCRIPTION:

ACCOMMODATIONS: Cabin has a main salon at the bow with the lower helm station to the starboard side and entertainment center. Amidships there is a dinette area and washer/dryer locker to starboard; a fully equipped galley is to port. Off the companionway there is a stateroom to starboard and an individual head to port. The master stateroom is aft and includes a separate head with shower.

JOINERY AND FINISH: All of the cabinetry and doors are well fitted and wood finish is in good condition. INTERIOR BULKHEADS: The interior bulkheads are finely fit where sighted.WATER INTRUSION SIGNS: None Sighted.STORAGE AREAS: Adequate stowage space throughout vessel provided by cabinets, lockers, drawers, and shelving that are well

crafted. HEADLINERS: Headliner material and soffit is a cloth fabric and is in good condition. FABRIC AND CUSHIONS: The general appearance of the fabrics, cushions, linens and mattresses reflect good care and normal wear

and tear. All in good condition. FLOOR AND WINDOW COVERINGS: Plywood sole throughout vessel. The covering is carpet in salon and staterooms. The sole

covering in heads is linoleum and the galley is hardwood laminate. All the sole coverings are clean and in good condition. The curtains are fabric and in good condition. Two bilge access hatches; location is in salon at helm station and in the master stateroom,

HEADS/SHOWERS: The head located port side off companionway has vanity w/mirror, white porcelain sink, and toilet. The master state room head has vanity w/mirror, white porcelain sink, toilet, and an enclosed stand up shower. Both toilets are Raritan electric flush. The toilets and shower are in good condition and serviceable.

FAUCET FIXTURES: The faucet fixtures and sinks are operable in both heads and in the galley. LIGHT FIXTURES: An adequate array of lighting fixtures, both 12 volt DC type and 110 volt AC type, are located throughout the vessel

and provide the vessel with good lighting flexibility.GALLEY

LOCATION: Amidships and to port side of vessel. SINKS: Stainless steel double sink mounted in a Formica counter top. Good condition.

REFRIGERATION: A black General Electric double door with ice maker and water fill to starboard side of galley. Excellent condition.

STOVE/OVEN: A black General Electric four (4) burner stove with oven. Powered up and in excellent condition. MICROWAVE: A black General Electric Spacemaker permanently installed above stove. Powered up, excellent condition, and

well secured. DISHWASHER: A black General Electric dishwasher installed in galley. Powered up and in excellent condition.

PROPULSIONMAIN ENGINES

MANUFACTURER/TYPE: Mercury Marine twin gasoline engines, MerCruiser 5.0L, Thunderbolt 5 Ignition,V-8, 220 HP. SERIAL NUMBERS: Port Serial #: 0L377219. Starboard Serial #: 0L377229 INDICATED HOURS: Port: 834. Starboard: 834.THROTTLE CONTROLS: The upper and lower helm is equipped with Mathers MicroCommander electronic shift/throttle controls.

Serviceable. FLAME ARRESTOR(S): USCG approved. Serviceable. ENGINE MOUNTS AND BED: Metal adjustable motor mounts with cushioned feet and bolted to an aluminum bracket that is welded

absorbent pads or socks under engine. Federal Water Pollution Act prohibits the discharge of oil into or upon the navigable waters of the United States. The engine space should be monitored every time aboard vessel to check for machinery fluid leaks.

LUBRICATION: Level and Condition: Level is normal for both engines, within dipstick limits, and appears serviceable. Filter: Fair access, lower engine mounted, spin on/off canister type filter.

VENTILATION: 12 volt DC Power blower with two flex pick-up tubings, powers up and serviceable. Natural flow ventilation provided by hull vents. Appears adequate.

EXHAUST SYSTEM: Wet exhaust and all hose to pipe joints are double clamped with stainless steel clamps, as recommended by ABYC, on port and starboard side of engines. Hoses and clamps found to be serviceable from external visual examination. Exhaust manifolds, risers, and pipes appear to be cast iron. No exterior corrosion sighted.

ENGINE ALARMS: Not noted. ENGINE SYNCHRONIZER: Appears to be synchronized by the Mathers MicroCommander. Not tested. OBSERVATIONS: Engines started at dock and bumped into forward gear only. The following noted:

1. The engines started without excessive cranking.2. The engines exhaust appear normal.3. The cooling water exhausts appear adequate and normal.4. The engine instruments operate within normal operating limits at idle.5. The throttles operate normally.6. The gears shifted normally/smoothly into forward.7. No oil or coolant leaks observed. VOLTAGE: Battery powered 12 volt system. * BATTERIES: [B2] Four (4) 12 volt lead acid batteries. The positive terminals are not fulyl covered/protected. Wings nuts are

being used for securing some connections. There is a positive conductor on the starboard bank that is in poor condition at the terminal connection. Each battery not load tested, appears serviceable. The batteries are not secured and no means for acid containment.

MAIN BATTERY SWITCHES: No battery switch sighted in the engine space. DC PANEL: Overcurrent Protection provided by: Nine (11) circuit breakers on main DC panel. Clearly labeled for usage and

serviceable. Four (4) are not labeled and appear to be spares. The main DC panel also contains a switch for battery test and an analog volt meter. Note: If spares are put into service, mark to indicate their usage. ABYC E-11, 5.1.2.1 voluntary standards.

HELM DISTRIBUTION PANEL: Seven (7) rocker switches at helm station, all clearly labeled for usage and serviceable. Each with circuit breakers. Serviceable.

BREAKERS/FUSES: Four (4) circuit breakers sighted in the engine space on panel with trim controls. Note: Recommend identifying circuit protecting and labeling.

ROUTING/SUPPORT: Appears wiring is boat/marine grade wiring and installed in compliance with ABYC E-11 standards. Well routed and supported where sighted.

CHARGING SYSTEM: Alternator on main engines, generator, and two (2)battery chargers. (1) Battery charger is Promariner 5/5 and is located beneath master stateroom. The other battery charger model is unknown, no labels sighted. Well secured and appears serviceable.

OUTLETS: 12 volt receptacles sighted in vessel. Appears serviceable.ELECTRICAL SYSTEM (A.C. SYSTEM)

SHORE POWER INLET: Number: One (1) Hubbell brand inlet. Location: Starboard side superstructure. Weather Protected: Yes, stainless steel hinged cap. Rating: 125/250 volt; 50 amp. Serviceable.

SHORE POWER CORD: Cord: One (1) 50 amp, with yellow vinyl cover. In good condition and serviceable.

CIRCUIT LOAD MONITORS: Analog voltage and amp meter in AC panel. Appears serviceable.WIRE TYPE (SIZE AND RATING): Adequate size and rating, where sighted, appears to be boat cable and serviceable.

* ROUTING: [C4] No chafe protection where routed through aft bulkhead on port side in engine space. * OUTLETS: [B3] Various AC outlets available throughout vessel, appear adequate and conveniently located. GFCI (ground fault

circuit interrupter) outlet sighted in heads, galley, and decks. The outlet box on the port side of the foredeck is unsecured. * POLARITY: [A2] All sighted AC outlets tested for: open ground, open hot, hot/ground reverse and hot/neutral reverse. Polarity

tested normal on shore power. The GFCI outlet in the head located off companionway is not functioning properly. Will not reset and the receptacle tester indicated an open neutral.

GALVANIC ISOLATOR: None Sighted. Note: It is strongly recommended that any boat with a permanently installed shore power system be provided with galvanic isolation. Galvanic isolation may be achieved by use of a galvanic isolator, polarization transformer with galvanic isolator, or an isolation transformer. The electrical interconnection that occurs via shorepower grounding conductor may result in the flow of galvanic current between the boat and dock structure or another boat. This can lead the excessive anode loss, or corrosion beyond the capacity of the boats's cathodic protection system. ABYC voluntary standards. ABYC E-2.2.6.

GENERATORS AND INVERTERSTYPE: Gasoline powered internal combustion engine.

INDICATED HOURS: 713 hrs on meter.* LOCATION: [C6] Engine space, mounted between main engines. The generator frame is secured to the sole with metal mounts,

the mounts are corroding. Access to generator is excellent. FLUID LEVELS: Coolant reservoir: Normal. Expansion tank: Normal. Oil: Normal. Fluids appear serviceable. COOLING SYSTEM: Closed reservoir type cooling with centrifugal type circulating pump, heat exchanger and raw water cooled

system. Appears serviceable. * FUEL SUPPLY: [B4] Flexible hose with stainless steel double hose clamps and metallic line sighted on engine. Metallic line

appears serviceable. No leaks sighted. The proper markings to determine if approved flexible fuel hose not sighted. FUEL FILTER: A fuel water separator filter not sighted. Note: highly recommended. LUBRICATION SYSTEM: Mechanical oil pump with spin on/off type filter. Access to filter is good.

* EXHAUST SYSTEM: [C7] Wet exhaust with a water lift muffler that appears to be FRP (fiber reinforced plastic). All hose and pipe connections are double clamped, as recommended by ABYC, with stainless steel clamps. Hoses and clamps appear in good condition and serviceable. Discharges on port stern quarter topsides. Exhaust manifold and elbow are cast iron and the exterior is free of corrosion. The raw water strainer is bronze with sight glass, appears serviceable. The thru-hull for raw water is a welded pipe that rises above the static waterline and connected to a bronze valve. The bronze valve is connected to, what appears to be, PVC piping and that is connected to the bronze raw water strainer. The PVC connected to raw water strainer from the intake side is susceptible to cracking.

FLAME ARRESTOR: USCG approved. Serviceable. DC/AC INVERTER: An installed inverter not sighted.

FRESH WATER SYSTEMFRESH WATER SYSTEM: (POTABLE WATER)

STORAGE TANKS: Two (2) 80 gallon plastic tanks. Total capacity: 160 gallons. Access is fair and tanks are located in the bilge beneath the cabin of the main salon. Complete inspection not possible due to limited access. No leaks where sighted.

SANITATION (GREY WATER)BASINS, SHOWERS, HOSES AND CLAMPS: The basins and showers on this vessel appear to drain overboard in the near vicinity of the

specific basin or shower. No sump collection sighted. Hoses and clamps appear serviceable where sighted. Complete inspection not possible due to limited access. No leaks sighted beneath sinks.

starboard steering arm. Serviceable. GROUND TACKLE

GROUND TACKLEANCHORS: Number: One (1). Type: Fortress fluke. Location: Stowed beneath foredeck in bow. Serviceable and appears to be an

MATERIAL: Where sighted from the engine spaces and from beneath the main salon, the below the waterline thru-hulls are welded aluminum. The above the water line thru-hulls are plastic, welded aluminum, and the fuel vents are stainless steel. No thru-hulls removed for inspection. No evidence of significant deterioration of any plastic thru-hulls. All thru-hull fittings and attachments appear to be serviceable and well secured.

BONDING SYSTEMBONDING SYSTEM

MAIN BONDING CONDUCTOR: Appears that there is not main bonding conductor/system on the vessel. ENGINES AND OUTDRIVES: Protected by Mercathode system sighted installed on each engine. Not tested for proper function. LIGHTNING PROTECTION: Not sighted. Note: Recommend lightening protection is installed in compliance with ABYC E-4 voluntary

standards. SAFETY EQUIPMENT

SAFETY EQUIPMENT (UNITED STATES COAST GUARD)NUMBER AND TYPE OF PFD'S: Type III-USCG approved PFD's of various sizes stowed beneath foredeck and appear serviceable. Note:

No person may use a recreational vessel unless at least one Personal Flotation Device (PFD) is available for each person on board and must be USCG approved, in serviceable condition, and readily accessible. Per 33 CFR, Sec.175.15.

NUMBER OF THROWABLE PFD'S: One (1) Type IV-USCG approved throwable device immediately accessible on foredeck and is serviceable. One (1) Type IV-USCG approved throwable is stowed beneath foredeck and is serviceable. Note: Recommend that the throwable stowed beneath foredeck is moved to the aft deck and is made immediately accessible.

* FIRE EXTINGUISHERS: [B6] One (1) Sea-Fire automatic Halon 1301 fixed fire extinguisher is mounted and well secured in the engine space. The Sea-Fire indicator at helm station is green. The system appears serviceable, no current inspection date on tag. Three (3) portable class ABC, size-I, dry chemical extinguishers located in main salon, galley, and master stateroom. All gauges are in the green and all appear serviceable. The portable fire extinguishers do not have current inspection tags, are not mounted and not visible.

VISUAL DISTRESS SIGNALS: Not sighted. Though only required on vessels operating in Coastal Waters, the Great Lakes, and US boats on the high seas, having aboard is highly recommended.

SOUND DEVICES: 12 volt electric horn is operable and bell mounted on foredeck is serviceable. Vessel is in compliance with USCG Federal regulations.

NAVIGATION LIGHTS: Sidelights, masthead light, stern light, and anchor light are operable. Compliant. Note: Lights not assessed for range of visibility.

* INLAND NAVIGATION RULE BOOK (12M-39'4" OR LONGER): [B7] Not sighted. Required on vessels over 39'4" in length. "NO OIL DISCHARGE" PLAQUE: Properly displayed in engine space.TRASH DISPOSAL PLACARD: Properly displayed in galley area.

AUXILIARY SAFETY EQUIPMENTSMOKE DETECTOR: None Sighted. Note: Installation of a smoke alarm is highly suggested for vessels that have sleeping berths to

alert sleeping occupants. A smoke alarm can also alert marina occupants and employees to a fire in an unoccupied boat before the fire burns beyond the confines of the vessel and damages other property. Engine room smoke detection will alert the captain/operator of a fire while underway and provide him a better opportunity to shut down propulsion and handle the fire before he is forced to leave the vessel and enter the water.

Adjust terminal protectors to fully cover ungrounded terminal to prevent accidental contact, each battery shall be protected so that metallic objects cannot come into contact with ungrounded battery terminal and uninsulated cell straps. ABYC E-10, 10.7 voluntary standards. Remove wing nuts and replace with torque nuts. Battery cables shall not be connected to battery with wing nuts. ABYC E-10, 10.8.3. Repair or renew the positive conductor on the starboard bank that is in poor condition at terminal connection. Batteries should be installed to contain leakage. The batteries should be secured to not allow more than one (1) inch movement. ABYC E-10, 10.7 voluntary standards.

Investigate to determine if USCG approved hose. If not, replace with Type A-1 USCG approved fuel hose.

B.5 (PAGE 10) RESERVOIR TANK:The condition and level of hydraulic fluid could not be checked due to the caps at both stations could not be removed.

Remove caps with proper tool and check the condition and level.

B.6 (PAGE 11) FIRE EXTINGUISHERS:The portable fire extinguishers and fixed fire system do not have current inspection tags. The portable extinguishers are not mounted and not visible.

Once a year, a maintenance check should be made by a qualified fire extinguishing facility. A tag should be attached showing the date of such check. NFPA 302.B-4.1 & ABYC A-4.Ap.5.4.1 and Ap.5.4.2. Consideration should be given to mounting the portable extinguishers to make them visible and secured in same place so they can be found when needed.

B.7 (PAGE 11) INLAND NAVIGATION RULE BOOK (12M-39'4" OR LONGER):Not sighted. Required on vessels over 39'4" in length. A ready reference of the Inland Navigation Rules

needs to be place on board the vessel. 33 CFR Sec. 88.05.

B.8 (PAGE 12) TYPE:The LPG tank is not secured. Secure the LPG tank to the BBQ grill. Do not store

LPG tanks inside the cabin or deck storage areas due to no proper LPG storage lockers sighted.

C.1 (PAGE 5) BILGE:Minor oil residue and alkaline ash around batteries noted in engine space.

Clean engine space bilge. Any oil should be contained and disposed of properly. The engine space bilge should be monitored every time aboard vessel for water and machinery fluid leaks.

C.2 (PAGE 5) LIFE RAILS:No safety chains sighted at the stair case exits from upper deck.

It appears that the manufacturer did not install safety chains at the exits from upper deck. Consideration should be given to installing chains at these locations to aid in preventing a fall.

C.5 (PAGE 9) MANUFACTURER:Oil noted on the engine block of generator. Clean oil and monitor for leak.

C.6 (PAGE 9) LOCATION:The frame is secured to the sole with metal mounts, the mounts are corroding. Vibration on the generator noted and could indicate that the mount(s) is/are loose or corroded through in some areas.

Investigate and repair if deemed necessary.

C.7 (PAGE 9) EXHAUST SYSTEM:The thru-hull for raw water supply to generator is a welded pipe that rises above the static waterline and connected to a bronze valve. The bronze valve is connected to PVC piping and that is connected to the bronze raw water strainer. The PVC connected to raw water strainer from the intake side is susceptible to cracking.

Monitor this connection and consider replacing the PVC with bronze piping for increased strength and support.

C.8 (PAGE 9) INSPECTION/CLEANING ACCESS:No inspection/cleaning access sighted for fresh water tank.

Disinfect fresh water system. Flush entire system thoroughly by allowing potable water to flow through it; Drain system completely; Fill entire system with a chlorine solution having a strength of at least 100 parts per million, and allow to stand for one (1) hour; Drain chlorine solution from entire system; Flush entire system thoroughly with potable water; Fill system with potable water. Per ABYC H-23, Appendix 1.

C.9 (PAGE 10) RODE MATERIAL:The shackle screw pin for the anchor to chain connection is not moused to the shackle. Spare anchor not sighted.

Mouse the anchor shackle screw pin to the shackle to prevent coming loose and loosing anchor. All rode should be removed inspected, and checked for length and marked for scope.

C.10 (PAGE 11) BILGE WATER ALARM AND SAFETY SWITCHES:No high water alarm noted. An audible alarm should be installed indicating that

bilge water is approaching the maximum bilge water level. ABYC H-22.7.3 voluntary standards.

V. SUMMARY AND VALUATION


STATEMENT OF OVERALL VESSEL RATING OF CONDITION:It is the surveyor's experience that develops an opinion of the OVERALL VESSEL RATING OF CONDITION after a the survey has been completed and the findings have been organized in a logical manner.

The BUC® grading system of condition for a vessel sold within a given time period, has been used as a consideration to grade the vessel and to determine the Market Value. Developed by BUC® RESEARCH and generally accepted by the marine industry, for a vessel at the time of survey, it is also determines the adjustment to the range of base values in the BUC® USED BOAT PRICE GUIDE.

The following grading system has been used as a standard for determining the vessel's condition:

''EXCELLENT (BRISTOL) CONDITION'': has been maintained in mint or bristol fashion - usually better than factory new - loaded with extras - a rarity.

''ABOVE AVERAGE CONDITION'': has had above average care and is equipped with upgraded operational systems.

''AVERAGE CONDITION'': has had average care, is ready for sale requiring some additional work and normally equipped for her size and intended use.

''FAIR CONDITION'': requires more than normal maintenance to prepare the vessel for sale.

''POOR CONDITION'': substantial yard work required and devoid of extras.

''RESTORABLE CONDITION'': enough of hull and engine exists to restore the boat to usable condition.

As a result of my investigation, as shown in the SYSTEMS AND FINDINGS AND RECOMMENDATIONS section of this REPORT OF SURVEY, and by virtue of my experience, my opinion isOVERALL VESSEL RATING: ABOVE AVERAGE

STATEMENT OF VALUATION:1. The ''FAIR MARKET VALUE'' is the most probable price in terms of money which a vessel should bring in a competitive and open market under all conditions requisite to a fair sale, the buyer and seller, each acting prudently, knowledgeably and assuming the price is not affected by undue stimulus.

Implicit in this definition is the consummation of a sale as of a specified date and the passing of title from seller to buyer under conditions whereby:

a. Buyer and seller are typically motivated.

b. Both parties are well informed or well advised, and each acting in what they consider their own best interest.

c. A reasonable time is allowed for exposure in the open market.

d. Payment is made in terms of cash in U.S. dollars or in terms of financial arrangements comparable thereto; and

e. The price represents a normal consideration for the vessel sold unaffected by special or creative financing or sales concessions granted by anyone associated with the sale.

Therefore, after reviewing comparable vessels listed in current publications and internet brokerage sites, consideration of the reliability of the data, and the extent of the necessary adjustments of the vessel for current market, it is your surveyor's opinion that the ''FAIR MARKET VALUE'' of the subject vessel is:

2. The ''ESTIMATED REPLACEMENT COST'' indicates the retail cost of a new vessel of the same make/model with similar equipment offered by the same manufacturer. ''ESTIMATED REPLACEMENT COST'' of the subject vessel is:

V. SUMMARY AND VALUATION


SUMMARY:In accordance with the request for a marine survey of the 1999 Sumerset 74' Houseboat, "Pokin A' Long", for the purpose of evaluating its present condition and estimating its Fair Market Value and Replacement Cost, I herewith submit my conclusion based on the preceding report. The subject vessel was personally inspected by the undersigned on June 23, 2013 and found to be a well constructed houseboat in Above Average condition. Subject to correction of deficiencies listed in section IV A. (Safety), and section IV B. (Other Deficiencies Needing Attention), the "Pokin A' Long" is considered to be suitable for recreational boating. Other deficiencies list should be attended to in the near future to enhance the appearance and maintenance of vessel.
