archivolt architecten bv Residential complex Het Schip (‘The Ship’) was built in 1919 after designs by Michel de Klerk. It is an icon of the Amsterdam School of architecture. The planning for this national heritage site included large-scale restoration of the shells and renovation of the homes. Works are planned to start in the fall of 2015. Because of the complexity of the building and the high monumental value, the owner – housing association Eigen Haard – assembled a multidisciplinary team, headed by archivolt architecten. Teamwork is enhanced by lean planning and open BIM is also employed, with an IFC building model as a basis for information exchange regarding engineering, drawing, construction plan systems and calculations. The team started by launching a joint and very extensive engineering survey to completely map all issues in the building. Repairing the shell mainly required maintenance of the façade masonry, engineering connections, roofs, foundations, etc. The team collaborated with several government organisations to investigate the physical condition of the masonry, after which new bricks were manufactured, which have the same composition as the original materials. Using the right mortar allows us to aim for physical characteristics similar to the original masonry. A number of comfort improvements and sustainability measures will be applied to the building, with the utmost respect for this national monument and within the shell’s conditions. Insulation with retention walls, insulated glazing and installations are fitted into the building’s structure and detailing. The ventilation and heating equipment is installed in the communal residences attic, which will allow the housing association to perform maintenance on the machines without entering the home; moving the equipment furthermore compensates the homes for the loss of floor space due to the insulation measures. Het Schip is a social housing heritage site. To ensure future use of this monument, the living programme will be optimised and the building will be made more sustainable. The new home layouts are based on contemporary housing conditions, with smaller numbers of people per residence.
