• Supervise the operation of the Local Membership owned Multiple Listing Service operated as a committee of the Association in accordance with the Bylaws and Policies outlined by the Board of Directors

• Work with the MLS Committee to assure compliance of the MLS Rules & Regulations • Attend all the MLS Committee meetings. Liaison between the Membership and the Committee to

forward all MLS issues for review • Plan educational programs with the Education Committee to advance the professional, and technical

skills of the membership, within budgetary and program objectives • Work with website vendors, maintain the Association’s website, and verify the accuracy of the content • Responsible for planning, promotion and administration of all official meetings of the Association • Carry out such other general responsibilities as may be delegated by the Board of Directors • Attend local, State and National Realtor® meetings and conventions, annual Association Executive Conference,

and, seminars as appropriate and within the budget of the Association • Negotiate and maintain cooperative agreements with other local associations or MLSs to offer shared and/or

cooperating services • Negotiate with vendors for contract renewals, extensions, fee changes, and, or discounts

General Administration/Management:

• Ensure that the Association is operated in accordance with published Policies, Bylaws, and MLS Rules and Regulations

• Plans the general administration of the entire operation; delegates as appropriate, and oversees delegated responsibilities

• Plans and executes all membership meetings, in accordance with guidance from the Board of Directors • Directs and coordinates all approved programs, projects and major activities of the Association • Ensure that proper files and membership records are maintained and secured • Performs functions for the Association, maintaining official minutes, providing security for all files, legal and

historical documents, financials, membership and mailing lists Communication:

• Ensure that the policies, programs and activities of the Association are properly communicated to the members through mailings, faxes, newsletters, online communication: Association Web Page and MLS home page, meetings and events

• Work with the Executive Committee and media to promote the association Professional Standards and Ethics:

• Act as Ombudsman for membership and the public for complaints before they are forwarded to Professional Standards

• Maintain overall general knowledge of the Code of Ethics and Arbitration procedures Financial:

• Work with the Budget Committee and the Board of Directors to provide overall financial viability of the Association

• Ensure that dues and fees are collected, and that services are terminated for non-payment in accordance with the Association’s Bylaws, MLS Rules and Regulations and published policies and procedures

• Ensures that all transactions are processed in a timely manner, including Accounts Receivables, Accounts Payable, deposits, and reconciliation of bank statements and preparation of financial reports

• Work with the Budget Committee to prepare annual budget, implement annual budget • Prepare monthly financial statements, expense summary and bank account report for the Board of Directors • Insure that all funds, physical assets and other property of the Association are appropriately safeguarded and

administered • Prepare year-end adjusting entries • Make timely deposits of Membership dues, MLS fees, Keypad fees and other fees collected • Prepare payroll, pay monthly and quarterly payroll taxes, and prepare quarterly and yearly payroll reports • Signer for Carbon/Emery Board of Realtors® credit account • Maintain all financial records for Carbon/Emery Board of Realtors® • Calculate and maintain MLS to Board ratio for IRS filings and to maintain not for profit status

Legal • Execute contracts and commitments as authorized by the Board of Directors or within established policies • Act as a liaison between the Board of Directors and the Association’s Attorney • Ensure that the Association is operated in accordance with all laws and regulations

Establish positive working relationships of mutual respect with the following: • Leadership of the Local, State, and National Associations

• Committees of the Local Association • Members of the Board, to the greatest degree possible • Increase and Maintain relationships with Affiliate Members • Vendors who provide products and services of benefit to the Association or its members • Work with Carbon/Emery Board of Realtors® as needing including volunteering
