GUIDE TO GETTING THE MOST FROM YOURPROPERTY VIEWINGS

Buying a new home isexciting, but it’s also ahuge commitment andyou don’t want to get it

Unless you have a limitlessbudget, there’s no such thing asthe perfect property, but a littlepreparation before viewings,and paying the right kind ofattention during them, will helpyou find something that ticksmost of your boxes.

Drawing on more than 30years’ experience in connectingpeople with property, Leadersoffers some practical tips forhouse hunters. Follow these tomake finding the right home alittle easier:

Know what you wantBefore you even begin looking, beclear about exactly what youwant. Make a complete list of yourrequirements in advance – nomatter how large or small – andgrade them either 'must-have'; or‘would-like’. If compromises haveto be made, this will help you tobe clear what your priorities are.Before arranging a viewing, askthe agent as many questions asyou can think of to make sure theproperty meets your maincriteria; this will help you avoidwasting time viewing unsuitableproperties.

What to note on viewingsTry to arrange first viewingsduring daylight hours so you cancheck out the neighbourhoodand the condition of theproperty, and so you can see howmuch natural light the propertygets. As well as the obviousfeatures, such as number andsize of rooms, layout, locationand overall condition, lookcarefully at the following (andtake a notebook, tablet orsmartphone with you to recordthe details, especially if you areviewing a number of properties).What are the road, surroundingproperties and area like?Is it quiet or noisy, do theneighbouring properties lookwell kept, where are the nearestshops and transport links? Thinkcarefully about what it would belike to live not only in the houseor flat you are viewing but in thearea where it is situated.

Which way does the propertyand its different rooms face?The feel of a property, anddifferent rooms within the sameproperty, can vary drasticallydepending on the time of dayand which direction they face.Make sure you know and arehappy with the way each roomfaces, you may not want a northfacing living room which is likelyto be dark or an east facingbedroom which will get the fullearly morning sun in the summer.You can take a compass or use acompass app when viewing tocheck.

Storage spaceStorage space is important but

often overlooked. Think aboutwhere you will keep things likeyour vacuum cleaner, linen andtowels, suitcases and boxes. Isthere built-in storage or space forshelves or cupboards to beinstalled?

Note the detailsTake note of the number of powerpoints and where they aresituated. Look at the fuse board asthis can be a good indicator of thestate of the wiring. Try the taps tosee what the water pressure islike. Ask how old the boiler is.Note the size and shape of therooms, thinking about how andwhere your furniture will fit. Try tolook past décor and what’s in theproperty now and to visualise howit would look if you lived there.

Look in the loftIf there is a loft check it out to seewhat condition it’s in, if it’s easyto access and how much storagespace it will give you. Could it beconverted into extra living space?Is there insulation?

PotentialIf you like the property but it

doesn’t tick all your boxes, thinkabout its potential to be changedto meet your requirements, forexample is there space to extendor the possibility to join tworooms by removing a wall? Whatwork could be done to get it howyou want it?

Additional viewingsIf everything adds up to theproperty being right for you, besure to arrange another viewingso you can check out anythingyou may have missed the firsttime. It’s a good idea to do this ata different time of day so you canget a feel for how the area, light,sounds and overall experience ofbeing in the property differs.

The agent and seller should behappy to accommodate as manyviewings as you need to be sureyou are happy to proceed. It is inno one’s interests for a sale to fallthrough due to doubts that couldhave been eliminated from thestart. Behind the café, Yorkstone paths and well-kept rose beds ofDyke Road Park in Hove is a most unexpected structure that Ihad the pleasure of visiting last week. A house on the site ofDyke Road, The Lawns, was bought in 1852 by two local

developers – William Kirkpatrick and George Gallard – who were then inthe process of building the Cliftonville area of Hove (George Street takesits name from Gallard in fact). They turned the land into a recreationground, which came to be sold to Brighton Council in 1914.

From a distance, visitors could mistake the curious structure for allsorts of things – a miniature open-cast mine, the visualisation of athumb print or a newly-landscaped garden awaiting plants. It is in factBrighton & Hove’s onlyamphitheatre.

When a bowling green onthe site was closed byBrighton & Hove CityCouncil, a vision for astepped open-air theatrewas sent out by AdrianBunting to five close friends.It wasn’t long before aplanning application was submitted and approved. The city’s onlyamphitheatre was soon a reality.

The theatre, completed in May this year, consists of eight tiers ofrailway-sleeper seating which can hold 425 people, wrapped aroundthree sides of a long thrusting stage. It cost £118,000 to build but wouldhave been much more if the various professionals who carried out theproject (including Drivepoint Contractors, Acre Landscapes and GraemeHawkins at Miller Bourne Architects) hadn’t worked either at cost or probono. It has to be seen.

A special performance of Kemble’s Riot, by Adrian Bunting, will betaking place on 19th/20th September at the theatre. I didn’t have thepleasure of knowing Adrian, who is no longer with us, but I sawimmediately that he lives on in so many ways.www.buildingopinions.com

Now that the slender i360 tower has been built, our attentionhas moved to creating the beach building. We have alreadycompleted the concrete base and over the next few weeksyou will see the support

columns going up, which will givea real sense of the building’sshape and size.

It will be a single storeystructure, which will largely behidden below Kings Road on thebeach. The main structures thatwill be visible are two beautifullyrestored 1866 West Pier tollbooths sitting on the ‘roof’; one ofwhich will be ourticket office and theother heritage tearooms.

Customers willboard their ride atthis upper level andthen exit the glasspod at the lowerlevel through ourbeach building. The beach buildingwill be publicly accessible and opento the general public as well as thosepeople paying to ride on the i360.

We have designed the space tocreate a real hub for residents as wellas tourists to enjoy year round. Insideyou will be able to pop in to use ourtoilet or baby changing facilities, have breakfast lunch or dinner in ourbrasserie, buy a souvenir in our shop, visit our exhibition or else takeyour kids to play in our indoor play zone.

We are lucky enough to have fabulous beach-side hospitality roomswith sea views and a private beach terrace where you can celebrate, getmarried or hold a conference for between 10 and 1,000 people. Theglass pod will also be licensed for weddings.

Event enquiries are already pouring in, and we are seeing a trend forconference organisers to book their main conference in one of thelarger Brighton venues and hold their party at the i360, and wetherefore are collaborating with other venues to win new business forthe city.

Have we finally shrugged offthe dark days of 2008? Perhapswe haven’t, for other headlinessuggest a property crisis. Thereare far too few houses being builtfor the increasing demand. Thereis a crying need for more socialhousing. The rental sector willcontinue to grow because it is toodifficult for first time buyers to getonto the property ladder – and allthis on next-to-zero interest rates.What happens when they start torise which could be next year?Also those startling headlines areacross the board.
