Khabary Future City
Khabary is the Arabic word for an oasis
in the sand, where children splashed
and played and adults renewed family
bonds and fading friendships. In these
landmarks from Kuwait’s history, people
and nature came together in a space of
pure enjoyment.
On a strip of wasteland in Fahaheel, a new
Khabary will emerge. Like its namesake,
Kuwait’s future city will be an oasis, where
every generation has the opportunity to
renew itself. The beautifully landscaped
parks and architecturally stunning
buildings will create an environment that
welcomes families and visitors; the mix
of homes and shops and offices and
medical facilities will add to the sense
of community. And, like the khabaries
of the past, Khabary Future City will
become a landmark, not just in Kuwait,
but throughout the region.
A New Khabary
Today’s oases are rarely found in the desert. Instead, malls and shopping areas, restaurants and
cafes, parks and playgrounds are the preferred gathering places of the young and old. All these will be
found in Khabary.
Khabary Future Community
Branded Khabary Future City, Khabary will be
much more than a city; it will be Kuwait’s next
desirable community. In addition to the leisure
facilities, Khabary will host a five star hotel,
thousands of elegant apartments and serviced
residential buildings, optimised professional
office space, and medical facilities, including a
state-of-the-art hospital.
Khabary will also use innovative technology
throughout the project, conserving water and
electricity and introducing a waste disposal
system that would have stretched the bounds
of science fiction just a decade ago. Best of all,
combined technologies, brought together in the
iconic canopy; create a car-free pedestrian area
that’s a full ten degrees Celsius cooler than the
temperature outside the covered area.
Building a City and a Community
In every respect, Khabary is a big project. The
car park, for example, holds 15,000 cars and two
monorail lines to allow people to move easily to
and from the parking to any part of the 232,000
m2 project.
Just as the sun moves from East to West, so
does Khabary. In the East, closest to the sea,
will be a landscaped park large enough to hold
recreation areas of every type – from picnics to
pick-up football games. A petting zoo, featuring
animals from bunnies to baby camels, will be
both educational and enjoyable for young
children. Harried adults may prefer the escape
offered by quiet corners of the park, perfect for
reading, painting or simply taking a break
A short walk west, under the canopy and across
the pedestrian bridge, will bring visitors to the
hub of Khabary. Bearing in mind that the canopy
reduces the temperature in this area by 10
degrees, lingering outside people watching and
window shopping will seem appealing. However,
that would mean missing the incredible malls
and the breathtaking 30 storey atrium in the five
star hotel.
Serviced apartments, a fully equipped business
centre, and a conference centre outfitted
with everything necessary for a successful
convention or a grand celebration complete the
service segment of this area. Two residential
towers add to the sense of community.
The western-most portion of Khabary is
dedicated to family. Dominated by residential
towers and serviced apartments, this section
was designed to create a neighbourhood. Large
open spaces, dotted with fountains, gardens
and play areas, and sheltered by the canopy,
encourage families to be outside . . . talking,
sharing, and playing. A hospital and medical
centre add to the sense of security and the
sense of community.
The list of innovative solutions incorporated
in Khabary is almost as grand as the project
itself. From inception to completion, providing
solutions has been a critical design and
development element. Some ideas were obvious
– the lack of executive level housing in Fahaheel
helped define the facilities included in the
residential towers and the serviced apartments.
Others were much more creative.
Solar panels and other energy conservation
technologies will make Khabary’s electricity
consumption incredibly low. Water saving
technology, that doesn’t result in a reduction of
water pressure, will reduce usage by 40%.
An advanced waste management system
eliminates the accumulation of waste on the
property and the presence of garbage trucks
in or around Khabary. Instead, this innovative solution uses special vacuum systems to immediately draw waste from the bins to a central collection site. At the site, recyclable materials can be set aside and the remaining garbage compacted into cubes that require lesslandfill space.
Transportation issues have been tackled head on. A ring road will be built by the developer; with 26 access roads that will allow cars to move in and out of Khabary quickly. This will virtually eliminate the road congestion caused by cars waiting to enter parking facilities. 15,000 parking spaces ensure that finding a space won’t be a problem. Where the parking space is will be irrelevant, as the monorail system, the first in the region, will help move visitors andresidents around the 2 km property.
The canopy, running from the sea to the hospital, is not only innovative; it is destined to become an icon of new Kuwait. Using a mixture of technologies, including landscaping science, building placement, construction processes, and fabrication materials, the canopy creates an oasis that invites outdoor activities virtuallyall year round.
Finally, recognising that beauty is just as important as efficiency, the developers made aesthetic appeal a key element of both the architectural and landscaping brief. To ensure that the visual harmony of Khabary isn’t diminished by work executed by outside entities, the developers have taken responsibility for developing even thoseaspects technically the responsibility of the government.
Innovative Thinking
The Khabary Advantage
When technology and aesthetics blend as well
as they do in Khabary; when planning and
execution exceed expectations; the results
have to be spectacular. Throughout Khabary,
they are and that’s the Khabary advantage.
From the very beginning, Khabary was designed
to be a community, with people and quality of life
as the projects primary building blocks. The green
parks in the hospital, one of which is dedicated
to children, are grand examples of how this was
applied.
Another example is the measured integration
of homes and retail space. Reminiscent of
the days when the corner store was a regular
destination and the man at the ice cream shop
knew the favourite flavour of every kid in the
neighbourhood, Khabary allows a positive union
of residential and commercial space to create a
true community.
Because it is served by a ring road, underground
parking, and an innovative waste system that
collects garbage off-site, the entire 2 km project
is a vehicle free pedestrian zone. While that’s
exciting for adults, it is a real gift to the children in
Khabary who won’t have to worry about traffic at
crucial moments in football matches or when still
wobbly on their bikes.
Finally, the profusion of green space, in the
park by the sea and in smaller parks throughout
Khabary, virtually guarantees that everyone can
find a patch of grass when they need to. Whether
it’s for a five minute breath of fresh air or a five
hour afternoon picnic, Khabary recognises that
quality is just as important outside as in.
The Impact of Khabary
Kuwait is growing almost exponentially and
that’s generally good news. However, if that
growth is concentrated in already congested
areas the end result is rarely positive. Khabary
offers an alternative - a well planned, well
serviced community in one of the country’s
more underdeveloped areas.
When complete, Kuwait’s future city will offer
homes for 2,571 families and jobs for more
than 7,000 people - professional and support
positions. The residents alone will inject
more than KD9,255,600 per year into the
Fahaheel economy.
The hospital and medical clinics will reduce
the demand and delays at existing medical
facilities. Businesses operating south of Salmiya
will find life is easier when they can book their
conference in Khabary’s new facilities and put
their guests in the country’s newest five star
hotel. Professionals not currently operating
outside Kuwait City will enjoy having the choice
between dedicated office towers and a full
service business centre.
With 26 roads leading into and out of the 15,000
car parking lot, residents aren’t the only ones
who will be able to take advantage of the
extraordinary new shopping malls. On a par
with the best malls in the world, shopping in
Khabary means no parking headaches even on
a busy day.
Finally, committed to maintaining the aesthetic
harmony of Khabary, the developers are funding
and implementing KD5.5 million landscaping
and infrastructure plans in areas that are
the responsibility of the government. When
complete, Khabary will set a new standard for
quality living in the region and, to the developers,
that is worth much more than mere money.

Living In Khabary
Whether it’s a celebration of Kuwait’s National Day or
a child’s birthday, living in Khabary is about “living”,
about escaping the wearisome work/home grind and
actually enjoying life. The tools necessary for building
an exceptional life are included in Khabary’s plans.
Gardens planted with beautiful flower beds invite
readers to settle in the sun and enjoy their favourite
book. Gardens left green are meant for the more
