The May real estate market inthe Greater Hamilton,Burlington and their outlying

areas* experienced an increased numberof listings for the month of May and asmall decrease in the number of salesoverall, according to Multiple ListingService® (MLS®) statistics releasedtoday by the REALTORS® Associationof Hamilton-Burlington (RAHB).

The average sale price of all proper-ties rose again in May when compared tolast year. The largest gain in average saleprice was in the residential condominiummarket.

“The condominium market in ourarea is where we saw the most growth in

May,” said RAHB President Ann ForbesArndt. “The average sale price is upalmost 11 per cent over May of last yearand sales were higher than the 10-yearaverage for the month.”

Residential sales saw a slightdecrease in the number of sales comparedto May of last year, while the average saleprice rose 3.8 per cent. Year to date resi-dential unit sales were 8.4 per cent loweryear than last year.

“Every community in our jurisdic-tion has their own localized market withlarger swings than we see in the overallnumbers,” said Arndt. “HamiltonMountain saw a 20 per cent increase innumbers of sales, while Dundas showed a

decrease of 32.4 per cent. Dunnville is asmaller community but has seen bigincreases in sales over the same monthlast year, percentage-wise.”

Burlington had the largest increase inaverage sale price at 8.8 percent; otherareas with significant increases in aver-age sale prices in May were HamiltonCentre and Ancaster. Dunnville andGrimsby were the only communities withsignificant decreases in average saleprice.
