Summary

Two-storey framed single family dwelling on slab-on-grade foundation. The quality of construction is

average. The interior of the house has been maintained well, and the overall condition is consistent

with the age of the house, with the exception of cracking due to differential settlement. The low-sloped

Exterior wooden cladding in excellent condition. To maintain this, please respect the recommended

clearances as noted below.

While performance of lot drainage and water handling systems may appear serviceable at the time of

inspection, the inspector CANNOT always accurately predict this performance as conditions constantly

change. Furthermore, items such as leakage in downspout/gutter systems are very difficult to detect

during dry weather. Inspection of foundation performance and water handling systems, therefore, is

limited to visible conditions and evidence of past problems.

Suggest installing gutters and downspouts for effective water management.

An effective water management program is required for all homes. This includes maintenance of all

wooden components, caulking of all openings and ongoing vigilance of water handling systems, roof and

flashings. Buyer is advised that while there may not be evidence of water intrusion into structure at

time of inspection, NO STATEMENT referring to future performance can be made due to changing

weather and structure conditions.

Missing door & window trim. These are necessary not only for cosmetic reasons, but to protect against

water damage. As a minimum, I recommend you seal all door- and window-frames from the exterior

with silicone sealant. Better still; install proper flashing over the windows to promote better drainage.

Insufficient wood / grade and wood / roof clearances. A minimum of 6” clearance is recommended to

avoid water seepage and damage to wooden siding. Also, stacking wood next to a wooden siding wall

will promote rot.

Small patio outside rear door is not level. Recommend this be temporarily removed so that the concrete

pad underneath can be adjusted or re-poured to slope correctly away from the building, then replace

the patio on an even level. The current arrangement tends to force water to flow under the foundation,

as well as highlight the differential settlement that has taken place.

Steep roof shingles appear to be in the middle of their life; expect approximately 10 more years of

service. The low-slope shingles appear to be quite new and in excellent shape. Expect another 15 years

of service (wear is faster for low-slope shingles, as water can gain access easier)

service by a qualified technician on a yearly basis to ensure

proper and safe operation.

Air ducts were last cleaned on Nov 6 2007, as noted on an information tag. Recommend a full duct

cleaning every 3 to 3 years.

Fuel tank is not certified – recommend replacement as soon as possible, as it is showing signs of

deterioration and rust.

Recommend that new fuel tank be placed further from the exterior wall, to prevent water damage

to both the tank and the wall, and also to prevent possible oil leakage from damaging the wall.

Kitchen cabinet doors need slight adjustments.

The interior stairs are not built according to code, and are too steep. This is to accommodate the limited

space on the main floor. This could be a safety concern, although the stairs have been well-built, with

proper guardrails.
