We are only a few weeks into the summer, but you wouldn’t know it based on how much fun we’ve had already. We started the summer off right, on the last day of school with the Summer Kick-Off Party and Teen Night held at the Community Center Pool. The weather was touch and go, but it held out long enough to have a good time at the Summer Kick-Off with a deejay, pool games and contests, water slides, dunk tank, and food vendors. Rain started falling during teen night, although the teens didn’t seem to mind it much. Unfortunately, the night was cut short due to storms shortly after 9:00 p.m., but not before they were able to grab a couple of slices of pizza and listen to a few deejay requests. We are hoping to squeeze in one more teen night before the summer is over to make up for the lost time, so stay tuned for more info to come! Red, White, and BRAM: Picnic on the Plaza was greeted by gorgeous weather on Saturday June 25th. Brambletonians and other area friends joined us on the Town Center Plaza for one huge patriotic party. The sand and bubble play areas were a huge hit with our littlest Brambletonians. A very special thanks to Great Kids Camp directors, Andy and Paula Ross, who led the field games and kept the bigger kids busy, especially with the tug of war. Tattoos were a hit, and the face painting lines stayed long, but hopefully there was something for everyone! And if pool parties and festivals weren’t enough,our Sizzlin’ Summer Concert Series started onThursday, June 30th with opening band Canadia(featuring resident drummer Eric Levy) and TheMonster Band. All concerts are BYOB (Beer andWine ONLY please - ID’s will be checked at theentrance). All opening acts will start at 6:00 p.m.In addition, several Town Center businesses willrun specials on concert series nights. We hopeyou will join us!

An easement is defined as “A right afforded to aperson to make limited use of another’s realproperty”. Easements are placed on property togive someone the ability to make use of thatproperty for a defined purpose or limit the use ofthe property by the property owner. Easementsare placed on one’s property at time ofsubdivision by the developer and are recorded inthe land records at the County. Easements areidentified on property record plats. All propertyowners should have received a record plat whenthey went to settlement on their property.Additional copies of record plats can be attainedat the County for a fee.

There are numerous easements that existthroughout Brambleton. These easements maybe located on the residential lots, Common Areaor commercial parcels. Below is a listing of someof the commonly found easements locatedwithin the community.

easement typically gives the public the

right to make use of sidewalks and trails

within the easement; the Association

and/or the County may have the rights-

of-way for the purpose of constructing,

using and maintaining sidewalks and

trails within the easement. The County

and/or Association also may have the

right to make use of adjoining land during

periods of construction and

maintenance; they also have the right to

trim, cut or remove trees, shrubbery,

fences, structures or other obstructions

that interfere with this easement.

easement typically allows residents and

their guests or invitees to make use of

the property for purposes of accessing

another property. The Association is

typically responsible for the maintenance

of this easement and has the right to

easement maintains a buffer through

protecting natural landscape at the outer

borders of Brambleton and can vary in

widths. The property within this

easement shall not be defaced,

disturbed or denuded in any manner

without prior written approval from the

County and/or the Association. This

easement allows the County and

Association the right to inspect and

maintain the area within the easement.

easement is typically put in place for the

purpose of preventing obstructions to

vehicular sight in conformance with

Virginia Department of Transportation

(VDOT). This easement restricts the

placement of fences, shrubbery,

structures or other items that would

obstruct the sight of vehicular traffic.

VDOT has the right to enter and remove

any obstructions within this easement.

easement is for the purpose of

constructing, operating, maintaining,

adding to, altering or replacing present

and future stormwater management

facilities, storm drainage line or other

structures plus it allows for the collection

and transmission of stormwater through

management structures are the property

of the County and will be maintained by

them. The County typically has full and

free use of the property within the

easement. The County also has the

rights to trim, cut and remove trees,

shrubbery, fences, structures or other

obstructions deemed to interfere with

the easement. Property owners typically

need County approval to build structures,

other than fences, within this easement.

are placed on property to allow the

construction, maintenance, adding to,

altering or replacing of present and

future utility components. Utilities may

include but not limited to water, gas,

electric, and communications. Typically

the utility companies have the right to

enter the easement for reasons similar

to Storm Drainage Easements.

The easements in this article are the onesmost common throughout Brambleton.There may be additional easements locatedon your property that you need to be awareof. It is important that all property ownersare aware of the easements placed on theirproperty and how it may affect use andenjoyment of their property.

When reviewing exterior modificationapplications, the Covenants Committeeexpects the property owner to be aware of alleasements placed on their property. Allproperty owners must consider therestrictions of the easements located ontheir lot when applying for a deck, fence,landscaping, shed or other exteriormodification. It is the property owners’responsibility to understand how theseeasements can affect their project.

A: Pool passes can be obtained at theBrambleton Community Association ManagementOffice located in the Brambleton Town Center at42395 Ryan Road, Suite 210. We are upstairsfrom the Welcome Center on the 2nd floor.Regular Office hours are M-F from 9:00 a.m. -5:00 p.m. Eligible residents over the age of 18will need to provide a photo id and verification oftheir residency in Brambleton. In addition, if youare renting a property in Brambleton, a copy ofyour current Lease and a Letter of Permissioncompleted by your landlord is required. Thelease and letter will need to be provided to ouroffice each year for facility use. All familymembers over the age of 2 and up must have apool pass to use the pool. A photo will need tobe taken and printed on a card. This card isgood for as long as you live in Brambleton.

A: Monthly Assessments are due the 1st of eachmonth. There are several options to pay monthlyAssessments:

1. Electronically transfer funds from virtuallyany banking institution that you choose

to be credited directly to theAssociation’s account. This way you willnot have to remember when to makepayment, have to take time to write andmail a check, and all payments will bemade in a timely fashion thus avoidingany late charges to your account. (DirectDebit Form)

2. We accept major Credit Cards andE-Checks! ArmstrongManagement has teamed up withPayLease Inc. to streamline yourassessment collections. Brambleton Community Association. This isn’t ahome owners association with a blind eye to theresidents and a cold shoulder to the questioning.It’s a tiny workforce that operates as an intensemachine working each gear upon gear to makeBrambleton the perfect community for its veryown Brambletonians (as we have been called).Many of you may be wondering what the innerworkings of the BCA may be, but some of youmay not. Well for those of you who may have asense of apathy towards reading this tidbit,buckle down because this isn’t the dull coverstory you may think of drawing on tales of filingand computer work, but instead a vivid depictionof the truth behind what you may not haveknown.

Before starting this internship, I had no idea howmuch work went in to planning events. One ofyour own neighbors, Cady, said something at oneof the Activities Committee meetings that I feelepitomizes the work put in to these sort ofthings, “You never want the guests to know orfeel as though something goes wrong even whenit does. Only the people sitting in this room willsee the error and that’s all who should see it.”Take a minute and think about what you may doto plan your child’s birthday party or graduation,maybe even their own super sweet sixteen. Now,maximize that thought to an even greaterscale…one with a RSVP list of over 3,000families. Welcome to the daily work inside thisoffice.

Brambleton puts on over 25 events during theyear, and 12 events in the summer alone. It tookmy mom weeks leading to months just to planand prepare for my graduation party. The behind-the-scenes work that goes into this isn’t easyand is massive, especially when we’ve got ABC

and beer to deal with. Nevertheless, theseevents are more than manageable and getspectacular reviews from all the residents. Wetake pride in the fact that our events welcomepeople to the community so new residents don’tjust become neighbors, but life-long friends.

On a personal note, I’ve been working in thetown center since I turned sixteen, and I havenever met so many people with the passion andlove for their own community anywhere elseoutside of Brambleton. My mom always tells meto be thankful for what I have, and I am thankfulthat I have a community putting me first and asteadfast group of people working to makewhere I live a better place. Next time you stop bythe office, whether to get your pool pass or turnin some paperwork for a new deck, feel freetake a peek and say hello or thank you toanyone here because we’re working for you, theresidents, our neighbors, our friends.

Patients at Bloo Dental no longer have toundergo the discomfort of having a physical moldmade of the teeth, nor do they have toexperience a lengthy wait while an off-site labprepares materials for the dentists. As part ofits continual effort to improve patient care aswell as their comfort, Bloo Dental has addeddigital impressions and on-site milling.

Bloo’s state-of-the-art CEREC system allows forcrowns, veneers and other restorations to bemade in-house. The process begins with a digitalimpression of the patient’s teeth using a special,highly precise camera. The milling machine thenuses the digital image to design a customporcelain restoration that matches the colorprecisely with the shade of a patient’s naturalteeth.

Once the restoration is made onsite, it is bondedto the patient’s existing tooth or teeth.Depending on the nature of the restoration, theprocess can be done as quickly as one or twovisits.

“With the precise nature of digital imaging andmilling, I am able to preserve more of a patient’snatural tooth when creating a crown, veneer orother restoration,” says Dr. Haress Rahim,medical director of Bloo Dental and Brambletonresident. “In addition, the results look wonderful,and patients have been extremely pleased.”

Dr. Rahim has made exceptional care thecornerstone of his practice since opening in2010. In addition to the new CEREC technology,Bloo Dental uses digital x-rays that exposepatients to 90 percent less radiation and at thesame time allows for better diagnosis.

Dr. Casagrande is a Diplomate of the American

Board of Orthodontics, a distinction held by less

than 25% of orthodontists. A Northern Virginia

native, Dr. Casagrande received his Doctor of

Dental Surgery degree, magna cum laude, from

the Medical College of Virginia. In addition to his

dental degree, Dr. Casagrande also earned a

Master of Science degree and a degree in

Orthodontics from the Medical College of

Virginia. He remains a part of the Medical

College of Virginia as an Assistant Professor in

the Department of Orthodontics, teaching

residents to become orthodontists.
