Lansdown Constructi on was established in 2005 by directors Stephen and Jessica Lansdown, who had a vision to create a large, thriving constructi on company that would be a leader in the constructi on of quality buildings whilst embodying their mott o of “Building With Integrity”.

Glassblock Technologies had outgrown their old offi ces and required a larger building that would showcase their product in a more prominent way. The architect’s design intenti onally incorporated glassblocks into the building structure wherever possible to achieve this.

The roof system uti lizes Econodeck (foam insulated sandwich panels) to assist in making it environmentally friendly. The large warehouse is designed to maximize usable space, with roller doors allowing access to a rear storage yard and large sunken waste bin recess.

Inside the showroom glass blocks are used for internal walls, roof lights and also for inserts into steel framed treads, which make up a feature staircase that leads you up to the fi rst fl oor offi ce area. The showroom and offi ce area are complemented by complex bulkheads in the ceiling. The lighti ng control system ensures the building att racts as much att enti on at night as during the day.

The front elevati on of the building makes a head-turning statement with its expanse of glass block wall in between bright white, texture-coated concrete ti lt panels. The ti lt

panel structure consists of complex shapes and fl oati ng panels that all combine to make this building an architectural landmark.

Commercial constructi on in WA was at its peak making quality tradesmen hard to fi nd and those that were available asking high prices. To add to this, our land is angular forcing the design of the building to be innovati ve in order to be functi onal,comfortable and interesti ng. Our building features many details that have not been done in Perth before.

One of the fi nal designs by internati onally renound architect Jeff rey Considine, this striking building conti nues his legacy of passive environmental architecture. The rammed earth walls, insulated roof panels, smart venti lati on system and solar verandah all combine to give a sustainable and energy effi cient centre. This visually impressive building will long stand testament to Mr Considine’s architectural skill and the builder’s dedicati on to excellence.

The Community Centre had numerous diffi cult details that required careful programming, supervision and management of trades. Exposed structural steel columns needed to be welded to cast-in plates to gain the required structural strength due to the large span of the hall only having the LVLs to brace the building. The welding of these columns meant there was no tolerance for error as the tops also had to in precisely the correct positi on to suit the sloping, twisted roof. The positi on of these triangular columns was also criti cal as they had to align with the joints in the internal veneer cladding. These joints then in turn had to align with the exposed LVL beams. The Austral roof panel joints then had to align exactly with the LVLs to conceal the joints and

also provide fi xing for the panels. With the creep factor in the panels and the sloping twist of the roof shape this was no simple task. Similarly the solar verandah also is sloping and on a twist which required precise workmanship by both carpenters and roof plumbers. The raw fi nishes on the majority of the building required careful supervision and protecti on to ensure no damages or marking occurred as patching was not possible.

Most of the classrooms at the Hillside Christi an School are demountable buildings. The school has a vision to gradually replace these with purpose built brick classrooms. We have now built two blocks of double classrooms for Hillside Christi an School in their process of upgrading faciliti es.

The double classroom blocks have the versati lity of an operable, bi-fold, acousti c wall that can be opened up to create one large room. Large windows and glass doors allow views of the picturesque surroundings. Cupboards down both sides of the rooms add to the ample storage available in the store room that is accessible from both rooms.

We are preparing to start on another two sets of four classroom blocks and a library.

The Walridge Country Estate reti rement village required a stylish new village centre to replace their worn and dated existi ng building.

The external façade was designed to complement existi ng surroundings, while sti ll having a warm country feel to it.

The village centre includes a functi onal offi ce, library, doctor’s consulti ng and hairdressing rooms. These are easily accessible, as they fl ow from the central, spacious meeti ng and dining area, which opens out into a large undercover entertainment area. The acousti c, secti onal wall can be closed off to create a comfortable theatre room.

The cathedral-like ceilings, plasma screen and stylish furniture in the billiards room create a stately men’s retreat.

The village residents thoroughly enjoy the new, modern and inviti ng facility for meeti ngs, relaxati on and social acti viti es.

This architecturally designed café was designed to be the central feature of the Hillside Campus. It is strategically spaced to allow easy access to the surrounding buildings, tranquil gardens, arbor and amphitheatre.

The steel portal frame substructure allows a large open dining area with high ceilings to be created. The commercial kitchen is well laid out to provide easy access to the expansive servery counter. The glass bifold doors, to 3 sides, maximize views out to the gardens and, when open, enable alfresco dining under the steel framed verandahs. The café blinds on the verandah can be closed in bad weather or opened up in good to allow further spreading of users out into the courtyard. In the main café area, the high vaulted ceilings and warm colours are conducive to an enjoyable coff ee and dining experience.

The design brief for these 4 townhouses was to deliver

stylish, att racti ve yet aff ordable accommodati on. The

clients came from a design and development background

and brought forward many creati ve ideas that could

be incorporated. The townhouses were their fi rst

development project, and we worked with them to

produce four quality homes.

The downstairs kitchen, laundry and living areas were

fi nished in modern colours and materials that created

a feeling of space, yet sti ll warm and inviti ng. The 3

bedrooms, bathroom and ensuite upstairs were similarly

fi nished and carefully laid out to maximize the use of the

limited space.

Concrete face bricks to the ground fl oor with contrasti ng

window sills and ti mber framed upper level clad in James

Hardie Scyon cladding created a simple, yet eff ecti ve

structure. The bold, individual colours for each house

make these townhouses the fi rst of their kind in the area.

Two of the townhouses were sold and the other two

rented as soon as practi cal completi on was reached. Thus

the design brief was well met. The sati sfi ed clients are now

looking ahead at the next project they want us to build and

complete for them.

First Choice Employment is a not for profi t organizati on that has helped place numerous people in employment. They were operati ng out of small, demountable offi ces in forrstf ield at the Hillside Church and needed modern, spacious new faciliti es to serve the community more eff ecti vely.

The large extension to the front of the Hillside Church served the dual purpose of giving the old Church building a classy new lease on life, while also providing new offi ce space for First Choice Employment. The ti mber trussed roof allowed large open areas to be achieved. The meeti ng, offi ce and interview rooms have glass parti ti on fronts which create an open view to the modern recepti on and workstati on areas.

The covered walkway with its arched beams creates a Romanesque feel that ti es the new building to the other

buildings on the campus. The arched beams were originally designed to be constructed of precast concrete, however Lansdown Constructi on off ered an alternati ve by using purpose made ti mber beams, texture coated, which gave the same eff ect and saved the client considerable expense.

Seven diff erent fl oor plans were used to make up the total 24 brick and ti le units. The larger units had 3 bedrooms, 2 bathrooms and double garages whilst the smaller units had 2 bedrooms, single bathroom and single garage. The new occupants had the opportunity to select their own internal fi nishes which allowed them to create a homely feel for their new unit.

Walridge Country Estate management were skepti cal when Lansdown Constructi on advised we would complete the project in just over 12 months. However the project was delivered on ti me and on budget, despite constructi on being during the housing boom. The fi rst 12 units were handed over early, which enabled the pre-sale of the remaining units once new occupants saw the quality of the fi rst.

The sati sfi ed client has now engaged us for the constructi on of 8 new units in stage 4.

TVW Telethon Institute For Child Health Research

This $19 million building has a futuristi c design and features a central atrium with conical, two storey meeti ng rooms. The feature atrium is between an offi ce wing and highly serviced research laboratory wing. The structure consisted of prestressed concrete suspended slabs with a combinati on of concrete and feature steel columns. Some of the fi nishes included alpolic and stone cladding, ti mber ceilings and planar glass walls. At any one ti me there would be in excess of 50 tradesmen across 10 diff erent trades.

Armadale Hospital and Galliers Private Hospital

This $38 million building required 5 supervisors to work together to manage and co-ordinate the 80 plus tradesman that may be present on any given day. The structure consisted of extensive conventi onal ground and suspended slabs, steelwork for the second storey roof frame and roof plant rooms and face brickwork veneer cladding . Complex services were required throughout the hospital to service general wards through to emergency operati ng theatres.

UWA Motorola Building

Some features of note on this $25 million building included a double level basement carpark with shotcrete sheet piled retaining walls. A tower crane was installed in the centre of the building from the lower basement to the roof plant room above the second storey. This was used to erect the ti lt panels and precast fl ooring system that consisted of the ultra fl oor system supported on project specifi cally designed precast beams. The building also featured large curved copper clad eaves and stainless steel roof, Kimberly stone cladding, glass faced rendered panels in the atrium and hi-tech security systems in the Motorola wing.

St John of God Hospital, Subiaco: Ambulatory Care

The $30 million Ambulatory Care wing consists of a new three storey building with a fourth plant room level that interfaces with the existi ng building and breaks through for refurbishment areas on all levels. The new building is constructed above an existi ng car park, which needed to have its structure strengthened. The only access is along the hospitals primary delivery driveway, which required stringent traffi c control, co-ordinati on with hospital deliveries and space restricti ons. The adjoining building has recovery wards for day surgery, which means strict noise control procedures had to be adhered to. The suspended slabs were pre-stressed and the façade is precast concrete. The building is highly serviced as it contains recovery wards and operati ng theatres.
