Located near the Ballard neighborhood, Loyal Heights Elementary is on a small site surrounded by a dense residential neighborhood.It was very important to connect the addition with the historic 1932 building, while maintaining the sense of scale of the area.In order to preserve existing play area and add the required square footage, we proposed a 3rd floor addition above the 1932 building.A glass hyphen between the 2 buildings creates a main corridor and central outdoor courtyard. The 3rd floor addition is setback to provide outdoor learning terraces.

MCKINLEY ARTIST LOFTS - ADAPTIVE REUSE + NEW CONSTRUCTIONTACOMA, WASHINGTON
The McKinley district in Tacoma is an up-and-coming neighborhood in the east end of Tacoma. In conjunction with the City of Tacoma, the artist lofts are designed to be affordable and to attract a creative demographic. It was important to keep a low budget, optimize retail space, and integrate with the surrounding environment. A close relationship with the developers allowed for a hybrid of strong business strategy and modern architectural design. Another driving factor in the design was working with site constraints such as ex-isting electrical / phone lines, set backs and the structure of the existing building.

MOCTEZUMA’S RESTAURANT & TEQUILA BARSEATTLE, WASHINGTON
Located in the Southcenter Mall area, Moctezuma’s is a quickly developing local restaurant chain. This restaurant is definingof the architectural brand the owner is establishing. The driving design concept evolved from the idea of the element of fire.Dark reclaimed wood inspired by charcoal, greys of smoke, and bright colors of fire combined with several interior fire pitsare seen throughout the project. The exterior Cabrio structure maximizes year round table spaces along with creatingan authentic Mexican experience.
