PROPERTY OVERVIEW

Pegasus Place is a master planned, offi ce property zoned as a Planned Development District within the City ofDallas.

Building 1 (The Tower) provides approximately 593,985 square feet on 17 fl oors above grade. The fl oor plates are very effi cient, ranging from 31,000 square feet to 34,700 square feet. Amenities include a lobby level conference center with large training rooms, and full sized cafete-ria. A diesel-driven generator provide emergency power to the emergency systems. The Tower is equipped with three transformer vaults (two on the eighteenth fl oor and one on the ground level), served by two separate power company substations. The security system provides cardreader access with a centrally controlled guard sta-tion located on the ground level. The Property is se-cured with guard stations at all points of entry.

Building 2 is connected to The Tower via a sky bridge and is approximately 67,558 square feet of callcenter and traditional offi ce on two fl oors.
