2.1. Basic data and site location

This project includes complete renovation of existing kitchen in US Embassy residence in Prague.

3. CONSTRUCTION DESIGN

No changes to be made to the wall and partition layout of the premises.

3.1. Architectonic design

General requirements All works to be done according to agreed schedule issued before start of works on site. Any and all changes to the schedule must be agreed with the client (preferably in written form). Regular site meetings will be scheduled with selected contractor at least once a week.

Noisy and otherwise bothersome works to be scheduled upon agreement with client. Non noisy and non dusty works can be done after regular office hours upon clients agreement. Delivery routes and waste disposal routes incl.location of large container will be clarified with contractor before start of site works. Adjacent areas and areas used as delivery routes or workers access must be suitably protected and kept clean during whole construction period. All construction will be ensured by a specialized building firm. All professional works will be documented through inspection reports and tests. This Technical Report applies to the architectonic and building parts and is an integral part thereof. For other data see the drawing or other parts of the documentation if applicable.. The technical design is drawn up within the meaning of applicable standards. The building organization must ensure work safety of all workers and health protection in the workplace. The workers must be provably trained in the issues of occupational health and safety. They must use protective aids and means. In the present documentation, the designer has chosen recommended reference materials, products and systems, which state required technical parameters. These materials, products and systems can be replaced with other ones provided that the required technical parameters of these selected and recommended reference standards are observed. The above mentioned procedure must always be consulted with the architect and agreed by the investor. All materials used must correspond to current Czech standards, technological, safety, hygienic and fire regulations. On the construction site it is always necessary to meet all work, technological and technical regulations and recommendations of manufacturers of individual building systems according to ČSN/EN standards and related regulations. During execution of the work it is necessary to respect occupational health and safety according to legal regulations no. 309/2006 Coll. and 591/2006 Coll. All construction work must take place in coordination with all related designs and individual disciplines. The dimensions must be verified on the construction site and any possible changes must be approved by the architect and investor. Samples and products will be submitted to the architect and investor for approval.

Preparatory works and demolitions Extent of demolition works is shown on attached demolition drawings. Prior to commencement of the kitchen, the US Embassy management will arrange for the room to be cleared of cutlery, crockery, kitchen utensils and any items that they wish to retain. The existing gas oven will be disconnected by the general contractor and removed to a location as agreed by the US Embassy management. Existing kitchen cupboards, worktops, sink & taps to be removed. Existing floor tiles to be removed, cleaned and removed to a location as agreed by the US Embassy management. Walls to be cleaned of paint. Hooks, screws and unused services to be removed. If in doubt, these must be agreed by the US Embassy management. Internal windows (including reveal between windows) and doors to be rubbed down. Loose or damaged ironmongery to be removed and retained where possible.

Building and interior works

Walls and vertical surfaces

Following service installations, walls to be repaired to provide a smooth, flat and vertical surface, ready for cabinetry and painting. Dimensions to be checked against workshop drawings and amendments made accordingly to furniture, to ensure a perfect fit. Surfaces to be painted with an acrylic sealer such as Dulux Plaster Sealer or other quality water based Acrylic sealer. Top coats to be Dulux Kitchen & Bathroom Satin, color Snow White to be applied in two coats with a roller. Attention must be given to ensure that paint is applied in one direction, that there are no drips, inclusions or missing areas.

Wall tiles from worktops to the underside of cabinets to be Original style, Type Metro Gloss, color Briliant white, 150 x 75mm with 75 x75mm finishing pieces. N.B. the finishing pieces may be thicker and the wall must be reduced accordingly. Stainless steel edging to frame all external edges, type Schlüter®-SCHIENE-E, or similar approved. The exact height is to be selected to match the tiles used. Walls to be primed under tiles with Mapei Primer FD. Wall tile adhesive to be Mapei s1 Adesilex P9 Express. Wall grout to be Mapei Kerapoxy Design, color 799, White. Grout to be 2mm wide, prior to hardening, to be smoothed with approx 6mm PVC cable in vertical and then horizontal grout joints, to give a smooth concave finish, with neat intersections. Sample to be approved. Dilatation in corners to be Mapesil AC, cooler 100, White. Methodology to be consulted with Petr Deres, Mapei spol. s.r.o. +420 602 793 295, [email protected] .

Ceiling

Ceiling to be sanded and any cracks to be taped, skimmed and sanded, ready for painting. Ceiling hooks are to be prepared to allow safe hanging of the ceiling lights. Surfaces to be painted with an acrylic sealer such as Dulux Plaster Sealer or other quality water based Acrylic sealer. Top coats to be Dulux Kitchen & Bathroom Satin, colour Snow White (Sněhově Bílá) to be applied in two coats with a roller. Attention must be given to ensure that paint is applied in one direction, that there are no drips, inclusions or missing areas.

Floors

Floors to be leveled with screed as required – exact methodology to be agreed after removal of old tiles. Surface to be prepared level and at an appropriate height to allow the finished floor at the same level as the adjacent rooms. No surface mounted thresholds may be used. New floor tiles to be black terrazzo and white terrazzo, 200x200mm, supplied by http://www.teraco.eu, or similar approved. N.B. tiles are approximately 20mm, but may vary in thickness, e.g. 18-22mm. Floor adhesive to be Keraflex Maxi S1 up to 20mm thickness. Once existing tiles have been removed, a site investigation must be arranged to confirm the methodology and materials; Methodology to be consulted with Petr Deres, Mapei spol. s.r.o. +420 602 793 295, [email protected] . Floor grout to be pure Portland cement, with no colorants or ad-mixes. Floors to be cleaned with HG cement and grout residue remover and then sealed with HG Stone & Marble Penetrating Sealer - Waterbased/ VOC FREE or HG Colour Enhancing (penetrating) Sealer. Application according to manufacturer's guidelines. Threshold between flooring materials to be stainless steel, type Schlüter®-SCHIENE-E V4A, or similar approved. The exact height is to be selected to match the tiles used.

Doors and windows

Ironmongery to be checked, cleaned, lubricated and adjusted as required. Damaged or missing elements to be replaced with exact replicas, for example from http://www.slevarnanosek.cz/ . Windows and doors to be repaired, damaged parts replaced and then repainted with Dulux Professional Undercoat, lightly sanded and then two top coats of Dulux Trade High Gloss, color to match the existing. Paint to be applied by high quality brush, in the direction of the wood grain. The existing blinds are to be assessed for renovation and a separate price offer prepared for putting these back into service.

Kitchen unit

Cabinetry Door and drawer fronts to be MDF frames with MDF infill. To be spray painted with 30% gloss (satin) polyurethane paint, RAL 9001. Samples to be approved. Cabinet carcases to be white laminate with 1mm ABS on the front edge. Visible side panels to be painted as fronts. Hinges and drawer runners to be soft closing, type Blum Blumotion and Clip top Blumotion or similar approved. Handles to be Häfele BARRINGTON bar handle.

Häfele Swing out corner storage unit for 500mm door for under counter corner unit. Skirting to be stainless steel effect décor on moisture resistant chipboard or MDF. All edges must be sealed and external edges must have the stainless steel décor. Special attention must be taken with the direction of installation – this is not interchangeable. Work surfaces/counter-top to be black marble as per sample available type Black light from supplier Karia Marble. The worktops are not standard sizes! The hob area to have an upstand and shelf as per drawings. Worktop surface to be sealed with HG Stone & Marble Penetrating Sealer - Waterbased / VOC FREE or HG Colour Enhancing (penetrating) Sealer. Application according to manufacturer's guidelines. Worktop to be lit from above using LED strip in AL profile with difusor embedded in the bottom of the top cabinets. LED to be warm white e.g. Häfele Loox. One end of the unit to be equipped with fold flap with Häfele crank hinge (see detail). Equipment Kitchen ladder to be Häfele hook in ladder system – without wheel base. Steps to be solid oak, not Häfele standard. Ladder to have a bespoke wall hanger to store the ladder out of the way, when it is not in use. Internal racks for wine and spices. Häfele 3 stacking Wire bottle rack & Häfele Spice and packet rack, four tier, two pieces. Installed as per drawings. Kitchen wall organizer for small item, ClosetMaid Kitchen Rail System or alternative. Stainless steel kitchen hooks Banquet Akcent, 6pcs in total. Three way tap with independet circuit for filtered water and intergated shower head, ceramic core, stainless steel or chrome finish, e.g. Puresystem Luxury. Stainless steel double sink with driptray for flushed or countertop installation, e.g. Franke PPX 651/2 or suitable alternative. White goods New oven Siemens HV541ANS0, new hob Siemens EC745RB90E, new microwave Electrolux EMS26415, or suitable alternatives upon architects agreement. New hood extract either Siemens LC98BA542 or Electrolux EFT535X or alternative - exact type to be agreed after ventilation duct survey. New inbuilt microvawe Franke FMW 250 CR G WH Crystal or suitable alternatives upon architects agreement. Waste disposal unit to be InSinkErrator M65+. Pneumatic switch to be installed into worktop next to sink – location to be approved. The existing dishwasher will be retained, checked and reinstalled. Water treatment system to be 4 filter cartridge, reverse osmosis and UV lamp system with a storage tank, such as HYUNDAI Wacortec Membránová filtrace HM9-4RO + UV lamp, or PUREWATER RO. Stainless steel side table to be 1200 x 600mm, 930mm high with locking castors. Construction to be tubular 18/8 stainless steel with stainless steel top.

Roller blinds to be installed between internal and external windows. Fabric to be a black and white ticking fabric, 100%cotton, sample to be approved. Mechanism to be Silent Gliss 4830, manual chain mechanism or similar approved high quality, medium/heavy duty system.

Electrical

220V, 50Hz The General contractor must survey and prepare an electrical project based on the design intent and submit this for approval. Light switches to be ABB Future Linear, Brilliant white, installed 1100mm from finished floor, unless otherwise noted on drawings. Wall sockets to be ABB Future Linear, Brilliant White. Unless otherwise noted of drawings, sockets are to be installed 300mm from finished floor, except under cabinets, where they will be installed at 550mm from finished floor. 110V, 60Hz Please price for the delivery and installation of an optional US power supply. This will be based on a 3KVA frequency modifier, installed in a ventilated steel cabinet, connected to a suitably rated Czech power socket. The 110VAC, 60Hz supply should then terminate in a double US power socket as noted on the drawings. If this option is not implemented, then the two sockets will be standard Czech outlets. Ceiling lights Ceiling light fittings to be “NAUTILIO CHROME, metal with glossy chrome finish, bulb 1x60W, E27, 230V, IP20” for example supplied by http://www.e-light.cz/svitidla/19277/. Light fittings to have Philips 18W MASTER LED Bulb (100W Replacement) Warm White, Dimmable, E27, 1521 lm lumens. Ceiling lights to be with dimmers for LED (original supply for ABB Future Linear).

Gas

The existing gas connection is to be retained, checked by a qualified engineer and reused.

Ventilation

There is an existing ventilation duct on the wall above the oven. The general contractor should check that this is functional, and if so, then the cooker extractor hood should be ducted to this through the cupboard backs. If the duct is unusable, then a recycling cooker hood will be used, with cleanable/replaceable grease and odour filters.

Water and drainage

The existing water supply and drainage points will be retained, checked and reused. An additional stopcock will be installed on the cold water supply for filtered water. Danyal Downer
