If that's you, you likely have found out that it is extremely difficultto sell a timeshare as there is currently many available on themarket for sale for almost any resort you can think of. Step 1: Find out what the resale value& saleability of your timeshare is?

The very first step in your process is to assess the resale valueand how saleable your timeshare actually is. There are severalgood sites to do this which include Sharket.com (a compileddatabase of over 7500 timeshare resorts across the world) andsome trusted resale sites such as Sell My Timeshare Now andTimeshares Users Group. On Sharket.com, if your type oftimeshare is listed, it will have a saleability score as well as a list ofrecent sales of timeshares. You can also use these site and othersites such as Ebay , Red Week to look about current listings andor recent sale. If you are Canadian like myself, another greatresource site is Canadian Resort Development Association

Sharket scores of 8 or above means your timeshare is highlymarketable and any reputable timeshare realtor would be happy towork with you on it or you can try the several reputable do-it-yourself options and expect relatively timely results. Score of 6-7mean you still have a really good chance of selling and scoresbelow that means you will likely face some difficulty and may wishto consider giving away your timeshare. 

Be aware that the commission rates realtors charge on sellingtimeshares is much higher than the traditional commissions andcan easily range from 10 to 30%. Some good do it yourselfalternatives are RedWeek, Ebay or Timeshares Users Group. Red

Week offers a do-it-yourself option for $59.99 for 12 months plus a$14.99 membership fee for a year or a full-service option for $125and a commission of $399 or 3 % when the unit is sold. Ebay is avarying commission percentage of your final sale. TimesharesUsers Group has a membership fee of $15 which includes severalfree ads to list your property for sale, rent, exchange or give away.

Step 2: Decide on how you wish to sell itReview all your options and decide which one works best for you.

First and foremost, you may wish to see if you can cancel yourtimeshare contract. You may be able to talk the resort intocanceling your contract. There are lawyers who will offer to do thisfor you for approx $3,000 to $4,000, yet, you can often can do ityourself, without paying the upfront fee. Second, You will also want to check if and what the buy backpolicies are for your resort. Even if it is not listed in yourdocumentation, I recommend you give them a call and ask asthere are always changes to procedures and exceptions to rules,particularly if your situation is dire or extremely unique.

If you chose to sell with the assistance of a realtor, visit theLicensed Timeshare Resale Brokers Association, and try to find arealtor that knows and even better has already sold a timeshare inyour resort.

If you choose to sell it yourself, Timeshares Users Group, Ebay,Red Week, Kijiji and Craigslist are good alternatives. You may wishto consider listing on a couple of these sites to increase thepossiblity of a potential buyer finding your property.

You may consider renting your unit out. This market tends to moreactive and thus easier to get results than the actual resale market.Online classified sites like Kijiji, Craigslist or dedicated timesharesites such as Timeshares Users Group can be very helpful.

If you do choose any other company or a realtor to sell or rentyour property, you should avoid at all cost anyone who requestsmore than $100 upfront to help with your sale. Also, any one whocold calls, emails or sends you a flyers is unfortunately likely ascam.

If you unfortunately find your property is quite unmarkatable, RedWeek and Ebay offer the opportunity to list your property to begiven away. When someone takes you up on that gift, you will atleast be saving yourself the maintenance fees.

Step 3: Redirect the money you got fromyour sale.What will you do with the money you gained and or saved. Somany options! You can choose to invest it, divert it into anotheractivity or get the most of it to still enjoy seeing the world!
