and conducted by the UMASS Donahue Institute, found that hosting the Games in Boston would create more than 24,000 job-years of construction employment and about $4 billion in economic impact in the six years leading up to the Games. In addition, the report estimated 50,000 jobs and $5 billion in economic impact from the operations of the Games and over $500 million and 4,300 jobs from increased tourism income.

Sanborn, Head Opens Boston OfficeBoston – Sanborn, Head & Associates, Inc. announced the opening of its Boston office at 239 Causeway Street. The firm was started in 1993 in Concord, N.H., and soon thereafter opened an office in Westford,

Moore Elected to WTS BoardBoston – Colleen Moore, MCPPO, president and found-er of City Point Partners, was elected to the Women’s Transportation Sem-inar (WTS) Boston Board of Directors for a two-year term.

At City Point, she has gained extensive experience overseeing a technical staff that provides

resident engineering, construction inspection, and project controls to transportation and transit clients as well as a growing owner’s project management practice.

She has over 25 years of experience managing construction projects as an owner’s representative, working closely with designers and general contractors from project conception through final construction and is a licensed construction supervisor as well as a Massachusetts Certified Public Purchasing Official.

Martignetti to Build Regional HQ

Taunton, MA -The Taunton Development/Mass Development Corporation has sold 115 acres in the expanded Myles Standish Industrial Park to Martignetti Companies, New England’s leading distributor of wines and spirits.

The company plans to invest more than $100 million to build its 680,000sf regional headquarters on this parcel, which represents more than half of the Taunton park’s expansion. The facility is expandable to a total of 1.3 million sf to accommodate the company’s growth, and will feature the industry’s most advanced materials handling systems and technologies.

The Commonwealth of Massachusetts provided a total of $6.1 million from the MassWorks Infrastructure Program to develop access roadways, utilities, and stormwater systems beginning in 2011.

The U.S. Economic Development Ad-ministration also provided a total of $3.1 million matching grant funds toward the infrastructure costs. Both the EDA and MassWorks have funded the construction of Dever Drive, an access road that will

open up the business park when that road-way is complete in late spring 2016.

MassDevelopment, the state’s finance and development agency, works with busi-nesses, nonprofits, financial institutions, and communities to stimulate economic growth across the commonwealth.

During FY2014, MassDevelopment financed or managed 314 projects generating investment of more than $2.9 billion in the Massachusetts economy. These projects are projected to create more than 6,300 jobs and build or rehabilitate more than 1,600 residential units.

Bellingham, MA – Campanelli Construction, a full-service construction management company, has broken ground on a new, 250,000sf warehouse and distribution center for North American packaging solutions company Victory Packaging in Bellingham.

Campanelli is serving as general contractor on this project, which is being developed by Seefried Industrial Properties.

Mount Wachusett CC Breaks GroundShawmut GC

Gardner, MA – Shawmut Design and Construction recently joined Mount Wachusett Community College, state officials, Architerra, and DCAMM on April 22 for the groundbreaking of the 80,000gsf addition to the college.

The $41 million Mount Wachusett Community College project is slated to be completed in September 2016. Shawmut’s scope of work on the project includes construction of a 44,000sf science ad-dition and new greenhouse, as well as a

36,000gsf renovation to create a 150-seat event space. The team will also relocate student advising services and offices, bathroom upgrades, MEP upgrades, and ADA improvements.

Shawmut used Lean Construction practices during the preconstruction phase to manage design decisions and de-liverables and is targeting Massachusetts LEED Plus Silver certification upon the completion of the project.

SCI Launches Retail DivisionMarion, MA – South Coast Improvement Company (SCI), a design-build general contractor serving New England and the Mid-Atlantic states, recently formed a retail division to better serve existing clients and prospects in the retail and restaurant industries.

Newly hired senior project manager David Godfrey will head the retail division. Godfrey began his career working for a major retailer as a construction manager before forming his own tenant improvement and renovation construction company in 1994.

His past experience includes a client list featuring Starbucks, Jones Apparel Group, Tumi, Liz Claiborne Shoes, and more.

Terracon Celebrates 50 YearsManchester, NH – Terracon, an employee-owned engineering consulting firm, celebrated its 50th anniversary in April.

Founded in 1965, Terracon traces its roots to a small engineering firm, Soil Testing Services of Iowa, Inc., with Gerald Olson, P.E., as founder, and has expanded into a nationwide operation with more than 150 offices and 3,400 employees.

Metro Walls Framing Five Corners

Easton, MA – Metro Walls, based in Manchester, N.H., is well under way for an 84,000sf assisted living, independent living, and memory care residences in Easton, Mass.

Metro Walls is currently framing the roof, exterior walls, and interior partition layouts at the Residence at Five Corners Assisted Living. The project, when

completed, will have 84 studios, one- and two-bedroom apartments, plus a common area, library, and computer room for the residences.

Move-in date is expected late 2015. “Things have been moving along quickly,” said Mike Dion, Metro Walls president. “This is a great project to be part of with Congress Building Corp.”

Lawrence E. Keenan, AIA, PE, has been awarded the corporate title of vice president, in addition to his current position as director of engineering. Both a professional engineer and a registered architect, Keenan, an owner of the firm and a key part of the leadership team, has been responsible for structural analysis and review, building envelope rehabilitation design, and construction details and specifications for 18 years.

Keenan holds two U.S. patents for precast concrete connections and is active in industry organizations leading the development of improvements to precast joint systems.

Benjamin J. Robinson, AIA, has been promoted to project architect. In the nine years since he joined Hoffmann, he was

promoted from proj-ect coordinator to project manager, and finally to his current position.

A founding member of the firm’s Training and Resources Com-

mittee, he is responsible for organizing continuing education seminars for the company. With specialized experience in historic materials and construction styles, Robinson has a project list that includes the Dome of the United States Capitol, among others.

In 2012, Hurricane Sandy provided a stark example of the effects of climate change on coastal communities. While New England was spared from this particular storm, the more gradual effects of rising sea

levels are being felt. Mean water levels in Boston Harbor have risen 12 inches over the last century — a trend projected to dramatically accelerate over the next 100 years. Communities previously immune to regular flooding could soon be subject to regular immersion.

Recognition of this climatic shift is beginning to be addressed in the work of Boston’s leading design firms. The recent “Living With Water” competition sponsored by the Boston Redevelopment Authority (BRA), the Boston Society of Architects (BSA), the Boston Harbor Association (BHA), the Massachusetts Office of Coastal Management, and the BARR Foundation challenged design

teams to consider practical strategies for addressing sea-level rise in the vulnerable Fort Point neighborhood. Landscape architect Sean Sanger, a principal at

Copley Wolff Design Group, was a member of an interdisciplinary team of architects, engineers, and community organizers that developed the “Re/

Creation District” entry.“The competition was an incredible

opportunity to come together with a group of design professionals to discuss real challenges that will affect development in Boston in the years to come,” said Sanger. The proposal, as profiled in the Boston Globe, advocates for a series of tidal pools that would use natural processes to filter water and coastal meadowlands that both absorb and retain overflow during periods of flooding. Additional recommendations included the addition of elevated mechan-ical equipment, planted roofs for agricul-ture and insulation, and a reconfiguration of traditional ground level entries.

While the “Living With Water” competition provided a chance to develop phased solutions for the future, Copley Wolff Design Group has already begun to consider and respond to the realities of sea-level rise in its recent work. At the new Spaulding Rehabilitation Hospital in the Charlestown Navy Yard, the site’s direct adjacency to Boston Harbor compelled a series of design decisions intended to shield the facility from the full force of

Logan Greenway Connector Opens

Boston – The new Logan Greenway Connector, a 2,790-foot-long multi-use path, is now open to bicyclists and pedestrians. This LEED certifiable 25-foot-wide urban corridor runs through Logan Airport in East Boston. The Mass. Port Authority spent $5.58 million on the construction of this project and completed it in August 2014.

Massport, owner and client, led the effort with Thomas Ennis, ASLA, in charge of concept design/design development, in collaboration with John Carli, architect; Robert Leger, construction manager; and Anthony Guerriero, community

relations, Boston.Brown, Richardson & Rowe, Inc,

Landscape Architects, led by Alison Richardson and supported by Jing Yang and Lisa Decker, prepared the final landscape design with Fay, Spofford & Thorndike, civil engineers. The contractor was A.A. Will.

The Greenway Connector serves the neighborhoods near Logan Airport, Boston Harbor, and the Wood Island Bay Marsh. It links to the rest of the 3.3-mile East Boston Greenway, other parks, and two MBTA stations. It is the next-to-the-last missing link in a linear park

that connects Piers Park to Constitution Beach. The final link, now known as the “Narrow Gauge,” will be built in 2015.

The implementation of this compli-cated missing link required numerous approvals, including FAA approval in a restricted fly zone, compliance with airport security, removal of a dangerous pedestrian bridge, acquisition of two city properties, and MBTA approval of construction along the Blue Line right

of way. The community approved the concept design for this significant new linear green corridor in less than four months. The public is now enjoying the benefits that result from the successful collaboration of public federal, state, and city government agencies, nonprofits, and community advocates. The Boston Nat-

ural Areas Network and the East Boston Greenway Council advocated tirelessly for many years to bring their dream for a linear park for this community to fruition.

The design transforms this long, narrow corridor to a generously proportioned green space. The unexpected open areas, Neptune Green, the MBTA Plaza, and the Marsh Overlook along the half-mile route, change the feel and experience of the pathway. At the marsh, the visitor finds an overlook with panoramic water views to a salt water marsh, the airport, and the Harbor Islands. Trees and colorful plantings frame the view.

At Neptune Green and Wood Island Bay Marsh, crushed stone paths reflect the carriage entry into the former Wood Island Park designed by Olmsted.

The pathway passes through the Wood Island MBTA Station Plaza. Bike racks facilitate intermodal commuting. Ornamental fencing separates the MBTA Plaza from Wood Island Road, and the path continues parallel to the MBTA tracks. Safety and sustainability were community concerns. LED post top lights, ornamental gates, and security fences along the airport and MBTA tracks, call boxes, security cameras, and a protective rail at the Marsh Overlook all contribute to the public’s safety.

BSLA Awards CWDG for St. James Garden Project

Boston–The Copley Wolff Design Group (CWDG) has been named a BSLA merit award winner for Parks and Recreation Facilities design for its work on the St. James Street Garden Project for Liberty Mutual Group in Boston.

Located in Boston’s historic Back Bay, the St. James Street Garden provides valuable green space in a dense commercial district and is enjoyed throughout the year. The new public garden replaced an old executive parking

lot. John Copley, ASLA, Principal, and the CWDG team worked closely with the client and the City of Boston to develop an open and inviting plan that includes smaller intimate spaces for conversation and relaxation.

The focal point for the space is a dramatic vertical water wall masking a garage entrance. CWDG’s design for the water wall features six separate vertical panels of line chiseled granite from Italy and staggered in plan and height to create

visual interest. The design also includes six separate water sources for each panel that are individually controlled and pumped. This allows for a multitude of water volumes, staging possibilities, and presentation options. When coupled with full-color LED lighting in the bottom trough, the water wall has become a focal point for couples, kids, and the business community.

Another innovative component included in the design are the living green

walls which provide a buffer between the office tower and the park. The living green walls, designed with vertical elements that tie in with the paving patterns in the park and the vertical columns of the building, create human scale for the space and are oriented to allow for views from the offices above. The unique, multi-dimensional living walls remain green year-round, providing seasonal interest for the public space.

GreenSustainable Solar Development of Closed Landfill Provides Revenue Benefits to Billerica

Many municipalities in New England have old abandoned and closed landfills that have not been used in years. They are more than just eyesores, however, since state and fed-eral environmental laws require that the

owner (the town, in many cases) must pay to close them and then pay to monitor the air, landfill cap, and groundwater in and around these landfills for at least 30 years to make sure they are not impacting nearby residents or the environment with contaminants. Costs for this “long-term post-closure care” can easily reach into the millions of dollars, and with cash-strapped municipal budgets, these landfills quite often amount to nothing more than money sinks. What to do with them? One possibility is to redevelop them as sources of clean, renewable, and sustainable solar energy.

There are many such recent examples

of this in New England, one of them being the Shaffer Landfill in Billerica, Mass., part of the Iron Horse Park Superfund Site, but what happened here can also occur at similar closed municipal landfills. The Shaffer Landfill was capped over 10 years ago, and a team of energy developers and financiers identified the open, exposed, treeless lobes of the landfill as potential site for solar development. The development team saw the potential for making use of an otherwise idle real estate asset that was nothing more than a drain on its owner’s budget and turning it

into an actual source of income.The development team hired

Geosyntec Consultants of Acton, Mass. to provide a variety of environmental and geotechnical services to help them meet their goals. The project began by coordinating review under the Mass. Environmental Policy Act (MEPA) and evaluating potential wetland impacts. We also confirmed the adequacy of the site’s existing stormwater management system to accommodate up to 30% of the landfill cap being covered with impervious surfaces (the solar arrays), which could

have a major impact on how the slopes shed rainwater.

Due to the landfill configuration, we conducted a geotechnical evaluation to evaluate slope stability and analyzed potential landfill settlement based on the estimated weight of the photovoltaic (PV) system. We also demonstrated that the installation of the PV panels would not compromise the integrity of the existing landfill cap. Working alongside several town boards and departments, we helped obtain construction permits while the financier successfully negotiated local power agreements and a payment in lieu of tax (PILOT) agreement. The PILOT agreement provides payments to the local government that help offset losses in property taxes that went unpaid for sever-al years before our clients stepped in.

The majority of the PV system construction was conducted during the winter to ensure that the project met the initial Mass. Dept. of Energy (DOER) 400 MW solar carve-out and to qualify for solar renewable energy certificates

Municipal Legion Playground Reopening

East Boston, MA – American Legion Playground, known locally as City Yards, will officially reopen to the public on June 2, 2015 after a year and a half total renovation. The ceremony will take place during Mayor Walsh’s coffee hour from 9:30 – 10:30 a.m.

Larson Landscape Architects of South Boston includes a synthetic softball and soccer combination field, a turf soccer court, two basketball courts, a playground, picnic area and a dramatic overlook. This overlook, funded by the Commonwealth of Massachusetts P.A.R.C. program, offers views over the entire park and to Chelsea Creek beyond.

The Boston Parks and Recreation De-partment has engaged an artist to paint a mural at the overlook wall that will reflect the local community. Last weekend the Warner Larson Team enjoyed volunteer-ing time to plant daylilies at the overlook entrance and playground area, prior to the official opening ceremony on June 2nd.

Hingham, MA – Acella Construction Corporation was recently selected as construction manager for the renovation and restoration of Old Derby Academy and Hingham Heritage Museum, a $2.5 million project scheduled to begin September 2015. It will take approximately one year to complete.

Acella Construction Managers and the Hingham Historical Society will renovate and restore Old Derby Academy, one of

the town’s most historic landmarks. The “Hingham Heritage Museum and Visitor Center” will be a climate-controlled, museum-quality exhibition and program-ming facility.

Acella’s project team won the unanimous support from the board of the Hingham Historical Society. The project will include a new 4,600sf addition and the repair/restoration of foundations, windows, chimneys, and other parts of the 1818 building. It will also enlarge the visitor center, expand the collections storage and workspace areas for volunteers and staff, and create an outdoor program event space for up to 200 guests.

Sally Weston Associates designed the restoration and renovation plans. Ryan Klebes, senior project manager at Acella, will serve as the lead on this project.

“This is the most ambitious and exciting project ever undertaken in the society’s 100-year existence,” said Mike Studley, president.

“We are honored and excited to be entrusted with this historical project, and with a building that is such a landmark for the Hingham community,” said Dave Dirubbo, president of Acella Construction.

Gilbane Completes 2015 Fenway Park Spring Improvement ProgramBoston – Gilbane overcame difficult winter conditions and an aggressive schedule to safely complete improvements and renovations at Fenway Park in time for the Boston Red Sox home opener vs. the Washington Nationals on April 13.

The spring improvement project included the addition of a new luxury suite along the left field line and a new section of rooftop level seating above. The scope also included a renovation of the center field Budweiser roof deck bar and concession stand, and the addition of a camera basket above the center field bleachers.

In addition, renovations were complet-ed to the ground level center field conces-sion stands and a historical remodel of the left field flag pole, AKA the “Carlton Fisk Pole.” The new construction adds a total of 200 new seats to Fenway Park and is considered the last major seating addition in the park’s lifetime.

The architect for the project is Somerville-based D’Agostino Izzo Quirk Architects, Inc.

“The project demanded an aggressive schedule, with all construction operations being completed before the Red Sox opening day on April 13th,” noted Matt Haverty, director of Gilbane’s Boston Interiors Group. “There were several

logistical challenges including working safely through the bustle of the Fenway neighborhood while keeping the park

fully operational during the peak season for historical tours.”

Building a CONCRETE FUTURE

To project the appropriate image for the Hanover Pier 4 luxury-apartment building along the South Boston waterfront while meeting the city’s strict design requirements, the architects chose architectural precast concrete panels to clad the building. “We chose precast concrete panels for two reasons,” says James Gray, principal in charge of the project at ADD Inc. “It provided an attractive and economical approach and it also allowed us to close the skin of the building quickly in an efficient manner. We’ve used precast concrete on a number of high-rise, multifamily projects, so we knew we could be successful in finding the right balance to meet everyone’s needs.”

The development, at 21-stories features an L-shaped tower on a three-story rectangular base. The upper level of the base includes a swimming pool and other amenities. Precast concrete slabs and structural walls also were specified to provide support for the pool. The precast concrete components were fabricated by Coreslab Structures (Conn) Inc.

Construction Started at Marine HQLanding Studio Architects

Chelsea, MA – A former 13 million-gallon oil tank farm on the bank of Chelsea Creek is currently under reconstruction to be transformed into a two-story, 5,349sf office space serving as the Rock Chapel Marine headquarters.

Landing Studio, the project’s architec-tural team, will handle all design elements of the construction. The studio’s design is characterized by low, flat horizontal lines meant to blend in with the flat landscape surroundings.

The renovation includes the develop-ment of office buildings, a salt storage

unit, a distribution facility, and an urban park. The urban park element will include an amphitheater and a platform for view-ing barges. The marine headquarters will also provide beneficial road salt for New England roadways and highways.

Tocci Building Companies has assisted in both preconstruction elements and design efforts, and DiPrete Engineering has provided continuous construction layout support.

The reconstruction is projected to be completed by the fall of 2015.

Norton, MA – Integrated Builders has begun construction on a new facility for Penske Truck Leasing Corporation at 40 Commerce Way in Norton with a project cost totaling $4.3 million. Condyne, LLC represented the owner, Penske Truck Leasing Corp., for the new 15,192sf property located within the Norton Commerce Center.

Integrated Builders will provide construction management services while working closely with The Curtis Architectural Group. The project team includes civil engineers C&A

Engineering; structural engineers Flood Consulting; and fire protection, mechanical, electrical, fire alarm, and plumbing engineers Avid Engineers.

The development will include a single-story Penske truck rental/repair facility, complete with an added mezzanine and administrative offices. Additionally, preengineered construction practices will be utilized to create a clear-space service area, exterior masonry shear walls and metal panels, and a conventionally framed office area with exterior Concrete Masonry Unit (CMU) bearing walls.

Hobbs Brook Chooses MPA

Waltham, MA – Margulies Perruzzi Architects (MPA) has been selected to reposition and renovate the 610N Lincoln Street office building in Waltham for Hobbs Brook Management LLC. Currently under construction, the vacant and outdated former laboratory building is being repositioned by MPA into a light-filled, modern office building to meet the demands of today’s office tenants.

The project team includes general contractor Columbia Construction Company; landscape architect Studio 2112; MEP engineer AHA Consulting Engineers; structural engineer Souza True & Partners; civil engineer H.W. Moore Associates; and LEED consultant Entegra.

Located in the Hobbs Brook Office Park, the completely renovated building

will feature 86,169sf of highly efficient office space on three floors, each of which is easily subdividable to allow for single- or multi-tenant occupancy. To open the lobby to more natural light, the main entrance was redesigned with a new two-story, glass vestibule.

An additional 6,000sf of office space was gained by lowering the building grade as well as moving mechanical equipment to the roof. With the goal of attaining LEED Silver certification, the renovation of 610N Lincoln Street

Bedford, NH – A Whole Foods Market is anchoring a mixed-use development on the site of the former Wayfarer Inn on South River Road in Bedford.

TFMoran, Inc. of Bedford, civil engineers and landscape architects, designed a plan that, in addition to providing access and parking for each use within the complex, also addressed the environmental quality of Bowman Brook, traffic safety, preservation of the historic mill, structural stability of the bridges and dams, and created access to a public walking trail all around the brook and mill pond.

Along with the new 40,000sf food store are two restaurants, an 8,800sf

retail building, a bank, a fitness center, and 73 apartment units. The historic Wayfarer site occupies 16.2 acres across Bowman Brook between South River Road and the FE Everett Turnpike.

PROCON Inc. is serving as architect and construction manager for the mixed-use project.

The site was originally developed in 1744 by Colonel John Goffe, whose family constructed two stone dams and a mill pond, where they operated a gristmill and sawmill for over 100 years.

Construction of the new development, Goffe Mill Plaza, is under way. Whole Foods Market anticipates opening in late 2015.

A&M Completes Work at Everly

Wakefield, MA – Allen & Major Associates, Inc. (A&M), in partnership with Wood Partners and Cube 3 Studios, completed services for the redevelopment of a former industrial site into a 186- unit, multistory residential apartment development on 5.3 acres just off Exit 42 of 95/Rte./ 128 in Wakefield.

A&M provided site surveying, environmental consulting, civil engineering, and landscape architecture for this development. Substantial wetland

resource areas profoundly minimized the development area. In order to meet the client’s vision as well as avoid major impacts to the resource areas and the floodplain, the site was graded to elevate the building area using segmental block retaining walls. This allowed the wetlands, which surrounded the development area, to remain unaltered. While this approach allowed for creative wetland mitigation, it did not allow any room for stormwater detention. The solution was to install a subsurface infiltration system below the ground level of the parking garage.

This dual use of the land allowed the client to achieve the unit density required for a viable project.

The limited development area also restricted snow storage options. The problem was solved by installing a snow melt system below the access driveways to the parking garage.

The combination of unique and innovative site design, coupled with its modern architecture, great location, and inviting landscape features, makes this project a welcome addition to the community of Wakefield.

Manley Named as a SEI FellowWashington, D.C. – Bonnie Manley, P.E., Director of Construction Codes and Standards for the American Iron and Steel Institute (AISI), was named as a Structural Engineering Institute (SEI) Fellow at the 2015 Structures Congress on April 25, 2015 at the Oregon Convention Center in Portland, Oregon. SEI is an institute of the American Society of Civil Engineers (ASCE). The SEI Fellow (F.SEI) grade distinguishes members as leaders and mentors in the structural engineering profession.

Manley joined AISI as a regional director in January 2006. She provides

significant leadership to steel industry efforts in the areas of seismic and wind design.

Prior to joining AISI, she was a senior structural engineer at the National Fire Protection Association. She also collaborated with the Federal Emergency Management Agency, the American Society of Civil Engineers, the Building Seismic

Safety Council, and the National Council of Structural Engineers Association on topics of common concern.

Manley also worked for the Institute for Business & Home Safety and was employed as a structural engineer for AEC Engineering.

University Credit Union Moves to Downtown Orono

Orono, ME – “A 3D puzzle.” That’s how WBRC civil engineer Paul Monyok describes meeting the project goals at the site of the new University Credit Union (UCU) headquarters and town parking lot in Orono. “There was a real parking shortage downtown,” Monyok explains, “so the town of Orono and UCU decided to come together and create an anchor commercial property that also helped meet the parking demand.” Orono’s newest community landmark, located on the corner of Main St. and Bennoch Rd., was built on the footprint of a burned-

down apartment building, necessitating the removal of truckloads of contaminated soil. The site also sloped steeply toward the Penobscot River, and is adjacent to a public walking trail. To provide the nearly 80 spaces the town was looking for, the parking lot had to be excavated and filled with engineered aggregate, held in place by a 474-foot by 30-foot retaining wall, buried 10 feet.

Every design decision was made with the community in mind, Monyok says — from the color of the retaining wall to the outdoor LED lighting, designed by WBRC

electrical engineer Lura Wade. “Factors for the outdoor lighting design included having the right intensity and uniformity of light for security,” she says, “but also being careful about light trespass, since the site is near a residential area.” WBRC landscape architect Paul Brody provided overall site concept and design of the site’s public plaza, which includes a Schoodic Symposium sculpture by Teng Shan Chi, granite benches, gardens, and river birch trees. The plaza and stairs are designed

with radiant heat tubing to promote snow melt — a definite plus during the recent New England winter.

The 18,212sf building serves as UCU’s corporate headquarters, including administrative offices, business account services, and eBranch. It also includes a

3,500sf branch with drive-through and 24×7 ATM service, with space available for additional tenant use. The Sheridan Corporation served as the general contractor for this project. WBRC’s Kris Kowal, AIA, was the project architect/project manager, and Rob Frank, P.E., served as principal-in-charge. The WBRC team worked closely with UCU president

Matthew Walsh and Orono town planner Evan Richert. As a team, solving the 3D puzzle, and creating a multifaceted anchor property in downtown Orono, adds up to what Paul Brody calls “a highly rewarding project.” Paul Monyok agrees. “It’s rewarding to help take a piece of property that was underutilized,” he says, “and help turn it into something that will last long after we’re gone.”

Salem, MA – Abbot Building Restoration of Boston recently completed the historic restoration of the exterior façades of the Philips Library & Plummer Hall at the Peabody Essex Museum located in the Essex Institute Historic District in Salem.

The most significant feature of the project was the complete disassembly and replacement of the library entrance portico. The deteriorated fluted columns and capitals were removed, matching columns and capitals were fabricated, new perimeter dentil band stones were installed, and the portico was rebuilt to match the original. In addition, the portico ceiling was framed in wood and a new roof was installed.

The project also consisted of the following components: • Repointing all of the brick masonry. • Removal and replacement of the or-

namental brownstone on the building façades using fabricated precast col-ored stone to match the brownstone.

• Historic restoration of the wood windows.

• Historic replication/replacement of the windows on Plummer Hall.Philips Library is a rare books and

special collections library best known for holding the original 1692 Salem witchcraft papers and the early works of Nathaniel Hawthorne. The Philips Library Reading Room is located in Plummer Hall.

Jewett Completes Two Renovations

Lawrence, MA – Jewett Automotive Design & Construction, a division of Raymond, N.H.-based Jewett Construction Company, Inc., has completed two renovation projects in Lawrence, Mass.

At Commonwealth Chevrolet, a project designed by the team of O’Sullivan Architects and Summit Engineering, involved a 2,500sf pre-engineered metal building addition to the company’s service shop, adding six new service bays to the

facility. Work also included heat and the addition of energy-saving insulated metal panel siding, plumbing, roofing, painting, and the installation of overhead doors.

Jewett also has contracted with Commonwealth Motors for the renovation of its Volkswagen dealership in Lawrence, also designed by the team of O’Sullivan Architects and Summit Engineering.

The project involves upgrading the existing metal roof with a Butler Buildings High Profile Metal over Metal Reroof System, as well as construction of a new 750sf service drive — enclosing the canopy at the entrance to the service garage and adding a foundation, slab, walls, a tiled floor area, a new overhead door, roofing and windows, and new lighting and heating.

These projects mark the fifth and sixth projects Jewett has undertaken for Commonwealth Motors.

Shawmut Completes BC Renovation

Chestnut Hill, MA – Shawmut Design and Construction announced the completion of Boston College’s St. Mary’s Hall. Located in the heart of the campus on historic Linden Lane, the multi-functional building’s 115,000sf renovation spanned two years.

The project incorporated new construction and careful historic preservation methods combined with the use of the latest technology and building information modeling (BIM) expertise.

Shawmut worked with designer DiMella Shaffer and McGinley Kalsow Associates to make sure that the end result integrated seamlessly with Boston College’s master plan.

One of the college’s original buildings, St. Mary’s Hall required both interior and exterior renovations, as well as

structural improvements. Shawmut’s interior work included improvements to the historic Jesuit living quarters and St. Mary’s Chapel, as well as the creation of new offices, conference spaces, and an underground parking garage.

The team also removed and replaced over 15,000 cast-stone elements, including sculptures and custom components. To refresh the building’s exterior, Shawmut installed 300 new windows and new Ludiwici tile roofing.The newly renovated St. Mary’s Hall Chapel /

Beacon Completes Mt. Ida Project

Newton, MA – Beacon Architectural Associates of Boston recently completed a project at Mount Ida College that was both a renovation and addition to an existing building.

Beacon converted Carlson Hall, an underutilized building on the Mount Ida campus, into a striking 280-seat dining hall with a retail center, café, and lounge with a variety of dining and seating options for students, faculty, and visitors.

Structure Tone was the general contractor for the project.

A new athletic center is a 4,000sf addition to the existing athletic facility. The addition is encased in glass and

houses a new visiting team locker room, showers, entry vestibule on the lower level, and a fitness center and yoga studio on the second level. It also features a back-lit mural, which creates a visual signature for students, faculty, and visitors.

The dental school design is a high-tech teaching space where dental students are able to treat patients from the surrounding communities, allowing them to gain clinical experience and improve their diagnostic skills. The space is clean, modern, and functional. Mount Ida plans to double the size of its dental hygiene program over the next few years.

North Branch Completes Upgrades at Sugar River Mills

Claremont, NH – North Branch Construction, Inc. of Concord has completed the installation of new fire protection sprinkler systems in the historic Ton-Tine House and Grist Mill buildings at Sugar River Mills in Claremont, for the Preservation of Affordable Housing (POAH).

In addition to the sprinkler and fire alarm work, North Branch completed improvements to the thermal envelope of

the building in various locations to correct air infiltration through the weathered stone and brick walls, not uncommon in mill buildings.

Working cooperatively with Sugar River staff and tenants, the project was able to be completed ahead of schedule.

North Branch previously completed a renovation to over 162 units at Sugar River Mills in 2012.

SCI Begins Reno at New Pond

Walpole, MA – South Coast Improvement Company (SCI) recently began renovation and new construction projects at New Pond Village, an assisted living facility located at 180 Main Street in Walpole.

These projects — a renovation of common area and the new construction of five super luxury units in the independent living wing — represent the 12th consecutive year South Coast Improvement has done work for New Pond Village, a facility owned by Brightview Assisted Living Property of Baltimore, Maryland.

Past South Coast Improvement projects at New Hope Village have included a complete building envelope renovation, a

rebuild of 142 decks, an installation of a new HVAC system while fully occupied, new independent care lobby and common area, multiple resident unit upgrades, and a complete lobby renovation.

Waltham, MA – Shawmut Design and Construction recently completed Moody’s The Backroom located at 468 Moody Street in Waltham. Opened on April 8, the high-end restaurant underwent a 2,200sf interior fit-out to accommodate a new wine bar and fully operational charcuterie.

Shawmut’s scope of work on the 50-seat wine bar included the installation of a limestone feature wall, 200 hundred-year-old wooden beams the team found and salvaged, hand-blown custom light fixtures from California, and sliding steel-plated butcher bathroom doors. To

help create the French aesthetic, Shawmut worked with Le Panyol to install and build the centerpiece: a wood-fired brick oven. The team built the oven on-site, brick by brick, and covered it with a ceramic clay dome with a copper finish overlay. To enhance the authenticity of the space, the bricks were sourced for the oven from a vineyard in the Rhone Valley of southern France and the limestone for the 30-by-14-foot feature wall from a French abbey.

The team included designer MGa and architect Prellwitz/Chilinski Associates. Inc.

Dacon Completes Mama Rosie’sWoburn, MA – Dacon recently completed construction on a 10,100sf cold storage expansion project for Mama Rosie’s, a producer of specialty frozen pasta products on State Street. The expansion included construction of 3,200sf of freezer storage, a 3,700sf refrigerated dock, and 3,200sf of dry storage.

Dacon, with the assistance of real estate professional Paul Delaney of Cresa Boston, helped Mama Rosie’s with the site selection and building evaluation process to locate a site that would accommodate future expansion plans. Dacon’s design-build construction management team expanded the facility’s finished product storage capacity and performed renovations to the existing building to

facilitate future manufacturing operations expansions.

The freezer features an underground glycol warming system designed to prevent heaving of the ground beneath the concrete slab. The building features a 40-ft. clear height at the storage sections and the exterior walls were constructed with 5-inch insulated composite metal wall panel.

Mama Rosie’s premium products are manufactured on machines that simulate authentic hand-rolled pasta. Other processes for manufacturing ravioli dough include extrusion, which strips the dough of its light, delicate textures and home-style taste. Mama Rosie’s is headquartered in Charlestown.

Mixed UseBruce C. Bolling Municipal Building Opens in Dudley Square

Boston – Shawmut Design and Construction joined Boston Mayor Martin J. Walsh and elected officials on April 25 for the grand opening of the Bruce C. Bolling Municipal Building in the heart of Dudley Square. The $125 million state-of-the-art facility is the new home of the Boston Public Schools headquarters and is the largest capital building project the city of Boston has

managed since the construction of Boston City Hall.

The project required renovation and new construction of a 215,000sf, six-story municipal office facility as well as community spaces for events, an innovation center, and 18,000sf of ground-floor retail space.

The city selected Boston-based Shawmut Design and Construction as the

project’s CM-at-risk contractor. During the grand opening ceremony, Mayor Walsh praised Shawmut for its work on the project and its successful collaboration with the community. Councilor Tito

Jackson went on to thank Shawmut for “doing it the right way” by employing residents of Roxbury and completing the project on time and on budget.

Shawmut was tasked with preserving and restoring three historic structures to create a triangle of historic façades connected by new construction. The firm worked closely with the Boston Landmarks Commission and Massachusetts Historical Commission to ensure the new building harmonized with the original materials, which

included early 20th-century brick, a limestone Baroque and Renaissance Revival structure, and an 1895 terra cotta façade. Shawmut was also able to ensure efficiency and quality throughout every step of the project by utilizing building information modeling (BIM) technology.

The project was overseen by the city of Boston’s Property and Construction Management Department in collaboration with the Boston Redevelopment Authority and PMA Consultants. The design team was a joint venture between Sasaki Associates from Watertown and Mecanoo from the Netherlands.

Marr Helps Build North Station’s AvalonBay Tower

In the fall of 2014, Daniel Marr & Son started work for Cives Steel Company, who was contracted through AvalonBay Com-munities for their newest project in Boston — a high-rise residential

building currently under construction at North Station with general contractor John Moriarty & Associates.

Standing 415 feet high and comprising 38 stories upon completion, this $250 million complex will stand out in 2017 as the tallest residential building in the area, towering over the TD Garden and Thomas P. O’Neill Federal Building. In addition to luxury units, AvalonBay will include 30 units for low-to-moderate income tenants to comply with the city’s affordable housing policy. The project will also include retail space in a new passageway through the base of the building, which will run between Nashua and Causeway streets and open up the space nicely to pedestrian traffic.

The scope of Daniel Marr & Son’s work is erecting the steel superstructure of the 38-story high-rise and installing the precast concrete façade. Cives has produced approximately 7,500 tons of steel, with individual pieces weighing as much as 43 tons, while BPDL Inc. has supplied the precast concrete for the site. Currently, Marr is in the first phase of construction, which is the erection of the podium (ground level to the 7th floor) using two cranes: Marr Crane & Rigging’s 300-ton Leibherr and AmQuip Potain MR605 tower crane. In the second phase of the steel erection, which entails the 7th to the 38th floor, a second tower

crane will be utilized to complete the work through the fall/winter of 2016.

Marr’s project personnel have been working with a very skilled and dedicated crew of iron workers to successfully meet the demands of the project and also make accommodations for the high-traffic location. With the project situated over existing MBTA facilities at North Station and alongside TD Garden, commuter and game schedules complicate the working hours and make for little flexibility. Additionally, crews have had to work around the old “elephant ramp,” which was designed at a specific height to allow for elephants to climb and enter into the Garden, home of The Ringling Brothers and Barnum & Bailey Circus.

Fortunately for the Marr crew, the circus is out of town so they only have to work around humans and trucks on the access ramp today.

(SRECs). We supported the project throughout construction and certified civil aspects of the solar development construction on the closed landfill.

The resulting 6 MW PV facility at the Shaffer Landfill Superfund Site, consisting of about 20,000 PV panels, was completed in June 2014 and is the largest solar installation to date in Massachusetts. To our knowledge, it’s also the largest to be constructed on a Superfund site in the U.S. It is expected to play a major role in helping to increase the supply of dependable and renewable energy in the commonwealth. Geosyntec’s clients obtained an agreement with the local electric utility to supply power from

the project to the grid, providing about $3 million in tax revenue in the form of energy credits to the town of Billerica.

What may be the first of many awards that the project will win, the electrician on the project, Interstate Electrical Services, was recognized by the Massachusetts Chapter of Associated Builders and Con-tractors with two awards: an Excellence Award and a Green Award for its partici-pation on the Shaffer Landfill project.

This redevelopment of an old landfill has benefited many and is expected to con-tinue to do so for the foreseeable future.

Northern New EnglandNorth Branch Completes SteelWarrenstreet Architects

Laconia, NH – North Branch Construction of Concord has completed the erection of structural steel for the new administrative portions of the Laconia Central Fire Station on 848 North Main Street in Laconia.

Design for the project is provided by Warrenstreet Architects of Concord.

Concrete slabs, exterior metal framing, envelope systems, and light-gauge metal-framed roof trusses will begin in the upcoming weeks.

Construction includes the renovation of approximately 13,200sf of the

existing two-story CMU block and steel framed building and the addition of an approximately 13,000sf, two-story steel-framed building with brick and PVC trimmed façade to house new administrative offices, dormitory facilities, an emergency operations center training facility, and additional vehicle storage.

The fire station remains in full service throughout the extensive renovations.

Construction is on track to be complete by December.

Methuen Construction ExpandsSalem, NH – Methuen Construction Corporation, Inc. of Salem has announced the acquisition of a 170,000sf facility on approximately 37 acres in Plaistow.

The company plans to move all three of its divisions (Methuen Construction, Summit Metal Fabricators, and Methuen Construction Facility Services) to the new facility this fall after extensive renovations that will begin immediately.

The facility has six overhead bridge cranes, 26 roll-up doors, a rail siding, and

will have 30,000sf of office space after the renovations.

Joe Barbone, CEO, said that this expansion will greatly enhance the company’s ability to grow and support projects that are currently in the works.

“This is the last physical move I believe will be required for quite some time. The last 15 years here in Salem have been rewarding, as were the 40 years we spent in Methuen,” Barbone said.

According to campus officials, the new building, called the Active Living, Learn and Wellness (or ALLWell for short), will be the largest classroom on campus, at almost 108,000sf.

Metro Walls is responsible for the construction of the exterior wall framing and the hanging and taping of all the drywall, creating a brand new athletic center, which, when completed, will double the size of Plymouth State University’s existing field house.

Manchester, NH – PROCON, a design and construction management company, was a $10,000 sponsor of the Child and Family Services (CFS) SleepOut event that took place on Friday, March 20 to increase community awareness about the plight of homeless youth. Over $134,000 was raised to help stabilize and transform the lives of youth who become homeless. The event was held in Stanton Park in

downtown Manchester.On any given night, 300 youth are

homeless in the Manchester area, and in a year’s time, over 1,500 runaway, homeless, and at-risk youth access Child and Family Services. CFS seeks to change the trajectory of these youth, providing them with the support and skills they need to live safe and productive lives.

Inspired by earlier White Mountain grand hotels, the seven-floor facility will contain suites ranging from 400sf to 2,200sf. The guest experience will include restaurant, spa and health club facilities, retail and recreation offerings (inside

and outside), concierge services, and direct connection to the new Loon/South Mountain Resort complex currently under development.

The building façade and interior fin-ishes are high-grade and durable for the recreational demands of guests focused on activity and fun. Mechanical systems have been engineered for ease of mainte-nance, equipment durability, and sustain-able energy management.

Subsequent building phases will result in approximately 150 total suites and will include more hospitality components such as expanded dining and spa/health club destinations, function and conferencing facilities, and outside recreation additions.

The construction completion and grand opening of this first phase is planned for January 2016.

White Plains Hospital Rebuilds

Stamford, CT – A.P. Construction, a construction management and general contracting firm, based in Stamford, is currently rebuilding and adding on to the White Plains Hospital in White Plains, N.Y., just north of New York City. This marks the second project that the company has completed for the hospital. This $20 million project involves the construction of a new 38,000sf office building adjacent to the existing Dickstein Cancer Treatment Center located on the hospital campus and significantly overhauling the first floor, front lobby, and façade of the cancer treatment center itself. Currently on schedule and expected to be completed in the fall of 2015, this six-story building will connect on three levels to the cancer center and more than double the size of the hospital’s cancer facility to 70,000sf.

Additional work includes new examination and treatment rooms, offices, conference rooms, restrooms, and amenities spaces. A new pharmacy will be constructed in the basement of the new medical office building. The project will feature a new two-story structural glass vestibule and a suspended porte-cochere, and landscaped areas surrounding the project. An existing four-story brick building was removed from the site at the location of the new structure.

Space constraints and logistics are a few of the more challenging aspects of this project, according to Nick Everett, executive vice president of A.P. Construction. “It’s a fairly large hospital,” Everett says. “Obviously, we are impacting them in terms of traffic, parking, and working during the hospitals 24×7 operations, but with

careful preconstruction and site logistics planning, the construction is going smoothly.”

The idea of taking on a brownfield site for redevelopment can be intimidating, espe-cially for developers who don’t have ex-perience remediating contaminated land. However, the term “brownfield” when describing a property

does not need to conjure up the daunting image of a Superfund level cleanup. There is no one “face” of a brownfield site. In fact, many eligible brownfield sites are actually old factories or mills, common to towns and cities across Massachusetts.

As a developer, these sites carry promise, both as residential, retail, mixed-use, or industrial projects. There is a procedure to follow, so let’s navigate through the process.

As a developer taking on a brownfield redevelopment, the most important step you can take to ensure success is to build a knowledgeable brownfield redevelopment team. You will need to engage a licensed site professional (LSP), who is a geotechnical expert mandated by the commonwealth to act on behalf of the DEP to develop, implement, and execute a remediation plan. The LSP will engage a testing company, soil disposal contractors, demolition experts (if necessary), and should work together with the general contractor, architect, engineers, and other site professionals to coordinate the remediation element of the project.

As there are available tax credits for the remediation work, bringing in your tax credit consultant at this stage is helpful in terms of advice on setting up the remediation expenditures in order to maximize the available tax credits. The tax credit referred to here is the Massachusetts Brownfields Tax Credit (BTC), which is a transferable tax credit that covers either 25% or 50% of your

eligible remediation expenses. The BTC is limited to commercial sites in economically distressed areas (2/3 of Massachusetts), where the claimant did not cause the contamination and spends more than 15% of the property’s assessed value on remediation.

The BTC is only available post-remediation, i.e., when a Permanent Solution or Remedy Operation Status has been achieved, and cannot, therefore, assist with predevelopment funding.

Financing sources such as grants, state-backed low-interest funding, or environmental insurance that could satisfy a construction lender are available. Obtaining bridge financing against the tax credits for predevelopment use is a difficult proposition, as the commonwealth’s approval of the BTC is a long process, and an inexact science. However, prefunding

of state tax credits could be possible if you engage an inventive consultant.

If the project is eligible for other types of tax credits, for example, if you are performing an adaptive reuse of a historic property or are building multifamily housing with an affordable component, these tax credits may be used in conjunction with the BTC, resulting in maximum tax credit savings. However, incorporating your tax credit equity into the capital stack while respecting all the covenants and provisions of the transaction’s documentation is certainly a challenge. That is why it is so important to have a knowledgeable tax credit consultant on your team.

The bottom line for brownfield redevelopment is that when structured properly it is an attainable and financially rewarding endeavor. The key to success for brownfield sites is putting together a team of knowledgeable experts to navigate the redevelopment landscape with you.

The landscape design played a major role in creating this barrier by creating a series of outdoor spaces that use subtle changes in elevation and permeability to slow the energy of a potential storm surge. The sequence of spaces begins at the cantilevered Harborwalk. The lowest point in the site design, this structure was engineered to allow water to pass through during periods of likely submersion. Use of a permeable edge protects the Harborwalk from the types of catastrophic failure seen in New Orleans during Hurricane Katrina while dissipating the energy of the waves as they move towards the building.

Between the Harborwalk and building, the landscape design subtly steps upward through a series of terraces

and planting masses. By stepping the landscape, Copley Wolff Design Group’s landscape design not only addresses major practical challenges of designing for sea-level rise, it also complies with the American’s With Disabilities Act (ADA) with the integration of ramps, sloped walks, and stairs. Durable paving materials and a palette of salt-water tolerant plant materials were selected to mitigate damage during periods of major flooding. The complexity of the design was recently recognized by the Boston Society of Landscape Architects, which awarded the project a 2015 Honor Award for Commercial and Institutional Design.

Uchida Wins N.H. Ethics AwardConcord, NH – Attorney Richard Uchida, partner at Hinckley Allen, has been named as the recipient of the 19th annual New Hampshire Construction Industry Ethics Award.

During his 30-year career, Uchida has concentrated in real estate matters, including commercial and residential real estate development; real estate and business acquisitions and sales’ general business representation; advice and counseling; zoning and planning, including governmental permitting and approvals; and general commercial litigation.

According to Concord Mayor Jim Bou-ley, who has worked with him on dozens of projects, “Mr. Uchida is a consummate professional who understands that one’s

conduct leaves a lasting legacy. He is a master of finding practi-cal solutions to problems through dialogue and compromise rather than litigation.”

Uchida’s list of professional and community activities and honors is considerable, and includes adjunct professor at UNH School of Law, N.H.

Judicial Council member, co-chair N.H. Supreme Court Access to Justice Commission, former president of the N.H. Bar Association, member of the N.H. Tewksbury, MA – Dacon Corporation, along with Diversified Project Management (DPM), recently completed a 66,000sf office/warehousing/production space for Evoqua Water Technologies LLC, a developer and manufacturer of water purification equipment, at 558 Clark Road in Tewksbury.

Evoqua has manufacturing, warehousing, research, and development spaces in Lowell, and this manufacturing project consolidates these function groups into a single building, allowing it to improve upon production and logistics processes.

This project is a renovation of a circa 2003, approximately 88,000sf facility built for a beverage distributor. Evoqua will be using approximately 66,000sf,

DPM of Newton was the owner’s representative working directly for Evoqua, and the consulting firm of ARGO was retained to provide a facility layout with equipment loads to facilitate the design work.

Dacon Corporation, the Natick-based design-build firm, worked with the project team in developing the process layout and process systems, including water treatment and discharge means and methods. MEP systems were developed by design-build subcontractors.

Evoqua took occupancy of the entire facility on April 15.

Commodore Wins IIDA NE Award

Newton, MA – IIDA New England recently hosted its 2015 Interior Design Awards recognizing not just the design team, but also the client, contractor, broker, developer, vendor, and consultant. Commodore Builders’ Havas/Arnold Worldwide build-out project was the recipient for the “Office over 80,000 SF” award. This was a prestigious win for the entire project team, which included Sasaki Associates, Fort Point Management, Commodore Builders, Simpson Gumpertz & Heger, and RG Vanderweil Engineers.

Located at 10 Summer Street in Boston, the 116,000sf build-out took place on floors five through eight of the eight-story historic Burnham Building. This was a challenging project that included a prominent monumental stair, four new connecting stairs, and a mezzanine space. All new mechanical, electrical, and plumbing systems were installed to create a modern and efficient office space on the inside, while maintaining the historic exterior façade of the original building.

Various materials from the historic Burnham Building were salvaged and repurposed as design elements of the new space. Antique windows were used as architectural elements and blended with other reclaimed, industrial style finishes such as the exposed galvanized metal wall panels, stacked dimensional lumber wall applications, parged concrete wall finishes, and sealed concrete floors.

The monumental staircase connecting the seventh and eighth floors provides a focal point for the space, giving employees access to a central collaboration area. The style of the staircase complements its surrounding area by incorporating reclaimed wood treads, steel cable balusters, and metal railings.

The scope of Abbot’s work included cleaning of the brick, repointing of the brick joints, and caulking the windows and doors after installation. Significantly, Abbot had new pre-cast stones fabricated to match the original stones in color and texture, and researched and located a new brick that matched the original brick.

The award was presented at the 22nd Annual Excellence in Construction Awards dinner, which honors the best work performed by the more than 400 members of the construction trade group.
