The site is located on Herne Hill, Lambeth and is bounded by Herne Hill on its eastern

boundary and Milkwood Road on its western boundary. Herne Hill train station sits

directly opposite the site. Milkwood Road links directly to Denmark Hill to the North,

whilst Herne Hill is the shopping district of the immediate surrounding area offering

local amenities. Typical buildings surrounding have retail on the ground floor and

residential above. Further south Herne Hill connects to Dulwich Road which leads

to Brixton to the north via the A204.

To the North of Herne Hill is Brixton and Denmark Hill, to the south east is Dulwich

Village and to the south and southwest, TulseHill and Streatham respectively.

Description:

The site is abutted on its eastern boundary by Herne Hill

and its western boundary by Milkwood Road. To the north

of the site are residential properties and to its south is a 2

storey office building. Abutting the office property is a new

Sainsburys Local supermarket which fronts both Herne Hill

and Milkwood Road.

The site is a former BP petrol filling station that has been

decommissioned of petrol tanks (Decommissioning report

can be found in the further information section) and is

currently vacant. It is a rectangular shaped site which

measures approximately 0.25 acres (0.1 ha).

Planning:

The site does not currently have planning consent for a change of use. A planning

application (Reference number:08/04564/FUL) was submitted to the London

Borough of Lambeth in December 2008 for:

“Redevelopment of the site to provide a part 4, part 5, part 6 storey building

with basement parking fronting Herne Hill and Milkwood Road to provide

ground floor retail (class A1-A5) unit and 32 residential apartments on upper

floors comprising of 24 x 1 bed and 8 x 2 bed of which 13 apartments would

be affordable housing with balconies and terraces with glass residential

balustrade, with associated basement car parking for 10 vehicles, motor

cycle store and cycle store”

The above application was refused in July 2009 primarily on the grounds of

excessive bulk and massing and insufficient affordable housing provision.

Informal discussions with the council indicate that a scheme with similar retail

and approximately 25 units above would be acceptable subject to planning.

Interested parties are advised to make their own enquiries to Lambeth Borough
