PROPERT Y OVERVIEWChariff Realty Group is proud to present for sale: 6500 NE 2nd Ave. Located in the Little Haiti/Little River Business District, this income-producing freestanding building is comprised of three warehouse spaces and two retail spaces. Four of the five units have been renovated with additional exterior renovations such as impact glass, new paint job and new awnings. With the current rents being below market the subject property boasts tremendous upside for rental increases to accommodate the recent renovations. Situated on busy NE 2nd Ave with close proximity to the MiMo Historic District, traffic counts exceed 30,000 + vehicles per day making this location ideal for an investor looking for great exposure in a lively up-and-coming neighborhood. Adding on to the surging interest in Little River, Miami Beach real estate investor, Robert Zangrillo, invested several million dollars for a multiple-property portfolio in the heart of Little River, with plans for future development. 6500 NE 2nd Ave lays in a fast-paced busy corridor that is sure to be a thriving retail enclave for a multitude of businesses.

A partnership between developer Tony Cho and Silicon Valley entrepreneur Bob Zangrillo aims to bring together technology and culture on a 15-acre site in Miami’s Little Haiti neighborhood.

Developers Thomas Conway and Nicholas Hamann plan to open the Citadel, a roughly 60,000-square-foot space at 8300 Northeast Second Avenue, in the winter. Other food and beverage concepts planned for the food hall include Stanzione 87, Bianco Gelato and Smashing Avo’s.

The Eastridge Special Area Plan (SAP) proposal would replace the Design Place Apartments at 5045 Northeast Second Avenue in Miami. Plans propose 28 stories, 2,798 residential units, 418 hotel rooms, 283,798 square feet of commercial/retail space, 97,103 square feet of office space, 295,343 square feet of open space, 4,636 parking spaces and 231 bike parking spaces.

The Design District is a thriving neighborhood in Miami that continues to expand as a fashion center and is now home to luxurious brands such as Louis Vuitton, Prada, Christian Louboutin, Chanel, Givenchy, Valentino, etc. It also houses the Miami Institute Of Contemporary Arts (ICA), as well as the artistic Museum Garage.

Miami’s MiMo Historic District wasn’t always what it is today. In fact, for decades this stretch of 27 blocks—from NE 50th to NE 77th Streets, along Biscayne Boulevard—was nothing more than abandoned failing architectural gems, closed restaurants and motels renting rooms by the hour. In 2006, the City of Miami reinvigorated this neighborhood by giving it a historic designation for having South Florida’s largest collection of MiMo (or “Miami Modern”) buildings.

The Wynwood Art District is a rapidly emerging neighborhood with a multitude of vacant industrial buildings. In the last couple of decades the local arts scene has been dominated by local street artists and muralists who have repurposed old warehouse buildings into lofts, restaurants, galleries, and event spaces.

Downtown Miami is Miami’s bustling epicenter, packed with gleaming skyscrapers, sweeping bay views, and hidden places to explore. It’s a neighborhood of layers—decades of history overlapping and colliding; tourism destinations like Port of Miami alongside local favorites like American Airlines Arena, home to the Miami Heat; century-old buildings among new pockets of young residents who call the neighborhood home.
