Building great cities
SINCE 1921
As city builders, BILD members have devoted countless time and resources to building quality, complete communities across the GTA for the past 93 years.
Whether you are walking down the street in Toronto, cycling up the road in Vaughan or having brunch in a trendy new caf in Mississauga, there is a very good chance that a member of our association has played a role in bringing that community to life.
Our industry builds more than just homes. We build communities that include offices, malls, community centres, parks and more.
Some of these communities are the product of collaboration by
industry, government and consumers working together, which is why its so important that we all work together as partners in city building.
One of the first examples that comes to mind is the revitalization of Regent Park by The Daniels Corporation. In 2006, the first shovel hit the ground and began bringing new life into the aging neighbourhood with a unique, new approach in partnership with Toronto Community Housing Corp.
With more than 10 years still left until all the work is done, you can already see just how much the neighbourhood has changed.
Another great example can be found in the 35 acres of Torontos West Don Lands that will soon be home to 10,000 athletes from 41 countries at the 2015 Pan Am/Parapan Am Games.
The Canary District will start off as the Athletes Village before being converted into a sustainable, mixed-use, master-planned community in 2016.
By then, approximately 2,000 people will live in the transformed village, which will feature residential and retail components, as well as a student residence for nearby George Brown College and the Cooper Koo Family YMCA.
Venture just north of the city and youll find yourself at World on Yonge in Markham. Created by Liberty Development, this complete community features office towers, condominiums, a hotel and retail space with a 40,000-sq.-ft. grocery store. Theres even two acres of public parkland on site.
Out of its total 1.6 million sq. ft., approximately 500,000 of that is non-residential, hosting more than 1,000 people and jobs per hectare.
None of these projects would be built today if it were not for the industry working together with its government partners. This is why its so important to use our voices when we have the chance, as in the recent election on Oct. 27, to choose the candidate we feel has a vision for city building.
Lets work together to build a greater GTA.

Spirited Conversations with Cultural Guardians
THE ART OF CONVERSATION IS EXPERIENCING A RENAISSANCE in Regent Park. As part of the communitys ongoing rejuvenation, Lorraine Segato, Regent Parks Artist-In-Residence, is launching The Legacy Salon Series: Spirited Conversations with Cultural Guardians, sponsored by The Daniels Corporation.
The series, conducted in a traditional salon style, will feature dialogues with some of Canadas leading artistic and cultural icons, including singers Molly Johnson and Jackie Richardson, before a live audience. All upcoming speakers are noted for their engagement in communities, issues and philanthropic associations, which feed and fuel their work.
Interviews will be underscored by thought-provoking questions that allow these prominent Canadians to reflect on their challenges, triumphs and experiences, and how these helped shape their personal and professional journeys. Audience members will be invited to ask questions at the end of these candid conversations. The purpose of the questions is to inspire and invoke the art of conversation.
Sun., Nov. 23 at the Paintbox Bistro in Regent Park is the first event that sees Segato in conversation with Garvia Bailey, the new host of the JAZZ.FM91 morning show. Bailey, a veteran CBC journalist and producer, has a depth of experience and wisdom to impart in the reflection of her storied career. Her significant contribution in heralding and upholding Torontos ever-changing multi-flavoured cultural and social landscape is notable.
The Legacy Salon series promises to be a dynamic forum for highlighting the exciting and untold stories of prominent members of Canadas cultural community, says singer and social justice activist Segato, co-founder and lead singer of iconic polyrhythmic 80s pop band, The Parachute Club. I believe that these conversations are a passionate way to dig deep and engage the cultural spirit of Toronto and the Regent Park community. I thought Garvia Bailey would be a great person to inaugurate into the salon because shes seen and been a part of so many cultural events in her years as a broadcaster and journalist. I thought it would be fun to turn the tables and have the interviewer being interviewed by the artist.
Segato is currently serving a two-year term as Regent Parks first honorary Artist-In-Residence. Part of her mandate involves finding new ways to enrich, celebrate and draw attention to the developing area, while
curating cultural activities and events that further the envisioning of an international-caliber artist residency program. The program, one of the most innovative of its kind in Canada, is designed to foster artistic expression across the city and was developed as part of the communitys new cultural program. The Artist-In-Residence initiative is sponsored by The Daniels Corporation, the private-sector developer behind Regent Parks revitalization.
The inaugural Legacy Salon event featuring Garvia Bailey is taking place on Sun., Nov. 23 at the Paintbox Bistro in Regent Park (555 Dundas St. East, Toronto). Doors open at 3 p.m., conversation and Q&A session begins at 3:30 p.m. with a reception following. Tickets are $15.

THE MEGA MICRO-CONDO TREND
Theres a big trend in home design, and its small very small. Micro condos have long been popular in densely populated urban hotspots like New York, London and Tokyo, but the tiny abodes are just starting to break ground in Toronto literally.
I recently attended the ground-breaking ceremony at Smart House, Torontos first micro condo developed by Urban Capital and Malibu (to read more, flip to page 64), at University Avenue and Queen Street. Starting from 288 sq. ft., these small but sweet homes have everything you need to enjoy a comfortable and convenient urban lifestyle, and a smart place to put your money, according to condo investment expert Andrew la Fleur.
Condos measuring 500 sq. ft. and less have become a growing trend since the introduction of the Harmonized Sales Tax in 2010, in an effort by condo developers to keep the price tag under the $450,000 threshold, la Fleur says.
Also contributing to the rising popularity of compact condos, developers (who are typically required to pre-sell 70 per cent of their units in order to qualify for financing on the project), are keeping suites small and prices low to attract investors and get the shovels in the ground that much faster.
But new trends bring new fears. For condo buyers considering a micro condo, Some lenders have minimum size requirements on condos they will finance, says la Fleur. Most likely their reasoning is because there are very few units under 400 sq. ft. that are actually in existence today, so they have no comparables to see what the units are worth on the resale market, and therefore they see them as risky.
You can expect that to change dramatically in the coming year, as la Fleur references the 2,800 new micro units measuring less than 500 sq. ft. that are coming on-stream just in the next 12 months alone.
Banks will have to change with the times, or they will lose huge market share to their competitors.
According to la Fleur, who is not only in the business of selling condos to investors, but also owns four small studios as investments, these tiny abodes in good downtown locations are one of the safest investments you can make. Why? They are the easiest to rent out; they provide the best cash flow; they have the best price-to-rent ratio; and they have the lowest vacancy rate.
The long and short of it? Dont believe the hype, la Fleur says. Studios are amazing investments and anyone who tells you they are not is most likely speaking from a suburban bias.

HOUSING STARTS IN THE TORONTO
Census Metropolitan Area (CMA) trended lower at 27,895 units in October compared to 29,713 in September according to Canada Mortgage and Housing Corp. (CMHC). The trend is a six month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts.
A stable economy continues to support housing demand, as evidenced by the fact that the number of lowrise starts has remained steady. Despite monthly variations, apartment starts increased in October following unusually low activity in September. However, the longer term trend points to a decline in highrise starts, says Dana Senagama, CMHCs Toronto senior market analyst. Fewer pre-construction condominium apartment sales between mid-2012 and mid-2013 continue to translate to lower starts during the second half of 2014.
CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market. In some situations, analysing only SAAR data can be misleading in some markets, as they are largely driven by the multiples segment of the markets which can be quite variable from one month to the next.
The stand alone monthly SAAR was 25,611 units in October, up from 15,081 units in September. The increase was attributed to both lowrise and highrise starts.

Shopping for a condo in the GTA? Great news your decision is a wise one. Todays condos are more beautiful and more efficient than ever before. To help you with this exciting life step, here a few tips:
PREPARE:
Get pre-qualified for a mortgage before you shop. This way, you can avoid falling in love with something you cannot afford. Know your budget. And guess what? You may be able to afford more than you think! First-time buyers, keep in mind that postponing your entry into home ownership may mean buying when mortgage interest rates have gone up, which they eventually will. Even a fraction of a percentage point now can mean a difference of many
thousands of dollars over the course of your amortization. Look for first-time homebuyer seminars, which can be a big help in teaching you what you need to know to make an informed decision. Consider location first. How long will your work commute be? Make the trek during rush hour before you buy. Can you walk to amenities and avoid using a vehicle for errands? Many of todays condos earn a Walk Score of 100! Look at suite designs carefully. Are you buying with a roommate? Do you need separate bedrooms? If so, check out designs in which the bedrooms are at opposite ends of the suite for added privacy.
VISIT SALES OFFICES:
Dont underestimate the power of seeing how a builders suites live by touring the models. In addition to helping you envision the real thing from floor plans, the models are full of wonderful design and dcor ideas that can help you make choices at your colour selection appointment. Developers and builders dedicate a lot of resources to creating sales offices and models that showcase the potential in the suites they are selling. You can pick up a lot of visual tips on decorating from prestigious designers whom you might not otherwise be able to hire as consultants. Use your sales office visit to gather as much information as possible. The Internet is a wonderful tool, but there is nothing like being able to speak one-on-one with a knowledgeable sales representative. How do the sales office and models look when it comes to quality? This is your first opportunity to see firsthand how well built you can expect your suite and building to be.
BE REALISTIC WHEN IT COMES TO YOUR STUFF
If youre moving into a condo from a large home, pare down your stuff and avoid cluttering up your gorgeous new space. A home organizer can help. Consider holding a yard sale, passing down family heirlooms to the younger generation, donating furniture and other items to charities and consignment shops, selling things on the Internet, giving things away, and when all else fails, throwing items that are past their prime in the trash. Use the floor plan of your new suite as a guideline. The room dimensions are on it. I have known people to cut out scale representations of their furnishings and place them on the floor plans to see whether they fit and how they might be arranged for optimum effect. If you are selling your larger home, remember that it will sell more quickly if it is neat and tidy without a lot of items piled in corners and on surfaces.

TITLE INSURANCE: WHAT AND WHY?

Title insurance is supposed to provide comprehensive insurance coverage for certain title-related risks associated with home buying such as zoning issues, claims of mental incapacity, lack of up-to-date survey and the legal services provided by your lawyer (such as title certification). It insures against such defects in title, which may occur from conflicting ownership claims, liens, undischarged mortgages, consents and the like. It will cover compliance and access issues such as work orders, permit violations, fences, boundaries, tenancies and rights of way. It is supposed to be in force so long as the purchaser or his heirs own the property. Title insurance will outlive the certification of your lawyer, whose insurance stops if he or she dies or ceases to practice law.
Okay, what if something is wrong and a prospective purchaser will not accept a new title insurance policy at no cost? The insurer will pay out in accordance with the policy, or will, if possible, repair the defect. Title insurance protects from vendors that wont re-adjust or misrepresent things such as the real estate taxes paid. In addition, lawyers insurance is time of incident related, which means in simple English that if your lawyer is dead, retired or stops practice and you make a claim after that, you are not covered.
Title insurance saves you money. Disbursements money paid to third parties for items such as building compliance letters, subdivision compliance letters and deed registration are lower. We estimate $200 to $300 on a deal after the cost of the policy.
Almost all of Ontario is now on an electronic registry system. Title insurance has become the norm and many of the transactions are done by computer communications. Make sure the lawyer you select has taken the title insurance courses, has gone to the seminars on Terranet, the electronic registry system, and can properly advise you. The Law Society passed a rule that every lawyer on a residential real estate deal must advise the client of title insurance, the different companies offering it, and how it works. Remember, a lawyer survives by repeat business and referrals, and a lawyers mandate from the Law Society is that the clients best interests must come first.
We have all read and heard about mortgage and title fraud, where unscrupulous people put fake mortgages on properties or sell houses they do not own. Title insurance indemnifies you against these occurrences.
To summarize, title insurance does four things better than lawyers insurance through Law Pro (the Law Societys insurance arm): gives better coverage as to the quality of your ownership than a
lawyers insurance; lasts forever when lawyers dont; saves $300 to $400 in disbursements; protects from mortgage and title fraud.
Every lawyer has an obligation to make you aware of your title insurance options, so you can choose which way you want to go. Think through your options carefully and choose wisely.

I want to warn you that condominium pricing is almost certainly going to go up next year. I know this is not the warning you are used to reading about in regards to the Canadian housing market, or the Toronto condominium market, but all signs are pointing to a prosperous 2015 for the GTA highrise industry.

For the potential first-time homebuyers out there, prices growing at a more modest pace is probably music to your ears, as it is becoming increasingly difficult for young buyers to afford a condominium in Toronto
A WARNING about the 2015 housing marketI recently attended the Economic and Housing Outlook Conference
organized by the Building Industry and Land Development Association, and both of the guest speakers, BMOs chief economist Douglas Porter and CMHCs senior analyst Dana Senagama, had a lot of positive things to say about the local, national and international housing markets.
Porter mentioned that the average resale house price in Canada and the United States ran in parallel for some time, but have diverged greatly since 2008. Many housing bears use this chart to conclude that Canadian average house prices will come down because these prices have moved away from average American house prices. Porter doesnt agree, but rather he expects a 10-year bull run for housing south of the border, and he predicts American house prices will grow faster than Canadian house prices (moving the two back into a parallel situation). To summarize, Canadian house prices are not going to fall, but perhaps just rise at a slower pace compared to our southern neighbours.
For the potential first-time homebuyers out there, prices growing at a more modest pace is probably music to your ears, as it is becoming increasingly difficult for young buyers to afford a condominium in Toronto. Senagama pointed out that the average first-time homebuyer in Toronto is now 37 years old! My advice is get in when you can, but only if you can truly afford it and can see yourself living in the condominium for at least five years. Think more about the quality of the neighbourhood youre buying into than the size of the suite youre looking at. It will make your search more enjoyable, and based on my research, more profitable in the long run.
After a slowdown in new housing activity in 2013, Canada Mortgage and Housing Corp. pointed out that sales for new single-detached houses, semi-detached homes, townhouses and condominium apartments have all increased in 2014 over 2013. With this resurgence in demand, there is no doubt there will be pressure on developers to increase prices in the final days of 2014 and into 2015 especially in the most desirable neighbourhoods.
Prices are almost certainly going up, and this is a warning about the Toronto condominium market that you should actually pay attention to.

Bidding wars are a hot topic in Toronto right now, with homes being priced extremely low so potential buyers will come in with high offers. The Toronto real estate market gets a bad rap for bidding wars, but we know its not the only city in the country to experience them. After conducting dozens of interviews with real estate agents across the country last year, we found out one Canada-wide truth: if supply is low, demand is high and many buyers are willing to make offers above and beyond what sellers are asking.
Before you make an offer on any home, you should be armed with a mortgage pre-approval. This is the maximum amount of money a lender is willing to give you toward the purchase of a home. When lenders

say maximum, they mean it. The first reason not to overbid on a home is because you dont want to go over your budget, or stretch yourself so thin that youre house poor. But the other reason not to overbid is because your lenders home appraiser may determine the property isnt worth what youve offered. This leaves you in a tricky financial position.
Lets say you offered $400,000 for a home, your offer was accepted and you have $40,000 to put down. If the banks appraiser believes its worth only $375,000, the bank will only give you a mortgage equal to their appraised value minus your down payment. In this case, thats $335,000 ($375,000 subtract $40,000), explains James Laird of CanWise Financial. If you still wanted to purchase the home, you would need to come up with the extra cash to make up the shortfall. In this example, thats $65,000 ($400,000 subtract $335,000).
If you cant borrow money from family or another outside party, you may be forced to walk away from the deal (and risk losing your deposit, in the process).Not having the resources in this situation is what is often referred to as appraisal risk, and its obviously something you want to avoid. How is that possible? First, dont overpay which is something an experienced real estate agent who knows your market should be able to stop you from doing. Second, saving a larger down payment can help reduce your risk, because it allows you to put less money down and use the extra to make up any shortfall.

East versus west:

WHAT SIDE OF TORONTO RULES EAST OR WEST? Urban Capital, the developer behind River City, hosted a panel discussion on Nov. 12 in an attempt to settle the debate once and for all. The event was marketed as an intelligent discussion on a not so important topic. However, despite the seemingly unimportant nature of this topic, the east versus west debate has thrived through the years, causing intense deliberation among Torontonians who are passionate about their neighbourhood.
Urban Capital enlisted four notable residents, broken out into the east team and the west team, to battle it out and defend why their side of Toronto rules over the other. Representing the east side was Jennifer Valentyne from Breakfast Television and Michael Hollett from NOW Magazine and NXNE. Representing the west side was Roz Weston from ET Canada and The Roz+Mocha Show on KISS FM, and Jeffrey Remedios from Arts and Crafts.
Using Yonge Street as the dividing line, both sides of Toronto have their fair share of great neighbourhoods. The east side is home to renowned areas like The Beach, St. Lawrence Market, Leslieville and Corktown where River City will reside. The west side, on the other hand, boasts neighbourhoods such as Parkdale, Roncesvalles and Liberty Village.
So, what did the panelists claim to have on their side of town that their opponents lacked? Hollett claimed, The livability of the east end is paramount. Its a great place to live. It has all the excitement of the big city, but you feel like youre in small communities. The schools are great, its easier to get around than some other parts of the city and the greenness is spectacular [we have] parks as well as the Don Valley.
Defending the west end, Remedios explained, The reason I fell in love with the west is because its this utopian, culturally vibrant community in spite of itself.
The neighbourhoods blend into each other, they gentrify, but then they dont gentrify because the local population holds on to what is so special and unique to these communities.
Another topic explored was investment opportunities and affordability. Valentyne explained that with all the development in the east end, those buying in the area are getting more bang for [their] buck. [Theyre] getting in now.
To this point, Weston chimed in that the investment opportunities in the west end were ripe in the 90s. You could get a place for $200,000 that had three bedrooms. If you held on to it, your investment paid off. And thats where the east/west divide is a little bit blurred and people [then ask themselves] where can I get my best foot in the door? This is where your emotional reaction to east and west starts to fade a little bit because then it becomes about opportunity Its about buying something you can afford and hopefully having your investment pay off.
After all the back and forth, the verbal jabs and witty comebacks, its apparent why a once-and-for-all answer to this question east versus west has never surfaced over the years. And thats because both sides equally rock.
