“Selling a house is all about curb appeal,” co-owner of Spectrum Landscape Services in Greenfield Jeff Worpell said. “It’s important to have a green lawn. If you’re trying to sell a house, we can address the cosmetics.”
That includes properly removing weeds, preparing beds, adding more definition to the landscape, re-doing mulch and taking away dead plant matter. Spraying for weeds and putting fertilizer down will help maintain the beds and landscape even longer.
Experts suggest starting the process about a month before the home will be shown to new buyers, and sprucing up outdoor containers, touching up mulch, adding plants for color and shaping overgrown shrubs and trees.
“Things like that will fit into most peoples’ budgets,” Worpell said.
But the cost usually varies depending on what landscap-ing ideas the homeowner has.
“Every house is different. It just depends on how much bed space they have,” Worpell said.
The cost can range from $500 to $5,000. Worpell said land-scape costs can fluctuate due to many factors, but ultimate-ly, the homeowner will always choose how much to spend and how much work

Designers often stress having an effective work triangle in the kitchen.
The phrase “kitchen work triangle” started with the Building Research Council
(formerly the Small Homes Council) at the University of Illinois. The idea came from studies of space usage and the search for efficient kitchen designs.

P rivate residences consume lots of energy. The Energy Information Administration says that Ameri-
cans are increasing their electricity consumption at home, with some homes even using more energy than small businesses.
The EIA says that on aver-age a home uses between 936 and 1,000 kilowatt-hours of electricity each month. There is also a heavy reliance on natural gas, one of the primary fu-els used to heat homes. On average homes use 100 mil-lion BTU for heating and cooking needs per year.
Thousands of dollars are spent every year on home heating, cooling and electricity needs, but there are many different ways to conserve energy. This includes using alterna-tive energy sources that may be better for the planet and more cost-effective
for the average homeowner.Homeowners interested in making any other changes for energy savings can sign up to have an energy audit. Conducted through a util-ity provider or a third-party organization, energy audits assess many things in the
home. Appliances are exam-ined, as are insulation and the
types of windows and doors used in the home and an inspector will check the home for drafts.
A report is generated, and homeown-ers are provided recommendations as to how they can improve their home’s energy efficiency. Making such changes may make homeowners eligible for tax breaks or even rebate incentives while reducing the cost of their monthly utility bills.
Homeowners hoping to embrace green energy have many options at their disposal. It’s just a matter of researching those options and taking the initiative to make changes.

A nice exterior will make people want to see the interior. And experts might have a better knack for creat-ing the inviting exterior than a homeowner with minimal experience.
When people try to tackle the job themselves without the know-how or capabilities to handle the job correctly, mis-
takes can happen that might make the house look worse to a prospective buyer and damage that likelihood the home will be sold as quickly.
“A lot of it always boils down to (homeowners who) don’t know what kind of products to use,” Worpell said.
That’s where the experts come in. Minor repairs and a little redecorating can help sell a home, but a decent land-scape and front yard will call buyers inside.
“There is a little bit of art to it,” Worpell said.

What the triangle essen-tially means is position-ing three key items of the kitchen for efficiency. The stove, sink and refrigerator represent the three main points of the triangle.
Having these items spaced accordingly can make work easier. Having them too close together can create a cramped, ineffective room.
The placement of the tri-angle points alone does not make a successful layout.
According to the Uni-versity of Missouri Exten-sion, the triangle space should also be measured accordingly.
Put 4 to 7 feet between the refrigerator and sink, 4 to 6 feet between the sink and stove and 4 to 9 feet between the stove and refrigerator, with the ideal size resulting in a work triangle where the three sides total between 15 and 22 feet.

E ven the smallest home contains a lot of furniture, clothes, kitchen equipment, pictures and other items. For a short move, it may be worthwhile to transport small goods by yourself, but larger items
likely will require a professional mover.The time to plan your move begins once you’ve decided to sell your
home. Some of the activities required to sell the home can actually help with the moving process.
For example, cleaning out closets, basements and attics means there will be less to do once the home is under contract. Your planning will be guided by a number of things:
Are you moving a long distance? If yes, you’ll likely require an interstate mover and the use of a large van.
Moving internationally. Contact the embassy in Washington, D.C., for information. Be aware items that may be entirely common in the United States can be prohibited in foreign countries. Ask about customs protocols, duties and taxes.
Moving locally? If yes, will you move your-self? You’ll need to consider packing boxes, peanuts, blankets or padding, and a van rental.
Planning is key. Stock up on boxes, packing materials, tape and markers. Always mark boxes so that movers will know where goods should be placed.
Who should you use?The decision of who to use can begin with a vis-
it to Realtor.com’s moving center and discussions with the Realtor who is marketing your home.
There are a number of factors to consider. Money is one issue: You'll want to spend as little as possible, but choosing only on the basis of
cost can be a mistake. Movers must have the right equipment, training and experience to do a good job. A mover, no matter how large or small, should be able to provide recent references for homesell-ers with a similar volume of goods to transport.
Get mover estimates in writing. Be aware that it’s possible to get discounts through membership organizations and, sometimes, on the basis of your profession: Clergy, for example, sometimes qualify for a discount.
Always confirm mover credentials. Movers should be licensed and bonded as required in your state, and employees should have work-man’s comp insurance.

When should you close?In practice, it takes time to

Most homes close 30 to 45 days after a sale agreement has been signed.
What happens?Closing — or ‘settlement’
or ‘escrow’ as it is known in some areas — is essen-tially a meeting where the closing agent (the party who conducts settlement) takes in money from the buyers, pays out money to
the owner and makes sure that the purchaser's title is properly recorded in local records along with any mortgage liens.
The closing agent reviews the sale agreement to deter-mine what payments and credits the owner should receive and what amounts are due from the buyer. The closing agent also assures that certain transaction costs are paid (taxes and title searches).
Closing is also the time when ‘adjustments’ will be made. For instance, pre-paid taxes will be compensated with adjustments at closing.
