the best the town has to offer including Town Centre
facilities, Hill Road with its range of individual shops,
cafes, bars and restaurants and strolls along the Sea
Front.
Steps wind through the garden to the cottage. Entering
into the useful lobby with tiled floor, there is plumbing
for a washing machine and the Ideal Mexico gas fired
boiler. Off here is the bathroom with period style suite
and quarry tiled floor.
The country style kitchen\breakfast room has a range
of floor and wall units with integrated fridge, gas hob
and electric oven with extractor over. A large window
looks onto the garden. There is room for a small table
and chairs and a door leads to a small patio area and
kitchen garden at the rear. The tiled floor and beamed
ceiling add to the character feel.
The living room is a real delight. There is a large bay
window with seating plus a further window letting in
lots of light. Just as you would hope, there is a large
feature stone fireplace with a log burner, ideal for those
winter evenings. The beams and inglenook complete
the picture.
Stairs lead from the living room to the first floor
landing where the slightly sloping ceilings are
particularly appealing with an airing cupboard at the far
end. There are 3 bedrooms all overlooking the front
garden with the third bedroom offering an additional
view towards the Mendip hills and airport.

The extent of the gardens are a real surprise, split into areas with planting to reflect the seasons. There is an abundance of mature trees
including various fruit trees, roses and herbs with the patio being particularly good for growing Mediterranean plants such as fig and olive
trees. As you turn each corner there are seating areas and various features including a pond. Steps lead from top of the lane where there is
the great advantage of private parking for one car. To the rear there is a small outbuilding used for garden storage, an enclosed compost
area and an area for stacking logs. Steps lead up to a gate opening onto the cottages own private path leading to Highdale Avenue giving
access to Upper Clevedon and where there is on-road parking for a second car and visitors.
The Victorian town of Clevedon, which is mentioned in the Domesday Book and where Professor Tolkein spent part of his honeymoon, is
situated on the Bristol Channel and has an active sailing club. It is situated on the M5 (J20) and is approximately 13 miles commutable
distance west of the University City of Bristol and approximately 9 miles NW of Bristol International Airport. Nailsea and Backwell Station
is approximately 6 miles away with high speed trains to London (Paddington) and Yatton Rail Station 5 miles away with high speed trains

Hill Road with its Regency style houses, boutiques and restaurants being a short walk from the cottage as are the heritage sites of the
