  • DESCRIPTION & SITUATIONBerrys have been favoured with instructions to offer for sale approximately 235.34 acres (95.24 hectares) of productive arable and pastureland known as Blakeway Farm. Historically Blakeway Farm was an important stop on the coaching route between Shrewsbury and MuchWenlock. Blakeway Hollow, which leads onto Wenlock Edge from the farm, was a busy pack horse route providing access over Wenlock Edge.

    Blakeway Farm is a highly productive arable holding that yielded an average of 4.85 tonnes per acre (12 tonnes per hectare) of winter wheatin 2011. The Agricultural Land Classification is Grade 3 and the predominant soil type is Clifton, a slowly permeable, reddish, fine loam overclay. The farm benefits from an effective field drainage system and lies within an Area of Outstanding Natural Beauty located close to theWenlock Edge between Harley and Much Wenlock. Shrewsbury is approximately 10 miles to the north and Much Wenlock is approximately 2miles to the south east.

    The land is available as a whole, in 2 lots or as required.

    Lot 1 comprises 201.22 acres (81.43 ha) of arable land and includes a general purpose building (50ft x 90ft) constructed of a steel framebeneath a fibre cement sheet roof with a stone floor. In addition there is a water storage tank used for sprayer filling.

    Lot 2 comprises 34.12 acres (13.81 ha) of pasture land adjoining the Wenlock Edge.

    DIRECTIONSFrom Much Wenlock proceed towards Shrewsbury on the A458. Once out of Much Wenlock proceed for approximately 0.7 miles and, on thedescent down Harley Bank, the access road is located on the left denoted by a Berrys’ For Sale board.

    CROPPINGThe arable land has been block cropped in recent years and is currently in winter oats. Previously the land was cropped with wheat in 2011,oilseed rape in 2010 and wheat in 2009.

    SINGLE PAYMENT SCHEME ENTITLEMENTSThe land has been registered under the Single Payment Scheme and the 94.27 normal entitlements allocated to the land will be included withinthe sale, subject to the Rural Payments Agency’s transfer rules. The monies arising from the 2012 Single Payment Scheme application willremain with the Vendor.

    ENVIRONMENTAL STEWARDSHIPThe land is subject to an Entry Level Stewardship Agreement (Ref No AG00340879) which commenced on 1st October 2010 and expires on30th September 2015. The agreement applies to the Vendor’s entire land holding and the Purchaser(s) will be required to comply with theprovisions of the agreement until its expiry.     SERVICESThe property has the benefit of a private water supply from a borehole located on the property. Water is supplied from the borehole pump to aholding reservoir and on to Blakeway Farmhouse, Blakeway Cottage and a water trough located on neighbouring land. Each supply is fitted witha sub-meter and the water consumed is charged for.

    The property benefits from a mains electricity connection. The meter is located within the meter house building adjacent to the storage building.

  • ACCESSThe property has the benefit of a right of access over the private roadway, which is owned by the National Trust, from the A458. The access issubject to a maintenance liability which is calculated according to user. Further details are available from the Vendor’s solicitor.

    RIGHTS OF WAY, EASEMENTS & COVENANTSThe land is subject to wayleaves for overhead electricity apparatus, which passes over the land.
