renovations are recorded.

General
Construction:
The two story portion of the property features 2’+ thick stone walls on two sides. This feature is incorporated
into the interior design along with an open ceiling in the first floor. The second floor has a suspended grid
ceiling set at 8’ AFF and a bead-board wood ceiling above. The first floor ceiling is grid type in the addition,
set at 9 1/2’ AFF and open rafter in the balance. The infrastructure is primarily wood frame construction.
Windows in the older section are new thermo-pane double-hung with vinyl frames. The addition has new
thermo-pane double-hung clad on the outside and wood on the inside. Mini-blinds finish the windows.
Stained finish doors are solid-core set in hollow metal frames. All mechanicals were new in 2009.
Roof: New roof on lower level (2009), upper level recoated in 2016.
Bathrooms: Two ADA bathrooms, one w/ a shower.
Signage: Light; on the building, nice street frontage
HVAC: Two story section has a 3 1/2-ton Rheam 80 Plus gas-fired forced air unit w/ A/C; new addition has a 5-ton
Carrier Comfort 92 gas fired forced air unit w/ A/C. The ductwork appears to all be insulated. The Tenant has
