LAGLEY HOUSE & DOUGLAS GARDENSBerkhamsted, Hertfordshire

CLIENT: DACORUM BOROUGH COUNCIL

VALUE: £1,750,000

CONTRACT PERIOD: 35 WEEKS

Borras were awarded the contract to carry out alterations and

refurbishments to Lagley House and Douglas Gardens which serve

as sheltered housing for the elderly.

The buildings required considerable alterations to meet new DDA

requirements and building regulations to provide up to date and

suitable accommodation for the elderly. The existing accommodation

had mostly been for single persons, but the new design restructured

the internal layout so that couples could be accommodated.

The works consisted of the strip out of all services, new heating

and plumbing installations and new electrical installations. Each flat

was also provided with a new kitchen and bathroom and a lift was

installed into each of the buildings.

Whilst Lagley House was an unoccupied building, Douglas Gardens

remained in residence throughout the works. This necessitated the

need for additional safety measures and the regular consultation

with the facility manager and client to ensure disruption was kept

to a minimum.
