PURPOSE

This document provides information for data input and output specifications for Freddie Mac’s Imminent Default Indicator (IDI). The purpose of this document is to assist customer developers in creating a functioning environment for load data to IDI. The customer will learn considerations to be made for each loan when the data Input file is created into the environment, understand the field content and sequence from the Output file and understand the error handling and messages that will be provided.

OVERVIEW

Imminent Default Indicator is a software application that utilizes statistical models in conjunction with specific data elements submitted by the Servicer to determine whether a Borrower is in danger of imminent default. IDI will use the data Input file containing borrower, mortgage and property information along with current economic data to calculate an Imminent Default Indicator result for each loan.

The Input File section covers actions to consider when creating and assembling an Input file. The Output File section describes the content and sequence produced by IDI model. The Imminent Default Indicator Errors section covers the error recording process and provides a brief description of the steps used by IDI to check input files for errors. This section also includes a decision tree to graphically describe the process.

Section II - Input File

The Imminent Default Indicator Input file is a data file that contains loan data and is used, along with current economic data, to calculate an IDI result for each loan. The file contains a total of 72 variables or fields of data (29 of which are mandatory), is in comma separated value (*.csv) format, has a *.csv extension, and contains a record—a separate line of data—for each loan to be scored.

Servicers must provide an Input file format that contains space for all 72 fields and may either populate all 72 fields with the appropriate values, or provide data for the 29 required fields and populate the other fields with commas as null values. Since this is a .csv format, an actual value is not necessary and entering a comma will fulfill the requirement. Early Indicator® users may use their existing 72 field Early Indicator Input file (with the exception of the update to field #28 – ServicerID, see: Appendix A).

When creating and assembling an Input file the following should be considered:

• Apostrophes and Quotation Marks

IDI does not accept apostrophes as inputs. Quotation marks may be rejected; therefore, it is recommended not to insert quotation marks.

• File Naming Convention

File name must not have spaces or special characters; exception: can use dash (“-“) and underscore (“_”). “IDI” may not be in the file name.

• Zip Files:

IDI does not accept Zip files.

• Leading Zeroes

In order to capture leading zeroes in the PropZip field (Field #13), this field should be set to “text” in the Input file.

• Maximum File Size:

The Input file should contain a maximum of 23,000 records.

• Default Values and Missing Data

For fields that have default values, those values are indicated in the Default column in the chart provided below. If you have reliable data for fields that you are providing, always use this data to populate a given field. If any data is missing, do not code the default value into your data extract program that creates the Input file. Default values may change over time. By relying on the IDI model to calculate values, there is no need to make changes to your extract program. Keep in mind that when a default value is used in lieu of the actual data, the loan may be scored and it may also receive a Non-Fatal Imminent Default Record Error (300 series error). Should you receive one of these errors, please verify that you do not have actual data to be used in place of the default value.

The model contains mandatory fields. If a mandatory field does not have a default value, the model will attempt to score a loan using the information that is provided. In some cases, the model may not be able to produce a result and will return a Fatal Global Record Error (100 series error), or Fatal Imminent Default Record Error (200 series error)

• Fields Reserved for Future Use

Please note that some fields are designated as “Reserved for Future Use: If you are populating any of these fields, you will need to adjust your Input file format; however, you will still need a comma as a null value.

The Appendix A chart presents the 72 fields to be included in the Input file.

Section III - Output File

Imminent Default Indicator produces an Output file that contains 30 fields of data: the Lender Loan Number, the IDI result, and error codes for each loan. The file is in comma separated value (*.csv) format, has an *.csv extension, and contains a record for each scored loan. The Output file also contains a header line – the first line of the Output file – containing the ‘Field Name’ value below for each of the fields. The field content and sequence are defined in Appendix B.

Section IV – Imminent Default Indicator Errors

• Imminent Default Indicator Error Types

Error types include:

• Fatal Global Record Errors (100 series errors)

• Fatal Imminent Default Record Errors (200 series errors)

• Non-Fatal Imminent Default Record Errors (300 series errors)

NOTE: All Input files having fatal global or fatal model record errors must be reprocessed after the errors are resolved in order for the unscored loans to receive results.

Appendixes C-E describes the cause, consequence and resolution of each error.

• Error Recording Process

The following error detection process assumes records have been entered into the Input file and IDI has been started. When processing is complete, all errors can be viewed in the Output file.

• Records are processed and checked for Fatal Global Record Level errors.

• If a Fatal Global Record Level error occurs, the record is not scored and is sent to the Output file with the error code.

• If no Fatal Global Record Level errors occur, the record is checked for Imminent Default Model Level errors.

• If a model level error occurs and it is

• Fatal, the record is not scored and sent to the Output file with the fatal error code.

• Non-fatal, the record is scored and sent to the Output file with the non-fatal error code.

IMPORTANT: Multiple fatal errors may be reported on a loan.

Cause The data record format is not consistent with the required format, i.e., an incorrect number of fields were detected.
